DESCRIBED as one of the most transformational developments delivered in the East Midlands in more than a decade, Unity Square – the new UK Government Hub in Nottingham, which will be home to HM Revenue and Customs’ (HMRC) and other government departments – has now completed construction. The Grade A office scheme in Queensbridge Road, Nottingham has been eagerly anticipated since it was announced in late 2018 that HMRC, which is leading the delivery of Phase 1 Government hubs, had entered a 25-year pre-let on the development for the Government hub with Peveril Securities and its joint venture partner Sladen Estates. The provision of this ultra-modern, state-of-the-art, ten-storey office building will serve as a catalyst for regeneration in the Southside area of Nottingham and give the firms the momentum to bring forward their other office developments at Broadmarsh West and Unity Phase Two. Ralph Jones, managing director of Peveril Securities and main board director of Bowmer + Kirkland, said: “HMRC’s decision to award this Government Hub in the heart of Nottingham to Peveril Securities and Sladen Estates shows the confidence that HMRC had in our ability to fund and deliver this important scheme above other locations and developers that could have been in the running. It is hugely significant for the region, as well as for everyone who lives and works here, transforming the area around the city’s train station. With thousands of people set to work in the offices, businesses in the area will benefit from the increased footfall of workers in the area. “Those working in the building will benefit from Nottingham’s superb transport links, being right next to bus, train and tram services. The structure also serves as a remarkable landmark for commuters arriving at the train station, providing the sort of impressive development you would expect on arrival in one of the UK’s major cities.” The official handover of the regional hub took place today (Tuesday 11 May) via a virtual ceremony. Colin Casse, locations programme director at HMRC, said: “HMRC has a long-standing presence in Nottingham and the new Government Hub will be home to our Nottingham Regional Centre. A stunning building, right in the heart of the city, 1 Unity Square will provide a flexible modern working environment that can be adapted as our ways of working develop in the future. We are looking forward to the first colleagues moving into the building early in 2022.” The scheme has been constructed by Derbyshire based Bowmer + Kirkland, with the contractors having to contend with the coronavirus pandemic during the final stages of the build. Steve Chambers, regional director at Bowmer + Kirkland, said: “We are very pleased to have completed this significant project on time in what has been a very challenging environment. Working closely with Peveril Securities, Sladen Estates, HMRC and L & G has allowed us to overcome the challenges we have encountered – particularly during the past year – and I would personally like to thank all of the staff, trades people and companies involved in the project who have worked extremely hard in very challenging circumstances to deliver the scheme.” Designed by Manchester-based award-winning architecture firm 5 Plus, the development is set to be one of HMRC’s largest regional offices, accommodating more than 4,000 colleagues. DEVELOPERS UNVEIL PLANS FOR NEW £200M BUSINESS QUARTER BY FORMER BROADMARSH CENTRE

IMAGES of an ambitious new development of grade A office space by the former Broadmarsh shopping centre in Nottingham have been revealed for the first time. The development, called New Albion Place, is a joint venture between Peveril Securities and Sladen Estates – the team behind the successful delivery of the new HMRC headquarters in Nottingham – and will be built by Derbyshire-based Bowmer + Kirkland. They plan to transform two acres of land flanked by Canal Street, Collin Street and Greyfriar Gate into top quality office space. The plans will kick-start regeneration in this important part of the city, which is an area currently very much in the spotlight – and a cornerstone of Nottingham’s transformation. Ralph Jones, managing director of Peveril Securities, said: “We are in early discussions with a variety of occupiers for more than 250,000 square feet of space and are very excited to bring forward this development. For many years Nottingham has needed a dedicated central business district to provide much-needed large floor plate ‘Grade A’ office buildings to retain key employers within the city and stimulate inward investment.  “We believe that this development will complement the proposed open spaces being considered at Broadmarsh and through the renovation of Hanson House and Richmond House, will retain some of the original heritage of the area. It will add to the ongoing transformation on the Carrington Street link between the station and central Nottingham, which has included the recent refurbishment of the City Buildings, the construction of the new library and car park complex, and the ongoing public realm work on Collin Street.” The developers have acquired the freehold and long leasehold interests in a large proportion of the site, including the old Midland Scooter Centre, Chinese supermarket, Albion House and open car parking. It is anticipated that the 37,167m² (400,000ft²) office space will create up to 5,000 new jobs with a completed investment value of circa £200 million. Sladen and Peveril are in conversations with Nottingham City Council about New Albion Place – which will boost the local economy and help a city in post-COVID recovery. Nick Sladen of Sladen Estates said: “This scheme is a great opportunity for Nottingham to reinvent itself following the pandemic and take advantage of the transformation of the Broadmarsh area – not just for green space and leisure areas, but for much-needed office development that will provide real sustainable growth and inward investment. “Nottingham has an opportunity to totally redefine its city centre. As a locally based national developer, we are committed to helping the city make this work and our willingness to make such a significant investment in the city will kick start the wider regeneration proposals planned by the city. “We have a proven track record throughout the UK and locally, with Unity Square – a building on former derelict land which has secured thousands of jobs for the city – and has put Nottingham on the map as a major employment city.” The developers are aiming to submit a detailed planning application in the autumn, with a view to commencing construction work in 2022. John Proctor of FHP said: “In order for Nottingham to retain its status as the regional capital of the East Midlands, it needs offices of a scale and nature that one finds in other major centres within the UK.  “We are privileged to have national developers of the size and stature of Peveril and Sladen, which are locally-based and capable of delivering a scheme of national importance. Their initial speculative intervention and purchase of the former car park and redundant buildings opposite to Nottingham Station led to the successful delivery of the first phase of Unity Square, which will soon be occupied by HMRC.  “For Nottingham to achieve its aspirations as a core city of regional significance we need schemes of this size and stature to both retain our existing employers and attract inward investment. The central business district on the south side of the city has now been more than ten years in the making and finally one can see, thanks to Peveril Securities and Sladen Estates, that this objective can now be realised.”

This is a significant scheme for Durham on a site with a great deal of local heritage and we are exceptionally happy with the finished development,” said Chief executive at Sladen Estates, Nick Sladen. The development saw the extensive restoration and modernisation of the original 1850’s Durham County Hospital Harding building, which now houses a range of studio apartments and amenities including: a gym, cinema room, co-study areas and communal entertainment space. Two, modern, purpose-built accommodation wings have replaced the redundant 1970’s buildings on the hospital site. “We have revitalised a gateway site to the city whilst also providing much needed student accommodation to relieve some of the pressure on the local housing stock,” Nick added. The development is owned and operated by Unite Students, the UK’s largest and most established manager and developer of purpose-built student accommodation which operates more than 50,000 beds across the country. “We have seen excellent take up so far which is testament to the quality of services on offer and there is no doubt that Rushford Court offers the best accommodation available in Durham.
