ESSEX SCHOOL EXPANSION ONE OF THE FIRST IN EAST ANGLIA TO BE DELIVERED UNDER NEW FRAMEWORK

THE Deanes Academy in Benfleet, Essex, expansion will be one of the first projects in East Anglia to be delivered through the Department for Education (DfE) Construction Framework. Pick Everard – the independent property, construction and infrastructure consultancy – is providing full design and engineering services for the new school block, including architecture, building services and structural and civil engineering, working in partnership with the project’s main contractor, Cadman Construction. Due for completion in summer 2019, the project will see a 1970s school block demolished and a new building constructed, consisting of science laboratories, art, graphics and food rooms, as well as office facilities and special educational needs and disability (SEND) spaces. Paul Darlow, regional director at Pick Everard, said: “Having had little upgrades since its initial build in the 1970s, the technology block at The Deanes Academy was identified as needing significant modernisation. Due to the block not being watertight, energy efficient or up to current regulatory standards, the decision was made to demolish the building and construct a new, state-of-the-art block in its place. “The project proposes to construct a two-storey 1,478m2 new building containing nine specialist classrooms, office and ancillary facilities with a maximum capacity of 344 students and teachers. The new building aspires to high standards of sustainable design and operation optimising passive daylight design, natural ventilation with a high efficiency thermal fabric. “In order to minimise disruption to the site, the construction team has reconfigured car parking and vehicle access to suit the proposals. The project team is working closely with the school to develop a programme of complementary learning activities while the project is on site. “School engagement will enable students to understand the complexities of building design and learn more about developing careers in building design and construction. Work is now progressing well and we look forward to seeing it complete very soon.” Stuart Cadman, framework director at Cadman, said: “There are a number of challenges to consider during this project, such as time constraints and cost efficiencies that must be met – however, we have already developed a close working relationship across the multi-disciplinary team and our collaborative approach has enabled us to fast track the initial planning stages and we are glad to see that works have started on site.” The project has been identified as one of the first jobs in East Anglia on the new DfE Construction Framework and Pick Everard’s first project on the Low Value Band under the Priority School Building Programme. The round table was held yesterday (Weds 6 March) to celebrate IWD, which is an annual campaign. This year’s IWD theme is ‘balance for better’. Aarti continued: “This is Pick Everard’s second round table event. We focussed on the theme ‘balance for better’ this year, so invited men into the discussion. This created a balanced perspective on an issue that’s not just a female issue – it’s a business issue. “It’s not just the construction industry which has a gender imbalance, so we were pleased to welcome representatives from the professional services, education and legal sectors to provide their thoughts and experiences on the topic. “We considered how the private sector can learn from the public sector in terms of a closer integration with society and communities, reflecting society’s diversity in the workforce. £3 MILLION POLICE STATION REVAMP RECEIVES ROYAL VISIT

A POLICE station has been officially opened by His Royal Highness The Prince of Wales after being transformed into a contemporary build fit for 21st century policing. The Prince of Wales visited King’s Lynn Police Station on Thursday, 29 November to tour its modern new facilities, meet the officers and staff and see some of the new equipment used by the force. The new station was delivered by independent property, construction and infrastructure consultancy Pick Everard and national construction company Morgan Sindall Construction and Infrastructure. Paul Darlow, regional director at Pick Everard – which provided full, multi-disciplinary services for the project – said: “We are delighted to have worked on transforming such a significant building in the heart of King’s Lynn into a state-of-the-art station, which caters for modern policing needs. “The original police station, built between 1953 and 1955, was in need of modernisation. The works have given the building a new lease of life on the inside while its historic exterior has been maintained for years to come. This modernisation has enabled the police force to provide an enhanced service to the community, while also delivering greater cost efficiencies.” £3.1 million has been spent on renovating the St James Street building, which has improved facilities for response and Safer Neighbourhood Team officers, forensic services, criminal investigation department (CID), offender rehabilitation teams and multi-agency teams. Paul added: “The original police station was too big for the force’s current requirements so it was decided that the building needed to be reduced and remodelled to provide modern, high-quality accommodation for its officers with lots of natural daylight. “We have designed a contemporary building, which features texturised stainless steel cladding and treated hardwood. Buff brick and feature stone cornices were also incorporated into the designs, sitting within the building’s facade to ensure it complements nearby buildings. “The open-plan office space allows the police force to work more closely together, while special side rooms for victims and witnesses provide privacy and protection when needed. There is also a conference room with video calling technology and hot desks, giving officers the opportunity to work remotely.” Saul Humphrey, managing director of Morgan Sindall Construction and Infrastructure’s east region, said: “King’s Lynn Police Station is a key asset for the force and we’re pleased and proud to have utilised our project team’s expertise to deliver this future-fit station, which will enable our policewomen and men to carry out their duties in a purpose-built environment. “It was a great honour to welcome The Prince of Wales to King’s Lynn and we hope he enjoyed his tour of this excellent station.” Staff moved back into the station earlier this year, having been housed in temporary accommodation while the building work – which took almost a year to complete – was carried out. Norfolk Constabulary chief constable Simon Bailey said: “Norfolk, in particular the west of the county, has close associations with the Royal Family and it was a great pleasure to have HRH The Prince of Wales officially open the station in what will be a very memorable occasion for those involved. “The modernisation of police buildings is a key part of our effort to improve efficiencies within the force and provide a cost-effective solution, compared to maintaining costly buildings which will no longer fulfil the needs of a modern police force. PICK EVERARD TO DELIVER MOST AMBITIOUS PROJECT IN SCHOOL’S 516-YEAR HISTORY

WORK has started to deliver state-of-the-art facilities as part of a new £60 million development for the King’s School – one of the largest independent day schools in the UK. Pick Everard – the independent property, construction and infrastructure consultancy – is providing full design and engineering services for the 80-acre, Derby Fields development in Macclesfield, which is expected to be completed in May 2020. The school’s current three sites will be united into one area, creating a new 16,000m2 academic building with 350 rooms, in addition to a new sports centre – which will include: a six lane, 25m swimming pool; a six-court sports hall and a dedicated indoor cricket centre. Externally, five new rugby pitches, one rounders field, two AstroTurf hockey pitches and six netball courts will be created. Duncan Green, managing partner at Pick Everard said: “We are delighted to be working on such a major project for both the King’s School and Macclesfield as a town. We’ve been working with the school consolidating its estate onto a single site with brand new buildings so we’re pleased that work has now begun to realise this vision.” Natalie Clemson, associate director said: “As well as including fantastic educational and sporting facilities, the new building will be highly energy efficient and sustainable with a BREEAM rating of ‘very good’. It will also score highly on environmental management, responsible construction, resource efficiency, low energy and water use with a reduced carbon footprint, as well as efficient heating and lighting systems and controls, among other sustainable features.” The new development – the most ambitious project in the school’s 516-year history –will supplement, and sit adjacent to, the school’s existing Derby Fields campus. The project has been funded by the school selling its existing two sites in Fence Avenue and Cumberland Street to housing developers, which will provide sustainable and affordable homes in the area along with retirement and assisted living options.  Natalie added: “The school selling its existing sites to fund the project has freed up valuable land in the town centre for housing, which in turn will address the town’s need for additional housing and provide significant economic growth. “We also worked with the school to deliver a series of value engineering workshops, which contributed savings of up £6 million, as well as providing design solutions to maximise teaching space while meeting the client’s budget.” The King’s School, which has 300 employees, provides education for more than 1,200 students from pre-school through to sixth form. John Kennerley, chair of governors at King’s School said: “We are delighted to be able to launch our 2020 vision for King’s. It will deliver not just a fantastic campus for our pupils, but enable us to develop further community use of the school beyond the 27 organisations that already share our facilities.” Headmaster Simon Hyde added: “We are extremely keen to ensure that our legacy is a positive one both for the school and Macclesfield in general. New ‘SEND’ School to Transform the Lives of Hundreds

The London Borough of Hounslow has seen a surge in demand for special educational needs and disability (SEND) school places for children, which led to the construction of a new flagship teaching facility. The site of the existing Marjory Kinnon School has been transformed into a 9,500 sqm state-of-the-art building offering spaces for 288 pupils – creating one of the largest all-through schools of its type in the country. Baroness Tanni Grey-Thompson, who holds 11 Paralympic gold medals for wheelchair racing, officially opened the £25 million school, in Feltham. “We’re proud to have been involved in a major programme, which will completely transform children in Hounslow’s access to high-quality and tailored SEND education,” said David Nisbet, partner at independent property, construction and infrastructure consultancy Pick Everard, which provided full design architectural and engineering services for the project. “Through collaboration with the contractor, Farrans, during construction, we were able to complete the Marjory Kinnon School – one of the country’s largest SEND schools – ahead of programme and under budget. The team worked collaboratively with the school to understand the complex teaching requirements to deliver a successful project,” he added. The school now offers a rich provision of inclusive and accessible environments for pupils aged four to 16 years to learn and play as they progress through school towards independent adult life in the community. Young people with special educational needs and disabilities have the chance to flourish and grow as individuals and adults in a positive schooling environment, with a personalised and diverse curriculum, while ensuring they have the best possible access to appropriate academic and vocational opportunities. Externally, the building uses a soft palette of materials – including subtle shades of brick and timber-effect panelling – to create an inviting and safe backdrop for the school. Internally, classrooms have been designed to be adaptable based on the environmental needs of different students, from the need to control visual stimulation through colour and shape, to the requirement for overhead hoists and adjustable height furniture for pupils with physical mobility aids. Primary and secondary wings were also constructed within the school to separate pupils by age into manageable groups.

The development forms part of the wider regeneration of Grantham town centre and will include the provision of improved public realm. “We are delighted to be working on this scheme; the project is an important part of the wider regeneration of Grantham, which is currently seeing significant investment to revitalise the town through a range of different schemes,” said Javeed Virk, director at Pick Everard, which acts as the quantity surveyor and NEC contract supervisor of the scheme. “We are very pleased to be involved in delivering this scheme that will bring brand new retail and leisure facilities to the town centre. Pick Everard is involved in delivering quantity surveying and overseeing the running of NEC contracts, ensuring that all parties work together to deliver the project on time and on budget. This is something we have a great deal of expertise and experience in, and we look forward to taking this exciting project to completion,” Javeed added. The project has been procured via the Scape Regional Construction framework, with construction company G F Tomlinson delivering the build. “It’s exciting to see our partners delivering such a state-of-the-art project in the midst of the regeneration plans in Grantham. Scape’s commitment to delivering social value through our Regional Construction framework will ensure the local economy feels the benefits throughout the project’s lifetime and beyond,” commented Victoria Brambini, managing director of Scape Procure. “By engaging the local supply chain, the scheme will create important local employment and training opportunities, and once complete the whole community will benefit from the improved public realm. I look forward to seeing the project progress over the coming months,” she continued. Work on the public realm and building shell are due to be completed by Christmas 2018 to allow interior fit-out work to take place. It is expected that the development will open to the public next Easter.

FINAL £10 MILLION FESTOOL HQ ANNOUNCED FOR BURY ST EDMUNDS

WORK has started on the brand-new UK headquarters for award-winning international power tools manufacturer Festool. Pick Everard – the independent property, construction and infrastructure consultancy – is providing a full design and project management service for the 2,800 m2 two-storey scheme. The project represents an investment of £10 million and will be completely electric, with energy provided by photovoltaic cells. Festool’s 55 UK office-based employees will move from their current office to Suffolk Business Park once work has completed in 2019. The new headquarters will include meeting rooms, office space, a service centre, demonstration facilities, warehouse, cafe and show zone. Paul Darlow, regional director at Pick Everard said: “We are delighted to be working on such a flagship project that will continue employment growth within the technology industry in the area. “Festool’s current lease was ending so we were appointed to evaluate a number of options for the potential relocation or renovation of its current UK headquarters. “During this process it became clear that Festool would require a purposely designed building to meet its needs and the Suffolk Business Park, promoted by Churchmanor Estates Company PLC, provided the ideal opportunity. “Being the first company to consider moving to the park provided Festool the opportunity to select the most suitable plot.” The building work, which is being carried out by Ipswich-based Barnes Construction, is expected to be complete in March 2019. Paul added: “Festool tools have a reputation for being reliable, durable and intelligently designed, and our brief was to deliver a building that conveyed these brand qualities. “The new building also had to be an aesthetically-pleasing, high quality development. Furthermore, the set BREEAM target – which assesses and rates the sustainability of buildings – for the build was ‘excellent’ to reflect Festool’s approach to reducing CO2 emissions. “Due to a number of constraints, we have a tight timeline in which to design and deliver the project. But, as a result of working closely with all parties, in particular the local planning authority, the project is expected to be delivered ahead of schedule. “Festool’s investment is great news for Bury St Edmunds, which will result in a building that provides a sustainable and modern environment in which the company can continue to grow.” Suffolk Business Park, which is around 57 acres, is a new gateway development creating an extension to the prime commercial area of Bury St Edmunds. Councillor John Griffiths, leader of St Edmundsbury Borough Council said: “This is brilliant news. The borough council played a lead role to secure the eastern relief road and through that, the delivery of Suffolk Business Park. “This development will enable local businesses, such as Festool, to further their commitment to the area and create new opportunities for employment.” Ole Held, UK manging director at Festool said: “This is a very exciting project for us and long overdue.
