British Land Secures Green Light for £600m Euston Tower Redevelopment

British Land has gained planning approval for a major £600 million transformation of Euston Tower, a 1960s skyscraper in London, into a cutting-edge life sciences and workspace hub. The ambitious project, designed by 3XN, will deliver 560,000 square feet of high-quality office space, alongside improved public areas and expanded amenities. With redesigned 19,000-square-foot floor plates, the scheme aims to cater to the evolving demands of modern businesses. Following concerns over sustainability, British Land revised its initial proposals last year, focusing on a more environmentally conscious approach. The approved plans will involve partial demolition and retrofitting, preserving the building’s central core and foundations while dismantling the façade and floor slabs. This method retains 31% of the original structure, reducing environmental impact. The redeveloped 31-storey tower will feature 4,000 square feet of restaurant and café space, alongside 8,000 square feet dedicated to supporting local entrepreneurs, start-ups, and innovation initiatives. The site, located within British Land’s Regent’s Place campus, will operate on an all-electric system and target a BREEAM Outstanding rating for sustainability. Camden Council granted approval for the scheme during a planning committee meeting on 20 March, with a final decision still required from the Mayor of London. David Lockyer, head of development at British Land, commented: “We are delighted to receive planning consent for this incredible scheme – the first West End tower in a generation, and likely to be the last. McLaren Construction Midlands and North has officially commenced construction on a Distribution Centre for leading retailer, TJ Morris Ltd, at the Unity Yorkshire development in Doncaster. The new Distribution Centre will play a crucial role in the region’s industrial expansion, bringing 1000 new jobs and opportunities to Doncaster and the region.  Unity Yorkshire is a flagship mixed-use regeneration project, transforming the area into a thriving business and employment hub, set within a sustainable mixed use flagship development. New photos show inside of National Rehabilitation Centre as plans come to life

The grand feature staircase, modern ensuite bathrooms and solar panels on the roof are now all in place at the first NHS National Rehabilitation Centre (NRC), as plans which have been in the pipeline for a decade continue to come to life. The 70-bed purpose-built rehabilitation centre near Loughborough will be staffed and run by Nottingham University Hospitals NHS Trust and aims to transform rehabilitation in the UK. The £105million NRC programme is part of the New Hospital Programme. As 2025 progresses and the NRC prepares to begin accepting its first patients in the summer, construction efforts at the site near Loughborough continue to gather pace, with more than 200 tradespeople working on the build each day. Inside the building, the statement staircase has been installed in the main atrium where patients will first enter the centre, and bedrooms continue to take shape as bedheads are installed and the en-suite bathrooms fitted. Elsewhere, flooring is being laid and miles of wiring installed. The latest drone footage shows the solar panels in place which will help to power the building alongside air source heat pumps, as well as the metal framework progressing along the outside of the building, ready for the final rainscreen cladding. Ryan McCormack, Head of Commercial and Construction for the NRC, said: “With fewer than six months to go to when we will be welcoming our first patients, it’s exciting to see how quickly the interior of the building is changing on an almost day to day basis. “It’s been a pleasure to see this incredible building emerge from the ground up, and these next few months are where it will all suddenly come to life as more and more of the fixtures and fittings are installed and finishes are complete, ready for our very first patients.” The construction is being carried out by IHP, a joint venture between VINCI Building and Sir Robert McAlpine. The Stanford Hall Rehabilitation Estate near Loughborough, already home to the Defence Medical Rehabilitation Centre which opened in 2018, was carefully selected as the site for the NRC to bring together these two centres of excellence and drive rehabilitation standards both nationally and internationally. The design of the NRC uses modern methods of construction and will be highly energy efficient, with plans for the building to support the NHS ambition to be Carbon Net Zero by 2045. Work continues to integrate the Smart Hospital design to make the NRC as digitally advanced as possible, with the capability to incorporate additional cutting-edge technology in the future. SSE and Gilkes Energy submit plans for new pumped hydro storage project in the Great Glen

SSE and Gilkes Energy have submitted a Section 36 planning consent application to Scottish Government Ministers for the proposed joint venture Fearna pumped storage hydro (PSH) project in Scotland’s Highlands. The 50:50 development joint venture project is located at the western end of Glengarry, around 25km west of Invergarry and adjoins SSE Renewables’ existing Loch Quoich reservoir in the Great Glen hydro scheme. Delivery of the project would be subject to securing planning consent and a final investment decision, including an investible route-to-market. Fearna PSH has a proposed installed capacity of 1.8GW with a stored capacity of up to 36GWh, providing 20hrs of storage and which would make it the largest such scheme in the UK if delivered. Fearna could support around 500 jobs at peak during its approximated seven-year construction period, boosting employment and the local economy in the Scottish Highlands. Plans for the project envisage the development of tunnels and a new power station connecting SSE Renewables’ existing reservoir at Loch Quoich with an upper reservoir at Loch Fearna. Under the terms of the joint venture agreement announced in July 2024, Gilkes Energy will lead the project’s development under a developer services agreement with SSE Renewables. SSE Renewables already operates the largest fleet of hydro-electric power and pumped storage hydro assets in Scotland. It is now progressing development plans for new pumped storage hydropower projects in the Highlands to complement its existing fleet and deliver the large-scale, long-duration electricity storage (LDES) needed as part of Britain’s future energy mix. Knowsley development smashes social value targets thanks to Fusion21 partnership

In partnership with Knowsley Council and procurement specialist Fusion21, Bloor Homes has smashed its social value targets at its Elowen Garden Village development in Halsnead Garden Village, as part of the council’s planning obligations. Fusion21 has been working with Knowsley Council using its Social Value Through Planning initiative to support the delivery and monitoring of social value throughout the construction phase of the development. The collaboration between Bloor Homes, Fusion21, and Knowsley Council has delivered a range of positive outcomes for the community, achieving three headline social value outcomes in the local area including: The 11 employment opportunities created are helping to fill key roles at Elowen Garden Village as part of the Halsnead Garden Village development, including a local National House Building Council (NHBC) inspector, ceramic tiler, groundworker, joiner, sales advisor, and six bricklayers. This has achieved the social value aim of increasing the amount of Knowsley residents working on-site at the Bloor Homes development. What’s more, two local young people who started as apprentices on the development have now been hired as full-time bricklayers. There were more than 27,000 certified installations in February, bringing the total for the year so far to more than 50,000 – the quickest we have hit this mark in scheme history. “It was another record month for battery storage with more than 2,500 certified installations, and heat pumps also had a strong month with over 5,000 certified installations – an 18% increase on February last year. There were almost 20,000 certified Solar PV installations – a 35% increase on February 2024 – demonstrating the ongoing strength of the solar market. “As MCS continues to support its certification bodies in preparing to offer the redeveloped Scheme, it’s great to see that consumer appetite for small-scale renewables is growing. We welcome today’s construction skills announcement from the Chancellor, which aligns closely with the key objectives we’ve been championing through PfP Thrive. Rachel Reeves is absolutely right: we cannot meet the urgent need for 1.5 million new homes without a skilled construction and trades workforce to build them. This means investing not only in the next generation of engineers, bricklayers, electricians, and carpenters, as the Chancellor highlights, but also in upskilling the existing workforce. We are keen to learn more about how the £600 million in skills funding will be distributed and hope it presents opportunities for partnerships with organisations like ours to help train the skilled workers we need. The focus on skills boot camps is promising, particularly as it aligns with our own goals of reskilling the workforce to adopt new construction techniques and materials. Additionally, the emphasis on foundation apprenticeships is encouraging, as we are already collaborating with organisations across the sector to help them utilise the apprenticeship levy to address the skills gap. However, challenges remain – particularly the upcoming National Insurance increase, which could dampen the appetite for apprenticeships. We hope this announcement signals a broader commitment to addressing such barriers, ensuring we are in a strong position by 2029.  Together, we can build a highly skilled workforce capable of delivering not only the 1.5 million homes needed in this Parliament, but also the crucial housing projects and upgrades that will follow. Property developer fined for multiple construction site failures

A London property developer has been fined £63,000 plus costs after Britain’s workplace regulator found multiple failures at a construction site in Dalston. Nofax Enterprises Limited was investigated by the Health and Safety Executive (HSE) following four visits to its site on Dalston Lane over a 13 month period between 2020 and 2021. The company was overseeing the construction of a four storey building on the site, containing nine flats and large basement to house a youth club. However, the failures identified by HSE inspectors – including multiple working at height risks, poor fire precautions and exposure to large amounts of silica dust – were so serious, that they resulted in the site being closed down on two separate occasions. Other breaches of the law included failing to protect workers from exposure to wood dust, as well as insufficient covid and welfare controls. In total, 9 enforcement notices were served against the company for the Dalston Lane site, including five prohibition notices. The subsequent HSE investigation included inspections at other sites operated by the company, identifying a poor health and safety culture and systemic management failings. Owing to the repeated poor performance and lack of compliance to basic health and safety, Nofax Enterprises Limited, of Maldon, Essex pleaded guilty to breaches of sections 2(1) and 3(1) of the Health & Safety at Work etc. Act 1974.Following the hearing at Southwark Crown Court on 18th March 2025, the company was ordered to pay a total of £88,812.68 which included a fine of £63,000, costs of £25,622. In summing up, the judge stated that despite repeated visits by HSE and multiple notices being served, risks subsisted over a long period and the company failed to make any appropriate changes. The judge concluded by saying that there had been a systemic failure within the organisation to manage health and safety. After the hearing, HSE inspector Gordon Nixon said: “This company showed a total disregard to keeping its workers safe. “They failed to meet even the most basic health and safety standards, continually exposing operatives to serious risks.  “HSE will not wait until workers are seriously injured, or worse and will take appropriate action including prosecutions when health and safety regulations are so blatantly flouted.” Building, Design & Construction Magazine | The Choice of Industry Professionals
