Go-ahead for Richardson Barberry’s £100 million warehouse development

Developer Richardson Barberry today announced it has secured detailed planning consent for a £100 million development of eight warehouse units at a major North East business park. Durham County Council has approved the company’s plans for the first phase development of 830,500 sq ft of warehouse/logistics space on 42-acres of the 116-acre site at Forrest Park. Earthworks/construction is expected to begin on site in 2023. Forrest Park (Newton Aycliffe) Limited, a joint venture by Durham County Council and local landowners the Forrest family, has signed a development agreement with Richardson Barberry. The ambition is that, over the next 10 years, the park will provide 1.8 million sq ft of industrial space and create more than 3,000 jobs, boosting County Durham’s economy by almost half a billion pounds. Overall, the development will extend Aycliffe Business Park to become the largest in the North East and will accommodate a range of business, industrial, warehouse and trade units, roadside restaurant and retail space next to the A1(M). Jonathan Robinson, Barberry Industrial development director, said: “Our Phase 1 Reserved Matters planning consent marks a major step forward for what is a hugely important development for the region. We are excited at the prospect of starting work soon to deliver one of the North East’s premier business parks, which will stimulate economic growth and create thousands of new jobs. We are speaking with several occupiers who are interested in the scheme and hope to announce some more good news during 2023.” He added: “Forrest Park is a highly attractive location for a range of major businesses. £13 million of infrastructure has been installed on the site, including 24 MVA substation and utility connections, and a new signalised junction providing access to and from the rest of Aycliffe Business Park and the A1(M). The first eight units will be available in a wide range of sizes, from around 37,000 sq ft to 260,000 sq ft. We’ve already had interest from local, regional, national and international occupiers in this prominent, motorway-connected, serviced and consented site. It is oven-ready for development and has access to an excellent, skilled labour demographic.” Mark Watkins, representing the Richardson family, said: “Forrest Park is part of the council’s long-term ambitions to create a thriving environment for businesses and investors to develop and grow while creating and safeguarding more and better jobs. McLaughlin & Harvey appointed to start construction work at new Glasgow office project

Property investment and development company CEG has appointed national construction company, McLaughlin & Harvey, to commence construction works for the landmark Glasgow office space development at 33 Cadogan Street (formerly known as The Grid). CEG has secured equity funding from its existing investors, primarily sourced from Swedish State Pension Funds AP1 and AP4, managing two of the buffer funds in the Swedish public pension system. AP1 and AP4 have a strong commitment to sustainability and have a long track record of investing in UK regional cities with CEG. With full planning permission in place for the c.300,000 sq. ft office development, and the site already cleared and enabled for construction, the development will complete in summer 2025. Paul Richardson, investment manager at CEG, said: “The start on site with this speculative development is testament to CEG’s confidence in the Glasgow market. Today, this impressive home is estimated to be worth £1.3m.  Bridget Jones – Borough Market flat, London – £878,000 Unlucky in love but lucky in property investment, Bridget Jones lives in a one-bed flat in London’s popular Borough Market. The home has an estimated value of £878,000.  Will Freeman’s bachelor pad in About A Boy – East London – £859,000 In About a Boy, Hugh Grant plays the wealthy but bored Will Freeman and lives in a bachelor pad in London’s EC1 purchased with his dad’s music royalty money. It’s worth an estimated value of £859,000.  Iris’s cottage in The Holiday – Surrey – £719,000 The almost comically picturesque Surrey cottage owned by Kate Winslet’s character, Iris, in The Holiday has a modern value of £719,000. In the film, it’s Cameron Diaz’s Amanda who spends most of the time in the cottage. Dursley Family home in Harry Potter – Bracknell – £435,000 4 Privet Drive, home to the Dursley Family and a young, mistreated Harry Potter before he was aware of his wizarding powers, is thought to be located in Bracknell and therefore has a modern value of £435,000. Del Boy’s flat in Only Fools And Horses – Peckham – £423,000 Del Boy’s flat in Nelson Mandela House, Peckham, which he shares with Grandad and then Uncle Albert, is worth £423,000 on today’s market which Del would no doubt think is lovely jubbly. Emergency Water Line Repair for Major UK Power Company

When E.ON Energy, a UK power company, identified internal corrosion to water cooling lines that serviced its Connah’s Quay gas-fired Power Station in Flintshire, North Wales it called on Fyfe FRP’s UK approved applicator, Construction Composites UK (CCUK), to carry out emergency repairs. The company’s design and maintenance team had carried out internal surveys of the lines and learned that the concrete encased steel pipes were corroded internally to a point where an exposed section of the pipe, that sat above the ground was at risk of failing. The team understood that was a clear risk of failure if repairs were not immediate to the 900mm diameter cooling water lines. These lines are used to carry water from a nearby river to the condensers at the power plant. If left to fail the power plant would be forced to halt operations resulting in a lengthy disruption to the power supply of E.ON’s residential and business customers. The company would also be faced with a costly bill to replace the condenser lines all together. The corrosion was likely caused by decades of continuous use; for large diameter pipes made from steel, ductile iron, or concrete, corrosion can lead to deterioration – threatening the structural integrity of the networks. CCUK worked with E.ON’s technical team to design an external composite wrap system that was able to take the full pressure of the line should a fail occur. Using a combination of bidirectional and unidirectional composite Fyfe FRP strengthening system, an emergency repair was carried out. A section of the pipe was excavated to allow surface preparation including crack repair works to the host pipe and the formation of a smooth transition where pipe diameters reduced using specialist epoxy mortars. All works were carried out during planned shutdowns and each repair took days under reduced pressure without significantly affecting the running of the station. The power station now has a fully encapsulated high pressure repair, complete with UV stable coating in place, that is deigned to take the full water pressure within the line. CCUK’s Operations and Marketing Director, Jamie Dempster said: “Our specialist repairs team was called to survey the 900mm diameter cooling water pipes, owned by E.ON Energy. We quickly determined that Fyfe’s  carbon fibre strengthening system would be the quickest and simplest way to repair the pipes. “It took one week for our team to strengthen and restore the pipes, allowing them to regain their original structural integrity and continue normal function”. Jamie said the UK power and water industries are in need of innovative solutions which will provide structural strengthening, the upgrade of internal pressure capacity and a significant extension to the service-life of these structures. “Time and cost-effective technologies are required, while minimum disturbance and disruption of everyday operations during any repair work are necessary,” he added. Fyfe’s FRP system is extremely lightweight, versatile, and stronger than steel and being a carbon fibre product, it is environmentally friendly, making it a well-suited repair solution for the UK energy giant, whose ethos states “we’re taking action for climate”. CIHT outlines how the UK can deliver sustainable transport for housing developments CIHT has today released a new report that outlines how we can fix the UK’s failing planning and transport system and finally deliver sustainable transport in new housing developments.   Sue Percy CBE, Chief Executive, CIHT said: “Housing developments are still dominated by cars, with little sustainable transport provision. Not only does this have serious effects for the health of our planet, but it also severely impacts the health of our people.” “The integration of planning and transport is key to helping achieve healthier, more sustainable development that promotes economic growth, levels up the country, and provides for people, not cars.” This is currently not being achieved. To gain a better insight, this new research paper details five key areas for action informed by the views of practitioners from the Chartered Institution of Highways and Transportation (CIHT), Royal Town Planning Institute (RTPI), and Transport Planning Society (TPS) – 87% of which agreed that “there are problems with the current planning system with regard to delivering sustainable development and securing more sustainable transport use”. The report outlines five calls to action for the UK Government, local authorities, developers, and stakeholders: Through combining anticipated policies on economic growth, net zero, and levelling up with the five actions proposed here, CIHT believes this will bring about positive change for sustainable development. Ultimately, this will reduce the traffic-inducing nature of developments, and the associated costs of the infrastructure to deliver these, making it quicker and easier to deliver new housing. By making sustainable transport a natural first choice in developments we will get more people active, improve health outcomes, and reduce pressure (and therefore expenditure) on the NHS. Costain is partnering with Heathrow Airport to deliver its new investment programme, which will provide a step-change in the customer experience and transform the airport on its journey to become a net-zero aviation hub.  As delivery partner, we will work with Heathrow throughout the project lifecycle to shape, create and deliver asset renewal and construction projects procured through the Terminal Asset Renewal Partner and Major Project Partner lots of the H7 framework. Costain has been awarded its first commission, early contractor involvement in the design phase of the upgrade of baggage handling facilities and systems at Terminal 2, via the Major Project Partner lot.   Sue Kershaw, managing director for Transportation at Costain, said: “I am delighted that our construction, consulting and digital experts have been selected to help Heathrow transform its performance. Leading interior design consultancy Office Principles North has announced that it will deliver the workspace of law firm Shoosmiths in Birmingham. Office Principles North will fit out 28,449 sq ft across the 11th, 12th and 20th floors of the new, state-of-the-art 103 Colmore Row development in the city centre.
