Designed by UK architects SimpsonHaugh & Partners, the development includes: ground floor retail or community space, activating the street and providing a local amenity; extensive public realm and landscaping works, both on site and in the surrounding area to significantly improve place-making and provide a more connected, safe, cohesive and green environment; half an acre of gardens and 48 additional trees including the introduction of an urban arboretum, residents’ garden and over 220m of children’s play space; and over £7 million in Section 106 and Community Infrastructure Levy to fund local infrastructure improvements, training programmes for local residents and support for local recruitment. “We have worked closely with Rockwell Property to design a high quality, mixed-use scheme that will improve connections across West India Dock Road, providing new homes, employment and training opportunities, whilst creating a safer and more secure public realm environment for the community,” added Mark Savage, Partner, SimpsonHaugh. Innovation in South West hotel construction sees Midas hit high point at new Holiday Inn Express

A new 138-bedroom Holiday Inn Express is rapidly take shape just outside Bridgwater, Somerset, hitting its milestone topping out in just six months thanks to innovative construction techniques being used by Midas. The £10 million project is being built by Midas Construction, part of the Midas Group, on behalf of customer Zeal Hotels, and is believed to be the first in the South West to use a highly-efficient form of offsite and modular construction, delivering high quality finishes combined with considerably shorter build times. The new Bridgwater Holiday Inn Express is situated on Junction 24 of the M5 motorway and will be one of the biggest hotels in the area, featuring a bar and restaurant, lounge area, meeting rooms and parking for more than 60 vehicles. Due for completion in spring 2019, the hotel is being built to Holiday Inn Express group’s Generation 4 specifications and will provide accommodation for visitors to the Hinkley Point C nuclear power station and surrounding areas. The building features perimeter pre-cast, acid-etch external finished and sandwich-insulated concrete panels, which are manufactured off site. These are craned into place and fixed to the frame of the building – also constructed using pre-cast concrete – instantly delivering a high-quality external finish and providing an internal surface ready for decorative finishes. The windows, made by a specialist company in Bristol, are pre-glazed and installed into the pre-cast panels before being delivered to site. Bathroom pods are also manufactured locally, less than 10 miles from the construction site, before being delivered for installation. Neil Lewis, Senior Project Manager at Midas Construction, said: “Off-site manufacturing isn’t new but this particular method of construction, and the standard of finishes it achieves, is a first for Midas and, we believe, the South West. “We are subscribing to modern methods of construction and the innovative use of design and build techniques to deliver a more consistent product and finish for our customer. “We’re impressed by the results and delighted to be leading the way in developing a new approach to hotel construction in the South West, which we hope will see greater take-up in the future.” The scheme adds to a list of prominent construction projects recently completed by Midas in the region; including the award-winning National College for Nuclear Southern Hub for Bridgwater & Taunton College and Yeovil Innovation Centre for South Somerset District Council. Midas Group’s strategy is to become the contractor of choice in the areas in which it operates, by developing long-term relationships through the delivery of its vision to be   leaders in customer service and performance. Midas Construction has worked closely with customer Zeal Hotels throughout the project, and representatives of both companies were on hand to celebrate topping out on 25th September as Midas marked reaching the high point of the build. HOTEL DEVELOPERS BREAK GROUND IN CHESTER – Work has started on the New Hotel Indigo in Chester

Castlebridge Group have announced that they are on site developing a new 75-bedroom Hotel Indigo situated in the city centre of Chester. The first key milestone has been achieved with the erection of the steel super structure. The hotel will be managed by Castlebridge Hotel Management Limited who have a successful background in managing hotels across the UK. The food and drink offering in the hotel will be operated by MasterChef Champion Simon Wood who will open his second restaurant Wood Chester within the hotel. Simon’s first restaurant, which is located on First Street in the city centre, brings Simon’s passion and creativity for food to life with powerful flavours alongside a touch of playfulness. It offers a stylish yet relaxed dining experience with high end food, and has received rave reviews in the Guardian and Telegraph since opening one year ago. This exciting boutique hotel is due to open at the end of 2019. The main contractor on the project is Bowmer & Kirkland who are based in Derbyshire with a regional office in Manchester. They are also building a hotel at Birmingham Airport for Castlebridge Group and a further Hotel Indigo in Manchester City Centre. The £500,000 project creates a new welcome experience for guests at the 148-bedroom, four-star hotel in Spinningfields. The scheme involved renovating the hotel reception, lobby, conference foyer and bar area to create an open-plan space, a more relaxing check-in environment and a ‘Power-Up Pod’ workspace with charging points for laptops and mobile phones. Salford-based MC Construction was chosen as the contractor in a tendering process, partly because it makes a point of employing local people, which the V&A also does. The V&A, which lies on the banks of the River Irwell, is housed in Grade II listed buildings constructed in 1844 as warehouses. The exposed original brickwork, cast-iron columns and vintage wooden beams were retained as part of the upgrade. Peter Hill, the hotel’s general manager, said: “Manchester is an ever-changing city – the opening of the nearby St John’s Quarter is close with three new residential blocks at the Slateyard also opening right across the river next year. “This means the requirements of the guests we welcome through our door are changing. At the V&A, we always want to be a hotel that is ready for the next few years, and so, with this refurbishment, we as a hotel are also changing so that we continue to meet their requirements. “We are particularly proud of this refurbishment too, as we have kept the 19th century feel of the original building but have added all the 21st century amenities our guests expect. Since Rothgen Capital UK announced the launch of the latest funding round for The Tyram Lakes Hotel, Spa and Resort in Hatfield, near Doncaster in Yorkshire UK, Doncaster as an area has been attracting a significant amount of new attention, both domestic and internationally. This unique hotel will offer 104 rooms, conference facilities, a fine dining restaurant with lakeside views, an indoor pool, leisure club, spa, gymnasium, and a picturesque wedding and party venue. How did this happen? Doncaster Metropolitan Borough Council approved the application to build the green resort in December 2016, commencing with the first phase of 50 eco-lodges. The scheme comprises four phases of development: Phase1 – 50 Lakeside and floating lodges Phase2 – 104 Bedroom Hotel, Spa, and Leisure Centre Phase3 – 75 Lakeside and floating lodges Phase4 – 200 Woodland retreat lodges …. and embraces the very latest science and technology to create a resort which is designed to function through environmentally accredited solutions that are energy efficient, all of which engage and sustain the local ecosystems. “The scale and ambitious nature of the plans will ensure the resort is one the most luxurious, fun and relaxing holiday destinations in Europe. This green development will be as sustainable as it’s currently possible to build, and be exemplary case study for other developers,” says Baca Associate, Andrew Scrace. Ecological solutions Geyser Thermal Energy (GTE) has designed from scratch the heating and hot water system for the resort without a significant negative impact on the local ecology. Using the main lake as a heat source for the lodges, coupled with various (non-chemical) water filtration processes, energy consumption and the need for chemicals is vastly reduced. This innovative renewable heating system coupled with highly efficient and ecologically sound water solutions leads also to minimal running costs and environmental impact for the development. The Laws of Attraction Funding rounds by property developers are executed in a number of ways ranging from loans, finance and bridging through to private capital, usually with ease for potential investors in mind. In its hallmark innovative fashion, Rothgen/Tyram Lakes have engaged the Accounting Worx Group, based in Reading UK (along with international presence), who have designed and implemented specific financial instruments for the project to enable investors to participate quickly and easily. Lighting control experts TheisCraft has supplied DALI, 1-10v and Phase dimmed scene control system to the boutique style Mandrake Hotel situated in the heart of London’s West End.   Working closely with electrical contractors CAG, the two companies designed a bespoke solution for The Mandrake which included controls in all areas of the hotel as well as providing a modular wiring solution for the hotel’s bedrooms.   Set to be London’s most fashionable new hotel, the facility includes 30 bedrooms, three suites and a penthouse apartment all in a boutique style that features a traditional frontage, designed and lit by dpa lighting consultants. The main bedrooms are located on the upper floors overlooking the central courtyard with the reception, bar, restaurant and lounge at ground floor level around the central courtyard, with a function suite in the basement area. The lighting plays a fundamental role in emphasizing the perception of the space, creating focal points and cutting out discrete shadows of mysterious and sensual pockets of darkness.   TheisCraft and CAG adopted a number of sustainability measures that were incorporated into the design, including the use of absence/presence detection, lighting controls, time controlled events and 3W emergency fittings and an emergency monitoring system.  The lighting control panels incorporated lighting circuits with DALI technology, 1-10V, DMX and switching along with emergency monitoring in accordance with EN50172, which tracks the performance of every emergency light fitting.  Each panel was custom designed to provide an electrical distribution board style solution so that it has the isolation for each area protected by RCBO & MCBs for circuit protection. The panels are then closely matched to the circuits and type of control needed for the type of luminaire and control method for the area and the style of each part of the hotel.  The control plates for the lighting scenes and blinds have been metal flat plate style finished in various colours to suit the mood of the hotel and are monitored by the Head End PC.   Graham Dear of CAG commented “We appointed TheisCraft as they could supply a bespoke solution, including the modular wiring, for both blind and lighting control throughout the hotel.  The project involved lots of complex panels which they designed to control scenes in each of the bedrooms and bathrooms, in addition to the blinds in the penthouse suite.   Lighting throughout the hotel can also be controlled via a Tablet controlled device which connects to the “Cloud’ based App which was an added bonus for the hotel”.   The project also included a pre-wired metal conduit modular wiring solution which could be easily connected via a plug and play connection system for all bedrooms and corridors.  This system meant the project could be finished quickly and to deadline without any extra manpower.

McAleer & Rushe Sign £25m Hotel Deal

County Tyrone construction firm McAleer & Rushe has secured a £25 million deal to build and lease out a four star hotel in Newcastle, England. ES Newgate, the company’s subsidiary, is set to develop the 226 bedroom, six storey property, which will become a Maldron Hotel when complete. The scheme is the firm’s latest work with Irish hotel plc Dalata Group, and will be the first Maldron Hotel in England. McAleer & Rushe will retain ownership of the property, which will be leased to Dalata through a 35-year contract. The building, located on the site of the former Newgate Centre, is expected to open in the summer of 2018. McAleer and Rushe is also set to build student accommodation as part of the same mixed used development, which is worth £100 million in total. The firm’s property director, Stephen Surphlis, commented: “The addition of this quality hotel brand reflects the wider importance of this entire mixed-use development and will be a major asset to the city as a whole, as well as attracting business and leisure travellers to Newcastle. “We look forward to working alongside Dalata, for whom we have previously delivered numerous projects.” Meanwhile, McAleer & Rushe is also working on the construction of a new Maldron Hotel at Brunswick Street in the centre of Belfast. It will be the company’s fourth hotel here. It also owns the Maldron Hotel at Belfast International Airport, the Clayton Hotel on Ormeau Avenue in the centre of the city, and the Maldron Hotel in Londonderry. Dalata currently operates five Clayton hotels in England, with two in London, and one each in Cardiff, Leeds and Manchester. It additionally owns the Croydon Park Hotel in London. Dermot Crowley, deputy chief executive for business development and finance at Dalata, said: “This development provides us with an exciting opportunity to launch our Maldron brand in the English market.”

Old Trafford Welcomes New Development

One of the UK’s leading housebuilders and construction groups, Galliford Try has scooped a £12m contract to build a hotel at the Emirates Old Trafford Ground. The project will be the final instalment in a string of redevelopment projects at the iconic cricket ground. Following plans submitted last year, Galliford Try’s North West Business will complete a major overhaul of the site, replacing its existing hotel, Old Trafford Lodge, with a 150-bedroom, four star design to be branded Hilton Garden Inn. Engineered so as to mirror The Point, the ground’s existing hospitality venue adjacent, the new hotel has been designed to offer fans an enhanced experience at the ground. It will feature floor to ceiling glazing in field-facing rooms, terraces and balconies for pitch-facing suites, and a glazed walkway linking the hotel with the pavilion. Alongside provided 82 further accommodation suites, the five storey building will house a restaurant, café, bar and fitness centre as well as a ticket office and club shop on the ground floor. The Hilton Garden Inn development will be funded by the Greater Manchester Combined Authority (GMCA), Trafford Council and the Lancashire Country Cricket Club (LCCC). GMCA has provided a loan of £5m, Trafford Council – £4m, and £3 from LCCC. It will be operated by LCCC under the franchise and is expected to create 76 new jobs. LCCC has hosted some of the most high profile ties in cricket, and will hold two of England’s test matches against Pakistan later this year. The contract award follows Galliford Try’s high profile development at the Old Trafford football ground last year. The company was the main contractor on the £24m, 133-bed Hotel Football in Greater Manchester. The hotel is owned by former Manchester United top-scorers, Ryan Giggs, Paul Scholes, Nicky Butt, Gary Neville, Phillip Neville and features nostalgic football references throughout.
