TEMPLE GREEN SECURES FURTHER PLANNING CONSENTS

Infrastructure Extended At Leeds’ Largest EZ Logistics Hub

Aire Valley Land LLP has secured two new planning consents from Leeds City Council to open up the access to some 950,000 sq ft of proposed new industrial space on Phases 3 and 4 of its £96m, 165 acre Temple Green logistics hub within Leeds City Region Enterprise Zone.
Temple Green is the largest of the four development sites in the Leeds City Region Enterprise Zone with planning permission in place for 2.64m sq ft of developed space at J45 of the M1.
An infrastructure and groundworks programme is well underway creating 1.2 km of new dual carriageway road providing access to Leeds City Council’s 1000 space Park and Ride hub, 10 acres of car dealerships and petrol station in addition to direct access to Phase 2, which can accommodate up to 500,000 sq ft of industrial, advanced manufacturing, storage and distribution space. Together this could generate over 1,200 jobs.
The most recent planning approvals have allowed work to commence on additional road infrastructure and a bridge over Wyke Beck leading to Phases 3 and 4, which when remediated can accommodate a further 950,000 sq ft of space. The infrastructure works currently underway have increased the total investment commitment at Temple Green to £8m.
James Pitt, Development Director of Evans Property Group, said; “We have increased our investment into the infrastructure programme at Temple Green to over £8m, which has been made possible from a combination of EZ Capital Grant Fund from the DCLG and Growing Place Fund loan from the LEP and enables four phases to be accessible for future occupiers. Due to the scale of the site, the groundworks are a major operation and we have recently uploaded aerial drone footage to our website (templegreenleeds.co.uk) to help demonstrate the scale of what we are creating at Temple Green.”

Cllr Richard Lewis, Leeds City Council’s executive member for regeneration, transport and planning, said; “As the largest development site within the Enterprise Zone, Temple Green has the potential to attract major investment and create thousands of jobs. The council is therefore delighted to support the proposals, allowing Aire Valley Land to accelerate development of the site. There is real momentum gathering in the Enterprise Zone and this will allow the economic benefits to be realised even sooner than planned.”
Mike Dove, Partner at Dove Haigh Phillips and agent on Temple Green, commented; “As Leeds’ largest logistics base, Temple Green is an unrivalled opportunity for occupiers seeking large units of between 250,000 and 500,000 sq ft. To have the infrastructure to the boundaries of plots 1-4 ready in Spring next year is incredibly exciting. It’s all about deliverability and we can talk very clearly about development timescales with occupiers on over 1.4m sq ft of bespoke manufacturing or logistics accommodation.”
Appointed industrial agent on Temple Green is Dove Haigh Phillips 0113 245 1525. Enquiries relating to the car dealership plots on Phase 1 should be made to John Roberts of Colliers International 0121 265 7553.
