Support Secured for Newham Development

Phase two and three of the Newham development has secured support from London developer Mount Anvil that has teamed up with ExCel London. A resolution to grant planning permission has been secured from Newham’s Strategic Development Committee for phases two and three of its development. “Securing resolution to grant planning permission for phases two and three of Royal Eden Docks is a landmark moment for the site. The success of phase one demonstrated buyer demand for homes in this part of London, and in a period when the capital is gripped by an acute housing shortage, it’s important that we are working in partnership with the GLA to bolster the delivery of new homes for Londoners,” said Emma Foster, Development Director, Mount Anvil. Royal Eden Docks adjoins Royal Docks West, phase one of the project and also a 19-storey tower, which was launched successfully to market in spring 2017 and is now 90% sold. Delivering 796 new homes, the two new phases will help amount the total to 901 units when combined with the homes delivered at Royal Docks West – and representing Mount Anvil’s largest ever scheme. With architecture by SOM, the development will comprise a selection of studio, one, two and three-bedroom apartments, with 35% affordable housing (by habitable room). “Phase one brought substantial investment in the community and surrounding infrastructure, and we look forward to building on that investment with the construction of phases two and three. The Royal Docks is one of London’s last pockets of regeneration, and Mount Anvil is proud to be shaping the area for future generations, with the delivery of high quality, tenure-blind new homes and amenities, and helping to establish it as a sought-after place to live,” added Emma.

WALTERS & COHEN ARCHITECTS: NEWNHAM COLLEGE, CAMBRIDGE

A new building designed by London-based practice, Walters & Cohen Architects, has been opened at Newnham College, Cambridge. In 2014, Walters & Cohen won an architectural competition to design new accommodation for Newnham College, one of the 31 colleges of the University of Cambridge. The original brief was to design a new 75-bedroom student residence at the southern end of the campus. However, during the feasibility study an alternative option was developed that integrated new accommodation in among the existing College buildings, leaving the beautiful gardens unspoilt. The Dorothy Garrod building comprises a new entrance, a welcoming Porters’ Lodge, conference facilities, a rooftop gym, staff offices, meeting and supervision rooms, 86 generous en-suite student bedrooms, kitchen/social areas with plenty of space to cook and eat together, and a popular new café that invites students to linger, work and socialise. 19 bedrooms and two kitchens in the neighbouring Fawcett building were also refurbished, and the rooftop terrace allows Newnhamites to appreciate their beautiful College from an entirely new perspective. Working with Newnham’s project team, special interest groups, students, staff and Fellows ensured that the building meets the College’s needs and is entirely unique to them. The new frontage creates a stronger presence on Sidgwick Avenue without imposing on the historic buildings and gardens. Landscape works are integral to the design, with the building wrapping around a new courtyard garden, and carefully considered interstitial spaces improve visual and physical links between buildings. Integrating the student residence, offices, porters’ lodge and café in one building has created a stronger sense of community and forms the heart of the College. Cindy Walters, Director at Walters & Cohen Architects, said: ‘It has been a huge honour and privilege for us to work with Newnham College to deliver their bold strategic vision. Since winning the design competition four years ago, we have worked with students, administrators, College interest groups and Fellows to ensure that the new building meets the needs of the College, fits into its very unique context and delivers twenty-first-century facilities. The new Porters’ Lodge and entrance was the greatest challenge. It offers a warm welcome, connects the street to a new garden, connects the College to a new café, conference facility and offices, and contains art and artefacts that are specific to Newnham. In the new entrance we have created a space that could not be anywhere else in Oxbridge or the world.’ Professor Dame Carol Black, Principal of Newnham College, said: “This is a building worthy of celebration, one which gives the students of Newnham College a sense of pride and aspiration. It embraces our glorious gardens, with the new en-suite bedrooms looking out over trees on every side. Our architects Walters & Cohen have designed a building at once modern and forward looking, and in sympathy with Newnham’s original Champneys buildings and gardens. The new conference centre is an exciting venture for Newnham, and our students are delighted by the stylish public café with its space for group working and relaxation.”

Property firm wins contract on £600m London scheme

A contract at a £600m scheme in London has been won by a Worcester-headquartered residential and mixed-use property management specialist. Mainstay has been appointed to manage the first two phases of Hallsville Quarter, Canning Town. Part of the £3.7bn Canning Town and Custom House Regeneration Programme, Hallsville Quarter will include a new town centre, public realm, co-working space and mixed-tenure housing. The first phase completed in 2015; phase two in 2018 and a planning application was granted in June 2018 for phase three, with a start on site scheduled for 2019. With the two initial phases comprising more than 550 homes, the appointment means that Mainstay now manages in excess of 40,000 residential properties. Charles Lucas, technical director at Mainstay, said: “We are delighted to be appointed to manage this landmark scheme for East London. “Mainstay Group has seen continued growth in recent years, and this latest win – after a vigorous tender process – is testament to our reputation as a quality and trustworthy managing agent. “We look forward to working closely with Linkcity to bring this exciting project to life.” Linkcity was selected as developer by the London Borough of Newham (LBN) to deliver the £600m scheme. Simon Rosenberg, development director at Linkcity, added: “When the Hallsville Management Company board undertook the selection process, we were keen to choose a partner who we felt would share our values in terms of quality and attention to detail. “As a company with two decades’ worth of experience and a proven track record in delivering excellence, Mainstay felt like the natural choice.”
