SEGRO to deliver greenest site in London

SEGRO has secured planning consent from Haringey Council and the Greater London Authority to speculatively develop what is set to become London’s greenest industrial estate. Located in London’s Zone 3, SEGRO Park Tottenham will create 190,000 sq ft of modern, high quality space developed with the latest environmental designs, raising the bar of sustainable industrial development and workplace wellbeing. The building is designed to net zero energy standards for base build, with exemplary level energy efficiency. The building’s energy supplies will be sourced from renewables on-site and off-site, to achieve net zero carbon in operation. The estate will be split over eight units, ranging in size from 6,815 sq ft to 50,050 sq ft, providing industrial space on the doorstep of London from which businesses can meet their customer demands. As the first of its kind in industrial development, each unit at SEGRO Park Tottenham will have green walls – helping purify the air, regulate the temperature and promoting biodiversity in the local area, as well as creating a more enjoyable surrounding for those working in and around the site. Along with the green walls which will grow a variety of species of plants, carefully selected to remove pollutants from the air and reduce carbon dioxide, mature trees will be planted in the landscaped areas, attracting native wildlife and playing an important role in reducing carbon dioxide levels. Customer wellness will be enhanced, by increasing natural light at the estate, providing outdoor seating and gym equipment and improving air quality and noise reduction. Secure bike sheds will also double up as ‘insect hotels’ with specifically designed wooden habitats to house bugs and insects as part of a holistic approach to biodiverse estate management. Electronic vehicle charging points will be installed across the estate to encourage occupiers to use electronic vehicles around the capital and the low emission zone. During construction, no material will be sent to landfill and once complete, the development will be targeting ‘Outstanding’ by the environmental benchmark ‘BREEAM’. The roof areas will be fitted with photovoltaic panels which will capture solar energy and convert it into electricity, generating 10% more energy than the building uses. 255 jobs will be created, and working with the London Borough of Haringey and local agencies, SEGRO will deliver a skills and training programme to help members of the local community secure employment opportunities provided by the development of SEGRO Park Tottenham. Apprentices will be invited to work on site as part of this programme and a wide range of interactive Science, Technology, Engineering and Maths (STEM) events will be hosted throughout the duration of scheme for school and college students. A local supply chain initiative will also be rolled out to ensure that inward investment remains in the area. Construction work begins at SEGRO Logistics Park Northampton Gateway

A key milestone has today been reached with construction works beginning at SEGRO Logistics Park Northampton Gateway.  Since Summer 2020, SEGRO has been conducting enabling works, which include ecology, archaeology and ground investigations to prepare the site – which is strategically located next to junction 15 on the M1 motorway – ahead of construction. Once developed, the 450 acre site will become a multi-modal logistics hub in the UK Midlands, with five million square feet of modern, highly sustainable warehousing and logistics facilities, including a dedicated 35 acre Strategic Rail Freight Interchange that will have the capacity for up to 16 trains a day. SEGRO is investing £190 million into infrastructures works, including new rail connections and significant improvements to the strategic road network, incorporating major upgrades to Junctions 15 and 15a on the M1, a new bridge over the West Coast Mainline, and building a bypass around Roade, and safer junctions along the A508. This work will be delivered in partnership with Highways England, Network Rail and local authorities. In addition to delivering road and rail improvements for the region, the scheme will create around 7500 direct jobs, with around 120 created during the infrastructure construction phase. Working alongside the local council and community partners, SEGRO is set to deliver an employment skills programme that will provide training for members of the community, enabling them to become active members of the workforces created by the scheme. The scheme will incorporate over 80 acres of parkland and amenity grassland, with 18km of foot paths, 20km of hedgerows and the planting of 60,000 new trees. The first plots are expected to be available for buildings in late 2021, with the completion of the infrastructure works anticipated by the end of 2023. Fitting out the building to the clients extremely high specifications involved Indeglas designing, supplying, and installing specialist glass screens to meet the demands of hot kitchens, food prep, packaging, cold storage and menu demonstration areas. Jeanette MacIntyre, Managing Director of Indeglas, said: “Before Covid 19 struck, Indeglas had invested in training and equipment to facilitate robotic glass lifting processes for this project due to the scale of the operation and the weight of individual glass panes. “The investment paid off, driving efficiency and ensuring safety whilst also enabling a speedy return from lockdown with one person/one robot squads operating effectively without the need for social distancing.  “The scale of the building also assisted various trades to keep significant distance from each other. The main contractor, McLaughlin and Harvey, was pro-active and well-organised in implementing Covid 19 safety measures throughout. “Although the project was completely closed down for a number of weeks, and we were forced to work remotely without accessing our own office and storage facility, the entire management team worked tirelessly to interpret the new, emerging safety procedures required and partnered with the main contractor to ensure a safe, effective and economically viable return to work.” Indeglas is a member of the Finishes and Interiors Sector (FIS) trade association and has benefited from the work it has done in interpreting and simplifying the evolving legislative and economic impact of COVID 19 for SMEs within the interiors sector.  It has also remained engaged with the initiatives of the Construction Industry Coronavirus (CCIV) Forum through both FIS and the Construction Scotland Innovation Centre (CSIC) and intends to continue its engagement with CICV. SEGRO continues to build scale in Spain with the acquisition of prime logistics sites in Barcelona and Madrid

SEGRO, in its role as venture adviser to the SEGRO European Logistics Partnership (“SELP”) joint venture, today announces on behalf of SELP, the acquisition of a portfolio of Spanish logistics land sites. All of the sites are in Barcelona and Madrid and are able to support approximately 240,000 sq m of modern, sustainable warehouse space, developable over the next five years, which will allow SEGRO, through SELP, to continue to build scale and increase its presence in Spain. The sites total 41 hectares and are all in locations within close proximity to major population hubs, making them ideal to meet ongoing occupier demand that has been further strengthened by the rapid rise in e-commerce. Five of the assets are in Barcelona, including development sites in Cerdanyola del Vallès, Terrassa, Palau-Solità i Plegamans, Viladecans as well as an existing, fully let 14,000 sq metres warehouse facility in the Polinyà municipality. The remaining sites are in Madrid including in Paracuellos, strategically located next to Madrid Barajas Airport and two further sites bordering the M45 orbital road in San Fernando de Henares and Villaverde. Winvic Appoints Rob Cook as Civils and Infrastructure Director, Setting its Sights on Continued Growth

Aarsleff starts to work at Sergo Park

More than a thousand piles have been put in by Foundations specialist Aarsleff Ground Engineering for a warehouse development in east London. Segro Park Rainham is part of the East Plus Scheme to regenerate under-developed and brownfield sites with big sheds and warehouses. Phase one saw more than 200,000 sq ft of unit space constructed. Phase two, to bring an additional 108,000 sq ft, is now starting. A&H Construction has awarded Aarsleff the foundations contract, which includes the structural and slab foundations of all five units encompassed within phase two. Aarsleff starts work on site on the 2nd December 2019. It is using three of its Junttan PMx22 and PM20 piling rigs to install 1,140 precast concrete piles of 250mm and 300mm square. The 300mm square section piles are for the building frame foundations; the 250mm square section piles are for the floor slab foundations. Some of the piles in a small area of the site were specified to be installed using minimal vibration methods due to their proximity to the London Tilbury rail line. Aarsleff was able to offer a continuous flight auger (CFA) solution for these piles, with its new Soilmec SF50 rig. Aarsleff is scheduled to complete its piling works before Christmas with construction to be complete and ready for lease in the third quarter of 2020. Senior technical estimator Dan Coe said: “It is also great to be working with A&H Construction again this year, having installed precast concrete piles in July for them on a new retail development off Newport Road in Cardiff.”

New logistics and warehouse construction keeps growing

The growing shift to online shopping by consumers is behind many of the recent well-publicised closures on the high street. But the trend is also bolstering tender opportunities in the industrial sector as new logistics and warehouse construction keeps growing to meet demand for distribution space. A recent trading update from Segro, one of the largest owners of logistics warehouses, suggests activity and tender opportunities in the sector remain brisk. The firm has seen a strong start to 2018 having secured a record £27 million of new rent in the first quarter and with occupational demand encouraging across all its markets, particularly driven by the growth of online retailing. Segro completed 146,500 sq m of new industrial construction projects in the first quarter. Moreover, the volume of new space either approved or with building projects under development across the group, stood at 1 million sq m at the end of March, up from 693, 900 sq m at the start of the year. Indeed, Glenigan’s Construction market analysis shows tenders are currently being invited on a £10 million Segro industrial building project in Newham, covering 4795 sqm and with work set to start in late 2018. £350 million development cap-ex Today, Segro’s development pipeline includes new pre-lets totalling 490,000 sq m, of which 270,000 sq m is to online retailers. At one key site, SEGRO Logistics Park East Midlands Gateway, the pre-lets include 122,000 sq m to a major online retailer and 60,000 sq m to a third-party logistics provider. Overall, Segro expects its development capital expenditure to exceed £350 million for 2018. Elsewhere, the go-ahead for a third runway at Heathrow Airport is likely to boost construction tender leads in the industrial sector further, as the growth of air cargo creates extra demand for warehouse space in the area. Segro, which owns significant portfolio around Heathrow, is well-placed to benefit. The potential for construction projects for the internet shopping sector has also been highlighted by the recent surge in the share price of Ocado, the pioneer in grocery deliveries, which is set to join the FTSE 100 this month. The outlook for the group which has a major facility at Andover and is set to open a new one at Erith in coming months, has brightened recently helped by a series of international partnerships. Tender opportunities Meanwhile, the outlook for tender opportunities across the industrial sector remains promising. Glenigan Construction market analysis shows that the value of underlying industrial construction starts rose by 19% last year and were up by 1% in the four months to April this year, compared to the period last year. The regional picture varies but activity looks particularly strong in key regions such as the East of England (where the value of starts is up 95% in January-April), London (up 24%) and the West Midlands (up 52%). A mark of confidence in the sector in the East of England is the start of construction work in recent weeks on two speculative logistics units covering 350,000 sq ft which are being developed by Jaynic at Suffolk Park, near Bury St Edmunds. Readie Construction is expected to complete the scheme by next November.

The official task of boiling the kettle to prove the electricity connection was fully up and running was carried out by Roxhill Senior Development Director, kate Bedson. The multi-utility project, designed and installed by the Warrington-based business to provide power, heat and water for the 700-acre development, was delivered on budget and ahead of schedule. Over the past 12 months, Matrix Networks has worked to excavate a 12.5 km route to the nearest Western Power Distribution connection point – the furthest distance the Company has ever had to negotiate. It has also designed, installed and commissioned a new 33/11kV primary substation to supply 28MVA; designed, installed and commissioned the on-site 11kV infrastructure with secondary substation to supply on-street lighting; and provided a medium pressure gas main and a water main. “SEGRO Logistics Park – East Midlands Gateway is a significant project both regionally and nationally. From our initial conversations around contract and design, through to installation and ‘power on’, I’m proud of the professionalism, commitment and passion the Matrix Networks team has shown. Throughout the project, we’ve worked to respect the wishes of our client and have delivered our brief ahead of schedule, without risk to them and on budget. We aim to exceed our customers’ expectations through uncompromised service and delivery, and I hope through bringing this development to life, we’ve achieved that,” said Matrix Network Managing Director, Rob Sparkes. Matrix Networks was appointed for this development by Roxhill due to their long-standing relationship and its past success on multi-utility contracts. “Today’s site visit marked a significant milestone for the site. SEGRO has announced three new lettings in Greenford. These lettings are at Metropolitan Park and the tenants are thought to be two supercar businesses and one of the UK’s oldest wine merchants. All of the companies have opted for ten year leases. Belgravia Supercar Rentals, is one of the new tenants at the Metropolitan Park. The business will be renting 5,500 sq. ft. of space that will be used to store their supercars as part of their rental business. The other supercar tenant is R.A.N Supercar Clinic Limited, which is a newly incorporated business that will be renting over 6,000 sq. ft. of space from SEGRO. This company will be using the newly acquired space for detailing and wrapping Supercars with a paint protection film. Charlié Richards is an Artisan Wine and Spirit wholesaler that are renting more than 12,000 sq. ft. in order to store and distribute their products. The three new tenants will join a number of others at Metropolitan Park. This industrial park is one of the most diverse urban warehouses owned by SEGRO as the tenants at the park are from a wide range of industries. Metropolitan Park has good transport links and is also located close to Central London. The industrial Park is situated adjacent to the A40 which allows easy access from the Park to central London and vice versa. There are also excellent public transport links to the warehouses from Greenford underground and overground routes. After this trio of lettings, the Park is nearly fully let. Available for rent at the Metropolitan Park is 2 warehousing units that have a combined total of 24,000 sq. ft. of space. These using are not expected to be available for much longer, with the demand for the urban warehousing space seeing all other space snapped up. The high demand for industrial space illustrates the lack of urban warehousing and logistical space around or near to London.
