Leading modular housing pioneer ilke Homes has started work to deliver 146 energy-efficient, affordable homes at the Glenvale Park development in Wellingborough, as part of Man GPM’s community housing focus. The announcement marks the second time ilke Homes and Man GPM have worked together to deliver an affordable-led scheme, having struck a £31 million deal in December 2020 for a 226-home affordable housing development in Grantham, Lincolnshire. The 7.8-acre site forms part of phase one at Glenvale Park, which once complete, will deliver a total of 3,000 homes, over 200 acres of parkland, a new local centre and two new schools. The wider masterplan for Glenvale Park is expected to generate more than 3,000 jobs and £1.4 billion in economic impact for the area – with £2 of social value generated for every £1 spent during construction. Having received approval from North Northamptonshire Council, ilke Homes has started work delivering a mix of multi-tenure single family houses, apartments and maisonettes, ranging in sizes from one to four bedrooms homes. The homes – which are due for completion in 2024 – are being manufactured offsite at ilke Homes’ 25,000 sq. ft. factory in North Yorkshire, where precision-engineering techniques enable the company to deliver highly sustainable modular homes. ilke Homes can therefore commit to delivering energy-efficient housing, with a likely EPC rating of A, putting the properties in the top five percent nationally for energy efficiency, with the knock-on effect of saving consumers hundreds of pounds a year on energy bills. Thanks to most of the build stage taking place offsite, traffic disruption to the local community will be kept to a minimum. Man Group’s Community Housing team seeks to achieve the dual objectives of providing both social and financial returns, addressing the housing crisis in the UK by building homes that are affordable to households. The UK has experienced a significant, long-term mismatch between supply and demand in the housing market, which has led to an affordability crisis impacting households earning the median income and below. The team deploys institutional capital to build new homes with the aim of generating positive returns for investors and delivering a demonstrable social impact. Modular housing firm ilke Homes has raised a record-breaking £100 million from new and existing shareholders following successive years of triple-digit growth. The round is being led by funds managed by affiliates of Fortress Investment Group LLC (“Fortress”), a leading global investment manager with approximately $46 billion of assets under management. Existing investors TDR Capital and Sun Capital also subscribed to ilke Homes’ latest fundraising round, which was arranged by investment bank Citigroup and acts as a rare example of a company increasing its valuation as global stocks remain under pressure from the continued macroeconomic and geopolitical uncertainty. The new funding will be transformational for ilke Homes. It will help the company to significantly scale-up its operations and open a new manufacturing facility that, once operational, will increase the company’s output capacity to 4,000 homes a year, creating over 1,000 new jobs in the UK. “We are excited about our investment in ilke Homes. We see ilke Homes as the UK market leader in the manufacturing of modular housing and believe the company is uniquely positioned to increase the availability of high quality affordable housing in the UK while accelerating the transition to net zero,” said Rahul Ahuja, Co-head of European Credit at Fortress Investment Group. The investment will also allow the company to invest heavily in automating more of its manufacturing processes to further drive productivity. This will in turn enable ilke to secure more sites and expand its ‘package deal’ strategy, which offers full development service of land, infrastructure and homes in a rapidly growing market. The company, which has seen revenue grow by over 150 percent year-on-year, is already working with some of the UK’s biggest developers and investors, including global asset manager Man Group, FTSE 250-listed housebuilder Vistry Group, and housing association Places for People. Bromford signs £100m contract with MMC developers to provide hundreds of factory-built homes

A leading housing association has signed a £100m+ contract to accelerate the number of low-carbon, factory-built homes it builds every year. Bromford has sealed a four-year contract with MMC developers ilke Homes Ltd and Hadley Group to provide hundreds of new homes across the West Midlands and West of England. The first homes to be delivered as part of the partnerships will be a 28-home zero carbon development in Moreton-in-Marsh in Gloucestershire delivered through Bromford’s in-house construction team and ilke Homes. The units are due to be installed in the spring of 2023 over an 8-week period. They will come equipped with air source heat pumps and solar panels that, when combined, will reduce operational emissions – such as those generated from utilities such as heating and electricity – by 100 percent. Plans for the scheme were approved by Cotswold District Council in February. High levels of energy-efficiency – achieved by increased air tightness and the use of low-carbon technologies – will translate into huge cost savings for Bromford’s customers, at a time when the annual energy price cap is predicted to be raised to more than £3,000 in October. Development and asset management innovation lead Mike Craggs said: “Providing affordable homes that are cheaper to run and heat is going to be increasingly important for our customers and these partnerships will allow us to make sure the homes that are provided of the highest, EPC-A standard. We’re thrilled to have signed these contracts with ilke Homes and Hadley Group to become our main providers of MMC homes for the years ahead, and are looking forward to work starting on our first development in Gloucestershire. “Utilising modern methods of construction is key to us delivering the number of affordable, energy efficient homes we are aiming to build during the next five years. Bromford will achieve the highest EPC rating, benefiting both the environment through efficiency and reducing the cost of living for those living and working from home.” In 2021 Bromford was named one of Homes England’s strategic partners, securing £240m to develop new homes, 25% of which have to utilise modern methods of construction. Bromford is one of the biggest builders of affordable housing in the country, completing 1,224 homes in the past financial year. For the past two years it has been the biggest builder of social rent homes* and aims to develop more than 7,000 homes over the next five years.

GROUNDBREAKING FOR NET ZERO CARBON SHARED OWNERSHIP HOMES IN STANFORD-LE-HOPE

Gresham House and ilke Homes have cause for celebration, as of 30th November the organisations officially broke ground at their first partnership zero carbon development at Hope Green in Stanford-le-Hope, Essex. Delivered by ilke Homes and funded by Gresham House, via its evergreen UK limited partnership Gresham House Residential Secure Income LP (GH ReSI LP), the development at Hope Green is set to become one of the first and largest operational net zero carbon residential developments to be delivered in the country. Sales launch off plan in January 2022 and will be marketed by the sales and marketing team at SO Resi exclusively for shared ownership. Due to additional investment by Gresham House more than two-thirds of the properties at Hope Green will include innovative technology meaning the houses will generate enough energy to become operationally carbon neutral. Crucially, the boilers will be replaced with air source heat pumps, which require just a third of the energy of conventional heating systems. In addition, photovoltaic (PV) panels will be installed which will generate electricity to support the functionality of the home. HOUSEBUILDER PARTNERS WITH SKILLS ACADEMY FOR APPRENTICESHIP PROGRAMME

Award-winning Yorkshire housebuilder Ilke Homes has partnered with national training provider Code for a major apprenticeship programme to develop its workforce. Ilke Homes is expanding its Knaresborough-based operation with the addition of 30 apprentices, and the company is currently recruiting for its next intake of production team members. The firm, which builds zero-carbon modular houses and apartments, has teamed up with Code, a national digital skills training academy based in Sunderland, which delivers apprenticeship schemes for a range of employers. It specialises in training solutions around digital skills, such as digital support technicians, cyber security technologists, software developers and network engineers. With monthly starts available from May through to July, successful applicants for the Ilke Homes scheme will be enrolled upon a 12-month recognised training and development programme. Once training is completed, apprentices can expect a permanent position with a salary of around £22,000-per-year, plus associated benefits. Code works with companies of all sizes based throughout England to upskill their staff, supporting firms to find the best way to use their Apprenticeship Levy – a government scheme introduced in 2017. Employers can benefit from current government incentives of £3,000 per new apprentice start, and will have access to funding available to offset the costs associated with training their apprentices through recognised training provider Code.
