Special delivery – the homes built in half the time

The last of the modules making up 13 new council homes were delivered to Sugden Way, Barking yesterday (Monday, 27January). Be First, the council’s pioneering regeneration company, commissioned specialist construction company Rollalong to build and deliver the modular homes, which are built offsite and then bolted together and finished on site. The first modules were lifted into place on Monday 20 January and the last arrived today – making a delivery in just six days. Councillor Cameron Geddes, Cabinet Member for Regeneration and Social Housing visited as the third delivery took place last week. “I was astonished by the progress”, he said, “but the beauty of this system is that we can construct top quality permanent new homes twice as fast as using traditional methods, and in half the time, meaning significantly less disruption to the neighbours”. The modern construction method is widely used on the continent and has become renowned for its quality, since the majority of the construction work can be done in controlled conditions and tested rigorously. Be First appointed Rollalong to design and build 19 modular homes for the London Borough of Barking and Dagenham from its 11-acre manufacturing and head office site in Dorset. Rollalong Managing Director Steve Chivers commented: “I was very proud to see the initial delivery of modules to the site.  It is a very exciting project which will provide a range of high-quality, affordable housing for people in Barking and Dagenham, and we’re very pleased with progress so far. “There is a shortage of housing in the borough and our modular alternatives to traditional construction offer a real opportunity to address the shortfall in approximately half the time.” Tom Mather, Construction Director at Be First, added: “I am delighted with the pace and delivery of the project to date.  This is very much the future of the building industry and we expect to use offsite construction regularly, since we can reliably deliver more quality homes much more quickly.”

Willmott Dixon Delivers New Homes

Willmott Dixon has won a £34 million council house building contract to deliver 266 new homes on a site in Wolverhampton. The company will be completing the project for WV Living on the site for the Wednesfield High School on Lakefield Road, Wednesfield. The new development, named ‘The Marches’, will include 67 affordable homes and comprise of one, two, three and four bedroom homes for sale. “This is fantastic news for WV Living and for the city, The Marches will provide much needed quality homes to rent and high quality homes to buy. WV Living is continuing to support the overall house building programme in the City of Wolverhampton and in appointing Willmott Dixon we will also see real, long-lasting benefits for the local community,” said Kate Martin, Director for Housing, City of Wolverhampton Council. “Willmott Dixon’s business commitment to social value and sustainable futures is a real strength and we are confident this development will also boost local business and skills, and add further pace to housing growth across the city,” added Kate Martin. Willmorr Dixon is working with BM3 Architecture on this project and the first homes are scheduled to be ready for tenants by the end of the year. 67 homes out of the total of 266 will be affordable. “We are delighted to be working with WV Living to develop and build over 260 new houses and apartments, creating new housing stock for the people of Wolverhampton. At Willmott Dixon, we also believe we have a purpose beyond profit and that includes leaving a lasting positive legacy in the areas where we work,” commented Simon Liversage, Director for Willmott Dixon in the Midlands. The development is part of WV Living’s plans to deliver more than 1,000 new homes across the city over four years. WV Living is also developing three further sites as part of its phase one developments, with 52 houses on the site of the former Danesmore Park Primary School in Ashmore Park, 25 at the former Ettingshall Primary School site, and 40 at the former Prouds Lane leisure centre site.

Hundreds of new homes are coming to Waltham Forest in London as residential development receives planning approval. For this project Transport for London has teamed up with Barratt London as part of its Property Partnership Framework. Built on a 1.8 acre site, the Blackhorse Point development will deliver 350 new homes across six new buildings. The new homes will provide a mixture of studio, 1, 2 and 3 bedroom properties. The development is situated opposite Blackhorse Road station, which is serviced by both the Victoria line and London Overground. The site will also make it easier for residents to cycle with 650 cycle parking spaces. “Blackhorse Point is a really exciting development and we are thrilled to be taking it forward with Barratt London. It will have a huge, positive impact on Waltham Forest, supporting the regeneration already taking place. It will be providing the housing that the borough and London desperately need, while generating vital revenue to reinvest back into the transport network,” said Graeme Craig, Director of Commercial Development at Transport for London. Blackhorse Point was designed by RMA Architects and it is a key element of the wider masterplan of the Blackhorse Lane regeneration area, which falls under part of the Greater London Authority’s Blackhorse Road and Northern Olympic Park Housing zone as well as the London Borough of Waltham Forest’s Blackhorse Lane Area Action Plan. It will ensure that those living and working in the area continue to benefit from the changes taking place by improving public amenities – including new public pedestrian links, new trees and new children’s play areas. “The development will enable the local economy to continue to flourish with even better public amenities and new job and local apprenticeship opportunities. The additional retail and work spaces will provide a fantastic offering for those looking to start or expand their businesses in a brilliant location,” added Graeme Craig. Blackhorse Point will deliver 17,000 square feet of retail and commercial space, which will include opportunities for small and independent businesses. This includes a new co-working hub and creative workspaces, which will further support the Blackhorse Lane Creative Enterprise Zone. The construction of the site will create up to 300 jobs and local apprenticeships.

UK new home registrations up 6% in 2017, reports NHBC

More than 160,000 new homes were registered to be built in the UK last year, an increase of 6% on 2016, according to NHBC latest new home statistics. 160,606 homes were registered throughout the course of 2017, up from the 152,017 the previous year and the highest since the pre-recession levels of a decade ago. The private sector grew by 3% with 118,825 new homes registered, with the affordable sector increasing by 14% to 41,781 – the highest yearly total for the sector since NHBC electronic records began 30 years ago. New home completions also increased by 4% from 141,685 in 2016 to 147,278 last year. Nine out of 12 UK regions experienced an increase in registrations, with the East Midlands (+19% ;14,481), Wales (+19%; 5,470) and North West (+12%; 16,947) among the areas which saw noticeable growth. Figures for London showed the rate of new homes being registered was slightly up on  2016, with 17,850 units compared to 17,587 the previous year, the first increase year-on-year in the capital since 2014. As the leading warranty and insurance provider for new homes in the UK, NHBC’s registration statistics are a lead indicator of the UK’s new homes market. Commenting on the new home registrations statistics for 2017, NHBC Chief Executive Steve Wood said: “Our figures show the market has delivered strong growth resulting in the highest new home figures for a decade and growth across the majority of the UK, including London for the first time since 2014. “Looking ahead, NHBC will continue to work with the industry to help raise the standards of new homes.  With 6% growth in the quantity of new home registrations, the focus on delivering quality for consumers remains critical.”
