Work set to get underway on two multi-million-pound affordable housing projects in Glasgow

Work will shortly begin on two multi-million-pound affordable housing developments in Glasgow. Housing provider Home Group Scotland appointed Cruden Building West, part of the Cruden Group, to deliver two key housing developments at Kennyhill Square in Dennistoun and in East Balornock (Phase 6). The contracts have a combined value of £12.5m. The new £6m Kennyhill Square development will provide much-needed mid-market rental housing in Glasgow’s East End with 36-, one- and two-bedroom apartments built on the site of a former nursing home. The development, which has been designed by Grant Murray Architects, offers energy-efficient, high-quality homes and many of the properties benefit from a terrace with stunning views overlooking Alexandra Park.  Cruden Building West was also awarded a £6.5m contract by Home Group to develop the latest phase at East Barlornock – creating 35 highly sought-after affordable homes at the site on Broomton Road. Home Group Scotland and Cruden Building West have been working with Glasgow City Council on this development which has been built over five phases to date, and this marks the beginning of phase six of this £50m regeneration of the East Balornock area. Allan Callaghan, Managing Director of Cruden Building East said:  “We are delighted to begin working on this exciting new development at Kennyhill Square in Dennistoun which will bring all important sustainable, affordable homes to the area.  We will also begin work on phase six of building the East Balornock development – a significant milestone as we get closer towards delivering this landmark regeneration which will create around 320 new homes in total. Countryside Properties Phase 3 of South Oxhey Central reaches highest point

Countryside and Home Group have marked reaching the highest point of Phase 3 of South Oxhey Central, their £218m town centre development in Hertfordshire, with a topping out ceremony that was attended on 8th September by the Leader of Three Rivers District Council, Cllr Sarah Nelmes. Delivered in partnership with Three Rivers District Council, Phase 3 is delivering 345 new homes, a 18,800 sq ft Lidl supermarket, and 6,500 sq ft of further retail space, as well as enhanced landscaping and landscaped podiums for residents. With construction progressing at pace, the first homes are expected to be ready in autumn 2022 with the new Lidl foodstore following in late 2022. The new homes in Phase 3 are due to be launched for sale at the end of September by Countryside, with one-, two- and three-bedroom apartments going onto the market, as well as two- and three-bedroom duplexes for the first time at the development. With 90% now sold, the last remaining homes in Phase 2 are currently on sale, with one- and two-bedroom apartments available and prices starting from £277,500. Following the completion of Phase 2 of the development earlier this year, all of the new retailers have now opened alongside a new market square, while 174 homes have been handed over to residents – making a total of 314 homes now completed at the development. When fully complete, South Oxhey Central will consist of a total of 659 new homes and in excess of 55,000 sq ft of commercial space, set across two acres of landscaped public spaces. Full-service law firm Ward Hadaway has successfully defended a judicial review claim in respect of planning permission for a multi-million pound garden village development in County Durham. Specialist planning lawyers within the organisation’s Built Environment Team provided advice during the planning application process and negotiated a substantial Section 106 agreement on behalf of North East-based contractor Tolent and its subsidiary Coolmore Land Limited for the £175m South Seaham Garden Village project. The project team also worked closely with Home Group who are also heavily involved in the project. The 77.75ha development, which will be located close to the A19 near the Dalton Retail Park in Seaham, will bring 1,500 new homes of mixed tenures to the area including shops, a café, a new primary school, a park and village square, community health and wellbeing village, community allotments and a world class business innovation and research hub surrounded by extensive green open space. Working closely with Home Group, Tolent will build around 1,000 of the new homes, of which 750 will be affordable homes (representing 50% of the housing on the site) designed for a range of buyers from first-time buyers to those in need of assisted living creating a truly inclusive community. Land for the remaining 500 homes will be sold on the open market with other national housebuilders likely to become involved. The ten-year project is expected to be home to some 4,000 residents and will create an estimated 1,000 jobs. The garden village project is one of 19 schemes announced in the UK and development is expected to start on site this autumn. Ward Hadaway has had a long-established relationship with Coolmore Land Limited, part of Tolent, having acted for Coolmore since 2009 when it first acquired an interest in the site with a view to future developments.
