Biggest win to date for expanding business unit specialising in refurbishment/fit-out and ‘cut and carve’ works. Glencar, a construction company that was recently ranked amongst Europe’s fastest growing businesses, has announced the award of a £12M fit out project instruction from global ready to assemble furniture, kitchen appliances and housewares company Ikea. The project will see Glencar undertake extensive racking, sprinkler and office fit-out works within Ikea’s giant new 450,000 sq ft distribution centre recently completed located at the former Littlebrook Power Station site on the south bank of the River Thames in London. The works will also include the construction of a new additional storage unit in the service yard together with the installation of a security gatehouse, vehicle ramps and fencing adaptions. Talking about the contract award and rapid expansion of this specialist division, Neil Johnstone Commercial Manager Glencar Special Projects Division said: “The new ‘Special Projects’ division was established to service the fit-out and refurbishment needs of Glencar’s existing industrial client base as well as offering the same high level of service to other market sectors.  This approach has proven successful to date, having secured a number of projects in other market sectors and establishing relationships with new clients who have not worked with Glencar previously. Stepnell completes BREEAM-rated ‘Very Good’ £29 million Gloucestershire retirement community

NATIONAL contractor Stepnell has completed works on behalf of Brio Retirement Living to design and build the £29m Beechwood Park – a 106 dwelling luxury retirement living community in Stow-on-the-Wold, Gloucestershire. The completed Beechwood Park retirement home boasts a range of one, two, and three bedroomed bungalows and apartments, each cladded in Cotswold Stone, and set against a quintessential countryside backdrop within one of UK’s most desirable market towns. Sustainable living solutions have been incorporated into the design and build, to include district heating, combined heat and power generation, and full home automation. As a result, this project has been awarded the Building Research Establishment Environmental Assessment Method (BREEAM) ‘‘Very Good’’ standard rating and BRE HQM (Home Quality Mark) Level 3. Designed with a wide range of community facilities and communal areas, the retirement home is home to beautiful landscaped gardens, and includes an exercise trail, raised bed gardens and Brio’s brasserie and bar Slate & Grain. Furthermore, there is a purpose-built social space for recreational activities, club fitness suite, spa and lounge. A shuttle bus is also available for shopping trips and excursions. Stoford and Church Commissioners sign new site wide agreement at Exeter Logistics Park 

Developer to bring forward additional 500,000 sq ft sq ft of industrial/logistics accommodation Leading commercial property developer, Stoford has announced a new site wide agreement with the Church Commissioners for England that will unlock future phases of development at a job creating industrial scheme in East Devon. The agreement paves the way for the development of an additional c.500,000 sq ft of industrial/logistics accommodation at Exeter Logistics Park, Clyst Honiton.  Stoford will develop the scheme on a design and build basis, with new units made available on freehold or leasehold terms.  Exeter Logistics Park is part of the second phase of a significant industrial scheme which was opened in 2017, following the grant of outline planning, secured by the Church Commissioners.  Part of the Exeter and East Devon Growth Point economic development zone east of the M5, near Exeter Airport, the scheme will total more than 650,000 sq ft upon completion and includes improvements to the local transport infrastructure. A new access road and signalised traffic junction have been created off the B3174 London Road, making the site immediately available for further development.   Stoford has already completed construction of a new 90,000 sq ft distribution unit and a 415-space electric vehicle charging park at Exeter Logistics Park, on behalf of an international retailer.  Works are also underway on the construction of a further two new buildings, including DHL’s 54,732 sq ft parcel distribution service centre and a 28,464 sq ft warehouse that is being developed speculatively.  The new developments are characterised by strong environmental credentials, including green roof spaces, a sustainable urban drainage system, provision of solar panels and an external trim trail with outdoor gym and fitness area. They are expected to be completed this month (March 2022) and have the potential to create more than 100 new jobs.  It is estimated that Exeter Logistics Park could contribute between £90 million – £105 million to the regional economy when fully complete. Dan Gallagher, Joint Managing Director, Stoford said: “Exeter Logistics Park is an extremely well connected site with enormous potential. We are on track to deliver the two new buildings in Q1 this year and the new agreement will enable us to further develop the scheme to meet continued demand. This is a sustainable scheme that has already attracted high calibre, international occupiers. CIAT raises serious concerns and responds to the Lords’ Committee Stages as the Building Safety Bill moves through Parliament…

CIAT supports the premise of taking appropriate action against those who have deliberately and knowingly specified, provided, or fitted substandard materials. However, the proposal to extend liability periods is unrealistic, unworkable, and unachievable and has the danger of potentially persecuting innocent parties without the means to defend themselves or without any realistic positive outcome for the owner/occupant. Imposing a retroactive period of 30 years is a reactive addition to the Building Safety Bill and is not the solution. There may not be insurance in place, the documents may no longer exist, as the insurance and limitations periods under which these practices were operating had expired and also due to the more stringent GDPR rules, the claim would go against the contracts and certification processes as issued at the time and could be challenged through the courts, even if the practices still existed or the personnel were the same. If the claim was pursued, the practices or individuals may have no alternative but to declare themselves bankrupt which provides no resolution for any party. The narrative from Government is implying that it is aiming these measures at large manufacturers, contractors, and developers, without taking cognisance that it will in reality affect those sole practitioners and micro-SMEs (up to 10 employees) which are the majority of practices in the professional services sector. In addition to this issue, many of those firms will no longer be operating. As such, CIAT would urge the Government to continue with its original commitment to fund the remedial works as promised and aim any sanctions or pursue recovery at the right parties. Any proposed actions should be proportionate, fair and realistic. CIAT is becoming increasingly concerned by the plethora of suggested amendments to the Bill. These are changing on a daily basis, and it is hoped that common sense will prevail. In addition to the matter of extending liability periods retrospectively, it is important that those writing this legislation understand that professional service providers do not operate multi-million-pound companies and are mainly micro SMEs (up to ten) or sole practitioners. They will simply not have the capital to fund uninsured losses for remedial work that they had no influence or control over. CIAT would also suggest that the Government opens dialogue with the sector and experts who could contribute to a constructive way forward to enshrine legislation which is proportionate, fair and achievable.  CIAT will be assessing the results of the debate at Report Stage when the revised Bill is published. This is expected at some point after 2 March 2022.

UKREiiF SETS NEW INDUSTRY BENCHMARK ON INCLUSIVITY AND SUSTAINBILITY WITH MAJOR SOCIAL VALUE DRIVE

UKREiiF aims to become one of the most inclusive and sustainable events for the real estate and infrastructure industry when it launches this May in Leeds It has already started measuring social value impact using 20 key metrics covering topics such as wellbeing, environment and diversity, and will use the data to make improvements The conference is expected to welcome more than 5,000 delegates, 250 speakers and over 100 exhibitors The UK’s Real Estate Investment and Infrastructure Forum (UKREiiF), a major new conference and exhibition taking place in Leeds from 17-19 May, has embarked on an expansive social value campaign aimed at making it one of the most inclusive and sustainable events in the real estate and infrastructure industry. The three-day event, which will welcome over 5,000 delegates, 100 exhibitors, and more than 250 speakers, is centred around connecting people, places and businesses in order to accelerate the levelling up agenda and unlock sustainable, inclusive and transformational investment across the UK. The conference has been structured to provide an unprecedented platform for underrepresented groups as well as smaller organisations and businesses from diverse geographical locations. It has enabled locations such as Cornwall, Blackpool, Fife and Hull to be represented in a similar manner as London, Glasgow, Manchester and Belfast. Built Environment Networking, the organisation behind UKREiiF, is also striking numerous partnerships to further enhance the diversity and inclusiveness of the event. One such partnership is with skills and diversity initiative Regeneration Brainery where a mentoring system is being created to connect industry leading figures to potential graduates. Other partnerships include with STEER which will see students and mentors attend today, Freehold who will host an LGBT+ history tour around Leeds, RE:Women who will host an afternoon Zumba networking class and Women in Property who will run a morning networking event. The event’s environmental sustainability credentials have also been carefully considered. Firstly, the choice of host city has been made with the environment in mind. Leeds is the most central city with appropriate conferencing and exhibition facilities, which therefore minimises both the distance delegates need to travel and their carbon footprints. Moreover, UKREiiF is due to gain its ISO Events Sustainability Accreditation ahead of the event taking place. The organisers are also working with sustainable travel partner LNER, to offer discounts to UKREiiF attendees that travel by train, in addition to Club Peloton encouraging cycling as a route to Leeds whilst also raising money for charity. To ensure these efforts are maximised, UKREiiF is using software specialist Loop in order to measure social value impact across 20 metrics, which includes categories spanning wellbeing, charity, mentoring, training, diversity and sustainability. The information will play a pivotal role in shaping the event, used actively throughout so that improvements and adjustments can be made and impact optimised. The first report is due out within weeks, ahead of the event taking place. Crucially, UKREiiF is taking an iterative approach, with regular reporting meaning that the team will be able make improvements to the event’s social impact indefinitely. Keith Griffiths, Founder of Built Environment Networking, UKREiiF’s organiser, said: “UKREiiF places social value considerations at its core, so it is important that we use social value measurements to ensure it is being applied effectively and extensively.  “All forward-thinking organisations are now focused on developing robust environmental, social and governance (ESG) strategies. Sometimes, however, the ‘s’ in ESG can play second fiddle to the ‘e’. While UKREiiF can boast very strong environmental credentials, we also want to lead the industry in terms of providing the very best in social impact.” Sustainability is also at the heart of UKREiiF’s awards, which take place on the evening of Tuesday 17th May. The awards feature categories specifically dedicated to celebrating pioneers in the ESG agenda, including Net Zero Hero of the Year, Social Value & Inclusive Growth Creator of the Year and Net Zero Place of the Year. The free to enter awards are now open and submissions should be submitted by March 18th. In addition to showcasing investment opportunities to investors, developers and house builders, UKREiiF’s conference agenda will address key sustainability themes, including the UK’s net zero target, social value and inclusive growth, the future of real estate and building better communities. Canmoor announces another 60,000 sq ft logistics deal at Westway Park

Steder Group charts steady course to Renfrew Canmoor is set to welcome the Steder Group, as the latest new occupier at Westway Park in Renfrew. The global logistics service provider has signed up for 60,000 sq ft of logistics space at the newly refurbished Block D on a ten-year lease. The Scottish & Dutch-owned company, which is headquartered in Hillington, Glasgow and in Rotterdam in Holland, is relocating its UK Warehousing & Logistics Services side of the business to Renfrew from Hillington. The new unit will be used for storage and distribution functions, whilst the main freight forwarding, customs brokerage, sales, marketing and administration will remain at its Hillington HQ. Steder Group is set up to handle any logistics challenge and can offer a complete range of logistic services within a broad, worldwide network. In Scotland, this includes forwarding, air cargo, with services, including handling customs documentation for a global customer base.  The new facility in Renfrew is part of the UK arm of the business, which along with its HQ in Hillington also has bases in Aberdeen, Queenslie & Dunfermline.   Steve Logan, Managing Director of Steder Group said:                 “Quality space, connectivity and site security were the prime drivers for our move to Westway. It is located in the heart of the Glasgow Airport Investment area, which is one of the key City Deal projects that will benefit from £39.1m of inward investment over the next 10 years. This will deliver significant infrastructure investment to the area including a new two-lane bridge over the White Cart, directly linking Westway with the investment area and airport, which is scheduled to open later this year. Westway also benefits from having its own private dock facility on the White Cart Water which accesses the River Clyde. This provides an alternative shipping solution particularly for large products that are unsuitable for transport by road.  Andrew McCracken, Director of JLL said: “This deal underlines the demand for well-located, top quality logistics space in the Scottish market. Both had the audience grasped as they talked about their early lives, how they ventured into business for the first time and what motivates them to be successful in business. Both received an incredible standing ovation by all who attended. Failure to comply with zoning regulations can result in hefty fines or even the demolition of your new building! Zoning regulations are put in place to ensure that buildings are constructed safely and don’t violate any existing laws. For example, you wouldn’t want a factory to be built next to a school because of the noise and air pollution it would create. Zoning regulations help prevent these types of problems by dictating where certain types of buildings can be constructed. If you’re unsure where to start, the best place to begin your research is with your local zoning board. They will be able to provide you with a list of regulations that you need to comply with. Once you have this information, you can begin the process of designing and constructing your new building! 2) Building permits To construct a new building, you will need to obtain a building permit from your local government. This document is proof that the appropriate authorities have approved the construction project, and it outlines all of the specific regulations that must be followed during construction. Building permits can take anywhere from a few days to several months to process, so it is important to start this process as soon as possible. If you fail to obtain a building permit or violate any of the conditions outlined in the permit, you may be subject to fines or even imprisonment! It’s also important to note that not all buildings require a building permit. For example, detached garages and sheds typically don’t require one. To find out whether or not your project requires a permit, you can contact your local building department or do some research online. 3) Hiring a licensed contractor Once you have obtained the necessary permits, you can begin the process of hiring a licensed contractor to help with the construction of your new building. It is important to only work with properly licensed and insured contractors. This will protect you from liability in the event that something goes wrong during the construction process. When hiring a contractor, there are many things to consider, such as their experience, price, and reputation. Be sure to get multiple bids before making a final decision. Harron Homes Join Homes England’s Dynamic Purchasing System

Homes England is the Government’s housing delivery agency and one of the largest vendors of residential land. Harron Homes will be joining 65 other developers, suppliers and housing associations in the new £20 billion DPS. The Delivery Partner DPS is one of Homes England’s main routes for land distribution and it gives house builders such as Harron Homes the ability to bid for these sites.  Other public bodies may also use the DPS to procure developers, broadening housebuilders exposure to potential projects. It also allows for potential new members to join at any time – in contrast to the previous framework which renewed every four years. “After a rigorous application process, we are delighted that Homes England have accepted us onto its exciting new DPS system,” said Nick Hague, Land Director at Harron Homes. “Being accepted enables us to work dynamically in identifying and procuring residential land. We are already planning on how to take maximum advantage of a framework that unlocks opportunities to be involved with projects which may have previously not come to our attention. The new framework means benefits are passed onto both landowners and home buyers, new homes can be built quicker.”
