Lovell Together breaks ground at brand-new joint venture development near Hull

LOVELL TOGETHER, the joint venture between leading national housebuilder Lovell Partnerships and Together Housing Group, is celebrating the beginning of its latest partnership site with ground broken at The Sycamores in the East Riding village of Kirk Ella, on the outskirts of Hull. When complete, The Sycamores will offer 224 two-, three- and four-bedroom homes, 40 of which will be available to rent, 16 available for shared ownership and the remaining 168 will be for sale on the open market. Robert Adams, regional managing director at Lovell, said: “We are delighted to have begun construction at this brand-new development. The Sycamores will be a wonderful new community, offering  property seekers a wide choice of house types and purchasing options. “The Sycamores is an important moment in the Lovell Together partnership and our combined goal of  creating more high-quality homes for different types of buyers in the North of England.” Lovell Together aims to build 3,000 new homes across the north in the next five years to help tackle the housing crisis, with several other strategic opportunities currently in the pipeline. LOVELL TOGETHER, the joint venture between leading national housebuilder Lovell Partnerships and Together Housing Group, is celebrating the launch of its latest partnership site as sales for Saddlers Grange go live. When complete, Saddlers Grange will offer 175 three- and four-bedroom homes in the town of Howden, 131 on the open market and 44 affordable homes through Together Housing Group, with show homes due to be ready for viewings in early October. Heading up sales at the development is sales advisor Jade Banks, who has spent the past two years working at Lovell Homes’ Willow Grange site in Doncaster, which has sold up ahead of time with just a few homes remaining on the market. She said: “I’m incredibly excited to start working on Saddlers Grange after a successful stint at Willow Grange. This will be the first Lovell Homes development that I will be working on from the very beginning, so I’m looking forward to starting from scratch and building a rapport with our new customers as we prepare to launch show homes in autumn.” Jade joined Lovell Homes after working in estate agency for eight years, giving her a unique approach when getting to know new developments and supporting clients during the purchasing process. Delivering renewable energy together

Where possible it seeks to generate a return on investment and it is hoped that the new site will inspire good practice among other social housing providers, energy tech companies, energy suppliers and investment interests that share the same goal. Patrick Berry, Director of Energy Services at Together Energy, said: “We are living in unprecedented times. The world is awakening to the threat that climate change is having on the Earth’s eco-systems and on the way of life many of us have come to take for granted. “The UK is the first major developed economy to commit in law to achieving net zero carbon by 2050. This will have far reaching consequences. To achieve it will require a deep response across our economy, our homes, our transport systems and expectations of how we live our lives. “One of the more testing challenges is how to make the transition to renewable heat and power in our homes and to improve their overall level of energy efficiency. To do this will require both a broad acceptance of the renewable technologies that will enable a mass market appeal and sufficient reductions in the costs that will make large scale commercial investment a reality.” With around four million social housing properties in the UK largely occupied by tenants on low incomes that are most vulnerable to energy costs, Patrick says the social housing sector has a major role to play. Patrick adds, “Social housing has the financial clout and the assets to be market makers; bringing the technology into play, developing sustainable investment models and making a contribution to growth in low carbon economy jobs and businesses. In doing so there is a need to think innovatively about how we upgrade our assets, its impact on how we manage them over the long-term and especially the impact on our tenants. The progress to becoming net zero carbon can act as a major catalyst to this end.” So far, Together Energy has run a series of pilot projects in the social housing sector as it works towards the net zero carbon target. One project in Lancashire, funded by Together Housing Group and the European Regional Development Fund, saw 250 homes fitted with solar panels and batteries. On another pilot project, Together Energy worked in partnership with Kensa Contracting Ltd to replace storage heaters with ground source heat pumps in 1,000 flats at 12 locations across South and West Yorkshire.  Together Energy recognises that with these projects it has only taken the first step. The projects they have developed around renewable heat, solutions for new build properties and solar PV and battery systems have been designed to provide proof of concept so that much larger investments can be made across its stock. Underpinning this approach is the aim to use energy assets as investments that generate revenue in the emerging markets around demand side response, but also power purchase agreements that enable cheaper energy bills for tenants. Patrick added: “This approach is a step towards change in traditional thinking. Rhodar Wins Calderdale Tower Block Demolition Project

Rhodar has won the demolition project of three 18 storey tower blocks that have stood empty for over 10 years. Appointed by Together Housing Group as part of plans to regenerate a key area of Halifax in Calderdale, Rhodar will help clear the Beech Hill estate site, which is currently occupied by Cobden Court, Blenheim Court and Westbrook Court. Scheduled to work on the internal strip out and subsequent top down deconstruction of the tower blocks are up to 80 Rhodar operatives, along with a 65-metre super high reach excavator, of which only a handful exist in the UK. The excavator will remove approximately 10 storeys from each block, allowing further high reach kit to demolish the remaining structures. “This is an important milestone for our business as it will be the first major enabling works package we have undertaken since our corporate rebrand last month, and it’s extremely rewarding for our teams to be working on such a prestigious and high-profile regeneration scheme,” said Jason Davy, managing director at Rhodar. On hand to process site materials will be four excavators ranging from 21 to 40 tonnes. The existing concrete and rubble will be recycled on site into a specific engineered fill material that will then be used to create a development platform for the next level of regeneration. This will contribute to a significantly reduced carbon footprint for the project by minimising vehicle movements in and around the project area. The regeneration of Beech Hill is part of the Calderdale Together Investment Partnership, a partnership between Together Housing and Calderdale Council, which aims to deliver 500 affordable homes over the next five years, including new homes at the Beech Hill site, as well at other sites across Calderdale. “I, like many people in Halifax, will be delighted to see new, affordable homes replace these outdated tower blocks. This is part of our commitment to address the housing crisis in West Yorkshire where the average home is now seven times the average salary,” commented George Paterson, group director of Property Services at Together Housing Group. The site clearance is expected to take 64 weeks, with main demolition work starting in January 2019.
