The annual construction contract award figures highlighted in real-time on the BCLive league table for 2021 from research gathered & validated by Builders’ Conference, were down on the previous 12 months and fell well short of the £90 billion that had been predicted early in the year.   But the table ended on an unseasonal high to send the UK construction industry into the New Year with its tail up.  Neil Edwards CEO of the Builders’ Conference looks back over a roller coaster year and a surprisingly upbeat month. Climbing to the top of the heap in December 2021 is French-owned joint venture company CNIM which won a landmark £480 million energy centre new build for client Tata Chemicals Europe.   The project involves the construction of a new Energy from Waste (EfW) facility located at Lostock Gralam near Northwich in Cheshire that will produce 69 MW of clean, renewable energy while diverting 600,000 tonnes of waste per year from landfill. In second place on the BCLive league table was BAM, which secured three new contract awards during the month worth a combined £302 million.   The largest of these is a £250 million mixed use development at Gateshead Quays on the south bank of the River Tyne in Gateshead.   That development will include an indoor arena and exhibition space, public realms, and hotel, leisure and residential space.   It had been previously reported that this contract had been secured by Sir Robert McAlpine.   The client is Ask Property Developments. Claiming third position on the BCLive league table for the month of December 2021 was Wates with a combined haul of six new contract awards worth a total of £297.6 million.   The most notable of these is the new build of a research and development laboratory for client Public Health England in Harlow that is valued at £160 million. Maintaining the dominance of the house-building sector, Hill Partnership took the fourth spot on the BCLive league table with three new housing contract awards during the month that together were worth £187.7 million.   The largest of these is a £95 million project to create 547 new dwellings as part of the Marleigh Phase 1 development in Cambridge.   In addition to the new housing, that project also includes a new primary school, a nursery, a market square and a new community centre. Claiming fifth position and simultaneously regaining the crown for the most projects in the month was Morgan Sindall.   The company picked up a creditable 18 new contract awards during the month worth a combined £152.3 million.   The largest of these was picked up by group company Lovell Partnerships; a £43 million housing new build for client Norfolk County Council on a site at Bowlers Green in Hopton. Despite month being shortened by more than a week due to the Christmas holidays, 11 companies picked up more than £100 million in new contract awards to further reinforce December’s positivity. Although it failed to pass the £1.0 billion mark for the first time in a long while, London reigned supreme in the regional run-down, netting 82 new contract awards worth a combined £776 million.   The North West (£644 million) and the North (£549 million) enjoyed upbeats months, while the West Midlands (£201 million) and East Midlands (£138 million) were down on recent highs.   Scotland reported 22 new projects valued at £340 million to end the year on a high while Wales continues to languish, serving up £71 million split across just 13 new contract awards. Of course, while 2021 is now at an end, 2022 begins with a hangover.   The construction sector still faces the triple threat of skills shortages and both materials and fuel price hikes however, £4.4 billion in a short month in the midst of an ongoing global pandemic still feels like something close to a Christmas miracle. Finishing Strong

The BCLive league table once again broke the £5.0 billion monthly total to send the UK construction sector into the festive period with its head held high and with much to look forward to in 2022.   Builders’ Conference CEO Neil Edwards looks over yet another positive set of figures. *** (see full reports at base of post) With a week of the month left to run, the BCLive league table looked set to fall short of the £4.0 billion benchmark to which the industry has become accustomed.   But with just a few days remaining, the industry apparently reached down the back of the sofa and found sufficient new contract awards to push the total for November past first £4.0 billion and ultimately just past £5.0 billion to finish on £5.1 billion. Bearing in mind that November traditionally marks the beginning of a slow and inexorable slide towards the Christmas period, a £5.1 billion total should send the sector into the festivities with renewed confidence. Leading the charge this month is Wates with an 11 contract haul valued at more than half a billion pounds (£557 million).   The largest of these is a £157 million mixed use development on Plot A1 on London’s Surrey Quays Road and Canada Water Dock.   That development will comprise a 35-storey building made up of 168 apartments and extensive office space. Claiming second place on the BCLive league table for the month of November 2021 is Winvic, courtesy of a six contract haul valued at a combined £400.8 million.   The largest of these and the largest single contract award of the month is for a £220 million distribution centre at Sutton Coldfield. Securing a pair of projects and simultaneously claiming the number three position is a joint venture between Galliard Homes, Apsley House Capital and Wavensmere Homes.   The largest of the two project wins is a £150 million contract to build 400 new homes at Shotley Peninsula near Ipswich on the site of the former HMS Ganges naval facility. In a month in which 13 companies picked up in excess of £100 million in new contract awards, McAleer & Rushe took the number four position with a three project haul valued at a combined £197.5 million.   The most significant of these is the £140 million redevelopment of the former Royal Mail Mount Pleasant sorting office in Farringdon as part of a mixed use development including the construction of new homes. Rounding off the BCLive league table top five while simultaneously retaining its crown for the highest number of contract awards is Kier Group which collected 17 new contract awards worth a combined £185 million.  The largest of these is a £36 million contract from the Ministry of Justice for the hard facilities management at various prisons across the UK.   Kier Group also bagged a £35 million contract for the construction of four residential blocks at Princess Road in Bournemouth that will comprise 121 flats. That Bournemouth contract was one of 156 pure housing projects recorded during a month in which house building once again accounted for almost 40 percent of new contract awards during the month.   Factor in the housing element of the miscellaneous category that covers mixed use developments, and it is likely that house-building contributed around half of the monthly total.  Industrial units & factories (677 million), offices (527 million), education (£479 million) also saw an uptick during the month of November. Regionally, London led the way yet again, reporting 116 new contract awards valued at a combined £1.19 billion.   The West and East Midlands (£705 and £194 million respectively) continues to enjoy a period of positivity.   Scotland reported £237 million, up on the previous month, but still lagging behind Yorkshire which reported 12 new contract awards valued at £270 million. There was a hope that the BCLive league table’s rolling year total might surpass the £90 billion mark.   That now appears unlikely.   But £85 billion remains an all-time high and it should provide the confidence the industry needs as it prepares for 2022. Construction’s Garden Remains Rosy

July traditionally marks the start of the holiday season for the UK construction sector.   But while some of those working within the industry have managed to get away, contract awards activity shows no signs of taking a break.   Builders’ Conference CEO Neil Edwards reports on yet another upbeat month. The industry is short of materials and short of skilled labour.   New equipment is increasingly hard to come by, and the spectre of inflation lurks just out of sight as wages for bricklayers and HGV drivers continue to rise.   And yet the UK construction has greeted all these challenges in the same way that it greeted Brexit and a global pandemic – with a shrug of its collective shoulders and its foot pressed hard on the accelerator pedal. As the month drew to a close, the BCLive league table of new construction contract awards stood at £5.78 billion with 344 individual companies winning work during the period.   This compares favourably with July 2020 when 268 individual companies pushed the monthly total to £5.52 billion. In a month in which 14 companies reported contract wins of £100 million or more, TSL Projects part of the Tonroe Group scaled to the top of the BCLive league table for the first time, buoyed by a £350 million contract awarded.   That contract – one of two won by Tonroe Group, which reported a monthly total of £402 million – is for a new manufacturing facility on the former Celanese site in Derby.   The new facility will comprise manufacturing facilities, start-up units, and a Food Manufacturing Technology Centre of Excellence. Making a welcome return to the upper echelons of the BCLive league table after a brief absence is Laing O’Rourke, which also bagged a brace of new contract awards during July 2021.   The largest of these is a new build mixed-use development at Timber Square on London’s Bankside.   Valued at £195 million, the new development comprises almost 35,000 m2 of space with the lion’s share of it to be occupied by offices.   Client Landsec requires around 90 percent of the existing building to be retained while using a hybrid steel frame and timber structure to minimise demolition waste and embodied carbon. Also making a welcome return to the top of the table is Multiplex.   The company was awarded the £300 million contract to build a new office block at 1 Leadenhall Street in London for client Brookfield Properties. In a month with a distinct Far Eastern favour, Hitachi Zosen Inova UK got the green light for a £250 million energy from waste incinerator at the site of the former Skelton Grange power station just off junction 45 of the M1 motorway. Sticking with the Far Eastern theme, the £202 million contract to build a new embassy for the People’s Republic of China was awarded to Chinese-based contractor BCEGI Construction (UK) Ltd.   Located at Royal Mint Court in London, that project will involve the refurbishment and repair of the Grade II-listed Johnson Smirke building, partial demolition and remodelling of the Grade II-listed Seaman’s Registry, and alterations to both Murray House and Dexter House. Although it fell short of its now customary one project per day haul, Kier Group yet again topped the list of largest number of contract awards, picking up 10 new projects valued at a combined £187 million to take the number seven spot on the BCLive league table. Regionally, London retained its crown, delivering 111 new contract awards valued at a combined £1.69 billion.   The Midlands once again enjoyed an upbeat month with the East and West Midlands picking up £592 and £401 million respectively.   Elsewhere, the North West region reported 34 new contract awards worth a combined £498 million while Yorkshire (£482 million) and East Anglia (£405 million) also experienced a welcome uptick.   However, both Scotland (£269 million) and Wales (£57 million) continue to lag behind. Predictably, house building continues to carry the sector, delivering 171 new contract awards valued at a combined £1.59 billion.   Offices enjoyed a good month (56 new contract awards worth a combined £973 million) while the education sector contributed a further £519 million. Although ongoing concerns over international travel mean that fewer people will be heading for sunnier climes in August, construction industry workers can take a well-deserved summer break, safe in the knowledge that the industry remains in rude health. Shrugging off Shortages

Amidst growing concerns over materials supplies, the UK construction industry has once again confounded common sense to deliver yet another upbeat set of month contract award figures. Builders’ Conference CEO Neil Edwards reports. When Brexit threatened to destabilise the British economy, the construction industry soldiered on as if nothing had happened.   When the COVID-19 pandemic made landfall in the UK, the construction industry carried on regardless.   So now, when a shortage of construction materials is considered bad enough to make the TV news, it should probably come as no surprise to see the sector shrug its collective shoulders and – in the manner of a petulant teenager – sneer “yeah, whatever”. In a month shortened by national holidays, the BCLive league table celebrated a further easing of lockdown restrictions, delivering more than £6.2 billion in new contract awards.   Set against an established norm of £4 billion per month, it is just the latest example of positivity and the industry’s unwavering resilience. Storming to the top of the BCLive league table in May 2021 is a Mace/Dragados joint venture, which picked up a single contract valued at £570 million.   That contract is for the construction of a new railway station at Curzon Street in Birmingham and forms part of the mammoth HS2 project. Like the gift that keeps on giving, HS2 was also responsible for propelling another joint venture into second place.   EKFB – a joint venture between Eiffage, Kier, Ferrovial and BAM – will build a new railway line from Twyford to Greatworth, following the corridor of the former Great Central Line.   The line will pass through existing cuttings to be largely hidden from view; but the project also includes the construction of several embankments and viaducts. The eternal battle for the highest number of contracts per month flared up again this month, with usual suspects Kier and Morgan Sindall going head-to-head.   Kier came out on top with a haul of 18 new contract awards valued at a combined £313 million.   But Kier was pipped into fourth place by Morgan Sindall, which picked up 16 new contract awards valued at a combined £407 million.    The largest of the Morgan Sindall contracts was won by its house-building division, Lovell Partnerships.   Valued at £85 million, that contract is for the construction of 528 dwellings at a development called Royal Victoria Court at Newport in Wales. In fifth position on the BCLive league table is Winvic Construction, which reported five new contract awards during the month worth in total £293 million.   The most significant of these is a £248 million contract for the construction of a new industrial estate at Dummer in Basingstoke. In a month in which each of top 16 on the BCLive league table picked up more than £100 million in new work, Mulalley Planned Maintenance took the number six position, collecting a 10-year framework deal for the refurbishment and repair of dwellings operated by Lewisham Homes. Despite a strong showing from the railway sector that contributed £1.11 billion to the monthly total, the house-building sector remains unassailable, delivering 171 individual projects valued at £2.16 billion. Individually, London also retained its top position with 119 new contract awards valued at almost £1.32 billion.   However, with £1.13 billion and £638 million respectively, the West and East Midlands together have a good claim for the top spot. Of course, all these new contract awards have not made the worsening materials shortages vanish miraculously.   In truth, they may just exacerbate the situation.   But the majority of the contracts awarded in May 2021 will be unlikely to require materials on site until after the summer.   By that time, materials suppliers will have hopefully ramped up production to satisfy the continuing high levels of demand. While that remains a concern for the future, the sector’s present – seemingly against all odds and expectations – continues to look positive.
