Successful topping out event for new 256 bed purpose-built student accommodation development, Stanhope House, Portsmouth, on track and on budget for opening September 2019 Crosslane Student Developments (“Crosslane”), part of the Crosslane Property Group, celebrated the topping out of its latest Purpose-Built Student Accommodation (“PBSA”) development in Portsmouth on 28 May 2019, which will open on time and on budget for the start of the 2019/20 academic year, following a tight construction timetable that began in October 2017. The ceremony was conducted by the Lord Mayor of Portsmouth and the Lady Mayoress, Councillor David Fuller and Mrs Leza Tremorin, Lisa Timberlake, Senior Development Manager for Crosslane StudentDevelopments and Neil Russell, Managing Director for the RGB Group. The event was attended by the team of agents, contractors and professional partners working on the project, as well as the Prime Student Living team – the student accommodation lettings and operational management arm of the Crosslane Property Group, who are responsible for achieving full occupancy prior to practical completion and will continue to manage the building thereafter. The new 19-storey development called ‘Stanhope House’ is is one of the tallest buildings in the city and the topping out event represents a key milestone in the construction progress of this high-specification scheme. Conveniently located on the corner of Stanhope Road and Commercial Road in the city centre, the property is less than ten minutes’ walk from the main campus of Portsmouth University, within the central shopping district, surrounded by city centre amenities and opposite Portsmouth and Southsea train station and Victoria Park. Portsmouth is a vibrant and cosmopolitan port city with a student population of over 20,000, including a high proportion of postgraduates and international students. Upon practical completion, the development will comprise of 138 studio apartments and 118 en-suite bedrooms in shared cluster-flats over 18 floors, providing impressive views across the city skyline and out towards the Solent, with a retail unit on the ground floor. Stanhope House will offer students a unique experience with high quality communal facilities across 15 floors, each of which will offer something different, from study spaces, a library and relaxing lounges, to a Karaoke room, TV room, games room and American diner style entertaining kitchen and dining facility for private dinner parties, celebrations and socialising. Students will also benefit from secure cycle storage and superfast 100Mbps broadband and Wi-Fi throughout the building to provide residents with a first-class experience. Stanhope House is one of five new PBSA schemes by Crosslane within the recently announced Joint Venture (“JV”) with Harrison Street Real Estate Capital LLC. In addition to Coventry, the JV also includes new PBSA developments in Leeds, Coventry, Swansea and Cardiff, delivering a combined total of 1,685 beds and gross development value of approximately £180 million. Crosslane Student Developments Work begins on 614 bed student accommodation development in Coventry

Crosslane Student Developments, part of the Crosslane Group, is announcing that it has begun the construction of a new 614 bed purpose-built student accommodation development on Friars’ Road in Coventry. The development comprises six new residential blocks each at different stepped heights of three, seven and ten storeys, rising to a 20 storey tower in the south-west corner of the site. The building is laid out in a V-shape to form a large, private landscaped courtyard, within which residents can study, collaborate, socialise and relax. The site is located at the junction of Friars’ Road and St Patrick’s Road, within the Coventry Ring Road. It is in the south of the city centre, conveniently placed near the city’s most popular shopping locales including The Precinct, Smithford Way and Coventry Market, in addition to tourist attractions such as Coventry Cathedral and the famous statue of Lady Godiva. The site is a short walk from the main campus of Coventry University as well as being very close to the city’s mainline train station which offers regular bus services for students attending Warwick University. Students will be able to choose from one of the 135 high specification self-contained ensuite studio apartments, one of the 5 two bed apartments, or from the 459 premium ensuite flats, available in clusters from four to six bedrooms. The set-up encourages students to live in groups, make new friends and provide cultural opportunities as part of their university experience, as well as providing rooms at more affordable rent prices. Cluster flats will share a spacious lounge, kitchen and dining area including a washer/dryer, which has proved particularly popular in other properties Crosslane has developed. A key component of the development is the dedicated shared areas to encourage residents to socialise and create a community. This includes a large high-specification common room with a games zone and study hub, on-site gym, cinema/multi-media room, study room meeting hubs and kitchen/dining facilities for private entertainment. A tenth floor sky lounge and outdoor rooftop terrace will give residents the chance to socialise and celebrate in style with impressive views of the city skyline while superfast 100MB broadband and Wi-Fi throughout the building will provide residents with a first-class experience. The development will take less than two years to complete and is scheduled to be finished before the start of the 2019-2020 academic year. Prime Student Living, the student accommodation lettings and operational management arm of the Crosslane Group, will be responsible for achieving full occupancy prior to practical completion. Coventry University is one of the fastest growing universities in the UK, with this year’s student numbers eight per cent higher than 2016 and 50 per cent higher than in 2011. The increase in the student population has boosted the city’s economy and the City Council has committed to a £300million City Centre South redevelopment project. This development in a prime location will satisfy some of the rapidly increasing demand for student accommodation in Coventry, freeing up homes which could be occupied by the city’s families. Crosslane has appointed DAY Architectural as the architects and RG Group as the Main Contractor for the development. Crosslane Student Developments in Edinburgh

Part of Crosslane Group, Crosslane Student Development first entered the market in Edinburgh in 2011 by successfully advising on the purchase of Meadow Court, which is a 148 bed student accommodation property that is located in Sciennes, Edinburgh. After this Prime Student Living, a student accommodation lettings and operational management arm of the Crosslane Group has been managing Meadow Court with the support of McLaren Property. In August 2017 it was announced that the entire development will undergo a full, high specification refurbishment. Prior to this, Crosslane Student Developments announced that they have completed their work to develop The Old Printworks. The development is in central Edinburgh and has been completed in time to welcome students for the 2017/18 academic year. The construction work has been carried out by the company on behalf of Unite Group. The contractors for the project were Ogilvie Construction. This development has been valued at approximately £31 million and is close to the University of Edinburgh campus. The newly completed accommodation is also close to the historical Royal Mile. Work first started on the project in January 2016, with the topping out ceremony being carried out in March of this year. The Old Printworks has 44 studio apartments and 193 beds in clusters of three to nine bed flats spread out over a five storey development. The students that have let this accommodation will be able to enjoy a range of high specification communal facilities such as a gym, a bike storage space, meeting space and common room as well as laundry facilities. Edinburgh is a popular student city and is home for around 49,000 full time students during term time. The University of Edinburgh is ranked in the top 20 of The Sunday Times and The Guardian league tables. Despite this, there appears to be a significant lack of quality purpose built accommodation to house students in the city. Therefore, Crosslane has been working to create new accommodation to meet the demand.
