Winvic Starts 2023 on a High, Surpassing Milestones at SEGRO Logistics Park Northampton

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects is celebrating a successful year of delivery with client SEGRO. Development of the new state-of-the-art multi-modal logistics hub in Northampton commenced in early 2021. Winvic has since surpassed a number of key milestones at the 450-acre site and remains on course for completion. SEGRO Logistics Park Northampton is expected to create around 7,500 new jobs. It comprises a five million square feet modern, warehousing and logistics hub and a dedicated 35-acre Strategic Rail Freight Interchange (SRFI). Winvic is also delivering significant highways works as part of the project. Improvements to M1 Junction 15, improving local access and traffic flow, have reached practical completion after 18 months, while ongoing works – being delivered in partnership with National Highways, Network Rail and local authorities – to the A508, A45 and to construct the Roade village bypass will continue until the beginning of 2024. Roade Bypass is a new 2.5km single carriageway that includes the construction of a new road bridge across the West Coast Main Line and three roundabouts. The 48 metre steel bridge beams totalling 264 tonnes were lifted into place by Winvic in September. Construction of the deck, waterproofing and surfacing will continue through the Winter. The Roade bypass and roundabout works are anticipated to be complete at the beginning of 2024. Construction of the 170-metre reinforced concrete tunnel, which will screen the trains after departing from the terminal, has also been completed along with the terminal buildings. The final reinforced concrete slab to create the intermodal and HGV terminal was poured in November – the last of the 86 slabs totalling 22,000 m3. The programme for the rail terminal is on schedule to be fully operational by Easter 2024. The SRFI will connect to the West Coast Mainline via the Northampton loop line and will encourage the increase of sustainable movement of freight by rail. On-site rail works will continue through the winter period and Network Rail will be working on-site to connect the Northampton loop to the mainline. Over 50 per cent of the development plateaus for seven large warehouse units, ranging in size from 530,000 square feet to 1.2 million square feet, have been completed this year. Winvic will recommence earthworks in Spring 2023 and complete the remaining plateaus by the end of 2023. When the Park is fully complete, it will include over 80 acres of parkland and amenity grassland, 18km of footpaths, 20km of hedgerows and the planting of 60,000 new trees. Furthermore, the primary sub-station works are complete and will be energised in the Winter, providing power to the scheme as a whole and contributing to the project’s sustainability credentials. SEGRO has been working alongside local council and community partners to deliver an employment and skills programme that provides training and employment opportunities for members of the local community. This forms part of a newly launched Community Investment Plan for the region. Last month, a community environmental project completed, which involved reinvigorating outdoor community space and enhancing biodiversity and wellbeing. Groundwork partners with SEGRO to launch a new Green Employment Skills Programme

SEGRO – the leading owner, manager and developer of modern warehouses and industrial property – and Groundwork – the federation of charities focused on mobilising practical community action – have worked in partnership to create a new outdoor green community space in Willenhall, Coventry The scheme has also provided support for 10 unemployed people from the area. The project was launched at Willenhall Education, Employment and Training Centre, and marks the first initiative delivered through SEGROs national charity partnership with Groundwork UK and the first project delivered as part of SEGRO’s Community Investment Plan for Coventry. The new outdoor green space that has been created in Willenhall, is boosting local biodiversity and presenting new opportunities for community engagement initiatives. The space will be used by a range of community groups including the on-site nursery, on-site adult education group for individuals with additional needs, a community men’s group, and for community family open days. The project has supported 10 unemployed adults from the local area for two days a week over the six-week project. The programme has enabled them to gain practical green skills including path laying, raised bed building, planting and orchard creation; receive employability support including CV writing and interview skills and job searching; gain qualifications in Healthy and Safety and Carbon Literacy; and develop their skills in teamwork, communication, planning and leadership. Willenhall was selected for this project due to its close proximity to SEGROs new development in Coventry, and the benefit that the community will see by providing a new green space in the town. SEGRO raises sustainability bar with green refurbishment scheme on Slough Trading Estate

SEGRO has started work to deliver a refurbishment scheme on the Slough Trading Estate that will raise the bar in terms of its environmental sustainability. The 20,210 sq ft unit is located on Bestobell Road at the East of the Slough Trading Estate and was built originally in 1988. The refurbishment will transform the unit into a state-of-the-art, environmentally sustainable industrial and warehouse space, furthering SEGRO’s low carbon growth ambition on the Trading Estate. The refurbishment will be net-zero carbon in operation and is targeting a BREEAM Excellent and an EPC A+ rating. It will include a wide range of sustainability features, including: Smart building sensors to enable energy-efficient operation of the building Photovoltaic panels on the roof which will save 26 tonnes of carbon emissions per year, the equivalent to planting 1,226 trees. Energy efficient LED lighting throughout, which will reduce CO2 by 12 tonnes and save around £11,000 per year A 55m² living wall on the front of the building will trap 7,150 grams of dust, extract 126.5 kg of gas and 71.5 kg of particulate matter from the air, and produce around 93.5 kg of oxygen every year. An internal green wall will also be featured in the reception area Air source heat pump providing heating and comfort cooling Water reducing products throughout e.g., self-closing taps for all wash basins, waterless urinals etc. Use of a natural, photocatalytic paint on all wall surfaces that purifies the air through CO2 absorption and reduces ambient odours Electric vehicle charging points Secure bicycle parking with rich biodiverse growing roofs and wildlife habitat panels. It will incorporate low-maintenance, drought-tolerant planting that is nectar-rich for butterflies, bees, moths and other invertebrate wildlife Additional bird and bat boxes, beehives and insect habitats to nest and increase pollination across the plot The redevelopment is part of SEGRO’s growing portfolio of low or zero-carbon developments and aligns with the company’s Responsible SEGRO commitments to champion low-carbon growth and be net-zero carbon by 2030. James Craddock, Managing Director at Thames Valley, SEGRO, said: “The refurbishment of older buildings is an important part of our journey to be net-zero carbon by 2030. This scheme at Bestobell Road is a great example of how these existing buildings, where appropriate, can be transformed into more modern, efficient, greener spaces that enable low-carbon growth now and into the future. “Creating more sustainable spaces for a diverse mix of customers is also critical if we want to ensure that the Slough Trading Estate is the location of choice for both large and small businesses within the Thames Valley.” The refurbishment is due to be complete in September 2022. Slough Trading Estate is the largest privately-owned business park in single ownership in Europe. Over one third of the estate is less than 10 years old. The vacancy rate is just over two per cent, with the remainder being leased to a mix of small and large businesses, across a diverse range of industry sectors. Local amenities including high street banks, restaurants, shops, fitness facilities and healthcare centres are all within easy reach on the estate, creating a vibrant business community for occupants.

St George and SEGRO appoint Glencar to deliver first UK multi-storey industrial development in London

Glencar, a leading UK construction company that was recently ranked amongst Europe’s fastest growing businesses has today announced that it has been appointed by St George, a leading mixed-use developer and member of the Berkeley Group, and SEGRO, a leading owner and developer of warehouse space to construct their first multi storey industrial development in the London Borough of Brent. The development, to be called SEGRO V-Park Grand Union, will provide 134,500 sq ft of flexible light industrial space over six storeys and is an innovative new concept for delivering multi-storey light industrial property and is designed to maximise employment space and accessibility on the 1.7-acre plot and support up to 500 jobs and apprenticeships. The concept fully supports the aspirations in the GLA’s new London Plan to intensify industrial land, delivering jobs and homes as part of the regeneration of a wider brownfield site. It forms part of Grand Union, a new canal-side destination which is being delivered by St George. The 22-acre former derelict Northfields Industrial Estate is being transformed into a vibrant new mixed-use neighbourhood in Alperton compromising 3,350 homes, 35% of which is affordable with the first residents already moved in, delivering much needed homes and jobs to the London Borough of Brent. Grand Union will provide 10.2 acres of publicly accessible landscaped gardens, a net biodiversity gain of 240%, community centre, health centre, local supermarket and a range of onsite amenities. The new neighbourhood will also open up previously inaccessible parts of the Grand Union Canal and River Brent to the local community, creating improved routes around Grand Union and to nearby Stonebridge Park Station. Within SEGRO V-Park Grand Union, the ground and first floors will be utilised to provide over 100 parking spaces, with electric vehicle charging points also being incorporated. The flexible industrial space is arranged over four upper levels which can be configured for individual units offering a range of sizes, supported by shared meeting rooms, breakout areas and wellness spaces, including a green roof terrace. The development will incorporate sustainability features such as photovoltaic cells and an internal green wall. Construction is expected to begin in Summer 2022. SEGRO V-Park Grand Union expands SEGRO’s footprint in North West London. It is located close to Tudor Estate and Premier Park at Park Royal and will front onto the North Circular (A406), providing excellent connectivity to the M1 and M25. Construction work begins on the final phase of SEGRO Park Kettering

The final phase of construction has started at SEGRO Park Kettering which will see the creation of almost 875,000 sq ft of space across three buildings. A 102,500 sq ft speculatively built facility will become the last available unit on the development and will be available to occupy from September 2022. It will combine warehousing, offices and a secure yard, as well as incorporating a range of sustainability features including rainwater harvesting, solar thermal heating, intelligent low energy lighting and EV charging points. A separate 150,000 sq ft warehouse will be constructed which has been pre-let to Bunzl, the FTSE-100 specialist international distribution and services group. It will be Bunzl’s second facility at SEGRO Park Kettering and will complement its existing 230,000 sq ft unit. SEGRO will deliver these units in parallel with a 622,000 sq ft freehold facility for leading beverage packaging manufacturer Ball Corporation, which will become its third aluminium can manufacturing facility in the UK and the largest ever constructed in Europe. Planning consent was secured at SEGRO Park Kettering to deliver a total of 1.2 million sq ft of industrial and warehouse space. The site, located at Junction 10 of the A14, is adjacent to Latimer Business Park, home to a range of market leading brands including Morrisons, DS Smith and Alpro, and Hanwood Park – the 5,500-house urban extension to the east of Kettering. Its proximity to major transport arteries means customers will be able to reach over 90% of the UK population within four hours.

SEGRO begins construction on innovative development to support local SMEs in Dagenham and Barking

Construction has started on an innovative, carbon-neutral development scheme at SEGRO Park Dagenham, part of the East Plus regeneration programme being delivered in partnership with the Greater London Authority. The units at Plot 1, which will range from 1,620 to 6,730 sq ft, are being built speculatively to provide high-quality commercial space and bring business and employment opportunities to the east London regions. The scheme provides an alternative and complementary product type to others in the East Plus portfolio but takes inspiration from the success of the Enterprise Quarter at SEGRO Park Rainham – a development that offers leases for modern industrial units to small and start-up customers and is also part of the East Plus regeneration scheme. Once fully developed, the overall SEGRO Park Dagenham scheme will offer 1.2 million sq ft of sustainable, industrial and warehouse space in a variety of unit sizes from 1,620 to 233,000 sq ft. In line with the Responsible SEGRO commitment to champion low carbon growth, each of the 13 units will be designed to achieve BREEAM (Building Research Establishment Environmental Assessment Method) ‘Very Good’ and Carbon Neutral status. Sustainability features such as battery storage, electric car charging points, roof mounted photovoltaic panels and LED lighting will also be incorporated. The units will be available in Spring 2022. SEGRO Park Dagenham is a new industrial park that will offer freehold, leasehold, design and build and spec build opportunities to the area. A range of accommodation and unit sizes will be provided, suitable for start-ups, traditional light industrial and urban logistics customers. The development will also support the wider regeneration of Dagenham Dock – providing relocation space for local displaced businesses, supporting housing development programmes and generating business investment and jobs within the borough. As part of the masterplan and wider regeneration, SEGRO will be bringing forward multi-levels to meet GLA’s requirements for intensification of industrial land in the area. SEGRO Park Dagenham is located in the south of the London Borough of Barking and Dagenham, within the area currently known as Dagenham dock, which is fast becoming a first-class industrial and distribution location due to growing demand. The site benefits from excellent road connections and close proximity to central London, with easy access to Junction 31 of the M25 in just 11 minutes and the A13 in 3 minutes. The Port of Tilbury and London Gateway Docks are a short distance away, as is Barking Intermodal Terminal which links to the country’s national rail network and HS1 to Europe. The site also offers fast access to London City Airport and Central London via rail from Rainham and the proposed new Beam Park Station will be in proximity to the site.

Construction of strategic rail freight connection begins at SEGRO Logistics Park Northampton Gateway

Construction has begun to create the connection for the 35-acre strategic rail freight interchange (SRFI) at SEGRO Logistics Park Northampton Gateway. As part of the development SEGRO is investing £190 million into infrastructure, including the new SRFI and significant improvements to the surrounding road network. To coincide with this latest project milestone, new CGI images have been released showing for the first time how the development will look once complete. The 450-acre state-of-the-art multi-modal logistics development will be home to five million square feet of modern sustainable warehouse space and logistics facilities. Strategically located next to junction 15 on the M1 motorway, the first plots are expected to be available to build upon later this year. Over the coming weeks the construction activity will be largely focused on earthworks, including stripping the topsoil for the rail connection, freight terminal, building plateaus and estate roads. Andrew Pilsworth, Managing Director, National Logistics at SEGRO, said: “The World Economic Forum estimates that nearly a quarter of the UK’s population is expected to permanently change the way they shop following the pandemic and it is thought that e-commerce could rise from 19.2% to 53% by 2028. “It will only be possible for people to buy more goods online if they choose to and to have them delivered in a timely manner if we continue to develop high quality warehouse space in the right locations, such as SEGRO Logistics Park Northampton Gateway. At this site we will also have the added benefit of the rail freight terminal which will enable these goods to be transported around the country in a more sustainable way.” Work first started on site in January 2020, with enabling works to prepare the site for construction, including ecology, archaeology and ground investigations, taking place in May 2020. The infrastructure improvements are being delivered in partnership with Highways England, Network Rail and local authorities, and are anticipated to be complete by the end of 2023. The development of SEGRO Logistics Park Northampton Gateway is expected to create approximately 7,500 direct jobs, with around 120 created during the infrastructure construction phase. SEGRO is working alongside local council and community partners to deliver an employment and skills programme that will provide training and employment opportunities for members of the local community. The site will include over 80 acres of parkland and amenity grassland, 18km of footpaths, 20km of hedgerows and the planting of 60,000 new trees. Strategic rail freight interchanges are an essential part of the UK’s logistics network, contributing £1.7bn* to the economy. They also play a vital role in easing congestion, with each freight train removing up to 76** HGVs from Britain’s roads. Rail freight is also significantly cleaner and greener than road or air freight, with every tonne of freight transported by rail generating 76% fewer carbon emissions compared to road haulage**. SEGRO has incorporated a successful intermodal SRFI, operated my Maritime Transport, at SEGRO Logistics Park East Midlands Gateway near Castle Donnington. It can accommodate up to 16 freight trains a day and provides direct access to the UK’s SRFI network, as well as major UK ports such as Southampton, Felixstowe, London Gateway and the Channel Tunnel.

SEGRO begins construction on London’s greenest industrial estate

Construction has begun on a new industrial park in Tottenham which is set to become the greenest development of its kind in London. SEGRO, the leading developer and owner of warehouse and industrial property, will deliver 190,000 sq ft of modern, high quality space at SEGRO Park Tottenham, located in London’s Zone 3. The scheme secured planning consent from Haringey Council and the Greater London Authority in January and SEGRO has moved swiftly to begin work on site, which is expected to complete in February 2022. The new industrial park will deliver a well-connected and modern urban logistics hub which sets a new benchmark for sustainable industrial development and workplace wellbeing. The buildings are designed to be carbon neutral with A+ Energy Performance and BREEAM Excellent ratings. Features will include photovoltaic cells, green walls and external amenity areas. It is anticipated that the eight new speculative units will provide over 250 jobs and SEGRO is working with the London Borough of Haringey to deliver a skills and training programme to help members of the local community secure employment. The programme will include apprentices working on the construction of the park and the delivery of Science, Technology, Engineering and Maths (STEM) events for local school and college students. Hollis achieves the most sustainable industrial refurbishments for SEGRO in London

Net Zero Carbon and BREEAM ‘Excellent’ rating obtained Hollis has worked with SEGRO to deliver the industrial and warehouse developers’ most sustainable refurbishment projects at Park Royal, London, with both achieving Net Zero Carbon and Excellent BREEAM ratings. Introducing best in class sustainable measures into the Park Royal site, we project managed the comprehensive refurbishment of Unit 731 Tudor Industrial Estate and Unit E, Premier Park. SEGRO is committed to reducing the carbon intensity of properties by 40% by 2025 in line with the Paris agreement; to reducing the average embodied carbon intensity of all new developments by 20% by 2025; and to reducing the waste generated through its operations and sending zero waste to landfill by 2025. 731 Tudor Industrial Estate We were asked to make Unit 731 Tudor Industrial Estate Net Zero Carbon from an operational perspective and did so through the implementation of various measures to maximise energy efficiency, such as: installing PV solar panels, electric vehicle charging points, LED light fittings on sensors, and energy efficient air source for heating and cooling. The unit achieved an EPC A+ rating and is considered Net Zero Carbon from an operational perspective. Within one month of the PV solar panels being installed, they produced 3.38MW of power, saving 862 KG of CO2 emissions, which is equivalent to 40 trees being planted. Unit E, Premier Park The refurbishment of the 43,036 sq ft warehouse space at Unit E, Premier Park achieved Net Zero Carbon and a BREEAM ‘Excellent’ rating, adding value to the property. We completely remodelled the layout of the unit and extended the square footage by adding a first floor to the ancillary accommodation, achieving SEGRO’s aims for the building. Key measures that were implemented to achieve Net Zero Carbon and the BREEAM certification, include: EV charging points which can be used by the occupier and the general public to encourage a switch to electric vehicles. Solar powered picnic benches to enable employees to work and relax outside, along with a woodland walk and nature boxes to attract wildlife. Secure bicycle parking to encourage employees to cycle to work instead of drive, with rich biodiverse growing roofs and wildlife habitat panels. Low maintenance, drought-tolerant planting is nectar-rich for butterflies, bees, moths and other invertebrate wildlife. Commitment to sustainable development drives leasing at SEGRO Logistics Park East Midlands Gateway

SEGRO is taking sustainability to a new level after securing a major pre-let at SEGRO Logistics Park East Midlands Gateway with a leading online retailer, which will include double-deck parking for 200 electric vans. The customer has agreed a 15-year lease for a 150,000 sq ft unit on a 21-acre site. The BREEAM ‘Excellent’ (Building Research Establishment Environmental Assessment Method) building will be used as a distribution hub. The double-level vehicle parking areas will have the ability to provide electrical charging to all 200 van parking spaces on site. Other sustainable features include roof-mounted photovoltaic panels and LED lighting. SEGRO has been able to provide an accelerated construction programme to enable the customer to expand its operations as quickly as possible. The accelerated programme will enable SEGRO to deliver the space to the customer in just over five months, rather than the nine months a standard build programme would take for a building of this size. Furthermore, the customer will have access to be able to begin its internal fit out after just 14 weeks. The pre-let illustrates the developer’s ‘Responsible SEGRO’ commitment – a framework launched in February, which is anchored on three priority areas; championing low-carbon growth, investing in local communities and nurturing talent.
