PLP have kicked off the leasing of its carbon net zero logistics park in Milton Keynes (“PLP MK”) with a 71,000 sq ft pre-let to Huel, the market-leading food brand. The state-of-the-art unit is currently under construction, being built to the highest specification and with energy saving technology. When it completes in December 2023, the unit will provide Huel with a new manufacturing and distribution facility to serve their growing customer base across the UK and Europe. The 71,000 sq ft unit is one of 10 units being delivered within Phase 1 at PLP MK, totalling 1.06 million sq ft. Units 1 to 4, totalling 849,000 sq ft, are now complete with the final 6 units currently under construction with TanRo and will all be delivered by January 2024. PLP MK is the first industrial and logistics business park in the UK to be carbon net zero in construction and benefits from arguably the best leisure and amenities in the market. The business park environment and proximity to Milton Keynes City provides customers with an outstanding working environment. PLP MK was acquired in 2021 by PLP’s inaugural investment vehicle, the PLP UK Logistics Venture 1 (UKLV 1), which is owned by majority investor Ivanhoé Cambridge alongside Peel L&P, Macquarie Asset Management (MAM) and PLP senior management. Glencar to build 344,500 sq ft speculative big box logistics scheme for PLP in Stafford

Construction of BREEAM excellent unit is situated at PLP’s newly acquired 17-acre development site at the well-established and successful Stone Business Park in Stafford Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it has been appointed by long term customer and specialist UK Logistics and industrial property business PLP to construct a 344,500 sq ft warehouse unit being developed speculatively on a 17-acre site at Stone Business Park in Stafford. The site situated on Brooms Lane will feature the redevelopment of a redundant and recently vacated data centre into a new, high specification logistics warehouse that will include over 20,000 sq ft of office accommodation.  The development will also feature a separately accessed, secure service yard up to 67m deep, 300 car park spaces and the retention and enhancement of the existing landscaping belt around the perimeter of the site.  Construction commenced at the beginning of September with completion scheduled for Q2 2023. The scheme is being developed to achieve a BREEAM Excellent rating and, as with all PLP speculatively developed properties, adhere to the UK Green Building Councils Net Zero Buildings Framework. PLP’s carbon net zero (CNZ) framework combines CNZ construction with CNZ ready design, to enable future occupiers to achieve CNZ operation by utilising built-in renewable energy features and procuring appropriate renewable energy supplies. This includes the use of solar photovoltaics, air source heating and cooling, LED lighting and electric car charging points. Future flexibility is also built into the design, with features such as a strengthened roof to enable full coverage of solar photovoltaics and underground infrastructure to facilitate 100% of all car and HGV parking spaces to have electric charging points. The project is forecast to deliver a host of significant socio-economic benefits including over 100 additional jobs during the construction phase and over 500 new permanent jobs once the scheme is occupied. The completed and occupied scheme will also contribute additional GVA of £24.5 million annually to the local economy. Construction to commence for 1.05 million sq ft Phase 1 at PLP Milton Keynes

PLP will commence construction of Phase 1 at PLP Milton Keynes in April, having been granted detailed planning consent. The first phase at PLP MK will total 1.05 million sq ft and comprise of 10 units ranging in sizes up to 308,516 sq ft. The target delivery for the first units will be in Q1 2023. The reserved matters approval launches construction of the first phase of the 135-acre site, which will be delivered within PLP’s Carbon Net Zero Commitment. PLP appoints Glencar on new 456,000 sq ft speculative big box unit in Crewe

Project constitutes the final phase of PLP’s prime employment park development at Basford West in Crewe. Glencar, a construction company that was recently ranked amongst Europe’s fastest growing businesses, has today announced that it has been awarded a project by specialist developer, manager and owner of UK logistics and industrial properties PLP to construct a new 456,736 sq ft (Crewe 460) speculative big box logistics unit at a prime development site at Basford West in Crewe. The project constitutes the final phase of PLP’s development on the prime employment park with construction work expected to start imminently and completion scheduled for December this year. It is Glencar’s third scheme for PLP, following the successful completion of the first phase at Crewe in 2020 and a further development at Ellesmere Port. STERLING CAPITOL AND PLP AGREE TO DELIVER A PRIME LEEDS LOGISTICS SITE

Two of the most active commercial property companies in the north of England, Sterling Capitol and PLP, have entered into an agreement to deliver a 100-acre development in south Leeds. The development, which will be an extension of Sterling Capitol’s Capitol Park Leeds, by Junction 28 of the M62, has the capacity to create 2,000 new and sustainable jobs. An outline planning application for the site is scheduled to be submitted to Leeds City Council next month. Specialist developer building its first net zero carbon ready property

Logistics and industrial property business PLP is building its first net zero carbon ready speculative logistics development. It is being constructed at its 343,000 sq ft warehouse at Smithywood, Sheffield, and is due to complete in September 2020. PLP says it plans to deliver all future speculative builds to the UK Green Building Council’s (UKGBC) Net Zero Carbon Ready standard. It is working with the Turley sustainability team and carbon neutrality and climate finance experts Natural Capital Partners. The firm has assessed carbon emissions from construction through life cycle assessment of materials and products, and reduced these emissions through the inclusion of materials with a lower carbon footprint. And it will mitigate any remaining construction carbon emissions to net zero by funding high quality carbon offset projects, achieving CarbonNeutral® development certification through The CarbonNeutral Protocol. The new building is also be designed to promote energy efficient and low carbon operation, with solar photovoltaics and air source heat pumps and 100% LED lighting. Further design measures, including roof strengthening, will allow the operator to install additional solar photovoltaics and battery storage in future to further enhance environmental performance. PLP buys Sheffield plot for speculative warehouse

Specialist logistics developer and investor PLP (Peel Logistics Property), has bought a 17 acre development site at Smithy Wood Business Park in Sheffield from St Pauls Developments and the Norfolk Estate where it will speculatively build a 343,000 sq ft warehouse. The site was sold subject to planning and having received it, the new owner intends to get started on a speculative build as soon as possible. The facility will be one of the largest warehouses in the Yorkshire region. Construction will commence this year with completion in Autumn 2020. Smithy Wood Business Park, adjacent to Junction 35 of the M1 motorway in Sheffield is a well established commercial location and home to occupiers such as DPD, Cutting and Wear and Arthrex. Matthew Fitton, development director at PLP, said: “Given the proximity of the site to the M1 motorway and Sheffield, PLP Smithy Wood will offer great accessibility and market connectivity.
