Go-ahead for Richardson Barberry’s £100 million warehouse development

Developer Richardson Barberry today announced it has secured detailed planning consent for a £100 million development of eight warehouse units at a major North East business park. Durham County Council has approved the company’s plans for the first phase development of 830,500 sq ft of warehouse/logistics space on 42-acres of the 116-acre site at Forrest Park. Earthworks/construction is expected to begin on site in 2023. Forrest Park (Newton Aycliffe) Limited, a joint venture by Durham County Council and local landowners the Forrest family, has signed a development agreement with Richardson Barberry. The ambition is that, over the next 10 years, the park will provide 1.8 million sq ft of industrial space and create more than 3,000 jobs, boosting County Durham’s economy by almost half a billion pounds. Overall, the development will extend Aycliffe Business Park to become the largest in the North East and will accommodate a range of business, industrial, warehouse and trade units, roadside restaurant and retail space next to the A1(M). Jonathan Robinson, Barberry Industrial development director, said: “Our Phase 1 Reserved Matters planning consent marks a major step forward for what is a hugely important development for the region. We are excited at the prospect of starting work soon to deliver one of the North East’s premier business parks, which will stimulate economic growth and create thousands of new jobs. We are speaking with several occupiers who are interested in the scheme and hope to announce some more good news during 2023.” He added: “Forrest Park is a highly attractive location for a range of major businesses. £13 million of infrastructure has been installed on the site, including 24 MVA substation and utility connections, and a new signalised junction providing access to and from the rest of Aycliffe Business Park and the A1(M). The first eight units will be available in a wide range of sizes, from around 37,000 sq ft to 260,000 sq ft. We’ve already had interest from local, regional, national and international occupiers in this prominent, motorway-connected, serviced and consented site. It is oven-ready for development and has access to an excellent, skilled labour demographic.” Mark Watkins, representing the Richardson family, said: “Forrest Park is part of the council’s long-term ambitions to create a thriving environment for businesses and investors to develop and grow while creating and safeguarding more and better jobs. This will also be crucial to the county’s economic recovery from the impact of the coronavirus pandemic. It is great to be on the brink of finally getting started on this exciting development.” A roadside retail development by Euro Garages, including a petrol filling station, a convenience store and a KFC drive-thru restaurant, has already been built on the first plot at the site. Barberry starts on £9 million warehouse development

Construction has started at a £9 million speculative warehouse development in the West Midlands, leading commercial property developer Barberry Industrial announced today. Main contractor A&H Construction has started work on a 3.5-acre site at Well Lane, Wolverhampton, where Barberry will deliver a 55,575 sq ft unit. Barberry acquired the site from ASSA ABLOY for an undisclosed sum. Called Barberry 55, the development will be a highly specified Grade A building with 10-metre clear height eaves, 2,965 sq ft of internal offices, 45 car parking spaces and 50-metre yard depth, with dock and level access loading provision. It is expected to reach practical completion in Q3, 2022. It demonstrates Barberry’s continued investment in the region and will create significant job opportunities while helping to address the shortage of new industrial accommodation in the West Midlands. Jon Robinson, development director at West Midlands-based Barberry, said: “This start on site marks another great occasion in our quest to deliver another one of our market leading speculative developments comprising a new, Grade A industrial and logistics hub in Wolverhampton. “We believe our new building will create the much needed quality accommodation for local, regional and national businesses to expand their operations within the Midlands creating much needed new jobs. We have seen significant occupier demand for new industrial and warehouse units of this size and specification, and we expect there to be a great deal of interest in Barberry 55. “It perfectly complements the many other projects we have delivered within the region where we have delivered best in class, Grade A buildings. It is adjacent to the Sainsbury’s supermarket in Wednesfield Way, with Bentley Bridge Retail Park nearby hosting a number of market leading shops and restaurants. Other major occupiers nearby include Supersmart Services, Crown Workspace, Yodel, Euro Car Parts, Travis Perkins, Mercedes, Tool Station and Tata Steel. Jaguar Land Rover has an engine factory within five miles at i54. Barberry has a 3.6 million sq ft industrial/logistics development portfolio with a Gross Development Value of in excess of £500 million. It is developing a £40 million state-of-the-art manufacturing and design facility for a global leader in engine and flight controls systems in Gloucestershire. The 207,000 sq ft centre of excellence for Moog’s Aircraft Controls Segment is being built on a 10-acre site at Ashchurch, Tewkesbury. The company has also commenced speculative construction of three high quality mid-box manufacturing/logistics units totaling 222,750 sq ft at a prime West Midlands business park in a £37 million project. Barberry’s development includes industrial/logistics units of 47,750 sq ft, 62,000 sq ft and 113,000 sq ft at Wolf Pack, Hilton Cross Business Park, just off junction 1 of the M54, Wolverhampton.

Barberry completes engineering giant’s new HQ

Barberry Industrial has completed the construction of a state-of-the-art centre of engineering excellence for a world-leading manufacturer of critical flow control solutions at a strategic site in the West Midlands. A 57,000 sq ft headquarters and manufacturing and design facility has been delivered on behalf of IMI Truflo Marine, part of IMI plc, at Birmingham’s Advanced Manufacturing Hub (AMH). Barberry Industrial, a West Midlands-based property developer and investor, was selected to purchase the site from Birmingham City Council and Homes England. The completed building has been handed over by construction contractor Benniman. The global engineering company will soon relocate to the manufacturing hub in Witton from its existing facility nearby, having signed a new 15-year lease on the Aston facility. The move safeguards the jobs of its existing skilled workforce and creates new employment opportunities. £5.5 Million Former Birmingham Factory Site Redeveloped Has Received Support

The £5.5 million development that will see a former Birmingham factory site redeveloped has received support from the West Midlands Combined Authority. The Combined Investment Fund has managed to provide a loan to the project that is valued at £2.9 million. The Combined Authority funding has been awarded to Barberry Developments in order to help with the development of the former factory site. The location being redeveloped is the former Tuckers Fastenings, which is a 46,000 sq. ft. industrial site located at Walsall road, Perry Barr. Barberry Developments has purchased the site and is in the process of redeveloping the space. It is thought that the work will be complete later this year and the project is expected to create approximately 75 new jobs. The endorsement by the Combined Council Investment Fund shows their support in regenerating the site in order to create more industrial space at twill lead to the creation of jobs and could provide a boost to the local economy. The Combined Investment Fund was created in order to support developments that could lead to a boost in the area. These developments will make sure that the West Midlands continues to have a successful industrial sector well in to the future. The site has been unoccupied since Tucker Fastenings closed in 2013. The old producer f rivets, fasteners and a variety of other metal products had been open at the site since 1903, and had even helped with the construction of fighter jets in World War II. The old metal factory is sat in prime industrial location near the A34 as well as having easy access to Birmingham City Centre as well as the M6 and motorway. The development will be in an ideal place when completed to offer work and services to the people in the local area. It is thought that once the development is completed later this year that it will appeal to the e-commerce market as well as the urban logistics, trade and manufacturing sectors.
