NSM APPOINTS NEW PROPERTY MANAGER TO ITS PROPERTY MANAGEMENT DIVISION

Industrial asset and property management specialists NSM has appointed Kim Howey as its new Property Manager for the North West. Kim joins the growing company – with offices in Warrington and Doncaster – to help manage a range of logistics, SME and office assets across the M62 corridor and Midlands. Its current portfolio under management has grown to £374m so far this year. She was previously residential and commercial property manager for The Next Big Thing, based in Liverpool, and before that worked for Regus as a Community Manager in Cardiff. Kim reports into Associate Director Jacqui Saunders and will be part of the Property Management team that manages 577 units nationally with a rent roll in excess of £20.67m. NSM Managing Director Nicky Jones said: “Kim’s experience in both commercial property and asset management is a welcome addition on to the team and she has hit the ground running. Her knowledge of the North West property market is very strong and is already proving to be a real asset, both with our clients and their tenants.” Kim added: “I’m delighted to be joining NSM which holds a large and diverse portfolio of assets. My background has been in commercial space but more recently I’ve moved into residential property management, so the fit with NSM is ideal. I’m looking forward to being able to add to my knowledge in the larger commercial property section and I’m very excited to be starting this new chapter in my career.”   NSM is in a uniquely strong position, in addition to managing more than 5.4 million sq. ft of industrial property across the north, the company also markets many of the properties, handles lettings and is overseeing the delivery of new builds which will ultimately come into the management portfolio.

NSM APPOINTED TO WORK ON TRIO OF NEW DEVELOPMENTS

Commercial property management specialist, NSM, has been appointed to manage three North West industrial assets. The three developments were acquired by client, Network Space last month. They include: Newfield Industrial Estate in Tunstall, Stoke on Trent, a 125,000 sq ft multi-let industrial estate which is occupied by 20 businesses including global corporate Air Liquide and a number of successful local companies. The 28-acre Sovereign Distillery which provides 446,151 sq ft of commercial space in Huyton, Liverpool A prime 11.4 acre site on Atlantic Street in South Manchester offering 220,000 sq ft of industrial warehouse space with redevelopment opportunities. NSM operates from offices in St Helen’s and Doncaster and will help the landlord maximise the value of the properties and their return on investment, as well as managing the day to day running of the estate and rent roll. Nicky Jones, Managing Director of NSM, said: “These are three significant sites across the North West and will ultimately bring almost a million sq ft of new property for the team to manage. As some of the sites offer refurbishment and redevelopment potential we will build strong relationships with the existing tenants to effectively manage that process.” NSM has continued to collect over 95% of all rents billed since lockdown commenced, working closely with tenants to provide support and advice about Government initiatives as well as managing staged payments. Network Space Investments strengthens portfolio with £2.45m industrial acquisition

Network Space Investments Limited has completed the off-market purchase of a modern single let industrial building on Hellaby Business Park, Rotherham, for £2.45million. The building, Unit 6, is situated in the heart of the Hellaby industrial estate, immediately adjacent to J1 of the M18 and within easy access of the M1, Doncaster and Sheffield. The building extends to approximately 40,000 sq. ft and is currently occupied by a FTSE 100 listed long-term tenant. NSM LETS FINAL UNITS AT PLATINUM COURT, ALCHEMY BUSINESS PARK, KNOWSLEY

Industrial asset management specialists NSM has fully let Platinum Court, on the Alchemy Business Park, Knowsley, securing The Vella Group for the last two vacant units on a 10-year lease. Terms have been agreed for the 15,700 sq. ft, space with the family-owned Group, one of the largest independent vehicle repair groups in the UK. With seven other sites stretching from Leominster to Workington, a prominent Knowsley branch will help strengthen The Vella Group’s growing regional network. NSM Head of Property for the North West, Dave Harrison said: “Now fully let, the scheme is helping to regenerate a significantly deprived area and create new job opportunities for local people. The Vella Group has an excellent reputation both as an employer and quality repair business and we are delighted that they have committed to Platinum Court.” As part of Alchemy Business Park, Platinum Court is conveniently located just off the A580, and less than 0.5miles from the M57. NSM APPOINTED TO MANAGE MAGNA 34 BUSINESS PARK

NSM has been appointed by InfraRed Capital Partners to property and asset manage its Magna 34 Business Park.  An industrial scheme near Sheffield, NSM will also provide agency services, helping to secure new tenants for the forthcoming multi-million pound development.  Magna 34 Business Park comprises of a mixture of units totalling in excess of 120,000 sq ft, which includes two existing units that are already occupied comprising 47,000 sq ft. A stand-alone 35,000 sq ft new build and a further 40,000 sq ft, which will be developed as a smaller multi-let industrial scheme providing units ranging in size from 2,000 to 4,500 sq ft, will soon be delivered. This is thought to be one of the only small to medium sized speculative industrial developments in the local area to come forwards in 2020, as the only other scheme underway provides in excess of 5,000 sq ft units.  Helen Gordon, Associate Director at NSM, said: “Magna 34 is an established business park with a high profile location close to Sheffield and Rotherham, with easy access to the M1. There is a shortage of industrial land and with most developers focusing on larger units, there is significant demand for businesses seeking well-located space for small and medium sized enterprises. NSM completes South Yorkshire letting to Hermes in a record five days

Industrial asset management specialist NSM has let an additional unit to global logistics giant Hermes –  with the deal from initial enquiry to occupation taking just five days. As demand for logistic and industrial space grows during the covid-19 crisis, NSM was initially approached by Hermes with a speculative enquiry on Monday April 27 for expansion space at the Vector 31 Industrial Park, close to Junction 31 of the M1. A viewing was arranged, and Head of Terms were finalised within 24 hours. The lease was agreed and signed a day later with Hermes taking occupation of the 11,650 sq. ft unit on Friday May 1st. NSM Managing Director Nicky Jones said: “Demand for quality logistics and industrial space is huge at the moment but even in our most optimistic moment we never thought we would be able to deliver a deal like this in such a tight timeframe. I am incredibly proud of the NSM team and our partners for making a 5-day turnaround possible, it really shows how agile our business is. “We are obviously delighted to assist a current tenant and we have also been able to offer flexible leasing terms that suit their current business demands.” Vector 31 offers nine high quality modern industrial units with gated yards, centrally heated offices, dedicated car parking, heating and lighting in the warehousing areas, as well as 7m high eaves.
