Outline planning submitted for £65m Preston industrial scheme

HBD and the Barnfield Group have submitted outline planning permission for a 25ha employment scheme at Roman Way in Preston which, if approved, has the potential to create circa 1,500 jobs. The proposed development would deliver circa 800,000 sq. ft. of new industrial and warehouse space, helping to ease the significant shortage of suitable buildings within the region. The site, an allocated employment site within Preston City Council’s Local Plan, sits to the east of the existing Roman Way Industrial Estate; a large and well-established industrial development. Chris Newsome, Senior Development Surveyor at HBD, said: “The site is very well-connected, close to the motorway network and within just 1.2 miles of the M6, making it an ideal location for an industrial scheme of this caliber. It also sits adjacent to the very successful Roman Way Industrial Estate and would help to address the shortage of high-quality industrial space within the region, while providing thousands of new jobs.” If the planning application is successful, infrastructure work would start on site later this year. Tracy Clavell-Bate, Head of Development for Barnfield Group, said: “It is great to get the site to the planning stage; it hasn’t been without its challenges, but we are sure with it being a natural extension to the existing Roman Way site, which is fully occupied, that the development will be extremely successful if planning is granted.” HBD and Barnfield have worked closely with the council since 2020 when initial pre-application discussions began. Since then, a range of technical experts and specialist consultants have been involved in completing comprehensive site assessments, alongside architects Fletcher Rae and Iceni Planning Consultants. Ridge was tasked with assessing flood risk and drainage, Bowland handled ecology and arboriculture, Mode managed highways, Sandy Brown handled acoustics and Applied Geology has considered any geo-environmental factors. Dean Young of Young &Co acted for the landowner. The proposed scheme is the latest of several industrial projects delivered in joint venture by HBD and the Barnfield Group. EAST, an 18-acre strategic development site, is also located in Preston and has proved very successful; its 70,000 sq. ft. first phase was fully let prior to practical completion and the rest of the site under offer. The partnership has also developed an 11.5-acre site in Huyton, Beacon 62, creating around 357 new jobs and transforming an important gateway site.

GMI to build stand-out £32 million residential development for HBD in Birmingham

New ‘SETL’ contemporary living canal side development situated in Birmingham’s iconic jewellery quarter will feature 101 apartments together with 2,350 sq. ft. of ground floor commercial space. GMI Construction Group PLC an established and successful UK contractor and construction services company providing specialist design and build capabilities spanning multiple sectors has today announced that it has been appointed by leading property developer HBD to construct a new residential-led scheme in Birmingham’s iconic Jewellery Quarter. The development, titled ‘Setl’ is HBD’s first city centre development in Birmingham and has been designed by leading architects BPN, based in the jewellery quarter. 101 apartments will be accompanied by an array of residential amenities and 2,350 sq. ft. of ground floor commercial space.  The scheme will feature a courtyard, workspace, a lounge and a gym, along with a rooftop garden on the upper floors of the six-storey building. Redeveloped industrial estate welcomes new tenants

The comprehensive redevelopment of Montagu Industrial Estate in Edmonton is continuing apace, with the completion of the first phase of its transformation into modern, sustainable industrial and logistics scheme, Workstown. The £150 million joint venture is replacing dilapidated, out-of-date buildings with modern, more energy efficient spaces for local small to medium sized enterprises (SMEs). Enfield Council’s Leader, Cllr Nesil Caliskan and the Cabinet Member for Finance & Resources, Cllr Mary Maguire, met council officers who have worked on the project and a team from property developer HBD, the council’s joint-venture partner. They joined a tour of the scheme on Monday 24 January to view the completed first phase, which comprises nine industrial units totalling 60,000 sq. ft. of new space. Two thirds of the completed phase is already let or under offer. One of the new tenants, Hived, (pictured) is the first mass-market, zero emission parcel delivery provider, offering greener and cheaper solutions from warehouses directly to customers. Cllr Maguire said: “Montagu Industrial Estate is transforming into a modern, fit-for-purpose and accessible site welcoming businesses that are at the forefront of manufacturing and logistics. The development will also have a significant impact on the local community, helping with the creation of a variety of high-quality jobs within the borough and new opportunities for innovative businesses. I am also extremely happy to see that as well as providing new homes for existing and expanding local companies, we are also welcoming new businesses such as Hived to the area.” Adrian Schofield, Senior Director and Head of Region at HBD, said: “We have seen strong interest in Workstown from a wide-range of businesses, from start-ups through to larger companies –  70 per cent of the scheme was under offer before completion, which reflects the quality of the development. It is a fantastic regeneration project and we look forward to bringing forward the further phases of the redevelopment.” Located just north of the A406, the 29-acre scheme is being redeveloped in phases to create more than 350,000 sq. ft. of employment space. The transformation is part of the Council’s ongoing and wider regeneration of the Edmonton area to create new opportunities, support employment and establish a new business community. The revamp of the estate is expected to create hundreds of new jobs, a significant boost for Edmonton. The estate, which housed some units from the 1950s has suffered from anti-social behaviour and unauthorised activities on the site, which has had a detrimental impact on surrounding residential areas. The next phases and compulsory purchase order are scheduled to be discussed at March’s Cabinet meeting. An overall masterplan will show how the remaining phases will be delivered.

HBD Barnfield marks milestones for Merseyside gateway scheme

HBD Barnfield has marked two major milestones for Beacon 62, an 11.5-acre strategic gateway development in Huyton, Merseyside, with the completion of an 18,000 sq ft Aldi supermarket and detailed planning consent secured for a Euro Garages service station. HBD Barnfield is a joint venture partnership between property developer HBD and Barnfield Group. Barnfield Construction, the construction arm of the wider Barnfield Group, has undertaken all building works on the site, which is adjacent to both the M62 and M57 motorways. With construction works completed, the Aldi store opened to the public in September following a full internal fit out, creating 30 new jobs. This is the fifth contract with supermarket giant Aldi completed by Barnfield Group, with others in Clitheroe, St Helens, Burscough and Rhyl. Bryn Richards, Regional Property Director for Aldi Stores Ltd, commented: “The HBD Barnfield team has worked safely to remain on track and get the project to the completion stage throughout a difficult time for the industry over the last few months. We’ve received really positive comments from the local community who have visited the brand-new store.” Having now secured planning approval for phase two of the development, work will begin on a 2.5-acre plot to be occupied by a Petrol Filling Station (PFS), McDonalds and Starbucks for Blackburn-based Euro Garages. Phase 3 of the scheme comprises a 6-acre plot which has outline planning permission for business and industrial uses (or warehouse and storage subject to planning permission) and full planning permission for a car dealership. Plots are available for design and build opportunities or to buy/lease.  When completed, it is expected that the Beacon 62 scheme will create up to 357 new jobs; a huge boost for the local area. Barnfield has extensive experience of leading joint venture companies, having successfully formed and operated several with both private sector and local authority partners, and is looking to grow the development arm of the business over the coming months. The Nelson-headquartered family-run business, which has been operating for more than 40 years, is currently on site delivering a range of mixed-use schemes nationwide across retail, commercial, industrial, residential and healthcare sectors.
