Spitfire Homes opens new Customer Suite at Malabar

Spitfire Homes has officially opened a new Customer Suite at Malabar, a new neighbourhood in Daventry, Northamptonshire, against a backdrop of rising buyer demand across the UK. The collection comprises a variety of aspirational new two- to five-bedroom homes tailored to suit a range of lifestyles, showcasing Spitfire’s signature design-led approach. All homes at Malabar include future-proof features and technologies to promote energy-efficient living. With sustainability a key focus for Spitfire, properties come complete with photovoltaic (PV) panels, underfloor heating, heating and hot water provided by air source heat pumps, and electric vehicle charging points. Spitfire’s opening coincides with a national fall in interest rates, with data from Zoopla showing mortgage providers offering rates at under 5% in recent months. As a result, national sales are 13% higher than February 2023, and 17% higher in areas across the Midlands. Malabar already has outline planning permission for up to 1,100 new homes, with the prime location providing access to local amenities including supermarkets, pharmacies and GP practices, as well as pubs, restaurants, and cafes. For families with children, Daventry is home to several well-established primary and secondary schools. The wider collection at Malabar will also incorporate over 50 acres of public open space along with plans to deliver a new primary school, nursery and community centre, alongside food and retail units. It is projected that the construction of the development will support the employment of more than 3,400 people. Ben Leather, Managing Director at Spitfire Homes, said: “Malabar demonstrates Spitfire’s goal of creating thriving, sustainable communities that deliver high-quality, future-proofed properties. Our range of two to five-bedroom homes suit a wide range of buyers and budgets, from first-time buyers to established families looking for more space. Now that our Customer Suite is open to the public, we’d encourage prospective buyers to book an appointment to come and see all that Malabar has to offer.” Knight Frank is the selling agent at Malabar and has worked with Spitfire Homes for over ten years. Its latest data published at the end of January 2024 shows that since interest rates have dropped, levels of sale interest across the market have increased. There is pent-up demand from buyers who have been waiting for more economic stability. Building, Design & Construction Magazine | The Choice of Industry Professionals

Propertymark response to speculation of £300m take upheaval to rental sector with the budget

Propertymark response to speculation of £300m take upheaval to rental sector with the budget

Nathan Emerson, CEO Propertymark comments… Propertymark are extremely concerned to see reports within the news of a rumoured £300m attack on landlords within the budget, all at a time when many have already left the sector and many more are just about holding on. Just like traditional homeowners, inflation and interest rates have hit landlords with force and there needs to be recognition from the UK Government that to provide high quality homes, whether they be short term lets or longer-term housing, the system must be workable. It is unacceptable there is constant aim being taking at landlords to the point the viability of the entire system is becoming seriously questionable for both existing landlords and future investors. Real Estate Awards: HelloParks Páty PT1 wins Commercial Development of the Year

Real Estate Awards: HelloParks Páty PT1 wins Commercial Development of the Year

HelloParks Páty PT1 was named Commercial Development of the Year at the Real Estate Awards. The prestigious Hungarian real estate competition recognises the year’s most notable developments and operators. The modern industrial hall, with the largest contiguous floor area in Budapest, is one of the most sustainable warehouses in Hungary today. Oliver Treiber, Chief Investment Officer and Partner of HelloParks, has been awarded the Rising Talent of the Year. HelloParks’ 58,000 sqm Big Box industrial building, inaugurated in the summer of 2023, is the company’s first development in the Paty megapark, West of Budapest. PT1 has been built to the highest Outstanding rating in the BREEAM New Construction category, which it has already obtained for Design Stage. The offices in the building will operate with zero primary energy consumption thanks to the solar panels to be installed on the roof. Even the rainwater falling on the roof of the hall will be used to irrigate the green space around the building. Smart-ready lights will be installed around the warehouse, and electric car chargers will be available in the car park. Only three per cent of buildings worldwide meet the Outstanding level, and only HelloParks is developing industrial buildings of this high quality, with all its current projects under construction aiming for this level. HelloParks’ proprietary mobile app also supports energy-efficient operation, providing tenants with valuable information by connecting to the hall’s intelligent building automation and monitoring system. The app provides remote access to the rented areas’ technical data, utility consumption monitoring, and the ability to adjust heating, ventilation, and lighting settings. Almost 90 per cent of the PT1 hall has already been leased. The industrial facility has already won two previous awards from the international industry, winning the prestigious European Property Awards 2023 for five-star investments, and in early 2024, it was awarded the title of Best Commercial and Manufacturing Development Europe at the International Property Awards Gala. The Real Estate Awards competition jury awarded HelloParks’ Chief Investment Officer and Partner Oliver Treiber the Rising Talent of the Year award.
