New Partnership Will Bring Homes to Bexley

The new partnership between Wates Residential and Orbit will bring a further 42 new homes to the London Borough of Bexley. Already creating more than 700 homes in Bexley, the partnership will further contribute to the redevelopments of a site on West Street in Erith. “We are delighted to be able to continue our award-winning work with Orbit, which has already led to more than 700 new homes in Bexley either being built or in the pipeline. We look forward to getting started on the West Street project, which will not only deliver more crucial housing for the area but will also lead to increased employment and training opportunities for local residents,” said Paul Nicholls, Managing Director of Wates Residential. The £9.4 million scheme will see vacant buildings including a former car parts warehouse replaced with a contemporary low-rise design including seven homes for London Affordable Rent, 14 homes for London Living Rent and 21 homes for Shared Ownership sale. The plans also include a car park with electric charging points and large community garden. The development of the site forms part of Orbit’s long-term strategy for delivering high quality new homes in Erith and the wider region, and will contribute towards improvements to the quality of the streetscape and the overall appearance of the local area. “We are pleased to once again be partnering with Wates to deliver much needed affordable housing to local people in Bexley. Wates understands our aim of ‘building thriving communities’ and we look forward to delivering more high quality homes for local families who need them,” added Shina Olalekan, Head of Development at Orbit. The final beam was laid on a new nine-storey building on London’s Hanover Square development; a progress celebrated by contractor Mace and Great Portland Estates with a topping out ceremony. The 1.3 acre mixed-use development – Hanover Square Estate – is scheduled for completion next year. It will provide 220,000 sq ft of high quality office, retail and residential accommodation centred around a new public courtyard. “This ceremony marks a significant milestone in the construction of the Hanover Square Estate. With Europe’s largest infrastructure project directly underneath us, and operating on a constrained construction site in Mayfair, this project was always going to face challenges. I am very proud of the collaborative working we have seen from our construction team and external stakeholders,” said Toby Courtauld, Chief Executive of Great Portland Estates. 18 Hanover Square is a nine-storey building constructed above the new eastern entrance to the Elizabeth Line’s Bond Street station, and will include 126,000 sq ft of offices and 2,300 sq ft of retail space. Other projects under the development include a separate building on New Bond Street, new office space above 1 Medici Courtyard, a restored Georgian Grade II Listed building, and six new 2 and 3 bedroom residential apartments at the junction of New Bond Street and Brook Street. “When complete, Hanover Square will deliver some of London’s most enviable offices, retail and private residences. I’m honoured to be here today to mark such a significant step forward for the project. The new homes will contribute to the transformation of the Queen Elizabeth Olympic Park, providing a new, diverse and vibrant part of East London, as well as 1,500 new homes for the community. Around 500 people are expected to be employed at construction peak, with 7% of the workforce made of up apprentices. “This contract award builds on Balfour Beatty’s strong relationship with the Queen Elizabeth Olympic Park and the London Legacy Development Corporation, having constructed the London 2012 Aquatics Centre and delivered transformative engineering works to the London Olympic Stadium. We look forward to providing East London with a lasting legacy by creating a range of employment opportunities for local people and businesses through the development of this new and exciting neighborhood,” said Graham Hill, Balfour Beatty’s Managing Director for its London Regional construction business. This work is the first of seven construction phases for the development and is being supported by equity from Balfour Beatty Investments in joint venture with Places for People and borrowed funding provided by Homes England. HS2 Unveils Latest Design for London Hub

The latest designs for HS2 west London super-hub at Old Oak Common have been unveiled. Kick-starting the UK’s largest regeneration project, the new high speed station aims to transform the former railway and industrial area, into a new neighbourhood supporting up to 65,000 jobs and 25,500 new homes. The high-speed platforms will be built below ground with connections to the adjoining ground level conventional station with an overbridge to Elizabeth line (Crossrail) trains, to Heathrow and central London. The current station design also includes the potential for provision of future services to Wales and the west of England from Old Oak Common. The two halves of the station will be linked by a light and airy concourse with a soaring roof inspired by the site’s industrial heritage. The six 450 m HS2 platforms will be built in a 1 km long underground box, with twin tunnels taking high-speed trains east to the terminus at Euston and west to the outskirts of London. Passengers will be taken down to the HS2 platforms by escalators, while a new public park will be built above them. Material excavated during work on the tunnels will be removed by rail from the nearby former Willesden Euroterminal depot. The long-term planning and development of the wider site is being led by the Mayor’s Old Oak and Park Royal Development Corporation, which is planning a mixed-use development, with commercial, residential and leisure uses. “The arrival of HS2 has the potential to transform Old Oak Common, unlocking thousands of new jobs and homes around the UK’s best connected transport hub. Linking HS2 and Crossrail, our new station will be a landmark piece of architecture at the heart of the development, designed around the passenger to ensure seamless, accessible and stress-free travel. We want the community to be a part of the design process and we are asking for their views on the latest plans,” said Matthew Botelle, HS2’s Old Oak Common Project Director. HS2 is currently working to clear the site and prepare the ground for the start of construction, later this year.

The Marq project has been completed by Skanska for its client The Crown Estate. “Handing this project over on time, within budget and to such a high standard is a fantastic achievement. Working together with all of our stakeholders has created a strong working ethic that has delivered our customer’s requirements and it’s a building that they can be proud of,” said Richard Kirkpatrick, Project Director. The development features three pieces of bespoke artwork by Jacqueline Poncelet, with two external elements – splay corner and gates – being complemented by an interior wall-based artwork. Moreover, the building is on target to achieve a BREEAM ‘Outstanding’ rating for the office space and a WELL Building Core and Shell Gold certification. On this project Skanska was also supported by Rolfe Judd (architects), Waterman Group (structural engineers) and Watkins Payne Partnership (services engineers). “This has been a complex project at a busy location with several constraints on the site. It has been an exciting project for us, involving creative engineering in close proximity to nearby buildings and busy streets. The structural works have gone very smoothly thanks to close collaboration between all parties. The project is a great credit to all involved,” commented Richard Whitehead, Board Director of Structures at Waterman.

Power Investment Boosts London Electricity Developments

UK Power Network has invested £600 million to boost London’s electricity network. The company’s major works have enabled the redevelopment of the Greenwich Peninsula, Nine Elms, Kidbrooke and White City, plus flagship projects such as Crossrail, the Thames Tideway tunnel and HS2. This annual investment is part of the company’s commitment to invest £1.6 billion in London from 2015 to 2023. Since the beginning of its investment, UK Power Networks has developed a number of new electricity sub stations. “We work with developers, land owners and local authorities to ensure they have the power they need to progress their plans, which ultimately delivers economic growth for all,” said Director of Connections Mark Adolphus. “In the first six months of 2018 we commissioned five main substations to boost the capacity of the London network – that’s the most investment we’ve seen since the 1960s. That includes three main electricity substations within three kilometres of each other; Black Wall Way and Greenwich are catering for infrastructure developments. The third is Crossrail Limmo which is fully funded by our customer. This new infrastructure is the result of a lot of hard work from employees across our business and it represents a huge growth in our network capacity,” Mark added. The total power capacity being installed in London is around 540 MW- which is equivalent to powering 270,000 new homes. New substations providing extra power capacity and built since 2017 include Greenwich Peninsula, Camden and Whitechapel. Other projects under construction to power further development in areas of London and facilitate more infrastructure projects, include new substations at Nine Elms, White City, Willesden and Silvertown. UK Power Networks adds tens of thousands of new connections to its networks every year, runs 30,000 kilometres of high voltage cables under the streets of London, and is developing a smart grid to support changing energy needs.

A building in London’s Tech-City has been redeveloped in order to create 75,000 sq ft of new stand-out office and retail space. The work was delivered on Arnold House by Gilbert-Ash, with mechanical and electrical works completed by Irwin M&E. “Arnold House was a really interesting project to work on,” said Matthew Bowden, Irwin M&E Contracts Manager. “Delivered under a Design and Build contract, we used 3D Autocad to design the duct work which was prefabricated off site. This allowed us to implement just-in-time delivery to site, which was important as it is located on a very busy street with restricted access. This in turn meant a quicker turnaround and installation, with no bottlenecks on supplies. It was also preferable from a Health, Safety and Quality perspective as the duct work was prefabricated in a controlled factory environment and meant that a Hot Works permit was not required on site.” Adding to the company’s success in delivering technologically advanced buildings, the project benefited from several sustainable technologies, incorporated by Arnold House. It also attained a BREEAM Very Good certification and a WiredScore Gold Certification. “The project architect BuckleyGrayYeoman, incorporated traditional-style industrial lighting fixtures which acknowledged the building’s industrial past. We procured these high-bay lights from a recycling yard and installed them as impressive feature lighting in the building’s reception,” added Matthew Bowden. Irwin M&E worked with Shoreditch Council, while also employing two apprentices on site, one Mechanical the other Electrical, for the duration of the project. The company has previously worked on the new Innovation Centre for 5G Technology at the University of Surrey.

Work Underway for New Mixed-Use Development

Construction work is underway on a new mixed-use scheme at Tottenham Court Road Crossrail Station in London. Built by Laing O’Rourke, the Soho Place development will include a 10-storey building with retail and office space, coupled with a nine storey building split into three office floors above a 600 seat theatre. Contracts of £195 million have been exchanged between Derwent London and Laing O’Rourke for the development. “We look forward to delivering Soho Place, further strengthening our partnership with Derwent London. This will be a landmark project, sitting at 1 Oxford Street, and interconnected with the Crossrail upgrades to Tottenham Court Road, which we are also delivering,” said Liam Cummins, Head of UK Building for Laing O’Rourke. “Laing O’Rourke has the ability to drive certainty into the delivery programme through our in-house capabilities along with a fully integrated supply chain and advanced digital engineering and offsite manufacturing. The project is in total alignment with our 2025 mission to be the recognised leader of innovation and excellence in the construction industry,” he added. The construction team will concentrate on some challenging piling above and around the web of services and tube lines that sit below the site, with the who;e project due for completion in November 2021. “We are very excited about the prospects for Soho Place, which will be a great building in one of the best locations in London.
