Green light for £100m SimpsonHaugh designed 32-storey residential tower in Leeds city centre

Leeds City Council’s Plans Panel has unanimously resolved to grant detailed planning permission for the redevelopment of 44 Merrion Street, located in the heart of the city’s Cultural District. The £100m scheme will provide accommodation for 660 students in a world-class tall building that rises to 32 storeys. The SimpsonHaugh designed project will replace a large 1970s office block that was previously home to Spanish banking giant Santander. The mixed-use building, which rises to 99.8metres, will have active uses at street level and deliver significant public realm enhancements. The internal space has been conceived to help provide for the city’s pressing need for state-of-the-art purpose-designed student accommodation, with 573 undergraduate club rooms and studio apartments, together with 87 postgraduate studio apartments. The development company – Merrion Street Leeds Ltd – is owned by Real Estate Capital Holdings in partnership with Bloombridge LLP. Real Estate Capital Holdings is also a major shareholder in affordable housing specialist Living Space Housing, strategic land company Terra Strategic, and Hayfield – the UK’s Best Small Housebuilder (WhatHouse? and Housebuilder Awards). Richard Cutler, Director of Merrion Street Leeds Ltd said: “We are delighted to receive detailed planning permission for this landmark scheme. It has taken 18 months of hard work from the whole team to get to this stage and we are very grateful to our stakeholders and Leeds City Council for the support shown. “The redevelopment of 44 Merrion Street will bring a world-class tall building to the city, help to meet the need for student accommodation from the 60,000 students in the Universities and Colleges of Leeds, and generate much needed construction jobs and permanent jobs in the process.” Ian Simpson, Founding Partner of SimpsonHaugh said: “Tall buildings are markers for ambition, pride and confidence. They tell a story about a city and its direction of travel and in turn attract people to both visit and put down roots. It is very pleasing to be awarded planning for a 32-storey tower in the current market where investment injections are needed to stimulate the economy. Once built, this evocative, sculptural crystalline form will become home to 660 students, many of whom will hopefully choose to permanently reside in the city region following their graduation.” The reflective appearance of the tower has led it to being described as a crystalline structure, having taken precedent in its form and materiality from quartz crystals. The design and engineering for the scheme has sustainability at its heart and renewable energy solutions and high thermal efficiency measures have been central to the project brief from the outset. Richard Cutler, Partner of Bloombridge LLP added: “Everything about this project signifies a strong response to the uncertainties created by Covid-19. As well as providing a design-led home for students, this development will raise the bar for architecture in Leeds’ Cultural District. It will provide new street level retail, arts and cultural space, as well as delivering public realm enhancements – including new trees – within the vicinity of important historic assets such as the Grade I Listed St John’s Church.” Features of the building include a ground floor arcade-style circulation space and a postgraduate rooftop amenity space. The tower is predominantly composed of cluster apartments – accounting for approximately 73 per cent of the total mix of accommodation. Each cluster has five bedrooms (all with an en-suite bathroom), a separate kitchen and dining space, and a larger communal living area which will be shared with the adjacent cluster. The studio apartments provide a self-contained alternative to cluster living, but the residents will still be able to make use of a wealth of communal facilities on site, whilst being within walking distance of just about everything the resurgent city of Leeds has to offer. Incorporated in 1950 as a family run business, Euramax now employs 150 people, operates from a 205,000 square foot facility and manufactures over 3,000 products a week. Boasting an impressive number of firsts in its 70 years, the company has also witnessed the paradigm shift from cost-effective windows and doors to luxury, double-glazed materials. Originally founded as Ellbee, the company’s journey began in Leeds, manufacturing aluminium window frames for narrowboats and the automobile industry before partnering with a glazing company to supply pre-glazed aluminium windows. In the 1990s, Ellbee became the first company in the UK to supply unplasticised polyvinyl-chloride (PVCu) windows to the static caravan market. It also became the first to develop an internal clamping system for efficient window installation, which is still widely used in the industry today. As the company expanded, Ellbee moved to its first of three factory sites in Leeds in 1964. In 1996, Euramax International was formed and in 2013 the company moved to its current facility in Barnsley. After the arrival of managing director Nick Cowley in 2019, Euramax broke into the portable building and modular construction markets. At present, Euramax manufactures and supplies PVCu windows, doors and composite doors for a number of sectors, including the holiday home and home improvement markets, as well as builders’ merchants, including Wickes, Selco and Travis Perkins. “Euramax has transformed into a company that adapts to support its customers’ marketplace,” said Nick Cowley, managing director at Euramax. “Following trends and analysing the requirements of our sectors has allowed us to expand our customer base to a number of home improvement customers and builders’ merchants, leisure home and modular home manufacturers across the country. “The caravan market has changed dramatically since the 1960s. StaticCaravans that were not highly regarded and were considered popular for those who couldn’t afford to travel abroad, have now been developed into impressive modern homes. As the style, size and purpose of these products developed, so did the requirements of Euramax’s products,” continued Cowley. “Energy efficiency was not a consideration in the original development of the caravan market. But, gradually the need for warmer accommodation was in demand. We knew that the market needed energy efficient windows, which is why we moved from supplying single glazed aluminium windows, to double glazed PVCu, which has better thermal properties. In fact, our windows are rated A for their energy efficiency by The British Fenestration Ratings Council (BFRC). “While the industry and its requirements have changed, our ability to consistently supply glazed PVCu windows to what is an ever-changing market has remained the same. Some of our longest serving customers include Willerby Holiday Homes, Atlas Leisure Homes and Carnaby Caravans. “Turning 70 is a great milestone for Euramax. There aren’t many window and door manufacturers that can say they have survived a recession.  We’ve gone from barges to building and construction and I’m very proud of that. Who knows what the next 70 years will bring?” “In addition, we developed our unique hybrid PVCu and composite doors in 2019. Work starts to build new retirement living homes in Kinver

Building work has commenced at The Burgesses in Kinver, paving the way for the construction of 20 new homes for older people. The development is designed for people who want to live independently, with the reassurance of access to care and support provided by Housing Plus Group member Care Plus. Bungalows on the site which were outdated and no longer fit for their original use, have been knocked down to make way for a purpose-built three storey complex of modern, spacious self-contained apartments. A communal social space and roof terrace will also be provided, along with secure car parking. The project has received strong support from residents who previously lived in The Burgesses and from people living in Kinver who may need to move into more suitable retirement living accommodation in the future. Former Burgesses resident, Bev is looking forward to moving back into one of the new homes, “I really hope to be one of the first residents to live in the brand-new apartments. Property deal takes Mere Grange to almost 90% let with only one unit left available

Network Space has let a further 21,375 sq ft at its Mere Grange development in St Helens to an online retailer leaving only one unit available at the 30-acre development.  The international retailer is taking space within the £7million first phase speculative development of four industrial units, which was delivered by Network Space in 2018. This latest deal follows 122,000 sq ft of lettings to Kilwaughter, Dresser Natural Gas Solutions (NGS), Synergy LMS and Ormazabal. Together these new occupiers have created around 300 job opportunities at the popular St Helen’s site.
