PREMIER MODULAR DELIVERS FIRST PHASE OF A NEW MODULAR CAMPUS AT CANADA WATER

Premier Modular, one of the UK’s leading offsite specialists, has delivered a £2.6m contract to provide a bespoke, sustainable higher education facility at Canada Water in London. Occupied by The Engineering and Design Institute London (TEDI-London), the building is the first phase of an innovative new modular campus for research and development. The new facility was designed and built in just nine months in time for the first cohort of students. Premier’s modular solution allowed its rapid and sustainable construction, whilst minimising disruption to the local area. Designed by internationally-renowned architects Hawkins\Brown, the building will be in use for the next seven years to allow British Land to work with TEDI-London to develop a permanent home for its students within the Canada Water masterplan. Minimising impact on the environment was therefore a key part of the project brief. David Walters, Programme Director at British Land, said, “We are using modular construction in a really different way on this campus. It is enabling our tenants to grow with us, only taking the space they need at any one time, with the knowledge that we can respond rapidly to expand the building when they need to add more space. As with all our buildings, this scheme was manufactured by Premier generating zero waste to landfill. When the Institute relocates to its permanent home, the modular structure can then be dismantled for sustainable re-use or recycling.” “The lightweight nature of the Premier steel-framed offsite system also meant the campus building could be sited on the existing concrete base of a disused carpark, avoiding the need for intrusive deep pile foundations.” Other environmental features include low energy LED lighting with PIR sensors, highly efficient heating and cooling using air source heat pumps and mechanical heat recovery ventilation, and Siberian larch cladding which can be re-used or recycled when the building is dismantled. The modules were engineered to create a large double span exhibition, events, and cafeteria space. There are four large ‘makerspaces’ for practical learning, viewing galleries, smaller conference-style meeting and teaching rooms, a full-height glazed entrance, offices and student common room. One corner of the building was extended to three storeys to add visual interest and to create a large roof terrace for social interaction and with views over the Rotherhithe peninsula. Services in the ceiling are exposed to allow students to understand the complexities of the building as part of their learning experience. The Canada Water masterplan is a 53-acre regeneration scheme which is owned in a 50:50 joint venture by leading UK property company, British Land and AustralianSuper, Australia’s biggest profit-to-member pension fund. The masterplan will deliver a new town centre for London including around 3,000 homes, alongside a mix of commercial, retail and community space. Premier Modular Awarded its Largest Offsite Healthcare Project – £21m Contract at King’s College Hospital

Premier Modular, one of the UK’s leading offsite specialists, has been awarded a £21m contract to construct a new outpatient services building at King’s College Hospital in London. The 3,450sqm, four-storey scheme is Premier’s largest single healthcare project in its 65-year history. Constructed offsite, this large-scale building will allow the Trust to free up space within the main hospital to help reduce waiting times and improve the patient experience for urgent care services. As main contractor, Premier will be leading the project team which includes delivery partner Claritas, P+HS Architects, and M&E specialists, TClarke. Awarded under the Crown Commercial Service modular buildings framework, the project follows the team’s successful delivery of a £10m contract for the offsite construction of a 62-bed Priority Assessment Unit at St Peter’s Hospital in Chertsey. The new outpatient services building at King’s College Hospital will provide 48 purpose-designed consultation rooms and eight procedure rooms for a range of services, including dermatology, rheumatology, respiratory, neurosciences, pain management, and urology as well as other aspects of surgery and therapies. Dan Allison, Divisional Director at Premier Modular, said, “The use of an offsite solution for this project will ensure faster delivery and earlier occupation, to the benefit of patient care.” “Offsite construction is safer, quieter and cleaner than in-situ construction, which will radically reduce disruption during the build phase to staff and patients, and the surrounding residential community. This type of building solution is also enormously beneficial on restricted hospital sites such as this, reducing the amount of plant, materials, and vehicle movements to site by undertaking as much work in the factory as we can. The new building has access roads to three sides and is immediately adjacent to the Normanby Building.” “We are working to a short programme to bring these state-of-the art facilities into use as early as possible this year, to the benefit of patients and to assist with the rising demand for hospital services.” Stephen Hatcher, Associate at P+HS Architects, said, “The building is designed to minimise impact on the environment over its life and is targeting a BREEAM excellent rating. It will have areas of green roof to encourage biodiversity, a highly insulated building fabric to reduce heat loss and running costs, energy-efficient ventilation and electric air source heat pump system for heating, and solar panels for electricity generation.” The façade design will be contemporary and was informed by the existing buildings on the hospital campus.A double-height feature entrance will provide visibility externally and allow high levels of natural light for the reception and waiting area. Developed in collaboration with clinicians and patient representatives, the interior design will be crisp and modern, whilst assisting patients with sensory needs. PREMIER MODULAR PROVIDES £2M SPECIAL EDUCATIONAL NEEDS FACILITY BUILT OFFSITE

Offsite construction specialist, Premier Modular, has delivered a new £2m special educational needs facility at Nethergate Academy in Nottingham – an Ofsted Outstanding special school for children with autism, learning difficulties and disabilities. The school is sponsored by Greenwood Academies Trust. The main driver for Nottingham City Council’s decision to use offsite was the essential need to reduce noise and disruption to the children by moving construction work into a factory. The building also had to be delivered to a short programme ready for occupation for the start of the new academic year. To achieve this, Premier continued work on the project through the Covid-19 pandemic and lockdown. The new purpose-designed facilities have expanded the teaching spaces for autistic children and provide 48 new places. Designed and built by Premier with delivery architects Lungfish, the scheme had to be installed on a constrained site within the fully operational school. Careful logistics planning and traffic management ensured access to the school was maintained throughout the construction programme. Cranage of the modules was also timed for the school holidays to further minimise disruption. Commenting on the project, Sam Simons, Team Leader at Nottingham City Council said, “Premier demonstrated an understanding of the issues of constructing a new building in a live SEN environment and performed well. The build quality is good and the new facilities have been well received by the school and everyone involved. We needed a fast-track solution to help meet the rising demand for SEND places.” “The children at the school have complex needs and site-based construction was not the best way to proceed because of the noise and vibration levels that would then be generated. Moving work offsite and into a factory was therefore a huge advantage. The manufacturing processes of modular construction also allowed the building work to continue safely during the Covid-19 lockdown. It is definitely easier to manage and maintain social distancing requirements in a factory environment than on site.” Tracey Ydlibi, Executive Principal at Nethergate Academy said, “Premier Modular was sensitive to the need for us to continue the day-to-day operation of the Academy and was able to complete the build with minimum disruption. Their team has produced a wonderful, purpose-built facility which will enable us to continue to provide the best possible educational experience and further meet the needs of autistic children with complex needs.” Craig Taylor, Associate Director at Lungfish Architects, said, “The demand for offsite construction continues to grow and this project proves why. The Premier building system gives us a high level of design flexibility which ultimately improves the finished building in both aesthetics and functionality, and particularly when creating a learning environment to support SEN. We collaborated on the design with Premier to help deliver a new facility that will undoubtedly prove to be an invaluable addition to the academy and the community.” “We have been impressed with Premier and in particular how their concrete floor system is ideally suited to education buildings.” The 710m2 building was fitted out offsite and has high quality pre-installed concrete floors for a robust finish. Facilities include classrooms for key stages 1 to 4, group therapy rooms with specialist multi-coloured lighting, food technology room, occupational therapy, staff room, and a double-height multi-purpose hall for dining, assemblies and indoor sports – all built using offsite construction. The design of the facility was developed to meet SEND principles. Walls are constructed for impact resistance; sinks and worktops in the food technology room are height adjustable; daylight can be blacked out for light sensitive therapies and activities, and wider corridors ensure wheelchair access. Premier Modular Secures 1,000 Module Hinkley Job

East Yorkshire off-site specialist firm Premier Modular has bagged a 1,000 module Hinkley site office job. The company has confirmed an order for 1,000 site office modules for the Hinkley Point C construction scheme. The order is the largest placed for modular offices and site welfare facilities in the UK and will take just 16 months to make. All the technical and management personnel will be housed in the 400,000 sq ft site office complex during the construction stage of the nuclear power plant. Then, part of the buildings will be converted after the construction cycle to stay ad high quality offices for the permanent site. The steel framed modules will be made off site at Premier’s manufacturing facility in East Yorkshire, before it is transported to the Hinkley Point C site for fitting out and final assembly. Divisional Director at Premier, David Harris, commented: “This project is one of the most significant modular projects in history and will really put modular construction on the map. “We foresee that this project is not only important for Premier but will also be of significant benefit to the local economies in Yorkshire and Somerset in terms of both subcontractor and supplier opportunities required to support this major construction project.” It is also Premier’s intention to contract work, where practical, to companies local to the Hinkley Point C site, where it is anticipated that approximately 35% of the work will be completed. Meanwhile, the chief executive of EDF Energy has vowed that the £24bn Hinkley Point C nuclear power plant will be built by 2025 and will not result in extra costs to UK taxpayers. In evidence before the House of Lords economic affairs select committee, Vincent de Rivaz dismissed parallels with two nuclear plants EDF is building in France and Finland, which have suffered delays and cost overruns.
