The Bridge at Dartford looks forward to a self-managed sustainable future 

Having taken more than 20 years to evolve into the successful sustainable community it is today, The Bridge at Dartford became independently run for the first time at the end of March. This is an important step in the development of this unique community, which provides an appealing place for local people to live, work and play.   The vision for The Bridge at Dartford took shape in the early 2000s, when property company, Prologis UK, joined forces with Dartford Borough Council to turn a 264-acre former historic isolation hospital site, into a thriving, attractive place for local people and businesses. The site’s regeneration included plans to place residential homes alongside a range of employment uses, effectively bringing jobs into the heart of the community.  The site’s proximity to Junction 1 of the M25 offers excellent access to the London area and this has proved a major draw for businesses. The site also benefits from excellent public transport links, with the Fastrack A bus service, operated by Arriva, which connects Greenhithe, Bluewater and Dartford.   A variety of businesses are located at The Bridge, including Sainsbury’s, and several high-tech engineering businesses including motor tech company, SEM, and bathroom design company, Crosswater. The Nucleus Business and Innovation Centre is also onsite alongside a number of prestigious dealerships, including Mercedes, a Premier Inn and a Beafeater restaurant.    With 1,500 new homes and 80 acres of public open space, including three lakes with excellent biodiversity, the site benefits from a range of education and leisure facilities, including a local triathlon club, a primary school, Leigh University Technical College and SusCon, a sustainable construction training and research centre. Prologis UK makes three strategic hires to enrich its skillset in a dynamic market.

Prologis, the UK’s leading developer and owner of logistics property, has confirmed three strategic hires to kickstart the New Year, as it seeks to enrich its skill set and further strengthen its platform for growth in a dynamic logistics property market. Caroline Musker is joining Prologis from Lichfields, where she gained more than 17 years’ experience from a number of roles, including her latest position as senior director. She has been involved in a number of Prologis’ projects during this time. As a Director at Prologis, she will be taking the newly-created role of Head of Planning, helping to get projects off to a good start and exploring ways to add value for the customer and the business. She will also be helping to assess potential acquisition and investment opportunities. Gillian Scarth joins Prologis as a director in the Capital Deployment and Leasing team, after 15 years’ experience as a senior development manager at Kier Property. Gill has an impressive professional network and extensive experience of managing diverse customer portfolios offering a mix of uses in multiple sectors. She will primarily be focused on driving growth and supporting the delivery of new and existing projects in London and the South East. Simon Perks is joining the Capital Deployment and Leasing team at Prologis UK as a director, with a specific brief to look for opportunities to further strengthen the company’s asset portfolio in London and the South East. In his former role as senior development manager at The Crown Estate, he gained considerable experience in developing and adding value to a unique land and property portfolio, which includes 10 million sq. ft. of assets in areas of central London. There has been a significant increase in demand for logistics property during the pandemic and finding land and property to develop, in the right locations is a key focus. Prologis completes largest sale of logistics real estate assets on record in the UK

In Q4 2020, Prologis completed the sale of its ‘Platform Portfolio’ to Blackstone for £473 million. This transaction was the largest sale of logistics real estate assets on record in the UK. The majority of assets within the ‘Platform Portfolio’ were acquired from Liberty Property Trust during Prologis’ acquisition of the company in February 2020. The ‘Platform Portfolio’ comprised approximately 4.3 million square feet of buildings as well as approximately 31 acres of consented development land in the UK: 22 stand-alone buildings totaling 4.3 million square feet located principally in The Midlands, England, as well as South West and North West England; Approximately 31 acres of consented development land in Staffordshire and Widnes, England. ”This transaction effectively completed our efforts to realign our UK portfolio with our long-term investment strategy and focus on urban, Last Touch® properties located near consumers,” said Paul Weston, senior vice president, regional head, UK, Prologis. “The outcome achieved demonstrates the strength of the logistics sector as an investment asset class.” “The outcome achieved demonstrates the strength of the logistics sector as an investment asset class.”
