Property maintenance company creates its first safe house for abuse survivor

A social landlord has created its first ever safe house in the Midlands.  Platform Property Care – a subsidiary of Platform Housing Group, one of the UK’s largest social landlords – has reinforced a customer’s home after she ended an abusive relationship.  The decision was taken to undertake the work so that the customer could remain in her home with her children, allowing her to keep living in the local area where her support network is, and, crucially, to feel safe and secure.  Glyn Howard, Lead Engineer at Platform Property Care and the initiative’s designer and project manager said : “Keeping our customers safe and ensuring they have the right level of home security to suit their circumstances is a vital part of the service we provide.  We are absolutely delighted with the finished product and wish our customer and her family many safe and happy years in their home.”  The work included :  Iron gates and slatted wooden gates to the side of the property with secure latches;  A dusk to dawn light above the front door;  An outward opening 44mm solid core fire rated door on the main bedroom.  The organisation currently supports customers who are victims of domestic abuse by listening, providing advice, signposting to other specialist agencies, operating safety checks in homes to ensure survivors feel safe as well as dealing directly with perpetrators.  This latest project will be included in the company’s application to DAHA – or the Domestic Abuse Housing Alliance; this year, will see the social landlord become accredited within best practice guidelines as set out by the government backed DAHA initiative.  Having established the first accreditation for housing providers, as a member of DAHA, Platform Housing Group will aim to always deal with victims of domestic abuse in a fair, patient and consistent manner.  It will also show its commitment to the issue as well as providing ongoing employee training.  The housing association is part of The Drive Partnership which is made up of Respect, SafeLives and Social Finance.  It challenges perpetrators of domestic abuse aiming to fundamentally change perpetrator behaviour to make victims and families safe.  Duncan Palmer, Head of Responsive Repairs at Platform Property Care concluded : “We firmly believe that all of our customers and employees should not live in fear of violence or abuse from a partner, former partner or any other member of their household.  As a large provider of affordable housing we have a significant role to play in tackling and preventing domestic abuse.  “Domestic abuse impacts upon all communities, creating a sense of fear and the potential for reprisals and criminal activity.  It is a serious and widespread crime affecting all members of our society, including children.”  Statistics surrounding domestic abuse in the UK make for sobering reading :  1 in 4 women will experience some form of domestic abuse within their lives;  A staggering 2 women a week are killed by their partner or former partner;  1in 4 LGBT relationships is abusive;  The average victim will suffer more than 50 incidents before reporting;  Worryingly, the number one barrier preventing women from leaving abusive situations is housing.  Platform Housing Group – which owns 46,000 homes in total – completed 1448 homes in 2019/20 (1,598 in 2018/19) at an investment of £258m (£228m in 2018/19).  The Group also built more social rented homes – at a figure of 981 – during the past 2 years in England than any other provider, 523 in 2019/20, almost 33% of the total homes built. Yorkshire Housing to trial building inspection with drone technology

Connected Places Catapult has brought together Yorkshire Housing and Vantage UAV as part of the Government Drone Pathfinder Catalyst Programme. The programme is sponsored by the Department for Transport (DfT), and supported by the Department for Business, Energy & Industrial Strategy (BEIS), and the Civil Aviation Authority (CAA). Together we aim to accelerate the safe adoption of drones across UK business sectors by engaging with industries and showcase the benefits of integrating drone services into existing workflow.  Drones are not new to property management but, despite their benefits, drones are not yet widely used across industries. This collaboration with Yorkshire Housing aims to catalyse step-change improvements and provide the evidence to encourage more use of drones to drive safety, productivity, and efficiency for other housing providers. For example, a drone building inspection can offer faster diagnosis and improved service for maintenance repairs at customer properties.   Often the management, repair and maintenance of properties are major costs to housing providers. Traditionally physical inspections at height use scaffolding or mobile work platforms to inspect the condition of properties. These can be labour intensive and expensive to set up. Depending on the location, they can also result in disruption, intrusion, and security issues with unauthorised access. This is where drones come into their own, improving safety and productivity by providing visual access to difficult to reach and hazardous spaces, reducing the use of elevated work platforms. Drones can capture high-quality aerial imaging and 3D models. This leads to quicker and more effective diagnosis whilst saving the cost of inspection expenditure and reducing disruption for customers. Ultimately, drones can support more targeted maintenance and move towards a more preventative maintenance regime in the long term.  Aviation Minister, Robert Courts said: “We’re pioneering a golden age of aviation innovation in which drones will play a huge role in not only transforming the future of transport but providing solutions to global issues. Yorkshire Housing’s trial is the latest in a string of exciting new trials which harness the benefits of drones to provide quicker, cheaper and more effective services for the public.” Commenting on the programme, Andy Gamble, Executive Director Growth & Assets at Yorkshire Housing, said:  “It’s really exciting to play a part in the national Drone Pathfinder Catalyst Programme. Danielle Cox, Assistant Property Manager at Remus Management receives Certificate of Commendation from Thames Valley Police for life-saving actions

Danielle Cox, Assistant Property Manager at our Remus Reading office has been awarded a ‘Special Commendation’ by Thames Valley Police for an act of extreme courage in assisting with the rescue of a neighbour during a violent assault. The swift actions of Danielle and her partner were deemed by police officers and medics who attended the incident as lifesaving and aided in the assailant’s arrest and imprisonment. Due to a lengthy court case the award was eventually made to Danielle and her partner on 14th June at 6pm in the ceremonial room at Thames Valley Police Head Quarters in Reading. The incident occurred on 1st November 2020 when Danielle and her partner were alerted to disturbing noises coming from a flat above theirs, which turned out to be a violent incident between a husband and wife. The swift intervention by Danielle and her partner meant the person being assaulted was removed from the scene, and the first aid administered by Danielle shortly after prevented what would have resulted in a fatal incident. The lady in question sustained serious head injuries which required surgery on arrival at the local hospital. The assailant was arrested, and he has since been convicted to serve a 12-year sentence. The police and doctor’s reports stated that if Danielle and her partner had not acted in the way that they did, as courageously and as swiftly, the victim would not have survived due to the amount of blood loss suffered from the assault. Reading Thames Valley Police – DC David Hill who was the detective on the case states: “Without these two people acting when they did the lady would almost certainly have died. She told us that when the door opened, and she saw the two people standing there it gave a glimmer of hope. We wish there were more people like Danielle and her partner, who were willing to put their own lives in danger to help others, without giving a second thought. It also gives me hope that there are people out there who will act to save lives.” Certificates of commendation were presented to Danielle and her partner by Super Intendent Rebecca Mears, Head of Protecting Vulnerable People at a ceremony held at Thames Valley Police, which was attended by several other police officers. During the ceremony Danielle was informed that her witness statement helped in the assailant’s sentence being extended to 12 years. DC Hill has told Danielle that she would make a great police officer.

Promotions announced at property maintenance company

A property maintenance company has announced two senior promotions.  Platform Property Care – a subsidiary of one of the UK’s largest social landlords, Platform Housing Group – has appointed Adam Rudge as Head of Service for Voids and Duncan Palmer as Head of Service for Responsive Repairs; both roles are newly created ones.  Previously Operations Manager for Voids and Grounds, Adam’s new role will see him responsible for the operational and financial delivery of all Platform Property Care’s group void servicing teams.  Adam – who has worked in social housing maintenance for more than 18 years – started his career as an apprentice plumber and gas engineer before qualifying as a gas engineer.  Over the course of his career, Adam has studied horticulture and gained accreditation from The Royal Horticultural Society.  He has also successfully completed an advanced level management apprenticeship as well as a qualification from The Institute of Leadership and Management.  Adam said : “I am thrilled with my new role, which will, I hope, allow me to influence a sector I am passionate about.  Delivering a consistently excellent service to all our customers is at the very heart of what we do and I am excited about my part in this as we move forward.”  The promotions are part of a wider restructure within the business which has created five new service areas; the objective being to offer a designated service function for each area of the maintenance business as well as providing a consistent approach to how services are delivered group wide.  Previously Operations Manager for Responsive Repairs, Duncan Palmer has been promoted to Head of Service for Responsive Repairs.  This new role will see Duncan managing the delivery of the group’s responsive repairs service which aims to deliver more than 100,000 responsive repairs each year.  Duncan – who has twenty years’ experience in social housing – originally started out as an electrician.  Duncan explained : “This new role is an exciting step forward for my career.  Platform Property Care is a great place to work and I feel very fortunate to have been given this opportunity.  By supporting my team and providing a clear purpose, I hope to make a positive impact on PPC’s aim to become a sector leading repairs organisations that puts our customers and colleagues first.”  Since the merger of Fortis Living and Waterloo Homes at the end of 2019 to become Platform Housing Group, changes and development within the property maintenance arm have been ongoing.  Establishing Platform Property Care has included bringing gas servicing and breakdown in house to ensure a seamless service to customers; these, and other initiatives, have resulted in the organisation winning the coveted status.  Dennis Evans, Executive Director at Platform Property Care said : “We are delighted to announce these two new roles and the promotions of both Adam and Duncan.  Their new responsibilities are testimony to the hard work and dedication that they have shown throughout their careers within social housing.  We wish them all the best as we continue on our journey to become a truly modern housing association.”  Platform Property Care – launched in October 2018 – employs more than 300 people, including 27 apprentices.  Its growth plans include a turnover of £50million by 2023.  Recent improvements include better diagnostics, intelligent scheduling, assertive supply chain management and investment in new technologies.  Results include 100 per cent of homes being both gas and electrically compliant.  For further information about Platform Property Care please visit www.platformhg.com.

SCANLANS LANDS MANAGEMENT CONTRACT AT HISTORIC APARTMENT BLOCK

Property management and surveying firm Scanlans has been appointed to manage a listed apartment block in Bradford which is frequently used as a film set for a variety of popular TV programmes. Law Russell House, on Vicar Lane in the Little Germany area of the city, was built in 1873 as a textile warehouse as Bradford’s woollen industry boomed. The seven-storey, grade II listed building later became offices and then lay empty for several years before being converted by Trajan Estates into 71 apartments following a £4.5m investment. Completed in 2019, the redevelopment has seen the creation of one and two-bedroom flats and studio apartments, with office space and meeting rooms on the ground floor. The apartments are popular with working professionals and students and are fully-tenanted. Law Russell House and other areas of Little Germany are regularly seen on TV in programmes such as Peaky Blinders, Gentleman Jack, Emmerdale and All Creatures Great and Small. Little Germany was given its name after the area was populated by Germans who came to trade in Bradford’s thriving woollen industry in the 19th century. Michael Willans, senior property manager at Scanlans’ Leeds office, said the Law Russell House contract was a coup for the firm. “It’s a brilliant new instruction in a sought-after area and is a superb addition to our growing portfolio of management contracts,” he said. “Law Russell House is an iconic building with bags of history. It’s great to see Little Germany buzzing as regeneration projects such as this take shape. “We’re very proud to be managing the development and partnering with Trajan, and look forward to growing our relationship with the company over the coming months and years.” The site adds to Scanlans’ portfolio of management contracts across Yorkshire, with several new agreements coming on-stream in the next few months. Trajan, which was founded in 2005 by director Owen Carter and is based in Saltaire, Shipley, near Bradford, has completed numerous residential and commercial projects in the north of England. Trajan specialises in preserving heritage buildings and urban redevelopment, focusing on derelict buildings to convert them into living space. Owen said: “Law Russell House was a great personal journey for our company and such a significant listed building deserves first-class management. “As this was our first development on this scale, Scanlans was invited to tender after being recommended by other developers in the area. RENEWABLE ENERGY SUPPLIED TO 93% OF RENDALL & RITTNER PORTFOLIO

Leading residential property manager Rendall & Rittner has appointed Ecotricity to supply carbon neutral gas across its property portfolio, as well as retaining Ecotricity as its electricity supplier in an annual contract worth nearly £17 million. Britain’s greenest energy provider will supply over £14 million of renewable electricity to 93% of the communal areas of the 80,000 homes managed by Rendall & Rittner over the next 12 months. It will also supply almost £2.65 million worth of gas to the communal areas of the residential developments. Together the gas and electricity represent a saving of over 27,000 metric tonnes of carbon compared to using energy from non-renewable sources – this is the equivalent to the amount of carbon emitted by driving 138 million miles in an average car. The UK set a new record for renewable energy this year, demonstrating Britain’s growing demand for greener electricity. Renewable energy made up 47% of Britain’s electricity generation in the first quarter of 2020[1], including wind, solar and hydro power. With green energy supply on the increase, it is up to users and those in charge of procurement to make choices that benefit the environment. For Rendall & Rittner acting in an environmentally responsible manner is a high priority and also makes good business sense. The Omnia team – accredited members of the Association of Residential Managing Agents – have been actively engaged with ARMA-led seminars and with the Ministry of Housing, Communities and Local Government Building Safety programme about the revised compliance framework introduced by new regulations and the potential impact they would have on leaseholders and landlords. And the company has established a dedicated External Façades Working Group, consisting of qualified residential property managers and building surveyors, to ensure that any properties that Omnia manages have non-compliance issues progressed in a safe, timely and professional manner. The Grenfell Tower tragedy unfolded on June 14 2017 when a fire broke out in the 24-storey Grenfell Tower block of flats in Kensington, London, resulting in 72 deaths and more than 70 injuries. The disaster was the worst UK residential fire since the Second World War and a subsequent public inquiry found that the building’s exterior did not comply with regulations and was the central reason why the fire spread with such devastating consquences. Its portfolio includes the management of 1,000,000 square feet of office space, 1,500 residential properties and student beds across the UK and more than 1,800 block management units – more than £650,000,000 worth of property in total. “The emerging focus on exterior wall safety in the wake of Grenfell has created a further challenge for landlords and asset owners in a market already subject to high levels of fluctuation and uncertainty due to the COVID-19 pandemic,” said Managing Director Joanne Race. “When the government released the Building Safety Advice for Building Owners Guidance in January 2020, it was interpreted throughout industry as mandating that a building’s exterior wall systems must be compliant with regulations. “A subsequent consequence of the guidance’s release has seen mortgage lenders and surveyors raise safety concerns about buildings during the sales process, rendering some apartments and even entire buildings as unsellable without remedial works being undertaken.” The Royal Institute of Chartered Surveyors (RICS) designed and issued the External Wall System form (EWS1) as a mechanism to remove such barriers to transactions, whilst providing all parties with assurances that the building had been appropriately reviewed and was deemed safe for occupation and use. An EWS1 form can only be completed by a suitably qualified, professional surveyor and usually only after extensive surveys are undertaken of the building to determine if the cladding, materials, and construction methods are safe and compliant. The government has made available £3.5 billion to help fund work on unsafe exterior wall systems on high-rise buildings where they have been identified as non-compliant with the new regulatory framework. “We have been able to liaise with our clients to facilitate required surveys, well in advance of other operators within the industry,” said Joanne “Buildings within our managed portfolio that may be impacted by the new regulatory framework are already well advanced with ensuring their compliance with the new guidance and, where appropriate, funding applications to the government in anticipation of any required remedial works. “As part of our commitment to ensuring our client’s assets have their value protected and maintain compliance, we have been working alongside national leaders in cladding remedial works to familiarise ourselves with emerging industry best practice and ensure that the advice we provide clients is current and relevant. “Working alongside the South Yorkshire Fire and Rescue Service, we have also maintained diligent and straightforward communication with our landlords and their tenants during this process. “The penalties and indirect negative impact on valuation that non-compliance with the new guidance and revised regulatory framework can impose on landlords are substantial. “But Omnia is now well positioned to advise clients on the impact of these new regulations and how best to navigate their requirements to protect the value of your asset, ensure its compliance and maintain its safety.”
