St Francis Group announces further land sale in Kidderminster

Latest transaction at premier 74-acre Silverwood’s Business Park now brings the development to 90% occupancy. St Francis Group, a leading UK-based property development and investment group and an expert in brownfield development and regeneration has announced the sale of 3.6 acres of land at its premier 74-acre Silverwood’s Business Park mixed use development in Kidderminster. The land is to be utilised to build new manufacturing, testing, warehouse and office facilities for Barton Firtop, a world leading manufacturer of filtration products, that will enable three existing sites to merge into a purpose built, ‘state of the art’ plant.   It is anticipated that the Phase 1 development shall provide 40,000 sq. ft. of facilities and employment for up to 100 people with a Phase 2 expansion planned to follow to increase this to 60,000 sq. ft. and potentially an additional 50 employees. Commenting on the deal St Francis Development Director Gareth Williams said: “We are very happy to welcome Barton Firtop to our premier Silverwood’s Business Park development and to support their next phase of growth and expansion needs   This deal follows several other land-sales during 2018 which now brings the park to practically 90% occupancy with only a few plots remaining. Support Secured for Newham Development

Phase two and three of the Newham development has secured support from London developer Mount Anvil that has teamed up with ExCel London. A resolution to grant planning permission has been secured from Newham’s Strategic Development Committee for phases two and three of its development. “Securing resolution to grant planning permission for phases two and three of Royal Eden Docks is a landmark moment for the site. The success of phase one demonstrated buyer demand for homes in this part of London, and in a period when the capital is gripped by an acute housing shortage, it’s important that we are working in partnership with the GLA to bolster the delivery of new homes for Londoners,” said Emma Foster, Development Director, Mount Anvil. Royal Eden Docks adjoins Royal Docks West, phase one of the project and also a 19-storey tower, which was launched successfully to market in spring 2017 and is now 90% sold. Delivering 796 new homes, the two new phases will help amount the total to 901 units when combined with the homes delivered at Royal Docks West – and representing Mount Anvil’s largest ever scheme. Plans Submitted For Liverpool Cruise Hotel

Wates Construction has submitted a planning application for a new Cruise Terminal Hotel in Liverpool, which forms part of Peel Land and Property’s Liverpool Waters, the city’s major waterfront regeneration scheme. Following the consultation held in September 2018, which gave residents and businesses the chance to view plans and provide comment on the proposed new four-star hotel, the submission for planning application was sent. The new development is subject to planning and it will include a 200-bedroom accommodation complex, including a lobby bar, cafe, restaurant, business suite and back of house facilities as well as visitor and coach parking, and a taxi pick-up and drop-off point. The purpose of the new hotel is to support and supplement the city’s new cruise liner terminal at Liverpool Waters’ Princes Dock, which once built will accommodate the world’s largest cruise ships and create new jobs and generate wider economic benefit to the city region. The new cruise liner terminal, equivalent to the size of two football pitches, would be serviced by an off-site multi-storey car park and will enable the world’s largest cruise ships (up to 3,600 passengers) to embark and disembark at Liverpool. As part of the construction of the hotel, Wates has made a commitment to provide extensive training and employment opportunities for local residents as well as boosting the city’s economy through the appointment of local supply chain partners.

Part of the 21st Century Schools and Education Programme, the fund  is a small part of the total of £3.7 billion that aims to replace and refurbish education buildings throughout Wales. “Our 21st Century Schools and Education programme is already making a huge difference to pupils, teachers and local communities throughout Wales; giving them access to state of the art educational facilities. Schools play a vital role within a community, and I’m fully aware of the importance of ensuring that our schools are not only fit for purpose, but are able to cater to the needs of local communities,” said Kirsty Williams. “That’s why we’ve committed to introducing more community learning centres, and plan to make community focused projects a key aspect of the second wave of the programme,” she added. The £15 million fund will be primarily used for projects that cater for the local community. This could be through adapting existing buildings for wider use, such as increasing the size of a school hall, by providing specialist facilities that widen use or enhanced sporting facilities, which can be used by local people. In addition, funding will also be used to create spaces that meet a specific need within the local community, such as learning new languages or vocational skills.

Breaking ground on a new £24million accommodation project at Arts University Bournemouth to enhance student experience

Arts University Bournemouth (AUB) this week held a ceremony to break-ground on a new student halls of residence. The accommodation will be home to 300 students and is situated on AUB’s Wallisdown campus. Designed to fit in with the campus’ cutting-edge design aesthetic, the building will feature eight-bed clusters with communal kitchens and dining areas centred around a landscaped courtyard. The high quality accommodation includes roof-top solar panels, assisting in reducing the building’s energy demand, leading the way in sustainable living. The building has been designed by Design Engine Architects, who have created many of AUB’s existing and award-winning buildings. Design Engine pride themselves on creating architecture with sustainability at its core. The development boasts impressive sustainability credentials to benefit both students and local residents. The design includes upgrading the pedestrian and cycle routes that connect nearby areas. Specifically, this will involve linking Wallisdown Road and Gillett Road to Fern Barrow and significant public lighting design improvements. Emphasis has been placed on sustainable travel; ample covered and secure bicycle parking has been integrated into the design, aligning the project with AUB’s travel plan to promote safe and sustainable travel for students and staff. As part of the development, significant consideration has been given to the landscape design. Within the development, structured landscaped courtyards have been designed around buildings providing a vital link between external and internal spaces and promoting an environment of wellbeing. Over one hundred new trees will be planted, creating more green spaces for students and local residents. Morgan Sindall Construction were appointed as developers through the Southern Construction Framework (SCF), which ensures projects are delivered with social responsibility and transparent procurement procedures. Perfect Circle (AECOM) were appointed via the Scape Group’s National Built Environment Consultancy Services framework and are leading the multi-disciplinary team on this exciting project. The construction will provide approximately 20 new employment opportunities, use local sub-contractors where possible, and support apprenticeship training schemes so local young people are developing their skills by working on the build. The project team, during the early stages, engaged the local community through the planning and consultation process and have taken on board feedback received.  This has seen a reduction in mass of some of the new accommodation blocks from four to three storeys and features architectural and landscape designs that will bring significant benefit to the overall street scene and public amenity. The student accommodation will be built to a high design spec, and provide a high living standard for those who are accommodated on campus. The project supports AUB strategic goal of becoming the leading professional arts university, and is due to be completed in August 2020. The company will be completing the project for WV Living on the site for the Wednesfield High School on Lakefield Road, Wednesfield. The new development, named ‘The Marches’, will include 67 affordable homes and comprise of one, two, three and four bedroom homes for sale. “This is fantastic news for WV Living and for the city, The Marches will provide much needed quality homes to rent and high quality homes to buy. WV Living is continuing to support the overall house building programme in the City of Wolverhampton and in appointing Willmott Dixon we will also see real, long-lasting benefits for the local community,” said Kate Martin, Director for Housing, City of Wolverhampton Council. “Willmott Dixon’s business commitment to social value and sustainable futures is a real strength and we are confident this development will also boost local business and skills, and add further pace to housing growth across the city,” added Kate Martin. Housing build contract awarded

A contract to build Powys County Council’s first affordable housing development for social rent in over 40 years has been awarded to a Welsh building company. Port Talbot-based Jistcourt has been appointed as lead contractor to build a three-storey building containing 26 one-bedroomed flats in Newtown. The company, who are committed to using local sub-contractors, is a major player in the building and civil engineering industry and have worked with a number of councils and housing associations in Wales. The £3.5m development, which is being built on land adjacent to Newtown Bowling Club at Back Lane, will provide low-carbon accommodation available at an affordable rent. Home grown timber will be used as part of its construction with timber being used for both the primary structure and external materials, including windows and doors, which supports the council’s Wood Encouragement Policy. The Welsh Government has granted almost £2.2m in funding through its Innovative Housing Programme towards the development of the flats. Cllr James Evans, Cabinet Member for Housing, said: “I’m delighted that Jistcourt (South Wales) Ltd have been appointed as the lead contractor for this exciting and innovative social housing development project. “This development, which will meet the needs of the local community, is just the first of many housing developments that we are planning across the county.  It will also help meet our Vision 2025 – to build a minimum of 250 affordable homes across the county by 2023. “We are looking forward to working with Jistcourt for the duration of this construction project.” Rob Norman, Chairman of Jistcourt, said: “We are looking forward to working with Powys County Council on this exciting new development to provide 26 new affordable housing units in Newtown.”

Higgins starts work on site at Woolwich Reach for Notting Hill Genesis – 100% affordable housing

Higgins has started work on site to design and build a 14 storey residential block at Woolwich Reach, E16 for Notting Hill Genesis. The £21 million contract will deliver 75 affordable homes, one, two and three bedroom apartments, of which 28 will be London Living Rent homes and 47 shared ownership, and commercial space overlooking the River Thames and next to Royal Victoria Gardens.  Located on the derelict site of a former pub, the project also includes large communal spaces featuring a landscaped residents’ podium deck with car parking beneath and a new offsite public viewing platform with views over the river.  Steve Leakey, Managing Director of Higgins comments, “We are delighted to be awarded the Woolwich Reach contract by Notting Hill Genesis and to commence work on site.
