INNES ENGLAND APPOINTS TOP INVESTMENT PROFESSIONAL TO LEAD NEW DEPARTMENT

LEADING commercial property agency Innes England has announced an exciting expansion to its business following the appointment of highly experienced investment advisor Ben Robinson who is relocating from London. Ben has spent the past six years as a senior investment advisor at Matthews & Goodman where he was involved in over £250m of real estate transactions across the office, industrial and alternatives sectors. Prior to this he spent time at CBRE undertaking international real estate transactions, and eight years at Mapeley where he was an asset manager overseeing a £600 million UK fund. Returning to his hometown of Nottingham after 15 years with some of the capital’s top firms, Ben is looking to bring his wealth of experience and client contacts to the East Midlands and will be heading up a new investment department with Innes England. Ben, a Nottingham Trent University alumnus, said: “I’m delighted to be moving back to the city I grew up in and where I studied for my MA. “Innes England is one of the biggest consultancy firms in the region so it was an easy choice. I’m very excited to be joining the team and look forward to adding to its already impressive reputation in the market as the go-to agent in the East Midlands. “I intend to utilise the wealth of experience I have gained during my time in London to provide a high quality and joined-up investment service across the East Midlands through Innes England’s Nottingham, Derby and Leicester offices. I’m looking forward to helping clients navigate and prosper from the trends that have been accelerated by the pandemic, which continue to play out across the ‘sheds, beds and meds’ sectors. I’m looking forward to working with managing director Matt Hannah as well as the rest of the team to provide a full cycle service to existing clients and new investors to the region”. Following successful recognition for its investment services, including at the EG Awards in 2020 where it scooped ‘Most Active Agent 2019 for Investment’, the firm is looking to solidify its achievement with a dedicated department. Matthew Hannah, managing director at Innes England, said: “We are building on our activity in the investment market to launch a dedicated new department. Having Ben on board to head this up will be invaluable to its growth and success. “Ben has an impressive resume of experience working with some of London’s top firms, including major accounts, so I have no doubt he will be a tremendous asset to the team. I’m excited to see where he takes the new department and look forward to working alongside him.   “With the firm’s market knowledge on rental levels, tenant demand, and data from our Market Insite reviews we are in a strong position to bolster our investment services with Ben as a dedicated source. Together with our building surveying and asset management teams we can now offer pre-acquisition advice on properties and service charges with agency input to ensure the asset performs to its maximum potential.” Find out more at http://www.innes-england.com or join the conversation at @InnesEngland.

INNES ENGLAND COMPLETES DEAL AT LARGE CITY-CENTRE INDUSTRIAL ESTATE

AN ESTABLISHED eight-acre city-centre industrial park has been snapped up following a multi-million-pound deal completed by commercial property agent Innes England. Bar Lane Industrial Park, located in Basford, Nottingham, features 10,497 sq. metres of industrial accommodation with over 20 tenants in situ.    Due to its popularity, the unique freehold opportunity eventually went to best bids and was secured by Meadow Lane Services Ltd, a well-established investor in the region.  The industrial park, which will continue to be run as an industrial estate, proved to be highly attractive due to its underlying development potential for a mixed-use scheme. It is in a prime location within a 15-minute drive to the centre of Nottingham and is home to a number of existing local businesses, including shed, metal, fencing and insulation providers as well as other industrial suppliers. Scott Osborne, director at Innes England who secured the sale said: “We are really pleased to have got this substantial deal over the line. It is a sizeable deal with well-established industrial accommodation and is in the perfect location close to the city centre. We received a lot of interest early on, due to the size and scale of the estate but I am now pleased it has been secured for a large amount and we wish Meadow Lane Services the best with the site moving forwards.” Dritan Skenderaj, director at Meadow Lane Services, said: “We are really pleased to have secured the site at Bar Lane Industrial Park. As well offering large industrial space, it is in close proximity to the city centre, and will certainly appeal to a number of businesses looking for somewhere new or to expand. We are excited to provide local businesses with an excellent central hub to grow from and offer the space they need to help their business be a success.” Matt Hannah, managing director at Innes England, said: “We have been advising on the site for some time with our development services reviewing the opportunity, the management team taking over the day-to-day operations and our agency team selecting active buyers with direct approaches leading to a successful sale.” Brett Artus, asset manager for the private vendor, said, “We are delighted with this result. With our professional team at Innes England and Waymark we have worked hard to try and maximise the potential of this site and we are confident that Meadow Lane Services will make the most of that potential. “Innes England and Waymark have provided considerable expertise in preparing the site for sale and managing a very well targeted marketing campaign. Their unrivalled local knowledge generated considerable interest and ultimately secured the sale. My client is very pleased and I would like to thank all involved at Innes England and Waymark for their professionalism and commitment throughout.” Innes England and Heb Surveyors have now been retained by the purchaser to act as agents on the site and continue to let vacant units. NATIONAL CHRISTIAN BANK RELOCATES TO BEESTON THANKS TO INNES ENGLAND

AN ULTRA modern office space in Beeston has now been let after it was snapped up by Christian owned and run bank Kingdom Bank earlier this month, with commercial property agent Innes England acting for the landlord. Kingdom Bank – which has a history of over 65 years providing UK churches with financial solutions – is relocating from its former head office at Ruddington Fields Business Park due to a requirement for more space as its work expands. Having been acquired in 2020 by a group of independent Christian investors alongside Christian charity Stewardship, Kingdom Bank is seeking to grow the number of churches, Christian workers and charities it serves across the country. Located within the established Boulevard Estate on Padge Road in Beeston, the 4,850 sq. ft suite within Media House will provide open plan office space on the ground floor to accommodate the bank’s growing team of around 30 employees. It is also in a prime commercial location within close proximity to the M1 as well as Beeston town centre and Nottingham city centre. The office building also offers high-end features and amenities such as glass partitioned meeting rooms, a suspended ceiling with inset LED lighting, a stylish communal kitchen and shower facilities, as well as 22 car parking spaces. Ross Whiting, associate director at Innes England, acted for the landlord Venus Estates – a commercial property management and maintenance business based in Nottingham. Ross said: “Although this year has been hugely challenging for a large proportion of businesses across the UK, the office market – which may be surprising to some – has remained relatively stable. The signing of a new 15 year lease at Media House shows that there are ambitious and growing businesses out there that are still looking to expand and relocate to bigger and better offices, despite the challenges and change in working habits over the past year. “With the shift to home working offering more flexibility and appealing advantages, many employers will need to create an office environment that employees want to spend time in – it needs to be modern and stylish, with open plan areas and social spaces to facilitate the collaborative working and team building approach. “Beeston is currently thriving thanks to its £50m Beeston Square development and has proved to be a popular place with local businesses over the last year.  It is great to see Kingdom Bank make the move to Beeston and I am pleased to help our client Venus Estates achieve its full rental potential.” Paul Houghton, chief executive officer at Kingdom Bank, which is well known for holding deposits from Christians and lending to churches, charities and Christian workers across the UK, said: “We are delighted to be leasing Media House as a space in which the work of the Bank can grow in the coming years. We are confident that these new premises will provide us with the environment we need for the exciting ongoing developments in the Bank’s support of Christian work across the UK.” Find out more at http://www.innes-england.com or join the conversation at @InnesEngland.

TRIO OF DEALS FOR INNES ENGLAND AT NOTTINGHAM INDUSTRIAL PARK

A PRIME city-centre industrial estate is now fully let after a hat-trick of deals completed by commercial property agents Innes England. Innes England, acting with joint agents Commercial Property Partners, completed three deals at Castle Park last month, with the final three out of the 13 units being snapped up to take the scheme to full occupancy. The development, located at Queens Drive, is arguably one of the prime industrial schemes in Nottingham and is home to a number of local, regional and national operators.  Scott Osborne, director at Innes England, said: “We are really pleased to have completed three successful deals at Castle Park to take the scheme to 100% occupancy. Despite conditions and a challenging year, December was a really busy month for Innes England, and it is a huge accomplishment to have completed these three deals in just three weeks.” HALO X-ray Technologies, which develops materials for identifications systems for aviation security and medical systems markets, has taken Unit 2 at Castle Park, after relocating from BioCity Nottingham. Unit 6 is currently under offer to a Nottingham-based vintage fashion retailer and Unit 10 has been taken by mobility scooter and mobility aid provider CareCo, which is looking to add to its already 20 strong national stores.  Scott added: “It was great to close the year out on a positive note and get these deals over the line, and it is really positive to see that growing businesses are still taking space at this popular city-centre business park, despite the current climate.” Sean Bremner, director at Commercial Property Partners, said: “We’ve had some great results on Castle Park in 2020 despite the economic backdrop.  The location of Castle Park is very strong for access to the road network and exposure to labour that is shown from the results closed out at the end of the year.” Find out more at https://www.innes-england.com or join the conversation at @InnesEngland.

INNES ENGLAND HELPS R+R HUB TO ‘BREAKOUT’ INTO NEW OFFICE

WORKPLACE refreshment specialists, R+R Hub is preparing to expand following an off-market commercial property deal by Innes England. Property consultancy Innes England has successfully secured two new units for the business, which designs and installs custom-built ‘micro-markets’, the perfect canteen alternative, for offices around the country, creating the ultimate refreshment hub for employees in the workplace. Innes England, which has offices in Nottingham, Derby and Leicester, advised R+R Hub that there was an opportunity to acquire the neighbouring property as it wanted to secure the growth of its current headquarters Spanning around 8,000 sq. ft., the two units sit in a prime location, close to both Netherfield and Carlton train stations, and Colwick industrial estate. Currently occupied by polythene manufacturers Flexopack, the units at Pintail Close offer opportunity for future growth for Innes England’s client. With its extensive connections and exclusive access to off-market properties, Innes England was able to acquire both the units for R+R Hub, neither of which were available on the commercial market, as part of an off-market deal with Nottingham agent Anthony Barrowcliffe of FHP. Ross Whiting, associate director at Innes England who managed the sale, said: “R+R Hub came to us with a detailed brief of its requirements and we’re pleased to have delivered on its requests. We pride ourselves on being able to secure off-market, exclusive properties for our clients, going above and beyond to find the perfect site to suit their needs. “Pintail Close was no exception and although the units were not initially available, we overcame the challenge and we were able to strike a successful deal for our client to secure the asset for future growth.” Anthony Barrowcliff, surveyor at FHP, added: “I initially let Units 4 and 4A for the landlord so I am particularly pleased that I could go on to sell the investment. As a whole, there are currently very few opportunities within Nottingham to secure good quality industrial units or investments. “With few assets of this size and nature available, we were able to agree the sale of this property before placing it on the market. There is strong investment demand for high-calibre industrial assets like Pintail Close which has meant investments like this have become very sought after”. Simon Leadley, director of Refreshingly Rewarding Ltd, said: “The new units are exactly what we were looking for when we approached Innes England. It’s not easy to find two adjacent units available at the same time so we were really impressed with Innes England’s ability to secure both sites, despite one not being commercially available. “We’re really pleased to now own three units next to each other, with all the opportunity this brings for the future of R+R Hub.” Find out more at http://www.innes-england.com or join the conversation at @InnesEngland.
