IRWIN MITCHELL ADVISES PROPERTY DEVELOPER JAYNIC ON LAND PROMOTION DEAL ON 279-ACRE SITE AT BARTON MILLS, SUFFOLK

The property division of national law firm Irwin Mitchell has advised land promoter and developer Jaynic on its a land promotion agreement on 279-acres adjacent to the A11 at Barton Mills, Suffolk, with the land offering significant potential for future commercial development. Located on the ‘Cambridge-Norwich A11 Tech Corridor’, this significant employment opportunity would provide a safe new entrance to Barton Mills via a new roundabout on the A11, and the opportunity to close the staggered A11-Newmarket Road crossroads at Herringswell Road and the A11 access from Newmarket Road at Tuddenham Road, both of which have poor highway safety records. Pedestrian/cycleway connectivity would be improved, and sustainable links created via new and existing routes. Andrew Anderson, Director at Jaynic responsible for the proposal, said: “We hope to achieve a local plan allocation in due course for a significant new business park along this strategic corridor, together with key highway safety improvements, both of which will provide local and district-wide benefits. “The site has not been allocated in the draft local plan but was identified in a recent evidence-based document as a potential opportunity to grow the district’s existing commercial sites,” added Anderson. Jaynic said it looks forward to working with all stakeholders including West Suffolk Council, the local community and businesses to promote the very real economic development and highway benefits that would come from such a development. The scheme would also deliver improvements to the ecological constraint zones within the site, meeting Biological Net Gain requirements and providing wider ecological benefits, with potential to help bring forward other developments in the area with significant ecological constraints. Named Wheater’s Meadow, the 100% affordable development is being delivered by United Living New Homes’ subsidiary, Partner Construction, on behalf of leading housing developer, Flagship Homes. It will see a mix of 46 social rent and seven shared ownership homes constructed on the site, on Kirby Road in Walton-on-the-Naze. Built on part of a former caravan park and supported by Homes England funding, all the properties will be available for shared ownership or social rent, ensuring genuine affordability for residents and widening the range of housing options for the local community. The first delivery of new homes is expected in August 2022, and the site is due to be completed in early 2024. Placefirst reports record growth and portfolio expansion

Transforming Teesside’s housing choice

A North East construction and regeneration specialist is starting work on a supported housing village in Redcar. Vistry Partnerships North East has secured planning consent and agreed contracts for the 75 homes, which will be constructed for Beyond Housing, within the development at Kirkleatham Green. The homes have been specially designed for customers with a wide range of support needs, including adults over 55, residents with accessibility requirements and others with learning disabilities. They will include 31 two bedroomed and 14 one bedroomed apartments, six wheelchair accessible two bedroomed bungalows, 12 single bedroomed quarter houses and 12 two bedroomed flats.   The aim is to enable people to live independently for longer, by providing appropriate housing, communal facilities and outdoor spaces – with flexible levels of support and care assistance where required. The homes have been designed to be extremely energy efficient, reducing carbon emissions – when compared to a traditional residential unit with a combi gas boiler – by 50%. This has been achieved by the inclusion of Mechanical Ventilation Heat Recovery, which reclaims heat from extracted air to pre-heat the incoming fresh air, minimum heat loss insulation and Air Source Heat Pump hot water cylinders. The project will bring Vistry Partnerships North East’s recent investment in Teesside to £198 million. Simon Ismail, MD of Salboy said: “This scheme will be bringing some much-needed housing to the area and is part of our wider plans in Cornwall, which also include our Narrowcliff project in Newquay and The Garrack retirement properties in St Ives. “The site at Tuckingmill has had planning approved for housing for some time and we’re really pleased to announce that we’ve completed the purchase and can finally get construction started.” The site, which is a brownfield just south of Pendarves Street, is included in the Tuckingmill Framework which was first submitted to Cornwall Council in 2010. The scheme, which will be completed in several phases, will aim to deliver a mix of open market and affordable homes – the full details of which will be available soon. DOMIS, the sister construction company of Salboy, will be the lead contractor on the development and has already started to approach local suppliers and trades. DOMIS is also planning to host a ‘meet the buyer’ event to further connect with local labour for its numerous upcoming projects in Cornwall. City Plumbing sees unprecedented upward trend in the sales of solar PV solutions

City Plumbing is anticipating a further rise in demand for solar photovoltaic (PV) solutions after seeing a notable rise in sales during the first quarter of 2022 as well as other emerging factors affecting the market. The merchant’s specialist renewables business, Energy Efficiency at City Plumbing, has reported an unprecedented increase in sales for solar PV products during Q1 2022 compared to the same period last year. The business believes the surge in demand is the result of a combination of factors including increasing energy costs, forcing businesses and consumers to look at alternative sources of power. National and regional housing developers are also looking to prepare for changes to Part L of the Building Regulations in June, while Social Housing Landlords are turning to proven technologies to tackle energy efficiency concerns within existing housing stock. Other drivers include the realisation from consumers that solar can be used to charge electric and hybrid vehicles, which have also seen a surge in popularity over recent years. City Plumbing predicts that this demand will continue to rise as the energy cap review for October continues to be discussed and as a result, the business is massively increasing its stockholding in photovoltaic panels, mounting systems, inverters and battery storage solutions, meaning the product can be on site the next day if required. In addition to increasing the amount of stock at its national distribution hub Omega, City Plumbing has allocated more designers to solar PV and is upskilling its branch staff to assist with general queries around this alternative source of energy. The main seven-storey office building, which was built in the 1960s, is being transformed into 154 studio and one-bedroom apartments, which already had permitted development approval. In addition, Brewster Bye secured planning permission earlier in the year for a two-storey rooftop extension that will comprise of 14, one, two and three bedroom apartments, and will replace an existing rooftop plant structure. Amenity space for residents will also be incorporated into the scheme. Colbre Projects Ltd has been appointed as principal contractor and work is due to complete in August 2023. The development will then be managed by YPP Lettings and become part of the Live Oasis brand which offers high quality rental apartments across numerous purpose-built developments throughout Leeds and beyond. A spokesperson from YPP said: “Securing planning permission and then immediately starting work on the transformation of this iconic Leeds building, is a fantastic position to be in. “The scheme benefits from having both Leeds Arena and the city’s main shopping and leisure areas on its doorstep.
