Ashe secures £24m Milton Keynes East projects

Ashe Construction has been appointed by Milton Keynes Council to deliver £24 million in community projects. The contract covers the creation of a new primary school and community health hub off junction 14 of the M1. The scheme is part of the the Council’s MK East development, which will include the creation of 5,000 new homes. The MK East school project, located on the A509, is valued at around £14.5m, and will provide 39 nursery places and 630 primary places. The 3400sq m school will have 21 classrooms and two halls and will be of steel frame construction with brickwork and cladding. Plans for the development include provisions for the creation of a future secondary school further down the road. The sports facilities at the new school will be made available for use by the public. The community health hub is valued at around £9.5m, and will provide a range of primary care, community health and other community-based services. The 1900sq m building will accommodate a community use hall, offices, meeting rooms and children’s centre. Commenting on the plans, Cllr Zoe Nolan, Cabinet Member for Children and Families at MK Council said: “We’re excited to have taken the first major step in this process. The new school will be the first planned primary to be built in the area and we expect it to become an all-through school, providing 630 pupil places and 39 nursery places to an exciting new community. This means no stressful transitions for children as they remain there for both primary and secondary education. With an all-through school, the parents get to build a really strong relationship with the school over that period.” Reflecting on their involvement, Ian Robbins Ashe Construction’s managing director said: “We are very experienced in creating modern education and health facilities and this prestigious project will provide the focal point of a brand-new community. Works progress at new central Northampton student digs

Construction works are well underway for a new £2million high-spec student accommodation scheme in Northampton town centre. Delivered by nationwide refurbishment contractor, Fortis Vision, Orient House – a purpose-built 41-bed student building on Kettering Road – will provide accommodation where there is a chronic shortage for Northampton University. Works will include the refurbishment of an existing building to provide six one-bedroom apartments, alongside the construction of an 11,500 sq. ft. new build comprising three floors of six cluster flats with a total of 35 individual en-suite bedrooms. The development will reinvigorate a previously derelict town centre building while addressing a need for purpose-built accommodation as identified by the university, and Orient House marks the beginning of Fortis Vision’s move into the new build main contractor marketplace following extensive experience in delivering multiple refurbishments for large purpose-built accommodation. The scheme commenced for client, Abington Park Investments, in December 2022 and works are due to be completed in September 2023, in time for the new university year start. The installation of the steel frame structure and roof structure finished at the end of May and brickwork, roof coverings and windows will now allow the interior fit out with drylining and mechanical and electrical works to move forward this summer. To incorporate an additional seven bedrooms, alterations were made to the initial foundation design to include over 60 piles with a steel reinforced ground beam. To overcome the challenges of the small island site, careful planning and unconventional reordering of works was necessary to operate in the location, which was limited on space for site access, material deliveries, storage and plant and crane usage. Wates to deliver new Manchester housing development

Each of the town houses will include off-street parking with electric vehicle (EV) parking and private gardens to the rear. Seven disabled parking spaces within the development site will also each have an EV charging point. The Mobility Hub is a new concept in urban design, which centralises car parking for multiple new developments, minimising on-site parking (other than disabled parking) and reduces traffic across the local area. National youth charity, OnSide has received planning approval for a new Youth Zone in Preston. The state-of-the-art youth centre will provide young people with opportunities to engage in activities and access support from skilled youth workers, helping them to develop their skills and reach their full potential. Expected to open in 2025, the Youth Zone will be located in the town centre on the corner of Crooked Lane and Tithebarn Street. Preston Youth Zone will be open to young people aged 8-19, and up to 25 for those with additional needs, 7 days a week. For just £5 annual membership, plus 50p per visit, young people will have access to world class facilities including a four-court sports hall, rooftop 3G outdoor kick pitch, gym and boxing and martial arts room for sports, as well as a music room with a built-in recording studio, arts and crafts area, climbing wall, dance studio, sensory room, and mentoring kitchen. The Youth Zone will deliver skills and employability workshops in a dedicated enterprise and employability suite, as well as a wide range of programmes, services and activities. Hot, nutritious meals will be available for just £1 from the Youth Zone’s café.   In addition to the incredible facilities, trained youth workers and dedicated volunteers will be available 7 days a week to offer guidance and support to help Preston’s young people to thrive. It will create a number of full and part-time jobs and many volunteering opportunities.  Preston Youth Zone is being delivered by OnSide, in partnership with Preston City Council and Preston Towns Fund Board who will be contributing towards the building and running costs. In March it was confirmed that the Youth Zone will receive a grant from the DCMS’ Youth Investment Fund which means all of the building costs have now been secured and focus will turn to raising the remainder of the running costs which will come from private sector and philanthropic donations. It will join the OnSide network of 14 similar Youth Zones supporting over 50,000 young people with locations in Bolton, Blackburn, Carlisle, Wigan, Manchester, Oldham, Wolverhampton, Wirral, Chorley, Warrington, Barking and Dagenham, Barnet, Croydon and East Manchester. While OnSide will develop and oversee the build of the Youth Zone, once open it will be run as an independent, local charity with a private-sector-led board. Manchester landmark development officially launched

A £400 million landmark development spearheaded by Gary Neville has officially launched in Manchester. The mixed-use scheme, a collaboration between Relentless Developments, KKR, Salboy, and Manchester City Council, is set to bring a fresh perspective to the market. No.1 St Michael’s, the flagship development within the project, is aimed to become the city’s first fully Net Zero Carbon commercial development, both in operation and delivery. Construction of the 41-storey tower is scheduled to begin in the coming weeks. Once complete, the tower will boast a 162-bed 5-star international hotel brand and 217 luxury residences. Relentless Developments is in the final stages of securing a deal with a global hotel operator, which will be announced in the autumn. St Michael’s aims to set new benchmarks in quality, aesthetics, and experiences, positioning itself as a prominent destination for food, drink, and entertainment. Keepmoat to deliver 4,000 new homes

Top 10 homebuilder Keepmoat has announced it has become the latest strategic partner of the West Midlands Combined Authority (WMCA), with a commitment to build 4,000 additional new homes in the West Midlands. Keepmoat has also committed to aim to achieve net zero carbon emissions when building on brownfield sites and to increase their housebuilding by 50% across the West Midlands. As a strategic partner, Keepmoat will build a range of homes across different tenure types in the West Midlands, creating hundreds of new jobs for local people and generating at least 250 new apprenticeships. At least 70% of the workforce needed to deliver the homes will be employed from within a 30-mile radius, while building supplies and materials will be purchased from West Midlands-based businesses wherever possible.  The memorandum of understanding between Keepmoat and WMCA also supports the Combined Authority’s wider aim of creating a fairer, greener and more prosperous West Midlands.  In March, a ground-breaking Deeper Devolution Deal was secured between WMCA and Central Government, giving WMCA wide-ranging new powers and additional funding in excess of £1.5bn to level up the West Midlands. Donating a total of £30,000 to the St. Helens-based Martin Murray Academy, McLaren Construction (Midlands and North) and Miller Developments have joined forces to help hard-to-reach young people with high quality social support and development through the academy’s ThinkFAST programme. The six-week programme, which is supported by schools and parents, involves offering guidance to students of the academy through the teaching of coping mechanisms, keep fit and boxing. The ThinkFAST student benefits include working alongside boxing coaches as strong and inspiring role models, where they are taught fitness, teamwork, anger management and discipline skills, alongside how to improve concentration and confidence through positive engagement and empowerment. McLaren Construction Midlands and North has a long-standing relationship with Martin Murray and he has supported the contractor with past charitable events such as the Broughton project, which in partnership with British Land, engaged in a successful initiative to help ex-offenders back into employment. Additionally, they believe there are a sufficient amount of businesses that would be willing to move to the site once work is complete. The tender process is expected to take place throughout the remainder of this year with reports about the next steps for the scheme set to be discussed by the council in early 2024. Commenting on the plans, Cllr Jane Scullion, Calderdale Council’s Leader, said: “We want people to feel pride in the place where they live and do business, and a key part of this is the Council’s commitment to support all parts of Calderdale to thrive. We also want to build on our borough’s strong contribution to the wider West Yorkshire economy. “The proposed Clifton Business Park – a major regeneration project – aims to do just that. It’s an example of our ambition for Calderdale, and our aim to make things happen in line with our Vision 2024 for Calderdale and the Local Plan. “The site has the potential to create 1,300 high-quality new jobs for Calderdale and West Yorkshire, attract significant investment and new businesses into Brighouse, support our inclusive economic recovery through sustainable development, and add to local climate action through new walking and cycling routes, trees and plants. “So, we’re being bold and saying Clifton is worth investing in.
