Combining commentary from sustainability expert Dr Miles Watkins, client case study testimonials and industry statistics, the new white paper was first launched at the UK Concrete Show by James Bullock, managing director at ConSpare. James said: “Concrete production currently accounts for 1.5% of the UK’s carbon footprint, and with construction output expected to grow by 42% by 2030 – the challenge of reducing carbon emissions from the concrete production process poses a significant problem for the environment. “The industry has made great strides in implementing more sustainable solutions. The South London Partnership (SLP) is launching a campaign to find apprentices and tutors to help boost the construction trade across South London, as UK labour vacancies reached a record 48,000 in 2021. Supported by the Mayor of London, the SLP has created the initiative after research showed the construction industry has a shortage of apprentices and tutors. Last month the Construction Industry Training Board (CITB) released its annual Construction Skills Network (CSN) report which shows that Greater London needs 22,800 extra workers by 2027 – that means an annual recruitment boost of 4,560. The SLP is a sub-regional collaboration of five London boroughs: Croydon, Kingston upon Thames, Merton, Richmond upon Thames and Sutton. The SLP will work alongside Wandsworth Council, South London businesses and colleges to deliver this campaign. Councillor Gareth Roberts, Leader of Richmond Council and Chair of the South London Partnership said: “South London is a great place to live, but like other parts of London, provision of good quality, affordable and sustainable homes is a priority. Whether this is building new homes or retrofitting existing housing stock, we are predicting an even greater demand on the construction workforce. “There is a wide range of apprenticeships on offer locally, which give young people a pathway to good quality careers in the industry. And for those further on in their career, tutoring provides a great opportunity to take those years of knowledge and experience and put their skills to use in a different way and help nurture the next generation of the workforce.” A survey of 1,000 people conducted by UK Construction Week (2022) noted several barriers to young people pursuing a career in the industry. This included it being seen as a ‘dirty job’ (23 per cent), a lack of careers advice (19 per cent), and the sector being seen as male-dominated (15 per cent). Shakir Kikomeko, 21-years-old, is an apprentice site manager working on one of South London’s biggest projects while studying one day a week at college. “Most of my friends have gone to university, but I felt it wasn’t for me as I was keen to earn money and get started in a career. Sometimes you can feel unsure about asking questions, but you soon learn that there’s no such thing as a stupid question. When doing an apprenticeship you are surrounded by people that have been in the construction business for 20 or 30 years and there isn’t anything they don’t know.” A recent study by The Financial Times on behalf of the Association of Colleges found that 85 per cent of colleges across the UK were understaffed for construction courses, with the lack of tutors contributing to a sector-wide shortage of construction workers. Kevin Williams, 54, worked as a self-employed plumber for 20 years before becoming a lecturer and assessor at South Thames College. Kevin, who himself was an apprentice, said: “It’s seeing the students grow and learn that really drives me. Panattoni, the largest logistics real estate developer in the UK and Europe, has begun speculatively developing a 452,469 sq ft last-mile logistics development at Burgess Hill, 45 miles south of London. Construction at Panattoni Park Burgess Hill follows the granting of planning consent by Mid Sussex District Council at the end of January and reflects Panattoni’s confidence in the strength of the south coast logistics market, where the demand-supply imbalance is acute. Panattoni’s expansion for developments south of London comes following purchases of sites in Crawley and Brighton. Panattoni Park Burgess Hill is located on a 22-acre site, which fronts the A2300 dual carriageway and provides fast access to the A23/M23, Gatwick Airport, Brighton and the wider south coast markets, and is adjacent to facilities occupied by DPD and Roche. Panattoni is intending to speculatively develop 14 units, with planning in place for light industrial, general industrial and warehousing and distribution. The units will be built to a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’ and will benefit from 15% roof lights, electric charging points for vans and cars and up to 7.5 MVa of available power. Atkins, supported by its subconsultants RPS, a Tetra Tech company, will develop the detailed design for a programme of activity to precede the main infrastructure works, including utility diversions, archaeological and heritage works, facilitation of land access and environmental monitoring, with the aim of achieving a level of site readiness to facilitate mobilisation of MetroLink’s main infrastructure works. Last year, Chubb’s Customer Experience Centre answered 335,221 calls, an average of 94% of calls in 20 seconds. This smashes the call centre industry standard, typically set at 80% of calls answered in 20 seconds. This achievement echoes the findings of the recent Call Centre Helper survey1, which found that the importance of response time has more than doubled from 11.3% in 2021 to 22% in 2022, suggesting that customers are now looking for even greater speed when dealing with contact centres. The new office has been designed to function as a ‘community hub’ and will contain a variety of settings to promote inclusivity through different ways of working. Visitors to the space will be greeted by a welcome lounge which flows through to a large, open plan tech hub area, occupying the centre of the space. It will be complemented by bookable deskspace, workbays, high tables and hot benching areas for informal meetings, with several flexible meeting and training room spaces, a boardroom and private meeting booths. Employees will benefit from the creation of a cafe area to support team working and socialising, with a central dining table, island unit and bench seating. The construction phase of a new £24 million purpose-built managed student accommodation project on Dogpool Lane in Birmingham began recently, marked with a special event. Senior teams from building contractor GMI Construction Group and developer Alumno Group were present at the ceremony. Regenerating a former BT brownfield site within the established Stirchley community, the development will accommodate the growing number of students attending local universities and the city’s dental hospital, taking pressure off private housing in the area. Funded by Woh Hup, the building will comprise a mix of cluster beds and single occupancy studio rooms for 167 residents, together with a reception and communal areas. Community benefits The scheme will also provide an improved retail space for the site’s original Post Office and newsagent outlet, which has been relocated close by during construction. The local community will also benefit from an enhanced public area in front of the building, which will include landscaping, seating and cycle stands. Promoting a cleaner local environment, the development will be car free, with students prohibited from bringing vehicles to Birmingham through their tenancy agreements. Student residents will benefit from easy access to public transport, with the development close to bus, rail and cycle networks, as well as being within walking distance of local university campuses. Local references Designed by Glenn Howells Architects, the new building will comprise brickwork and terracotta detailing, which references local materials, while also providing a new identity for the building. “The elegantly crafted red brick/terracotta design of Dogpool Lane responds to several key local landmarks, including the red brick Selly Park Church and Dogpool Lane Hotel,” explained Dav Bansal, Partner at Glenn Howells Architects, which designed the development. “The project also reinstates a piece of under-utilised green space as a matured setting for the building for both students and the local community to enjoy. It will provide a much needed and sustainable home to embed students in the wider community, but also a catalyst for regenerating this local neighbourhood.” Economic boost Commenting on the project, Alumno Managing Director David Campbell said: “It’s great to be celebrating the start of work on another exciting project. The reduced disparity between 2021 and 2022 was seen most clearly in the softwood category, where a 182,000m3 gap in October was reduced to 72,000m3 in November. Overall, imports in 2022 have been significantly lower than the records set last year, with totals from January to November 2.4 million m3 lower than the same period in 2021. Only hardwood has seen growth in 2022, up 13% compared to last year. TDUK Head of Technical and Trade, Nick Boulton, said: “Totals in Q4 are beginning to resemble the levels of previous years, with the large disparity seen between 2022 and 2021 starting to close. “These more ‘regular’ volumes, however, are largely due to reduced winter demand in previous years rather than increased volumes this year, with the timber market often winding down for the festive season. “Overall, volumes have been low in 2022, with healthy stock levels and market uncertainty being reflected in this year’s import patterns. “Looking forward, 2023 is set to be another tricky year for the timber trade, with the CPA predicting reduced activity in crucial private housing and RM&I sectors. “The CPA has predicted a shallow recession in 2023, with demand likely to pick up again in 2024. “Demand for timber is also likely to increase significantly in the long-term, as the UK looks to reduce emissions in the built environment and achieve net zero by 2050.” Members can read the full statistics report here. The final chapter for one of the UK’s great urban regeneration success stories has begun with the appointment of a team to market 7.6 acres of prime waterfront land. Liverpool City Council has procured Faithful+Gould as Development Manager, and BDP, as Architect, to lead on the design process for the future development of seven plots on King’s Dock, all of which adjoin the award-winning ACC Liverpool complex. The appointment comes 15 years after the M&S Bank Arena opened on the dock to officially launch Liverpool’s year as European Capital of Culture. The venue has gone on to scoop numerous awards as an exemplar for brownfield regeneration. As well as the 11,000-seat capacity arena, which is set to host Eurovision 2023 in May, King’s Dock now also hosts a convention centre – which includes a 1,350-seat conference auditorium – and the 8,100 sqm Exhibition Centre Liverpool, as well as a 1,450 space multi-storey car park, central public plaza, 1,800 residential housing units, and two 3-star plus hotels, along with the 4-star luxury Pullman Liverpool Hotel. The masterplan has been made possible thanks to a £1 million loan from the Liverpool City Region Combined Authority, which will be repaid from proceeds arising from the King’s Dock site sales. Liverpool City Council has now set a brief for the team to follow these schemes by outlining a residential-led, mixed-use development of international standard in design and sustainability, with the potential for a major cultural and/or leisure venue. As part of a two-year process, the King’s Dock Development Team will undertake investigations and review all existing surveys of the site, which includes the former car park which was demolished after a fire on New Year’s Eve in 2017. The team will also be asked to create a masterplan and development programme, undertake extensive consultations with the local community and stakeholders before looking to secure outline planning permission, as well as marketing the opportunity to the highest quality and most aligned investors. The City Council’s brief also requires the creation of a design code centred around an ecosystem-based approach which respects the heritage of the Dock, increases the overall biodiversity connectivity, and inclusivity of the waterfront. The masterplan and development will be in accordance with the council’s social value policy to deliver best value for the tax payer. Disposals on the open market based on the outline plans approved by the Local Planning Authority (LPA). 4. The development of planned sites by carefully selected developers. There is a huge amount of work to be done and it needs to be carefully plotted out with the full engagement of local residents and stakeholders. “The next two years will define the rest of the century for this site – and we need to ensure any scheme that comes forward is environmentally, socially and economically viable.
