Rula Developments has acquired a 10-acre site close to Junctions 33 and 34 of the M1 in Sheffield with plans to deliver up to 230,000 sq ft. of new, state-of-the-art industrial / logistics accommodation. The prime site is located just off Europa Way, adjacent to the well-established Sheffield Business Park, and in the heart of the Advanced Manufacturing Innovation District (AMID). Existing occupier, Tinsley Bridge Group (TBG) has completed a sale and leaseback of its 62,000 sq ft factory and headquarters building which has been sold to Moorfield. TBG plans to vacate its old factory and remainder of the site in 2025, making way for redevelopment. Rula will submit a planning application in the first quarter of 2024 but is yet to determine building plot sizes subject to demand. Masterplan unveiled for Cardiff Central Station

Network Rail is to launch its masterplan process around Cardiff Central Station, which will see the comprehensive design and redevelopment of over 10 acres of railway land and the delivery of new homes. Cardiff Central currently attracts 13 million passengers a year and the station is a vital gateway to the city centre. The masterplanning process, led by Network Rail, working alongside Cardiff Council, Transport for Wales and Rightacres, aims to regenerate and open up the site, improve connectivity and deliver homes within a new mixed-use neighbourhood creating a new entrance gateway for the Welsh capital. One of the last parcels of land to be regenerated in the city centre, the Network Rail land has been a barrier to investment for other parts of the city for many years. The regeneration and integration of this strategic parcel with the wider Cardiff Central Quay creates a catalyst to unlock future development opportunities to the south of the City and to Cardiff Bay. The scheme will improve the area for pedestrians, enhance transport connectivity and the customer experience, whilst making the most of its riverside location. Network Rail has recently appointed Cardiff-based developer Rightacres to deliver a new 695-space car park on the adjacent Central Quay development. Consolidating the car parking to its new site, unlocks the former surface car park land and other areas around the station to become part of the masterplan area and deliver a comprehensive vision for the station neighbourhood. Network Rail has selected a masterplanning team led by Hawkins Brown. The full masterplanning team has extensive experience working on both rail and regional projects. These include Tottenham Court Road, the Elizabeth Line and Over Station Development in London, alongside regional successes such as the sbarc/spark campus, Cardiff Central Square and many of its new buildings including BBC Wales. A period of stakeholder and community consultation, followed by an initial design phase will take place over the coming months with the ambition to submit an outline planning application during 2024. Alongside the masterplan creation, major improvements to the station are also underway. Transport for Wales is leading a £139m investment programme, funded by the Department for Transport, the Welsh Government and Cardiff Capital Region, which will improve the passenger experience at the station. To the south-side of the station, Rightacres has commenced initial phases of the 1.5m sq ft Central Quay development, a regeneration of the former Brain’s Brewery site which will see hotel, commercial and leisure space and up to 2,000 waterfront homes. Dandara has donated £4,050 to Breast Cancer Now to help in the fight against the disease which claims more than 11,500 lives in the UK every year.  The independent housebuilder took part in ‘wear it pink’ day on 20 October, organising a host of activities and donating £50 from the sale of each home reserved in October to the charity.  The annual fundraising event is organised by Breast Cancer Now, whose mission is to make sure that by 2050 everyone diagnosed with breast cancer lives and is supported to live well. The event has raised over £39m since it began in 2001 and helps fund Breast Cancer Now’s world-class research and life-changing support.  Kinie Kaur, wear it pink manager from Breast Cancer Now, commented: “We want to say a huge heartfelt thank you to Dandara and their customers for supporting wear it pink and raising such an incredible amount. DHF urges caution regarding gate and barrier safety following fatality

Door & Hardware Federation (DHF) is urging caution with regards to gate and barrier safety, following the death of Thomas Manns, an employee of Weston’s Cider who lost his life due to a barrier crash.  The accident happened at the Much Marcle Factory, near Ledbury, on 28th September 2020 on Mr Manns’ 65th birthday.  Mr Manns was driving a van for H Weston and Sons Limited, the manufacturer of Henry Weston’s Cider, when he was killed by the end of a security barrier.  Following an investigation, conducted by The Health and Safety Executive (HSE), it was found that H Weston and Sons had installed the barrier a month earlier, and failed to undertake a suitable and sufficient risk assessment.  In addition, the company failed to implement a safe system of work to ensure the barrier could be secured safely when open and closed.  The company was fined £1.4 million and ordered to pay £26,756.50 in costs at Kidderminster Magistrates’ Court on 30 November 2023.    Following this tragic incident, DHF is compelled to remind duty holders of their responsibilities with regards to gate and barrier safety.    “As required in The Management of Health and Safety at Work Regulations 1999, it is imperative that duty holders carry out and document formal risk assessments.  The Workplace Regulations 1992, identify traffic routes and doors and gates as requiring specific attention,” explains DHF’s Senior Training & Compliance Officer, Steve Hill.  “HSE provides clear guidance on duty holders’ responsibilities, emphasising that horizontally moving barriers must be adequately secured at all times.  While not directly linked to powered barriers, we are stressing the vital importance of securing manual gates in either the open or closed position.  This is also relevant to powered hinged gates, especially when left in manual mode.”  The Tamworth-based trade association has long advocated for a comprehensive and thorough approach to gate and barrier safety.  Regardless of whether the installation involves a powered or manual gate, the federation strongly recommends engaging specialists who are trained to install compliant products and conduct thorough risk assessments, and who can provide advice on regular maintenance procedures, as well as user training.  “When installing any type of vehicle barrier or gate, it is crucial to involve specialists who have received proper training to assess the risks associated with the installation.  This includes providing expert advice on maintenance procedures and user training,” concludes Steve.  “As we reflect on this terrible outcome, DHF remains committed to promoting safety standards within the industry and offering training to help reduce accidents such as this.” Building, Design & Construction Magazine | The Choice of Industry Professionals
