Work begins on energy-efficient housing developments in North East Edinburgh

Work is underway to build brand new affordable homes in Bingham and Parkview in North East Edinburgh. The Council-led developments – which will complete as early as Autumn 2021 – will be built by construction firm CCG (Scotland) Ltd. CCG has delivered a number of award-winning new homes for the Council at Leith Fort and in Greendykes and is also progressing a major development of affordable housing in Craigmillar, which received its first new tenants this summer. Both new sites promise to provide modern and energy efficient homes for social rent as part of Edinburgh’s ambitious 20,000 affordable homes target. In addition to delivering new homes, CCG will provide apprenticeships, engage with local schools and colleges and provide community investment funds in Bingham and Parkview. Construction is now underway in Bingham along Duddingston Row at the former home of Lismore Primary School. Work will also start at Parkview next month at Peffermill Road, the former site of the Parkview Care Home, bringing a derelict brownfield site back to life. The homes will benefit from improved energy efficiency and a reduced carbon footprint, saving residents on fuel bills, and will have access to high quality green space. Included in the design is a mix of one, two and three bed flats, colonies and houses, with 70 homes across the two sites (40 in Bingham, 30 in Parkview).  Councillor Kate Campbell, Edinburgh’s Housing, Homelessness and Fair Work Convener, said: “Every new social home counts because housing need is exceptional in Edinburgh – there’s nothing better than seeing council houses being built and knowing that it won’t be long until they become people’s homes. With so many families in need of a new home, and construction so important to our economic recovery from Covid-19, the homes and jobs being delivered by our ambitious house-building programme will make a real difference to people’s lives. “But we have to keep delivering more. We have 3,500 new homes in design development right now, with 800 homes already under construction across the city. Soon, we’ll be setting out our investment plans for the next 10 years, to make sure that we continue to provide much needed homes, create jobs and support local communities with tangible benefits like apprenticeships, community hubs, parks and improved public spaces.” Councillor Mandy Watt, Edinburgh’s Vice Housing and Economy Convener, added: “Everyone has the right to a safe, warm home. That’s why our strategy for the future is about investing more in our communities, upgrading our social housing and building thousands of new affordable homes in Edinburgh.  “And it’s not just about bricks and mortar – we’re seeing other benefits and improvements that we can bring to local areas. These developments in Bingham and Parkview will benefit lots of people in many different ways. They’ll help to regenerate the area and provide better public realm, better greenspace and funding for neighbourhood projects. They’ll benefit the long-term future of our environment too, thanks to their low carbon footprint and focus on energy efficiency.” CCG Managing Director, David Wylie, said: “CCG’s commitment to providing quality, energy efficient homes is a philosophy shared by the City of Edinburgh Council. The 655-home development at Cammo Estate is a consortium project by CALA Homes and David Wilson Homes and includes 164 much-needed affordable homes. The development will provide a unique mix of 1, 2 and 3 bedroom apartments, terraced homes, colonies as well as detached family homes. A spokesperson on behalf of the consortium, said: “We must thank the local community first and foremost for engaging with us throughout, helping us to shape the final proposals which have evolved over the past two years. “We fully understand how important the junctions at Maybury and Barnton are and traffic was a key concern for many people at the outset. “We feel the improvements made through Planning Gain contributions will benefit the wider community and those commuting in or out the city. “Following yesterday’s decision our focus now turns to assisting the City of Edinburgh Council to ensure a timely delivery of these improvements” A key component of the site is the extent of publicly accessible green space – which totals over a third of the entire development and includes linear parks, a seven-hectare park, and over 700 new specimen trees. In addition, a half kilometre 20-metre wide green corridor at Maybury Avenue will feature a much-needed cycle and footpath detached from Maybury Road. Further improvements to the walking and cycling network will be made from Planning Gain contributions the developments will make. In line with the Local Development Plan these routes will connect to the land at West Craigs, and as part of that development connect onwards to the Gyle and Edinburgh Park. The spokesperson added: “At the heart of the design solution has been the delivery of an outstanding landscape environment along with significant investment to improve public transport, education and health care and the delivery of an excellent pedestrian and cycle network. “Within the development site we will deliver new bus infrastructure in addition to making contributions to public transport connections to the site. “In addition, there is an exceptionally wide range of homes that will help to ease the supply shortfall that features throughout the market.” As part of the 655 homes, 25% of the development units will be of affordable tenure delivered with our Registered Social Landlord partner; comprising a wide range of 1, 2 and 3 bedroom apartments and terraced homes. The affordable housing will commence as part of the initial phase of development.

Balfour Beatty Secures Hospital Restoration Contract

The former Royal Infirmary hospital in Edinburgh is going under restoration work, with the UK construction giant Balfour Beatty landing the contract for the project. The £70 million works will be completed to deliver a new major education hub for the University of Edinburgh. “We have a long history of restoring listed buildings, including the National Museum of Scotland and the Assembly Rooms in Edinburgh. Combining the latest construction techniques and technologies, we look forward to sympathetically restoring Edinburgh’s Old Royal Infirmary hospital for the wider benefit of the community,” commented Hector Macaulay, Balfour Beatty’s Managing Director of Scotland and Ireland. The Edinburgh Futures Institute development will include multiple teaching and learning facilities, function areas, and work spaces for staff, students and the general public. For the development, Balfour Beatty has to restore and connect six wards in order to unlock the building’s wide corridors to create free-flowing areas in the University’s Grade- A listed Old Royal Infirmary hospital building, spanning over 21,000 square meters. They will employ 170 people at construction peak. To enhance the restoration process, Building Information Modelling (BIM) and augmented and virtual reality technologies will also be utilised. Work will commence on the project in spring 2019, and is expected to be completed ahead of the start of the academic year in 2021.

IMPACT Scotland Develops New Edinburgh Arts Centre Proposal

Charitable trust IMPACT Scotland, in partnership with the Scottish Chamber Orchestra (SCO), have developed a proposal to create a new “world class” arts centre in the heartof Edinburgh. The facility is located directly behind Dundas House at 36 St Andrew Square. It will be the new home of the SCO, and will also be a venue for public engagement, conferences and education. The developers say that he centrepiece will be a 1,00 seat auditorium, along with a studio that will provide recording, recital and rehearsal space that will “rival the best in Europe.” The plans also state that the historic Royal bank of Scotland branch will carry on operating as a stand-alone branch. A new restaurant, bar and café facilities will also be created to complement the development. IMPACT Scotland will take the responsibility for overseeing the construction of the new building and will operate and manage the complex. The trust will soon begin the process of inviting expressions of interest from architect-led design teams, along with an acoustic expert, with the intention of making appointments early in 2017. Initial talks with the Scottish Government and the City of Edinburgh Council on possible public sector partnerships have been positive and are ongoing. Proposal backers said that the auditorium would meet the long recognised need for a purpose built, mid-sized performance venue in Edinburgh, that will combine excellent acoustics with access for all forms of popular music, jazz, folk, chamber and other small classical music groups as well as solo and song recitals and small dance ensembles. Sir Ewan Brown, who has been chairing the IMPACT Scotland Project Board said: “I see this is a global opportunity for a global city, combining the best of the old and the new to establish a venue that will attract performers, audiences and visitors from around the world.”

Construction Work Underway on £1bn Edinburgh St James Centre

The £1 billion redevelopment of Edinburgh’s St James centre has finally begun after political, financial and legal upheavals caused years of delays to the scheme. Building work started this week after developers TH Real Estate sold a 75% stake in the 1.7 million sq ft retail and leisure centre to Dutch pension asset manager APG. TH Real Estate will hold the remaining 25% stake. The plan to demolish the existing 1970s St James Centre and replace it with modern retail and office space was originally given the go ahead in 2009. The scheme was met with a number of delays, with developers blaming difficulties in attracting international investors in the wake of the financial crash in 2008 and “uncertainty” surrounding this year’s EU referendum vote. Doubts over the project were also raised after a legal challenge concerning ownership of the site. Once finished, Edinburgh St James will be made up of 850,000 sq ft of retail space, anchored by John Lewis, a multi-screen cinema, a W Hotel comprising 214 rooms and 150 private apartments. Designed by Allan Murray Architects, the development will also create up to 3,000 permanent jobs. Laing O’Rourke, which had been appointed on a consultancy basis to offer advice on pre-construction works during the last year, has now been appointed as the main contractor for the scheme. It is expected that the demolition work should take around 18 months, with the retail and leisure element being completed in 2020, followed by full scheme completion the following year.
