Massive Warehouse Development is Set To Create Over 2,250 Jobs In Derbyshire

A massive new development, to be called Horizon29, will create more than 2,250 warehouse jobs in Derbyshire, according to developers and investors. To consist of five warehouses covering a total space of over 800,000 square feet, the project in Derbyshire’s Chesterfield has now received planning permission and is all set to go ahead. The warehousing development is to be built near the M1’s Junction 29A in the Markham Vale area of Chesterfield and will create thousands of jobs for the region. Developers iSec and the St. Francis Group say they are hoping to fill the site with businesses from the manufacturing, logistics and industrial sectors and will have some plots ready for operation as early as next year. Once the two phases of the Horizon29 development are complete, the developers estimate that 2,253 full or part time jobs in Derbyshire will be created. The D2N2 Local Enterprise Partnership is a major investor in the Derbyshire project. Giving an update on the development, the LEP’s Chief Executive, Sajeeda Rose, said: “I’m pleased to see the first phase of the Horizon29 development progressing well. As thoughts turn to how our region recovers from the ongoing Coronavirus pandemic, projects like Horizon29 will be key in supporting our regional economy recovering and creating jobs for our people and communities.” Development Director for iSec, Nigel Lax, also commented, saying: “As well as stimulating significant local job opportunities, we also expect the scheme to stimulate fresh inward investment in the area, giving a significant boost to the local economy. At 1.4 million sq ft in total, the scheme will play a national role in the ever-expanding logistics market, based on rapidly increasing demand from e-commerce.” “Horizon29 will be opening for business and available to logistics and manufacturing companies looking to return to some degree of normality in the not too distant future and capitalises on an outstanding location close to Sheffield, Chesterfield, Nottingham and Derby,” added Mr Lax.

St Francis Group announces the sale of residential development site in Suffolk to Taylor Wimpey.

The development ready site which was fully remediated by St Francis Group sister company DSM Demolition has planning permission for up to 474,000 sq ft of commercial floorspace and up to 320 new residential dwellings. St Francis Group, a leading UK-based property development and investment group and an expert in brownfield development and regeneration has today announced that it has completed the sale of a development ready residential site in the village of Brantham, Suffolk to Taylor Wimpey UK Limited. The site which adjoins an historical commercial site and was used since the late 1800’s, as a plastics manufacturing base for British Xylonite and more recently by Wardle Storeys.  Those uses ceased in 1999. St Francis Group promoted the site through the Local Plan as part of the Councils Regeneration aims following the loss of the existing occupiers in the downturn with the support of Babergh Mid Suffolk District Council and later secured planning permission for new commercial uses totalling approximately 474,000 sq ft and up to 320 residential dwellings .  As part of the Regeneration project, St Francis Group through its sister company DSM Demolition has already completed the decontamination and remediation of the existing commercial land, installed new commercial and residential highway infrastructure and introduced a new sustainable drainage solution.  In addition, the local community will benefit from the provision of circa 29 acres of public open space and new Sports and Community land. Speaking about the sale, St Francis Group CEO Rob Braid said: “The work we have undertaken on this development serves to not only reinforce our strong credentials in brownfield site regeneration and restoration but to also highlight that in addition to commercial development we are very active in the residential land market and actively bringing sites forward. We are uniquely positioned through our specialist in-house team and sister business to secure planning permissions for schemes throughout the UK and across various disciplines but most notably residential, employment and mixed use.” Taylor Wimpey have secured reserved matters consent for 288 high quality new homes and plan to start on site in February this year.

St Francis Group and iSec announce major development to build five new warehouses.

Detailed planning consent has been granted for 824,000 Sq Ft of industrial warehouse space on land next to Markham Vale off junction 29A of the M1. St Francis Group, a leading UK-based property development and investment group and an expert in brownfield development and regeneration together with its Joint venture partners iSec have today announced details of a major new development on land next to Markham Vale off junction 29A of the M1 upon which it intends to develop five new warehouse developments. The brownfield site has been unused since the Coalite works closed over a decade ago but now joint venture partners iSec and brownfield regeneration specialist St Francis Group will start ground works immediately to make plots ready for development. Occupiers could move into high quality industrial warehouse and manufacturing space from Q2 2021.  A second application seeking outline consent for an additional 500,000 sq ft in two units on adjoining land has also been submitted by the developers to North East Derbyshire District Council.  At 1.32 million sq ft the scheme is destined to play a national role in the ever-expanding logistics market based on increasing demand from e-commerce channels. The developers together with community leaders also want to make sure the business park provides a broad range of jobs across the manufacturing and technology sectors.   As well as stimulating significant local job opportunities, the developers expect the scheme to stimulate fresh inward investment in the area boosting the local economy. It is also planned to upgrade the surrounding road network with significant improvement works planned for Buttermilk Lane likely to start early next year.  Talking about the project, Gareth Williams, Development Director at St Francis Group said; “It is well documented that there is significant levels of pent up demand across the region and indeed the UK for high quality industrial units as businesses look to expand or relocate. A considerable amount of time and effort has gone in to ensuring that this development will meet the very high standards expected by todays occupiers. The units will sit in a high-quality environment only minutes from the M1”. Following a formal launch early next year, marketing will target occupiers looking for bespoke buildings, built to meet specific requirements.  iSec and St Francis Group have instructed Knight Frank and CBRE as sole joint letting agents.
