L&Q to Buy North West Rival

In an attempt to boost house building, south east housing association L&Q is in talks to take over the North West’s Trafford Housing Trust. The acquisition, which is expected to be completed this June, will unlock a further £4 billion of investment in the North West by combining the capabilities and resources of the two housing associations to create 20,000 new homes over the next 10 years. “L&Q has an ambitious plan to build 100,000 quality new homes over the next 10 years to tackle the national housing crisis. We see THT as a gateway to the North West, an area of outstanding growth that needs more high quality, affordable homes. We are excited by the opportunity to invest in the North West with a partner that shares our social purpose, values and ambition, has excellent local knowledge and a strong reputation for innovation and delivery,” said L&Q group chief executive David Montague. L&Q’s acquisition focuses on long-term investment and growth that include savings by removing duplication and increasing efficiencies. The company has also pledged to spend £2 million each year improving the standard of THT’s existing homes, as they come up for re-let. “This is a unique creation that will be built on true partnership and the strength of our vision, and the people who will deliver it. As part of L&Q, we’ll create significant social impact in the North West at scale and pace and strive to find solutions to the national housing crisis. We will deliver an extensive programme of new development and regeneration projects, as well as improving homes and services for our existing customers,” added Larry Gold, Acting Chief Executive of THT. AT the moment, THT is involved in joint venture partnerships with Galliford Try, Wates and Wilmott Dixon to build homes for rent and sale across Greater Manchester and the North West of England. L&Q is one of the UK’s leading housing associations and developers, managing more than 90,000 homes across London and the South East.

Official Opening Date Announced for Tottenham Stadium

The new, long-awaited 62,000-seater Tottenham Hotspur’s Stadium is officially opening today as the team faces Crystal Palace in the Premier League. This opening comes after a host of delays and two successful testing games over the past couple of weeks. SCX, Sheffield- based engineering specialist, will be seeing its world-first dividing retractable pitch on display at the match. The grass surface, which can be rolled back to reveal a bespoke NFL pitch below, is the result of the vision and expertise of SCX Special Projects, the bespoke engineering arm of the SCX group. The innovative system allows the venue to be used for music concerts and other events in addition to regular football matches and NFL games. “It has been a phenomenal success, equal to what we have achieved with the retractable roofs for Centre Court and No.1 Court for the All England Lawn Tennis Club at Wimbledon, and within a very tight timescale,” said SCX’s Project Director, Danny Pickard. “The Tottenham pitch went from being perceived as the highest risk part of the project – with all the moving parts, the turf joins and an engineering concept that had not been tried before – to something neither we nor the client had to worry about. It’s fantastic. Everything was completed on time despite the huge scale of the project, and communication has been the key. We have a really great client in Spurs,” Danny added. The retractable real grass surface splits into three pitch-long steel trays. When the trays slide together, the join is invisible and imperceptible to the players. The trays, weighing more than 3,000 tonnes each, can be rolled under the new South Stand to reveal the NFL artificial surface in a process taking about 25 minutes. The mechanical tests included the sideways movement of the side trays to meet the centre tray, the defining feature that makes the pitch a world first.

More and more house builders are now taking a leaf out of Ikea’s book with housing estates being constructed using modular build practices.   While modular builds won’t mean new housing estates springing up in a matter of hours, it will considerably reduce the wait. However, that is just one of the benefits of a pre-fabricated approach, as Nick Cowley, managing director of uPVC windows and doors expert, Euramax, explains.   The flatpack phenomenon is still changing the way we live and work. In the last three decades, machinery and technology developments have meant that bigger, stronger and more efficient modular structures, including schools, business parks and medical facilities, are being built across the globe.   Modular buildings and homes are prefabricated away from the final building site in sections, or modules. These are then delivered to the intended site where installation occurs.   The need for speed As modular buildings are able to be constructed in highly controlled environments, it means that the build process can be completed up to 50 per cent faster than by using traditional construction methods.   This ability to be built and installed quicker, means that the return on investment (ROI) is potentially far greater than traditional building projects, as the construction phase is significantly shortened.   Show me the money The overall cost of the build can be reduced by up to 30 per cent by using modular practices. Shorter build time saves money on reduced labour costs and on-site equipment hire costs.   The overall cost of construction materials will also be reduced as it means that the pre-fabricator can buy materials required in larger quantities for multiple projects, rather than just on an ad-hoc basis. These materials will all be delivered to one location, rather than multiple construction sites, so transportation and delivery costs are lower too.   Modular construction also means that any installed elements, like windows and doors, or practical elements such as kitchens or light fixtures, can be delivered and installed all at once. Expert suppliers, like uPVC window and door manufacturer, Euramax, can deliver equipment and materials either to the pre-fabrication facility, or directly on site.   The process of constructing a modular build off site means that any errors or issues with construction can be eliminated before arriving on site. This means that staff are less likely to need to spend large amounts of time and effort fixing things once installation is complete.   Customisable options Modular builds open up huge potential in terms of design aesthetic and innovation. Traditional building designs are often restricted by the amount of space and planning regulations of how much work can be done to the local area and land. However, modular builds can be designed to a set of specifications that adapt to any restrictions that may be in place.   As each modular build is tailored to the individual users needs, the construction can be designed and made to the exact space, budget and design requirements. Modular buildings are also commonly constructed out of more durable and environmentally sustainable materials, making the properties a better investment for both the construction company and the buyer.   So, while the cheap and cheerful, cookie-cutter style furniture you buy and build from IKEA can be cost effective and an instantaneous moment of gratification, modular builds open up a much wider range of opportunity to reduce costs, speed up projects and create a unique look.

Applied Engineering Design offers clients the latest advances in steel connection software

A pioneering Scottish engineering design specialist has become one of the first independent consultancies to exploit the advantages of IDEA STatiCa, the first software in the world which can design and check all steel connections and joints regardless of complexity. Applied Engineering Design (AED), which has offices in Edinburgh and Bath, is one of the few smaller firms to offer clients the revolutionary system which designs and checks welded or bolted connections, 2D or 3D joints, anchoring or footing of all topologies. IDEA STatiCa streamlines fabrication for clients and provides clear pass/fail checks according to EC/AISC/CISC standards as well as importing data from the most widespread FEA and CAD programs. AED is using the technique on a major project for the multi-billion pound Battersea Power Station development in London, which is providing 4000 new homes on the south bank of the River Thames. Together with its client Icon Fabrications, AED has been tasked by the Robert Bird Group with creating a high-level temporary roadway at the site which is capable of carrying heavy construction traffic. Once its use as a site connection is finished, the structural beams and columns will be encased in concrete and flats will be built on top of the deck. Tim Hetherington, Director of AED, said: “It is a particularly complex commission and we have become early adopters of IDEA STatiCa because its advanced design and check process is both powerful and quick enough to be a useful tool in our everyday work as structural engineers for fabricators. “I had become aware of the limitations of commonplace software and I had been looking for an alternative. IDEA STatiCa is very expensive, which is why it is largely used by bigger consultancies, but I have been persuaded by the value that it adds to our offering.” AED has also employed the software on work for the new £12.5 million Laidlaw Music Centre, which is being constructed at the University of St Andrews. The building will house a performance venue, a rehearsal space and a high-tech recording facility. IDEA STatiCa’s advanced steel connection designs have also been introduced by AED into the steel podium for a new Edinburgh flats development at Waterfront 3, where the unique capabilities of the software have enabled the use of innovative connection types, delivering better value for AED’s clients. AED was founded in 2008 and now has offices in Edinburgh and Bath. It has a turnover of £650,000 and employs 10 people. It undertakes most of its detailed design and coordination work in house. The company serves individuals and businesses in sectors including industry and commerce, sport and education, infrastructure and property maintenance.
