Countryside Properties Phase 3 of South Oxhey Central reaches highest point

Countryside and Home Group have marked reaching the highest point of Phase 3 of South Oxhey Central, their £218m town centre development in Hertfordshire, with a topping out ceremony that was attended on 8th September by the Leader of Three Rivers District Council, Cllr Sarah Nelmes. Delivered in partnership with Three Rivers District Council, Phase 3 is delivering 345 new homes, a 18,800 sq ft Lidl supermarket, and 6,500 sq ft of further retail space, as well as enhanced landscaping and landscaped podiums for residents. With construction progressing at pace, the first homes are expected to be ready in autumn 2022 with the new Lidl foodstore following in late 2022. The new homes in Phase 3 are due to be launched for sale at the end of September by Countryside, with one-, two- and three-bedroom apartments going onto the market, as well as two- and three-bedroom duplexes for the first time at the development. With 90% now sold, the last remaining homes in Phase 2 are currently on sale, with one- and two-bedroom apartments available and prices starting from £277,500. Following the completion of Phase 2 of the development earlier this year, all of the new retailers have now opened alongside a new market square, while 174 homes have been handed over to residents – making a total of 314 homes now completed at the development. When fully complete, South Oxhey Central will consist of a total of 659 new homes and in excess of 55,000 sq ft of commercial space, set across two acres of landscaped public spaces. Green Light For Second Phase Of Waltham Forest Regeneration

Waltham Forest Council’s development partner, Countryside, has secured planning permission to move forward with the transformation of the Town Hall Campus to build a new hub in the heart of the borough and creating hundreds of new jobs. The Waltham Forest development will continue to build on the success of the first phase of works that completed in July 2021 seeing the historic Grade II listed Town Hall fully refurbished and the creation of Fellowship Square and water feature. The schemes‘ design respects the heritage setting, improves connectivity across the site and the delivery of the new Civic Building will complete architect Phillip Hepworth’s original design intent. Countryside was selected in January 2020 as the delivery partner for the second phase redevelopment, which includes the building of 433 homes on the campus site, landscaping, and the construction of a brand-new civic building. It will drive economic recovery in the borough and bring hundreds of new jobs to the area, including over 600 during construction and over 800 supply chain jobs, as well as nearly approximately 160 additional jobs from new commercial and community uses. There will also be a programme for schools and colleges to visit and learn about apprenticeships and training opportunities. The residential scheme addresses the climate emergency by being car-free, providing 815 secure cycle spaces, over 200 new trees planted, provide renewable energy through PV panels, deliver landscaping that promotes biodiversity and mitigates flooding. Subject to a Section 106 agreement, work will start later this year with the first new homes being ready to occupy in early 2023. As phase two progresses, Waltham Forest Council will continue engaging with local residents and the community to gain essential feedback on the transformation. Countryside will be working alongside the Council for the remainder of the redevelopment, ending in 2024. Phase two includes: Building more than 433 new, high-quality homes prioritised for local people, with a target of 50% affordable. 11% of these will be wheelchair adaptable homes A new Civic Building with ground floor café/restaurant space opening onto Fellowship Square Restoring the war memorial with a better space for memorial events New landscaped gardens with over 200 new trees and play facilities on Chestnuts Field A new crèche/nursery space A new shop/commercial space. Plans approved for first stage of Countryside and Bracknell Forest Council’s £124m vision to further regenerate town centre

The Bracknell Forest Cambium Partnership has secured planning permission, subject to a Section 106 agreement, for its vision to develop the Coopers Hill site on the edge of Bracknell town centre – furthering the town’s continued regeneration.  Coopers Hill is the first site to be developed by the joint-venture (JV) partnership between Countryside, the UK’s leading mixed-tenure developer, and Bracknell Forest Council. This £124m partnership is continuing the council’s regeneration efforts, that began with the redevelopment of The Lexicon in 2017, to provide a fully revitalised town centre. The Coopers Hill development will provide 52 new homes, with 25% affordable (15% affordable rent and 10% shared ownership). These will comprise 12 two-bedroom flats, six three-bedroom flats, 22 two-bedroom houses and 12 three-bedroom houses. Countryside and Bracknell Forest Council will also be delivering high-quality public realm and landscaping across the site, comprising both private and communal amenity spaces. 78 car parking spaces are also being created, including six disabled parking spaces, alongside 122 bicycle parking spaces. A key principle of the regeneration is improving the area’s accessibility, and so a new pedestrian connection route is being provided for future access to the west of the site. With planning approval now granted, work is expected to begin later this year with the first completions due in 2023. We now can’t wait to get started on the first of our joint-venture regeneration sites; working with the council to progress their creation of a town centre that’s fit for the future.” Cllr Marc Brunel-Walker, Executive Member for Economic Development and Regeneration at Bracknell Forest Council, commented: “The redevelopment of Coopers Hill is a significant part of our overarching regeneration of Bracknell town centre – the first new town to be comprehensively redesigned and regenerated. “Achieving planning permission is a key milestone in realising our joint vision for the site, which will seek to bring much-needed new homes for families right on the doorstep of the new shops, restaurants, leisure and entertainment facilities that we have in the heart of Bracknell town centre.”   Bracknell Forest Council and Countryside formed the joint venture partnership in December 2020 with the aspiration to redevelop three council-owned sites at Market Street, Jubilee Gardens and Coopers Hill. These first three sites have the potential to deliver approximately 400 homes in total, alongside flexible commercial and community space. Bracknell Forest Council is leading on widescale town centre rejuvenation which continues the long-term economic development of the town that has progressed over recent years with the delivery of The Lexicon and other major developments.  The redevelopment of these three sites in the town centre will deliver significant economic value to the borough overall. The council’s share of development proceeds will be reinvested into the borough’s front-line services. Additionally, the partnership is committed to creating social value focusing on the health and wellbeing of residents and the wider community.

Construction Work Starts on RNIB Site

Countryside Properties has started construction work on the Royal National Institute of Blind People’s (RNIB) residential site in Redhill, Surrey. The redevelopment project will provide RNIB with specialised accommodation for up to 50 residents as well as 77 luxury new homes for sale on the open market. The completed development will include the refurbishment of the Grade II Listed Tudor House and Garden Cottage. At the heart of the scheme is a Sensory Trail which uses sounds, smells and textures to aid navigation around the site. “We are proud to be working with the Royal National Institute of Blind People (RNIB) on redeveloping their Redhill site. Central to the new site are innovations such as the Sensory Trail, which highlights the role that hearing, touch and smell can play in assisting people with sight loss to navigate around the site. We hope that this will also inspire other property developers to pursue more partnerships in the charity sector that benefit social care and help connect local communities,” said Iain McPherson, Managing Director of Countryside’s New Homes & Communities South Region. In November 2015 planning permission for the redevelopment was granted and after a complex demolition and infrastructure programme, the first RNIB accommodation and private homes are now under construction. The first specialised accommodation is expected to be completed by Spring 2019, along with the occupation of the first open market homes. Meanwhile, Countryside will be launching a show home in January 2019 to demonstrate the quality of their homes.

Acton Gardens Charles Hocking House Demolition

Progress on the award-winning Acton Gardens development in West London is steaming ahead, with Mick George Demolition Ltd appointed on behalf of Countryside Properties and L&Q to complete the forthcoming demolition works of Charles Hocking House as part of Phase 6.2. This sequence of work will focus on community facilities designed to support a reinvigorated neighbourhood. A new nursery, doctor’s surgery, retail space and incubator office locations are all set to be created, anticipated for completion by Summer 2020. The project will coincide with Phase 6.1 and will see new homes built above ground floor retail units, residing on the former Hardy Court. The retail space will contain Oaktree Community Centre, Bollo Youth Club, a dental surgery, supermarket and Café operations. L&Q, the landlord for the new buildings will also have a permanent office built here. In its entirety, a total of 308 residential properties will be available on phase 6. Acton Gardens is one of the largest residential regeneration schemes in London, aiming to transform a 52-acre site of the former South East estate in to a vibrant new urban quarter. When complete, the £600m scheme will deliver over 2,500 new homes, along with enhanced transport links, retail and community facilities and extensive public open spaces, throughout a 21 multi-phased initiative that is anticipated to be complete in 2026. Mick George Ltd has already completed Asbestos Management and Demolition works on former stages of the Acton Gardens development, with this contract bringing the total valuation of works undertaken to date beyond the £2.1million mark.
