£68.8bn of property has been sold so far in 2021 – These are the most valuable property postcodes

Research from the national estate agent, Keller Williams UK, has found that Brighton is home to the nation’s most valuable property postcode so far in 2021, outside of London, of course. Keller Williams UK analysed sold prices across the market in England and Wales since the start of the year and found that so far, a stamp duty holiday fuelled market has seen residential property sales hit £68.8bn in value. The top 10 is predictably dominated by London, with the NW3 postcode, covering parts of Camden and Barnet, topping the table where total value of homes sold is concerned. £262.5m worth of property has been sold in this one postcode alone since the start of the year. The SW19 (£248.8m), SW11 (£235m) and SW18 (£228m) postcodes also make the top 10, as do the W8 (£226m), W11 (£212.4m), SW6 (£212m), E17 (£202m) and NW11 (£198m) postcodes. However, there is one postcode that makes the top 10 that isn’t located within the M25. The BN3 postcode of Brighton and Hove has seen £206m worth of homes sold since the start of the year, making it the eighth-most valuable property postcode across England and Wales and the most valuable outside of London. Taking London out of the picture, Brighton also accounts for the second most valuable postcode, BN3, with a total value of £179.1m in homes sold. Brighton’s BN2 postcode also makes the list (£157m), along with the SL6 postcode in Maidenhead (£169.7m), the Dorset postcode of BN2 (£157m), SO41 in the New Forest (£125.9m), the Manchester postcode of WA15 (£120.7m), Southend’s SS9 postcode (£118.5m), BA2 in Bath (£117.1m) and Horsham’s RH12 postcode (£112.3m). CEO of Keller Williams UK, Ben Taylor, commented: “Despite London seeing a somewhat lethargic performance in terms of property price growth over the last year, it remains home to the majority of the top postcodes in terms of the highest value of homes sold so far this year. However, while the capital continues to dominate the headlines, the UK property market is far from a one-trick pony. The industry is short of materials and short of skilled labour.   New equipment is increasingly hard to come by, and the spectre of inflation lurks just out of sight as wages for bricklayers and HGV drivers continue to rise.   And yet the UK construction has greeted all these challenges in the same way that it greeted Brexit and a global pandemic – with a shrug of its collective shoulders and its foot pressed hard on the accelerator pedal. As the month drew to a close, the BCLive league table of new construction contract awards stood at £5.78 billion with 344 individual companies winning work during the period.   This compares favourably with July 2020 when 268 individual companies pushed the monthly total to £5.52 billion. In a month in which 14 companies reported contract wins of £100 million or more, TSL Projects part of the Tonroe Group scaled to the top of the BCLive league table for the first time, buoyed by a £350 million contract awarded.   That contract – one of two won by Tonroe Group, which reported a monthly total of £402 million – is for a new manufacturing facility on the former Celanese site in Derby.   The new facility will comprise manufacturing facilities, start-up units, and a Food Manufacturing Technology Centre of Excellence. Making a welcome return to the upper echelons of the BCLive league table after a brief absence is Laing O’Rourke, which also bagged a brace of new contract awards during July 2021.   The largest of these is a new build mixed-use development at Timber Square on London’s Bankside.   Valued at £195 million, the new development comprises almost 35,000 m2 of space with the lion’s share of it to be occupied by offices.   Client Landsec requires around 90 percent of the existing building to be retained while using a hybrid steel frame and timber structure to minimise demolition waste and embodied carbon. Also making a welcome return to the top of the table is Multiplex.   The company was awarded the £300 million contract to build a new office block at 1 Leadenhall Street in London for client Brookfield Properties. In a month with a distinct Far Eastern favour, Hitachi Zosen Inova UK got the green light for a £250 million energy from waste incinerator at the site of the former Skelton Grange power station just off junction 45 of the M1 motorway. Sticking with the Far Eastern theme, the £202 million contract to build a new embassy for the People’s Republic of China was awarded to Chinese-based contractor BCEGI Construction (UK) Ltd.   Located at Royal Mint Court in London, that project will involve the refurbishment and repair of the Grade II-listed Johnson Smirke building, partial demolition and remodelling of the Grade II-listed Seaman’s Registry, and alterations to both Murray House and Dexter House. Although it fell short of its now customary one project per day haul, Kier Group yet again topped the list of largest number of contract awards, picking up 10 new projects valued at a combined £187 million to take the number seven spot on the BCLive league table. Regionally, London retained its crown, delivering 111 new contract awards valued at a combined £1.69 billion.   The Midlands once again enjoyed an upbeat month with the East and West Midlands picking up £592 and £401 million respectively.   Elsewhere, the North West region reported 34 new contract awards worth a combined £498 million while Yorkshire (£482 million) and East Anglia (£405 million) also experienced a welcome uptick.   However, both Scotland (£269 million) and Wales (£57 million) continue to lag behind. Predictably, house building continues to carry the sector, delivering 171 new contract awards valued at a combined £1.59 billion.   Offices enjoyed a good month (56 new contract awards worth a combined £973 million) while the education sector contributed a further £519 million. Although ongoing concerns over international travel mean that fewer people will be heading for sunnier climes in August, construction industry workers can take a well-deserved summer break, safe in the knowledge that the industry remains in rude health. Work Begins on First Phase of Olney Park Mixed-Use Masterplan

The Milton Keynes Studio of national architects, GSSArchitecture, are delighted to share that Parkway Construction have recently started on site on site for the construction of a new industrial unit at Olney Park, as part of a wider mixed-use masterplan developed for Angle Property. GSS were appointed by Angle Property, a leading property developer and investor, to design the wider mixed-use masterplan, which incorporates industrial units, retail and fast food, a nursery and later living accommodation. The proposed landscaping will provide a high-quality amenity for visitors, employees and residents of the later living accommodation to enjoy, with areas of grassland and wildlife friendly habitats created, alongside ornamental tree specimens which will act as focal points where site users can enjoy the seasonal displays. These plans have benefitted from the guidance of GSSArchitecture’s specialist Health and Wellbeing Working Group, whose focus is to research and apply the latest Health and Wellbeing practices into their designs, significantly improving these developments for those who will be visiting them for work and leisure. Speaking of the mixed-used masterplan at the Olney Park site, Tony Williamson, Executive Director at Angle Property, said “Angle Property is delighted to now have commenced work on site to deliver this mixed-use development.  The development will create a range of buildings for various uses which will provide services and employment to the local community as well as a state-of-the-art care home to care for elderly residents.  We have recently announced plans and details for further phases and these will be consulted upon and progressed over the remainder of the year. Innovative construction and infrastructure-focused partnership hub South West has appointed Robertson Construction Central West as the preferred Tier 1 Contractor for a new £12.5 million primary school in Irvine, Ayrshire.  The new school, for North Ayrshire Council (NAC), will support the continued expansion of new housing within this area of the coastal town.   Taking in the catchment areas of Montgomerie Park and Knadgerhill to the east of the bustling community, the new facility will be non-denominational and will run to 12 classes. It will also have early learning and childcare classes, with 32 spaces for three- to five-year-olds and 15 spaces for two-year-olds.  It is funded as part of the £2 billion Learning Estate Investment Programme, which focuses on delivering high quality, sustainable, low carbon and digitally-enabled learning environments that support sustainable and inclusive economic growth.  Shaun Sands, Project Director for hub South West, said: “We are pleased to be working once again with Robertson Construction, whose experience and expertise will create a truly first-class facility for North Ayrshire Council.  “The school is due to open in August 2023 and, in line with the Scottish Government’s targets of achieving net zero carbon by 2030, will aim to achieve a yearly figure of 67 kwh per square metre.”  Andrew McClelland, Head of Service (Education) North Ayrshire Council commented: “Importantly, the new school will ensure that there is sufficient primary and early years capacity to meet future demand in this growing area of Irvine. Scotland and London lead the way for new build property sales

The latest research from HouseScan has revealed that just 6.9% of all homes sold in Britain over the last year came via the new build sector, however, new build sales have driven the market to a greater extent across a number of locations. Since March of last year, 54,176 new build homes have been sold across Britain, accounting for 6.9% of all transactions during this period. Scotland has seen the greatest level of new builds sold as a proportion of total transactions, with 9.3% of all homes sold in the last 12 months coming via the sector. London has also seen some of the largest levels of transactions come via new build homes (8.8%), with the East Midlands (7.2%), West Midlands (7%), North East (6.9%) and South East (6.5%) also sitting above the national average. At local authority level, Scotland and London continue to rank with some of the highest levels of new build sales. Tower Hamlets has seen the most new build homes sold as a percentage of all transactions across Britain over the last year. The 991 new homes sold since March 2020 equate to 39.9% of all properties sold in the borough, closely followed by Newham where 33.4% of all transactions have been new builds. Scotland’s East Lothian (25.2%) and Midlothian (21.4%) also rank within the top five, along with Harborough in Leicestershire (20.9%). Greenwich (20.8%), Rugby (19.1%), South Derbyshire (18.5%), Hackney (17.6%) and Bracknell Forest (16.8%) also rank as some of the hottest spots for new build sales in the last year. Founder and Managing Director of HouseScan, Harry Yates, commented: “It seems as though Scotland is fast becoming Britain’s new build hotspot, with more transactions coming via the sector than anywhere else in the nation – including London. Leading construction and fit out company, Gilbert-Ash, has handed over another ground-breaking project which has been part-inspired by a murmuration of starlings over Brighton’s iconic pier at University of Brighton Business School. Construction comprised concrete piled foundations, an insitu fair faced concrete frame including soffit walls and columns, a polished concrete living stair with Spanish steps and bespoke ceramic veil cladding. The building also incorporated exposed services and baffled ceilings, an extensive CAT B fit out with bespoke joinery, wall and ceiling panelling, as well as complex service installation including combined smoke extraction and natural ventilation. The new six-storey Business School at University of Brighton provides event space, creative breakout within a triple-storey atrium, workplace and teaching spaces, meeting rooms, offices and consultation rooms, a café, kitchenettes and plant space. Extensive public realm works are also included to provide an enhanced external experience. The works form the centrepiece of a major redevelopment project taking place across the University. One of the most striking features of the new Business School is the bespoke terracotta tiled ceramic veil façade with six different tile types and three different degrees of gloss finish. A first of its kind in façade design, it takes its inspiration from starling murmurations seen over Brighton pier on winter evenings. Gilbert-Ash Contracts Manager, Chris Fletcher, described the new Business School as one of the most impressive buildings he has ever worked on. “It really is an outstanding building. With large rooms and lots of open spaces it is an enhanced space going above and beyond being fit for purpose.” “This was a highly complex project, full of challenging details, finishes and build techniques, none of which were straightforward, but there was little in 2020 that went exactly to plan as the pandemic struck. Despite the many challenges, through working collaboratively with the Client team, Gilbert-Ash handed over another first-class project on budget and on time. We would highlight that without a very supportive and collaborative Client team the success of this project would have been much more challenging.” Chris also paid tribute to the Gilbert-Ash team who came together ‘as one’ to face down the challenges of the pandemic. “The teamwork was amazing, both from the people on the site, and those back at headquarters, who were working tirelessly to make sure we had the materials we needed as the global shortage took hold. I was proud to see how everyone at Gilbert-Ash and our Supply Chain Partners rolled their sleeves up with the goal of overcoming any issues to deliver a first-class project for our Client.” The new Business School will now help the University remain competitive on both the national and international stage.
