Kawneer glazing systems help Unit 216 go platinum

Refurbished unit at Cambridge Science Park gets a top mark thanks to Kawneer glazing. Architectural glazing systems by leading UK manufacturer Kawneer have helped to refurbish an office building at Cambridge Science Park into the city’s only platinum-rated building on the WiredScore commercial property ranking system. Kawneer’s aluminium AA®100 zone-drained curtain wall and thermally superior AA®720 entrance doors feature on all elevations of Unit 216 at the UK’s leading science park, while AA®190 TB severe-duty doors have been used on the main entrance. The unit was taken back to a concrete shell and rebuilt with a brick and glazed façade by main contractor Hutton Construction and is now the new home for Amgen, one of the world’s largest independent biotechnology companies. Amgen, which focuses on R&D in Cambridge, relocated from the neighbouring Units 214 and 240, which will be remodelled and refurbished to the same standard as 216 by LGIM Real Assets, a division of Legal & General Investment Management. Unit 216 was externally remodelled with the addition of a new second floor at a cost of £7.2 million to provide 35,746ft2 of new, Grade A offices delivered to a BREEAM “Very Good” standard. The design by architects Broadway Malyan included projecting feature fins around the perimeter of the curtain wall on the front elevation. These were glazed into the Kawneer curtain wall by approved specialist subcontractor Elliston Steady & Hawes (Aluminium). Elliston Steady & Hawes (Aluminium), who offered an alternative quotation using the Kawneer system, had teams of up to four operatives on site to complete the work.

Innovative climate control specialists Stewart Temperature Solutions move into air source heat pumps as carbon reduction urgency grows

In the wake of COP26, a forward-looking heating, ventilation, refrigeration and air conditioning business in Ayrshire is launching a drive to urgently supply domestic premises with carbon-reducing air source heat pumps (ASHPs). Ayr-based Stewart Temperature Solutions has already trialled successful installations locally and is launching a programme this year to gradually roll out supply and installation nationally. In fact, Director Gregor Stewart, who established his business in 2008 and now employs nine people, is introducing an ASHP system into his own home and removing his gas boiler, which is a primary source of carbon emissions. He now expects to take on at least one additional team of specialist fitters to meet expected demand, as well as considering employing apprentices to develop robust future skill sets within the company. Gregor Stewart, whose father also ran a refrigeration business in Ayrshire, said: “There is really no question that ASHPs are the future and, by installing them now, we are protecting against the price of gas, which is expected to soar as international tensions and supply issues are exacerbated. “In the long term, as well as saving on energy bills, ASHPs are a giant first step towards comprehensively reducing our carbon footprint which, as COP26 so vividly illustrated, has to be addressed as a matter of urgency. “So long as they are proportionate to the size of the house, the pumps can be used for heating and cooling as well as space heating and hot water, and they have a high seasonal co-efficient of performance [SCoP]. They are also eligible for Renewable Heat Incentive payments.” ASHPs work when outside air passes over tubes filled with liquid refrigerant, which warms up and turns into a gas. This gas is compressed, adding more heat, and passes into a heat exchanger surrounded by cool air or water, which it warms. This is then circulated around the home. The installation requires a unit outside the home which encompasses the heat exchanger, and a large water tank inside the house. Some homes may need larger radiators. The Stewart Temperature Solutions ASHP programme has been given added urgency by the UK Government decision to ban gas boiler installation in new homes from 2025 – just three years away – and to ban the sale of new boilers completely by 2035. The company’s website currently markets its ASHP service and, in line with its commitments to environmental improvements, it is also buying electric vehicles for its fleet as its diesel vans come up for renewal. It will also market on social media. Gregor Stewart added: “As well as being good for the environment, this diversification will make the business less seasonal, and reduce our reliance on air-conditioning work in the hot summer months. “It is essentially about future-proofing not only our business, but also making valuable changes in our wider society. These changes are coming, and it will be to everyone’s benefit to embrace them.” Stewart Temperature Solutions is predicting a turnover of in the region of £1 million by the end of the year.

Yorkshire plumber develops security system to stop van thieves in their tracks

A Yorkshire plumber has come up with a patented idea of how to deter van thieves and protect the van and its valuable on-board assets. Michael Horsfall’s invention, Vanguardian, is a zonal based alarm system designed to stop theft before it even starts. The heating engineer from Leeds spent more than two years developing the flexible, multi-point alarm system to protect everything from the roof racks down to the body of the van. It deters thieves by emitting a 110db alarm to stop them in their tracks. With more than 30 years as a self-employed plumbing and heating engineer, Michael has had his fair share of van break-ins. That led him to question, how thieves were getting away with it and why there wasn’t an effective, affordable system available on the market to protect his van from damage and protect his stop tools from theft. “I was eventually driven to looked at van crime from a completely different perspective, using my own experience,” explains Michael. “I recognised, for example, that an unalarmed pipe carrier drew the wrong kind of attention from thieves, so I initially designed Vanguardian as a unique affordable, security alarm to protect a pipe carrier to prevent copper pipe theft and then I developed the Zonal system of protection and progressed to effectively protecting the fabric of the vehicle from criminal damage and protecting the tools and assets on board.” The all- round system prevents the first phase actions of thieves, door tampering, lock damage, panel piercing and door peeling. Vanguardian’s targeted protection system is remote controlled and is quick and easy to install, taking just five minutes, with no tools or drilling or wiring required. Once fitted, it works to protect the most commonly targeted at risk zones on a van, such as doors, locks and roof racks carrying ladders and pipe. The device is designed to be seen on the exterior of the vehicle to provide at first a visible deterrent and is attached simply but securely with 3M waterproof high-bond contact adhesive tape. Once the Vanguardianalarm is activated, any unauthorised attempted removal will trigger a two second,110db alarm response. If contact continues within 10 seconds, the alarm will activate for 30 seconds before resetting itself, effectively providing its own self-defence against tampering. And alerting owners and those around when thieves are operating “Factory-fitted alarms or devices that fit inside the vehicle are either ineffective because they cannot be heard or they only work after the doors have been forced open and damage has been done, and tools at risk from a swift hand and gone” explains Michael. “The Vanguardian instead provides at first a visible deterrent that if ignored activates an alarm upon sensing first contact, before damage is done and before the doors are open. This gives van owners an early warning and motivates the thieves to move on or risk been confronted” The Vanguardian is available in two versions. The first is the dual alarm with two, independent alarm mechanisms. Once armed, they will sound an audible alert when sensing contact within its designated zonal area, such as on the rear doors or roof rack. The second version of Vanguard is the twin alarm, which offers the same protection as the dual alarm, but with two independent single units protecting two separate zonal areas, such as the offside and near side doors. The Vanguardian is available now. For more information, visit: www.vanguardian.co.uk

The final homes are being constructed at the site, with work due for completion early this year. Bellway is delivering 116 new homes at Shepherds Walk, off New Yatt Road, with half of these (58 homes) allocated as affordable housing. “Shepherds Walk has been an incredibly successful development, and we have now sold all private homes before construction work has been completed,” said Elaine Brown, Head of Sales for Bellway South Midlands. “This allows us to focus on completing the remaining work at the site and delivering a legacy of more than 100 much-needed new homes for residents of North Leigh, including a selection of affordable homes that will greatly benefit the local community. All affordable homes at Shepherds Walk have already been completed and handed over, while the final few private homeowners will be moving into their new property at the development very soon.” The house development is located in a village setting on the edge of the Oxfordshire Cotswolds and is a mix of two, three, four and five-bedroom homes that have appealed to a wide range of buyers. “Selling all private homes at Shepherds Walk reflects the high demand for new homes in the area and we are now looking forward to welcoming the final homeowners to the development in the coming weeks and months. The Primary Benefits Of Hiring A Lawyer

Until one has landed in the proverbial “hot waters,” you will not often hear of someone looking for a lawyer or any sort of legal representation. There are different areas of law; therefore, it is not uncommon for a person to need a legal expert specializing in real estate, tax, criminal, divorce, or employment law. It is, therefore, not surprising that you may find the task of finding a lawyer daunting until you need it. Here are five primary reasons and benefits of hiring a lawyer.. The Scope Of The Law Is Vast There are many areas within the scope of the law. Each area of law has legal frameworks and guidelines governing the proceedings of cases brought before the magistrate. It is best to rely on a legal expert who specializes in the area of law that you need assistance with. If you happen to be going through a divorce, it is highly advisable to seek counsel from a divorce or family attorney. Hiring a personal injury lawyer is advisable if you’re involved in a car accident or motorcycle accident. The same is true if you or a loved one is a victim of nursing abuse, medical negligence, or malpractice. On the other hand, seeking the help of a criminal defense attorney can assist people who face criminal charges, such as homicide or murder. Business owners, investors, and professionals also face legal matters. So, they need to hire a lawyer to help them ensure smooth operations. For instance, a real estate investor can hire a lawyer to ensure the legal acquisition of a property. On the other hand, a dentist also needs the legal expertise of an experienced lawyer, such as one from PCS Law or other law firms specializing in helping dental health professionals. As you probably realize now, the field of law is broad, and lawyers have their specializations. All aspiring lawyers undergo the same years of law study and take the bar exam. But each attorney is unique. One may have more experience in dealing with criminal cases, while the other focuses on personal injury law. Moreover, lawyers try to diversify their legal services through continuing education and taking more challenging trial cases. To find an expert lawyer in particular fields, you should explore sites such as https://www.topresearched.com/ that have already done the research and have compiled a list for your legal needs. The Risk Of Not Having Legal Protection Because of the broad spectrum of legalities and regulations, it is easy for you to fall into the trap of admitting or confessing to offenses that you ideally should not. Police often try to get as much information from suspects before their legal council arrives for such reasons. On the other hand, if you got involved in a car accident, while the at-fault driver’s insurance company is willing to provide compensation, the amount could be significantly lower than expected.  Dealing with the insurance company alone may decrease your compensation or the chance of invalidating your claim because of self-incrimination. Not to mention, insurance companies have tricky adjusters and a pool of experienced lawyers who usually ask victims to sign documents or make statements that can drastically reduce the claim amount.  The same scenario can happen to someone being accused of a criminal charge. Without a lawyer, the individual may narrate an incident unfavorable to their case. While you usually watch these cases in movies, they’re far worst in real-life.  With this, it’s just as easy to say the wrong thing in a stressful situation. Legal protection will prevent this from happening. Learn how a lawyer can help protect your rights and best interests by checking out resources like osbournepinner.com. Paperwork As there is an insurmountable amount of legalities and guidelines governing legal proceedings, there is equally an amount of paperwork required during any legal case. Examples of legal documents include contracts, leases, deeds, titles, wills, and birth certificates. In preparation or during a court trial, documents like a summon or complaint also serve as legal papers. This is where hiring a lawyer comes in beneficial. The paperwork requires extensive knowledge of the subject matter to fully comprehend, as you will find significant jargon, legal terms, and other colloquialisms in your legal papers. Misunderstanding these terms may lead to devastating fines or jail time. Similarly, the incorrect or late submission of specific files or paperwork may cause a delay to your case or see your case thrown out altogether. But, by working with lawyers, they can carefully draft and review all legal documents to ensure the details are correct. After all, even the tiniest error or inaccuracy can ruin a legal case.  Lawyers Are Impartial In family matters, such as a contested divorce or custody battle, it is highly recommended to hire a lawyer instead of choosing to represent yourself. Because family matters are very personal, it is easy to use your feelings or emotions like a sense of judgment instead of using logic. Lawyers, however, are trained to remain impartial under all circumstances. It is their job responsibility to ensure their clients are protected at all times, they are prepared to take the stand, and they do not incriminate themselves in any way. Legal Experts Can Easily Get To The Bottom Of Things In a 50/50 case, the magistrate might have trouble determining who the guilty party is. A highly qualified and experienced lawyer will distinguish between winning and losing, such as a case. As per their training, lawyers are encouraged to pick, prod, and poke holes in every claim or allegation made by their client’s opposition. Lawyers can challenge evidence or the obtaining of evidence. They can cross-examine witnesses and compare their earlier statements to the police and their testimony in court. Hiring a lawyer may sound like an additional liability you feel you may not need; however, the opportunity cost and potential loss are higher should you need legal counsel.

4 Pillars of HOA Management

HOA (Homeowners association) communities are on the rise across the nation. Around 58% of homeowners live in HOA communities and across the country, around 8,000 new HOAs are formed each year. The prominence of HOAs and the diverse characteristics of each community pose an HOA management challenge to homeowners. Many HOAs turn to third-party companies to handle the heavy lifting of the HOA’s daily duties to the tune of tens of thousands of dollars each year.  In 2021, an estimated 35% of HOAs were self-managed. However, tools like HOA accounting software are making these duties more approachable for volunteers—regardless of their background or experience.  NO matter how you go about it, there are four things your HOA board needs to run smoothly, satisfy homeowners, and stay profitable.  Pillar 1: Streamline Dues Collection Homeowner dues are the lifeblood of your HOA, and collecting them is the most urgent function of HOA management. Dues provide the funding needed to maintain amenities, make repairs, and budget for improvements.  Usually, the task of collecting dues falls to the HOA’s treasurer, and it isn’t as easy as it sounds.  Some homeowners prefer to pay by check, while others pay by cash or card. Collecting and processing several different types of payments causes more work for the treasurer. Not to mention, depositing checks requires a trip to the bank, and they take a few days to process.  While many homeowners may faithfully mail their dues in by check, unavoidably some will forget or find themselves out of town with no way to pay. In this case, the treasurer must connect with them to arrange the payment. If the treasurer has a job, or if the homeowner works odd hours, this can be difficult.   As a result, dues payments trickle in inconsistently over the course of the month — until it’s time to do it all over again. You can see why many HOAs leave this work to third-party companies.  But the simplest solution to this challenge is to offer digital payments to homeowners. That way, they can pay with a credit or debit card, or through a bank draft. More importantly, they can pay anytime, from anywhere, without interfacing with the treasurer at all.  Unlike checks, digital payments hit the HOA’s bank account instantly. Some HOA accounting software platforms like PayHOA allow homeowners to enable autopay, so they don’t have to remember to pay their dues each month. This simplifies the dues process for both homeowners and the HOA treasurer, and gives the HOA’s cash flow much more stability.  Pillar 2: Organize Your Bookkeeping Keeping your accounting and records organized can be extremely difficult. However, with the right tools and processes, even HOA treasurers with no accounting or financial background can keep the HOA on track.  Many HOAs keep track of their accounting with basic tools like spreadsheets or even paper ledgers. These methods create several liabilities.  Though these tools are digital, they still require a ton of manual work and data entry. Not only does this make the job of treasurer more difficult, it’s more prone to human error.  The treasurer must create their own system for keeping information organized. This creates too much reliance on one individual. If they decide to leave the HOA, it can be tough to make heads or tails of their records.  Good bookkeeping practices don’t always provide the clarity needed for long-term planning or informed decision-making. It can still be difficult to gain a birds-eye-view of the HOA’s financial health.  General accounting softwares like QuickBooks aren’t built to handle an HOA’s needs. To name just a few issues, they don’t handle mass, recurring invoices well, and they don’t distinguish between property and owner. This is a huge area of concern in working with a third-party management company. These companies handle the HOA’s bookkeeping, but don’t always keep the HOA board informed about the finances. If the HOA decides to end its relationship with a management company, it can be difficult to regain control of the books and records.  For HOAs who choose to self-manage, an HOA-specific accounting software can answer almost all of these concerns.  These platforms allow you to create separate profiles for properties, owners, and vendors. They keep all your transactions in one place and automatically sync with the HOA’s bank account. Plus, these HOA platforms automatically generate reports that indicate your HOA’s financial health.  To prioritize your HOA’s goals, the HOA must know where it stands. The end goal of organized bookkeeping is to provide the clarity your HOA needs to move forward — whether that means  building reserves, conducting an audit, planning a new amenity, paying taxes, or something else. Pillar 3: Be Transparent With Homeowners  Communication is a key piece of HOA management. Homeowners pay dues to maintain their HOA community, so they deserve to know how their money is being spent, what’s going on in their community, and how to participate in the HOA board’s decision making. Accounting Remember, homeowners chose to live in an HOA community as an investment. When homeowners know their investment is being taken care of, it makes for a good relationship with the HOA board and an overall happier community.  From an accounting perspective, most homeowners want to know just four basic things: How much cash does the HOA have on hand? How much money does the HOA have in reserves? What is the HOA spending money on? What should the HOA be spending money on? The ability to answer these questions comes from organized bookkeeping, but the HOA board must also take an active approach in communicating these points to homeowners. Some state HOA laws require a level of openness, but the legal standard should be the bare minimum for transparency around finances.  Board meetings Running an HOA is a team effort, and when you include homeowners, that work will go much smoother and will be well-received.  Announce meetings a few weeks in advance. Be clear about the rules for how meetings will be conducted and
