Sustained investment in Critical Infrastructure at Daventry International Rail Freight Terminal sees Royal Mail open their Midlands Super Hub

Royal Mail’s Midland Super Hub opens The UK’s leading owner and developer of logistics property, Prologis UK, recently saw the opening of Royal Mail’s largest automated parcel facility at Daventry International Rail Freight Terminal (DIRFT). Spanning 53-acres and totalling 840,000 sq. ft. of warehousing space, Royal Mail’s Midlands Super Hub is the latest milestone in a significant growth and development programme currently being progressed at DIRFT. Once fully operational, the Super Hub has the capacity to process 235 million parcels a year, with the site benefitting from an integrated rail link to support intermodal deliveries.  DIRFT investment continues with Practical Completion of DC628 and DC327 Royal Mail’s Midland Super Hub joins a total of almost 1.5m sq. ft. of logistics real estate investment on site, with DC6 and DC7 for Warrens Group now fully operational, and speculatively built DC628 and DC327 recently reaching practical completion. The new builds are symbolic of Prologis UK’s outstanding commitment to high quality, sustainable development – achieving a BREEAM ‘Excellent’ rating as well as EPC ‘A’ rating and being net zero in construction. DC628 and DC327 highlight Prologis UK’s iterative approach to improving design, featuring roof garden spaces to enhance employee’s work experience with an amenity area focused on wellbeing. Second-tier windows above dock doors, designed to increase natural daylight and provide the option of adding a mezzanine floor. Both units are two of the first units to be all electric, with energy generated from solar PV array. Continued focus on DIRFT user’s welfare with new HGV parking facilities Alongside new distribution centres, Prologis UK has further invested in the creation of 130-bay lorry park to provide HGV drivers servicing the park with free, safe, and well-maintained facilities. The new development ensures that HGVs no longer need to park on surrounding roads, enhancing driver welfare and reducing traffic build up. The new area lorry parking provides users with high quality amenity facilities to cater for overnight stays, alongside 24/7 security monitoring by DIRFT’s onsite team and police community support officers. Investing in next generation talent and employment The Hub at DIRFT is a purpose-built training and recruitment facility that delivers job training and career development through the Prologis Warehousing and Logistics Training Programme (PWLTP). The programme, which launched in 2021 recently reached a significant milestone by delivering over £22m of social value through the delivery of courses to people looking to enter the logistics sector. Almost 1,000 people have undertaken free training courses as part of PWLTP, helping match candidates with a wide range of quality roles available at Prologis’ customers at DIRFT. 500,000 Sq Ft Cross Dock Facility To Be Developed at Symmetry Park Kettering

Tritax Symmetry has announced it is to speculatively develop a new 500,000 sq ft cross dock logistics facility at Symmetry Park, Kettering: Kettering 500. Main contractor Buckingham Group has been appointed to deliver the building which will be built to Net Zero Carbon in Construction and target a minimum BREEAM Excellent and EPC A rating. Work will commence on site in July with practical completion scheduled for April 2024. This facility marks the second unit to be brought forward at Symmetry Park, Kettering. In February 2023 a facility of 312,875 sq ft was completed and pre-let on a 15-year lease. Speaking about the decision, Jonathan Wallis, Development Director and Head of Tritax Symmetry’s Northampton office, said: “Our decision to speculatively develop Kettering 500 is a direct response to extensive research into the occupational market which highlighted a supply vs demand imbalance in the 500,000 sq ft size bracket. AMA FIC Ltd has secured planning permission from Lancaster City Council for the first phase of new-build works that forms the next phase of significant improvements at Heysham Business Park. Heysham Business Park lies within the Heysham Gateway regeneration area which is identified by the Council for major economic investment through its adopted Local Plan. The business park was purchased in 2021 by AMA FIC Ltd, part of Crown Oil Ltd, and the new owner has invested significantly to refurbish buildings, remove dilapidated structures and clear illegally tipped waste. The approved works represent next stage of works in its ambitions to deliver new high quality employment space that closely aligns with the Council’s ambitions to see focused employment growth in the area. The detailed planning permission will allow the delivery of four new employment units and a new gatehouse, significantly improving the appearance of the site entrance and kickstarting further investment in the park. P4 Planning is advising AMA FIC Ltd on the planning strategy to bring forward a coordinated approach to the wider site’s redevelopment, which is strategically located close to Heysham’s port and power station. British Land plans logistics hub in Enfield

Plans submitted by British Land to build a new multi-level logistics hub in Enfield have been secured. The site at Heritage House, located near Junction 25 of the M25, has excellent connectivity and will cater for the growing demand for rapid distribution across Greater London. The main 435,000 sq ft building will be split into two levels, allowing access to HGVs to both the ground and first floor service yards. The plans provide flexibility of layout, including potential for sub-division, to meet the requirements of a wide range of occupiers and ensuring the building can meet both current and future market demand. British Land is also providing 20,000 sq ft of space at the front of the site to cater to smaller occupiers. In line with British Land’s ‘Greener Spaces’ pillar of its 2030 sustainability strategy, the scheme will be rated BREEAM Excellent, with an EPC A rating. All available roof space will be used for solar photovoltaics which, combined with air source heat pumps, will offset 80% of the site’s carbon emissions. British Land’s 2.9m sq ft Greater London urban logistics pipeline has a gross development value of £1.3 billion and aims to be one of London’s most environmentally sustainable and centrally located urban logistics portfolios. The pipeline includes two sites off the Old Kent Road (Mandela Way and Verney Road), Finsbury Square Car Park, The Box at Paddington Central where planning consent was received earlier this year, and sites at Wembley and Thurrock. To date, British Land has submitted planning applications for 1.6m sq ft of potential urban logistics space. British Land acquired Heritage House, a 200,000 sq ft warehouse, in 2021. The site is currently let to Waitrose and Crown Records Management. Winvic appointed First Phase Contractor for £1bn Intermodal Logistics West Midlands Interchange Site

Winvic Construction Ltd has been awarded the contract to deliver the first phase of the West Midlands Interchange (WMI) project, building on their success as the design stage delivery partner to Oxford Properties and Logistics Capital Partners (LCP). With 8 million sq ft of commercial space planned for the 734-acre site, the £1bn WMI Strategic Rail Freight Interchange (SRFI) will be the UKs largest intermodal logistics site when it is completed by 2034. Ceremony marks start of works at Project Holst

Work has commenced on the £74 million industrial warehouse scheme – Project Holst – located in Coventry’s renowned Prospero Ansty Park. A ground-breaking ceremony held on 12 July marked the start of the pivotal scheme at the landmark technology hub, attended by representatives of McLaren Construction (Midlands and North) and Manse Opus. Consisting of four industrial warehouses with associated offices, construction works led by McLaren Construction (Midlands and North) on behalf of Manse Opus, started earlier this year and are due to complete in March 2024. Spanning a total of 1,739,598 sq. ft, the four commercial speculative units will predominantly comprise a cladded portal frame with a CAT A open plan layout and the site will feature an external logistics yard with a level and dock access area and dedicated car parking spaces with electric charging points, alongside landscaped communal areas. Designed to meet a BREEAM Excellent rating, units will be highly energy efficient in design with the application of roof top PVs and rainwater harvesting tanks. Offices have been designed as largely open plan to provide flexibility to prospective tenants, and the architecture has focused on the business culture and purpose of the technology park, reflecting the current variety of highly skilled professions already present within the surrounding developments. The scheme will also entail a large and complex earthworks operation prior to construction with extensive infrastructure works needed to access the plots and associated balancing ponds to accommodate storm water. All removed earth will also be reused back within the site to reduce waste and provide a greater circular approach. Prior to works commencing, great crested newts were identified and relocated, and protective fencing was erected to the perimeter of the site. As part of the wider landscaping scheme, new ecological areas will continue to be developed during the construction and population of the site. Giving back to the local community, voluntary works are due to be carried out at the Grace Academy during the summer, to create a sensory open space for the students to enjoy. Last year, McLaren Construction (Midlands and North) completed construction works for Manse Opus, on a new 94,000 sq. ft regional headquarters for Cadent Gas – the UK’s largest gas distribution network. Project Holst marks the second scheme at the park that McLaren Construction and Manse Opus have partnered together for, following more than three years of collaboration. Syzygy and GLP complete work on G-Park Zevenaar, one of Europe’s largest renewable energy installations

GLP, the leading global investment manager and business builder in logistics, digital infrastructure, renewable energy and related technologies, and Syzygy, Europe’s leading consultancy in renewable energy, energy storage and electric vehicle infrastructure projects, have completed work on G-Park Zevenaar. Syzygy has supported GLP for the past three years to establish the company’s pan-European solar PV strategy, as well as the tactics to make its portfolio more sustainable through embedded renewable energy generation. G-Park Zevenaar is a 133,000 SQM logistics complex and represents a major investment in renewable energy by GLP Europe. The site is one of four in the company’s PV programme. G-Park Zevenaar, located at the business park 7Poort, close to the German border near the Rhine River, is a hugely significant embedded solar PV project in the Netherlands. The business park houses a vast roof-mounted solar PV system with a total installed capacity of 16.2MWp. It covers an area the size of 21 football pitches and saving 4,629 tonnes of CO2 per year and an anticipated 78,227 tonnes of CO2 across a 25-year lifespan. The impressive development was installed by solar deployment leaders Ecorus BV and is set to achieve BREEAM Excellent certification. At nearly 11.5 hectares, G-Park Zevenaar is now the second largest solar PV installation on a logistics building in the Netherlands, and among the top 20 largest installations in Europe. The project was granted the SDE++ subsidy – a government-funded incentive to stimulate sustainable energy production and facilitate the wider energy transition. In addition, the energy generated will be exported to the grid and part of it will be diverted to the tenant for on-site consumption. This will improve revenue potential and deliver the benefit of Guarantee of Origin (GoOs) to both the landlord and occupiers. Stefano Fissolo, Senior Director for Renewables at GLP Europe, commented: “Through our collaborative partnership with Syzygy, GLP is set firmly on its path to achieve its net zero goals through the development of one of Europe’s largest PV installations. The economic benefits that customers will enjoy through the cost savings in energy reduction will be just one of many attractions this project will  offer to future occupiers. NORTH Ayrshire Council Planning Committee has granted full planning permission for XLCC’s HVDC subsea cable manufacturing operations in Hunterston, Scotland. The decision paves the way for construction to commence and follows outline planning permission granted last year.   Having received essential management and design support from leading independent construction, property, and infrastructure consultancy Pick Everard, work on the site will start in early 2024 with cable production slated for 2026.   Development of the brownfield site will create a new UK industry to support global decarbonisation targets. By 2025, the facility will support 900 jobs in the area, with thousands more in the wider supply chain.   Santosh Patel, director at Pick Everard who has been working closely on the project, said: “We’re proud to be involved and at the forefront of this project, helping to create a new high tech green industry for the UK. Reaching this milestone and securing full planning permission is a huge step in realising this cutting-edge project’s potential.   “We want the HVDC cable factory to be a beacon for others and an example of commitment to supporting our country’s drive to net zero. To reach our goals, expanding our solar and wind infrastructure is crucial, and this factory will help massively in accomplishing this.”  Demand for high-voltage cables is set to increase six-fold over the next seven years, as many countries look globally to expand their sources of renewable energy. XLCC’s first order is for four 3,800km long cables to connect solar and wind renewable power generation in the Sahara to the UK for the Xlinks Morocco-UK power project. XLCC has also secured additional MOUs for domestic projects.   XLCC CEO, Ian Douglas, said: “To deliver the energy transition and achieve net zero, the improved global transmission of electricity is critical.
