Leicestershire based architects, IMA Architects, has successfully delivered a brand-new, purpose-built gymnastics facility for Rugby Gymnastics Club. IMA has been part of a team including KAM Project Consultants and BWB, on behalf of Sport England, that has worked with the Gymnastics Club to realise the 19,655 square foot scheme at its new home on Kilsby Lane. IMA Architects was part of the design and delivery team consisting of main contractors, Wilten Construction and Civil and Structural Engineers, Jackson Purdue Lever. As Architectural Consultant, IMA oversaw the coordination of the project. Joe Travers, Associate Director at IMA Architects, said: “We have enjoyed working on this project to deliver a purpose-built gymnastic facility for a thriving club.  At IMA we’re well known for our attention to detail and commercial awareness in seeing projects through to completion, and we have worked with Wilten as main contractor and the Gymnastic Club to produce a building which is both fit for purpose and financially viable, that accommodates the Gymnastics Club’s required layout.” Construction at the site started in August 2022 and practical completion for the first phase of works was achieved on 6th February 2023, with the Gymnastics Club due to relocate to its new home in the coming weeks. Simon Barnett, Project Manager at Wilten Construction comments: “The project has resulted in a massive improvement on the Club’s previous facilities which had become inadequate for the current needs of members. The new building allows them to have more gymnasts and facilitate holding their own events and competitions.”  Rugby Gymnastics Club is a long-established Gymnastics Club in Warwickshire, which is dedicated to training young gymnasts, both boys and girls of all levels and ability from pre-school through recreational to elite standard and competitive squads. It offers children the opportunity to experience gymnastics in a safe and friendly environment with tuition provided by professional coaches. The new building will enable the Club to expand the sport into a wider community. With an estimated construction cost of £1.9m, the Club has generated the majority of the funds from the sale of its existing premises as well as various fundraising schemes and donations. It has also received circa £500,000 in funding from Sport England. MGISS uses augmented reality to reduce on-site risks and improve asset visibility

One of the UK’s leading geospatial technology firms is harnessing the power of augmented reality to improve utility asset visibility and reduce the need for site excavation in major infrastructure projects. Civil engineering contractor, FM Conway, undertakes regular maintenance on buried utility assets across the UK and this often requires complex and hazardous excavation work to determine the condition of the assets. FM Conway has a wealth of 3D data that it uses to create design models of buried assets, but this is often supplied to on-site engineers in 2D format, which can be challenging to interpret. Their engineers required access to better visual representations of buried assets to safely assess their condition, reducing both the need for excavation and the likelihood of service strikes due to damaged assets. MGISS supplied a situational awareness solution to FM Conway, comprising augmented reality software which integrates all 3D geospatial utility data and presents it through an app, allowing engineers to see both the highway and the subsurface utilities in real time. The vGIS solution uses accurate survey and scan data to create virtual 3D projects with fully customisable layers, providing visibility over buried gas, water, electric, telecoms and unmarked assets, showing a visual representation of their size, depth and exact location. The app is accessible through a QR code, which means anyone with a smart device can investigate the assets in situ, ensuring all relevant personnel have visibility over buried assets in specific sites. Many of the sites FM Conway works on, particularly in central London, are footpaths congested with underground utility networks, so the simplicity and accessibility of this solution delivers valuable insights to the team. This intelligent solution, powered by X-ray vision clarity, is now simplifying field work, improving productivity and streamlining processes for the engineering teams at FM Conway. Puma & Glenmore partner on new £25 million student accommodation project in Dundee

Puma Property Finance (Puma) has today announced it is providing a development facility for Glenmore’s most recent purpose-built student accommodation (PBSA) project in Dundee. The £25 million, 152-bed all-studio accommodation is located minutes away from both the University of Dundee and Abertay University, next to the city centre. The development will be Puma’s third with Glenmore and will seek to alleviate a growing under supply of new build stock in the city, particularly amenity rich, studio accommodation.  Construction has already commenced on site and the project expects to be completed in time for the start of the 2024/5 academic year. More broadly, this deal comes at a time of increasing demand for student accommodation,[i] with the number of first-year undergraduate students projected to increase and applicants potentially reaching one million by 2030. Delivery of New Student Loans Company HQ Marks Final Point of Clydeside Regeneration – SLC to relocate in the Autumn The final building phase at Drum Property Group’s £500 million regeneration of Buchanan Wharf on Glasgow’s Clydeside has reached practical completion with the successful delivery of the new office headquarters for the Students Loans Company (SLC).  SLC will now progress the internal fit-out of the six-storey, 75,000 sq ft building with occupation scheduled for autumn this year. SLC staff are now set to relocate to the purpose-built complex from its Bothwell Street office as part of a 20-year deal. The build was forward funded by Legal & General Investment Management Real Assets, providing another regional government office for the company’s portfolio and strengthening its ongoing relationship with Drum Property Group. The completion of the SLC building represents the final piece in the jigsaw for the Buchanan Wharf site, one of Scotland’s largest ever development projects. The site provides a mix of local amenities, cycle lanes and landscaped public spaces on the banks of the River Clyde and is already home to Barclay’s state-of-the-art Northern European campus HQ and the award-winning Solasta Riverside, an 18-storey, 324-apartment residential complex also owned by Legal & General. East Midlands Homebuilder Reacts to Government’s ‘Shortage Occupation’ List

A family-run homebuilder with sites across Nottinghamshire and Derbyshire, which has faced the challenges of labour shortages head on in recent years, has welcomed new plans for skilled migrant workers to support the UK construction industry. Fairgrove, established in 1995 in Nottingham, is currently building new homes in both Kimberley and Alfreton and has been hit hard by the lack of quality labourers available to work on its sites – which is why MD Steve Midgley has welcomed the Government’s announcement to add construction roles to its ‘Shortage Occupation’ list. Steve said: “The labour shortage has snowballed due to a combination of factors, from the challenges with workforces in a post-Brexit state, to the pandemic causing work to grind to a halt, as well as other circumstances such as the Ukraine war and cost-of-living crisis adding to tough financial situations for many employers and, critically, workers. As a result, skilled workers have been harder to come by, and home-building targets have been negatively impacted.” The recent announcement, made by Chancellor of the Exchequer Jeremy Hunt MP in the Spring Budget, saw many roles within the construction industry added to the ‘Shortage Occupation’ list. This was the result of an interim report, published by the Migration Advisory Committee (MAC), with a full report due in June 2023. Positions to be added to the list include bricklayers and masons, roofers, roof tilers and slaters, carpenters and joiners, plasterers and dryliners. Steve added: “The impact of these roles being added to the ‘Shortage Occupation’ list is that they are now deemed to be in short supply and are subject to relaxed eligibility criteria for sponsored work visa applications. “This effectively unlocks the potential for skilled migrant workers to support the UK construction industry. “And while the addition of key construction roles to ‘Shortage Occupation’ list won’t directly impact us at Fairgrove immediately, we will feel the benefits of it indirectly.” Businesses such as homebuilders who wish to benefit from the scheme will need to take up the Government’s offer of a sponsorship licence which will allow them to bring in migrant workers to help ease shortages. Steve said that in time, Fairgrove may consider taking a licence but wanted to review the impact of the initiative for larger homebuilders first. He added: “It is great to see the construction industry being supported in this way, as we have needed the help of the Government over the last few years, due to all kinds of factors that have caused disruption to work and the missing of house-building targets all over the country. “We’re currently building new homes across the Midlands, at Swanwick Fields in Derbyshire, as well as the Nine Corners and Brewery Yard developments in Kimberley, Nottinghamshire. Fire doors are a vital component of any fire safety strategy – but does current UK regulation go far enough? Ruth Deardon, Product Line Manager at JELD-WEN looks at what can be done to ensure fire doors perform as needed. The critical importance of fire doors has been recognised throughout the recent scrutiny and revision of building regulations following the Grenfell tragedy, where a system found “not fit for purpose” by the Hackitt Review has been overhauled and strengthened to improve the fire safety of our buildings. This has led to the creation of the Fire Safety Act 2021, the Building Safety Act 2022 and the Fire Safety (England) Regulations 2022, which seek to address many of the recommendations made in Dame Hackitt’s report. These sit alongside, and in some cases modify, existing legislation impacting fire doors such as the Building Regulations Approved Document B and the Fire Safety Order. This new legislation sets requirements on how fire doors are maintained by a designated “Responsible Person”. All high-rise buildings, where applicable, will be managed by a Building Safety Manager, who oversees the fire door specification, door fitting and maintaining these in service. Without doubt, this is a welcome move towards increased responsibility on fire safety, but does it go far enough? JELD-WEN believes that without formal training or qualification for installing fire doors, we are missing one vital component in managing this risk. Fire doors are a specialist construction item and due to reliance on past accepted practices we rely on a fitter’s competence and duty on how well they fit doors on site.  Even a perfectly manufactured fire door will ultimately fail if it is not installed or maintained correctly. This is a question not only of training, but also visibility across stages of a building’s life. Achieving a “Golden Thread” for construction projects, where all named stakeholders have access to a trail of readily available fire safety informationwill make a huge difference to how well fire doors are installed, maintained and, when necessary, replaced. Right now, this isn’t part of our building regulations. The definition of “Responsible Persons” still must be defined in context of the Fire Safety Act. Duties around fire door checks, any remedial work needed and other practices within the life span of a fire door again require attention. What can be done? Ultimately, fire doors are one of the most critical safety features of any building but will only perform as they should if properly specified, installed, inspected and maintained. Here at JELD-WEN we believe that there are a number of key areas of focus to address if we are to ensure every fire door can perform as intended. Firstly, we think it is worth looking at areas where stricter legal requirements could be implemented. The most important criteria is making it mandatory to use only third-party certified fire doors which will ensure best-in-class practice and the door’s consistent performance. This should be coupled with ensuring all fire door installations and maintenance work is carried out by qualified and accredited fire door installers. Making it a legal requirement to mark every fire door with its source manufacturer and performance will help to improve the traceability of doors within the UK housing stock. This task could be managed as part of a mandatory “Golden Thread” standard as it outlines how fire door information should be stored, updated and shared. This data should include manufacturer name and third-party certification, installation details, maintenance records, and blueprints all stored in an easily accessible digital format. Finally, more government support is needed in tackling the fire door safety skills gap, including creating more apprenticeship opportunities and an education campaign designed to raise awareness of the opportunities available within the sector. Looking to the future Ultimately, while the UK’s overall fire strategy is certainly shifting in the right direction, there is still some way to go, particularly when it comes to fire doors. A fire door, after all, is much more than just a door. It is one of the most critical components of limiting the spread of fire in a multi-storey building. As an industry, we must continue to work closely on each part of the fire door process to limit avoidable risk and help to keep people safe in their homes. After all, every fire door properly installed and maintained is another chance to save lives. Steel installation service launched by Wrekin to streamline aquisition process

LEADING specialist civil engineering product provider Wrekin has launched a new bespoke steel installation service for tier one contractors, to form an end-to-end- solution that includes design and manufacture for an easier product acquisition process.   The service enables site managers to discuss project requirements with an expert from the newly formed Wrekin Steel Project Installation Team. The team will schedule an initial site visit before the design and creation stage, to allow for early identification and first-time specification success of the right steel solutions prior to arranging the installation date. This will reduce the likelihood of miscommunication and an incorrect specification.   Offering a robust and comprehensive range of bespoke steel solutions, the Wrekin team can deliver access covers, walkways, platforms, staircases, ladders, handrails or head wall grilles to overcome any potentially project halting delays.  Richard Lovatt, fabrication and installation manager at Wrekin, said: “We understand that our clients’ time is precious, so by being able to turn to us for a complete solution that includes bespoke and early steels specification, as well as installation support, saves time and provides peace of mind. Having begun construction in 2021, the extensive upgrade to Norfolk’s road network will link the two sides of the river and make use of a five-exit roundabout to take on the bulk of the town’s heavy traffic congestion.   Wrekin supplied two bespoke steel access covers following an initial site visit and continued dialogue to achieve the final specification.   Chris Feeney, design co-ordinator at BAM Farrans Joint Venture, said: “The nature and scale of the Third River Crossing project meant that any setbacks were costly. Having an expert on the ground assessing our existing failed covers felt assuring – with the solution we were set to receive being determined as fast and accurately as possible.   “The covers provided by Wrekin perfectly meet our desired specification. Housing association shortlisted in top decarbonisation awards

One of the Midlands largest housing associations is a finalist in a top awards scheme.  Platform Housing Group has been shortlisted in the inaugural Unlock Net Zero Awards under the Green Homes Upgrade of the Year category for landlords.  The awards aim to recognise and champion progress on the journey to decarbonisation for the UK housing sector and the supply chain that supports it.  The winners will be unveiled at a ceremony on Tuesday 27 June at Manchester Central, alongside Europe’s largest housing festival, the 8500 colleague strong Housing 2023.  Kunle Barker, property expert, broadcaster and founder of Barker Walsh, will host this year’s awards; he is also this year’s Unlock Net Zero ambassador.  Stephen Edwards, Head of Sustainability at Platform Housing Group said : “It is an honour to be recognised in this category among some ground breaking initiatives that are working hard to overcome many challenges.  It’s an enormous privilege to work in housing and to play a small part in driving the agenda for sustainable and energy efficient homes that our communities and planet so desperately need.  I’m really looking forward to hearing about the amazing accomplishments of the nominees at the event in June and meeting with fellow colleagues pushing for change.”  Platform Housing Group’s award entry focussed on the 341 homes retrofitted under the Green Home Grant – or GHG – Local Authority Scheme, which ran between April 2021 and September 2022, and the ongoing development of its retrofit programme through the Social Housing Decarbonisation Fund.  Platform also reduced the carbon emissions of these homes by 60 per cent, saving almost 3 tonnes CO2 per home per year.  Measures installed include loft insulation, air source heat pumps and solar photovoltaic panels.  The UK housing sector continues to build new low carbon homes whilst ensuring existing homes are retrofitted to reach the UK government’s target of net zero emissions by 2050.  Under the government funded GHG scheme, Platform was able to achieve an average increase of 2 EPC points ratings – measure of energy performance – taking the average property from an Energy Performance Certificate – or EPC – rating of E to a rating of C; this represents an estimated energy bill saving for each customer of £500 per year.  Stephen concluded: “These awards are an important opportunity to take a step back and review how far we’ve come and share inspiration for where we go next in this transition.  This shortlisting acknowledges Platform’s strong commitment to sustainability and delivering on our energy and decarbonisation targets.”  Building, Design & Construction Magazine | The Choice of Industry Professionals

Insulation Manufacturers Association (IMA) has created an online CPD – Seven Steps to FireSafety – focusing on the context of fire in relation to the built environment and the priorities for fire safety. Aimed at anyone interested in the design, construction and operation of buildings the CPD outlines the seven steps to fire safety that will protect people and buildings, and how each step is an integral part of the building design. Certified by CPD UK and the Chartered Institute of Architectural Technologists (CIAT), the CPD – Seven Steps to Fire Safety – will enable viewers to reach an understanding of material science, product testing, product classifications and how this relates to regulations and standards.  It will provide insight into the seven steps to fire safety and how each step is critical to the fire performance of a building. “The way we build and the importance of fire safety cannot be understated,” commented Simon Storer, Chief Executive of the IMA. “Whilst fire safety is a fundamental expectation of the modern built environment, it is important that fire safety is not compromised in order to deliver other performance standards.
