Henry Boot to launch logistics platform with Feldberg Capital

Henry Boot has announced the formation of Origin, a new UK-focused industrial and logistics (I&L) platform created in partnership with Feldberg Capital, a specialist in scaling sustainability-driven real estate ventures in high-growth sectors. Origin will focus on developing next-generation, ESG-compliant I&L assets across the country. The platform is well-capitalised at launch and will primarily target the mid-box I&L market, with an initial portfolio seeded by three sites from Henry Boot Developments’ (HBD) pipeline. These sites represent a combined gross development value (GDV) of approximately £100 million, with HBD retaining a £25 million share. Under the joint venture, HBD holds a 25% stake, while Feldberg controls 75%. HBD will act as the development manager, earning fees for its role, while Feldberg will serve as the investment manager. Both parties will have the opportunity to share in promote fees tied to the JV’s internal rate of return, contingent on meeting certain hurdle rates. Seed Projects to Deliver 450,000 sq ft of Prime Space The initial developments in the Origin portfolio include three key sites, collectively capable of delivering approximately 450,000 sq ft of prime industrial and logistics space: Construction on all three projects is scheduled to begin in the first half of 2025, with delivery expected from the second half of the same year. All developments aim to achieve leading environmental standards, targeting BREEAM ‘Excellent’ and EPC ‘A’ ratings. Looking ahead, Origin will leverage HBD’s existing development pipeline and acquire third-party sites for speculative and pre-let projects. Development finance will be sourced externally for each project, with the JV planning to deliver around £1 billion of high-quality I&L schemes across the UK over the next seven years, subject to market conditions. HBD retains the right to co-invest in future projects with the same 25:75 ownership split while continuing to serve as development manager. McLaren Construction completes units at Omega Business Park

Works have now completed for Units 2 and 3, Omega West, Omega Business Park in Warrington delivered by McLaren Construction Midlands and North. Unit 2, developed by Omega St Helens Limited and managed by Miller Developments with Barings as Funder, is currently being marketed to potential end users and comprises a portal steel frame building, with a single-storey office block and an extensive warehouse, the overall area of which is 300,000 sq. ft. Externally, a concrete service yard is situated to the north of the building and carparking for staff is located at the east elevation. Unit 3, funded by Aviva Life 7 Pensions UK Limited and now let to Iceland Foods Limited, is a large 510,000 sq. ft. cross dock distribution centre with 106No dock doors, two transport hubs, a Vehicle Maintenance Unit and extensive office space over two floors. The unit has provision for frozen, chilled and ambient storage within the building which will be installed as part of the upcoming Iceland fit out works. Starting in November 2022, construction works for Unit 2 (£22m) and Unit 3 (£40m), completed in October 2023. Both units have achieved a BREEAM rating of ‘Excellent,’ fitting in with net zero targets, and include EV charging, 10% roof lights to warehouse and a score of 45/45 in the most recent Considerate Constructor’s audit. The McLaren Construction Midlands and North team overcame challenges during the build of Unit 2, including being in close proximity to existing overhead Scottish Power lines, meaning the Northwest corner of the build was constructed under strict controls. Exclusion limits meant that the erection of the steel frame and delivery needed to be extensively planned before execution. The challenges faced on Unit 3 included combatting poor ground conditions, managing, and removing asbestos found in the ground and completing numerous variations to the contract to meet Iceland Foods requirements, all within the original programme period. Providing social value-added opportunities, the contractor invited work experience candidates to join the Omega team, including 3No local trainees, a 1No trainee administrator, a 1No trainee site manager, alongside employing locally with the appointment of document controller, Rebekah Morris, and community and supply chain coordinator, Sarah Caine. Community workshops were also carried out during the build, with the involvement of local councils and charities and alongside this, McLaren Construction sponsored Martin Murray’s ThinkFAST academy to provide support and development for young people through the discipline and ethos of boxing. Teaming up with Miller Developments, £30,000 was donated to the St Helens-based Martin Murray Academy to help hard-to-reach young people with high quality social support and development through the ThinkFAST programme. Carmarthenshire County Council and Bouygues UK, who are currently delivering the new prestigious, multi-million pound development Pentre Awel, held a Dragon’s Den style event to celebrate their 21st Century skills work experience scheme. Five local schools in Llanelli – Bryngwyn School, Coedcae School, Ysgol Pen Rhos, St John Lloyd RC Comprehensive and Ysgol Y Strade – took part in the event aimed at empowering learners to discover careers in construction and design, a culmination of a 12-week learning and mentoring programme based around the world of building and construction. When the scheme was launched in May 2023, each school was given a brief to design a collaborative workspace, that aligned with the ethos of Pentre Awel; innovation, positive health and well-being and environmentally-sustainable design. During that time, they were mentored by Bouygues UK staff and had visits to site several times to develop their designs briefs and help them prepare for their final pitch to a panel of judges. The judging panel was made up of a diverse group of professionals from Bouygues UK, Carmarthenshire County Council and Gleeds Project Consultancy. The pupils had just 10-minutes to put their best foot forward and showcase their final designs, including the development journey they had been on and examples of how their mentors helped them along the way. Each school was responsible for their pitch and how they wanted to present to the panel, with some writing additional bid documents to support their presentation, some presenting 3D scale models, and others demonstrating digital fly-throughs of their designs. One group brought along a collection of plants to demonstrate their biophilic wall design. The designs on the day were so impressive that the judges found it difficult to single out one school as an overall winner; St John Lloyd RC Comprehensive and Ysgol Y Strade were crowned joint winners while primary school Ysgol Pen Rhos won the innovation/sustainability award for their biophilic design and carbon capture ideas. Nina Williams, Bouygues UK’s social value advisor for Pentre Awel, said: “The input from all the schools was outstanding with some amazing designs and concepts based around the four themes. The most rewarding part has been the way in which the learners have developed in confidence. “At the beginning of the experience they were all very nervous to ask questions, the mentors being unfamiliar to them, but by the time they were preparing for their final pitch, they were working round the table, firing off ideas, listening to the mentor’s advice and having conversations about how to change and improve their designs. The project has helped the schools to build future relationships with industries, utilising the knowledge and experience of professionals to enhance and develop their knowledge base which can be applied in their future curriculum design.” Project Director Peter Sharpe said: “It’s been really refreshing to take time out of my normal day-to-day activities to listen to the five presentations. The information and depth of knowledge and understanding of the brief were absolutely fantastic. I’m sure there will be some aspects of the learner’s designs that we could incorporate into the building. A project like this is of great value to the world of construction.” Aeron Rees, Head of Strategy and Learner Support at Carmarthenshire County Council, added: “It’s been an honour and a privilege to be part of the judging panel. The youngsters equipped themselves very well and they were inspiring in what they had to say and what they delivered. This project shows a superb example of the synergy between the business community and education, and we are really indebted to Bouygues UK and our colleagues in the council for facilitating this for our learners.” As part of Bouygues UK’s commitment to provide significant social value and engagement to surrounding schools, colleges and universities, there is also a school ambassadors scheme. Bouygues UK is keen for the children to share their ideas and help shape the project, which in turn will enable them to see first-hand the work that goes into the construction process. The children will make regular visits to the site to see the progress being made and will work on school projects centred around construction and building. The 21st Century Skills initiative is part of a broader programme of community benefits to be delivered during the development of Zone 1 of Pentre Awel to realise social, economic, cultural, and environmental benefits. This includes targeted recruitment and training, community engagement, STEM activities and supply chain engagement. Pentre Awel is a truly collaborative scheme being delivered for the local community by Carmarthenshire County Council in partnership with Hywel Dda University Health Board, Universities and colleges and is part-funded by the Swansea Bay City Deal (£40million). It aims to create around 1,800 jobs over 15 years and boost the local economy by more than £450m. The development will include a new state-of-the-art leisure centre and hydrotherapy pool together with education, research and business development space; a clinical research and delivery centre; and a well-being skills centre. Masterplan unveiled for Cardiff Central Station

Network Rail is to launch its masterplan process around Cardiff Central Station, which will see the comprehensive design and redevelopment of over 10 acres of railway land and the delivery of new homes. Cardiff Central currently attracts 13 million passengers a year and the station is a vital gateway to the city centre. The masterplanning process, led by Network Rail, working alongside Cardiff Council, Transport for Wales and Rightacres, aims to regenerate and open up the site, improve connectivity and deliver homes within a new mixed-use neighbourhood creating a new entrance gateway for the Welsh capital. One of the last parcels of land to be regenerated in the city centre, the Network Rail land has been a barrier to investment for other parts of the city for many years. The regeneration and integration of this strategic parcel with the wider Cardiff Central Quay creates a catalyst to unlock future development opportunities to the south of the City and to Cardiff Bay. The scheme will improve the area for pedestrians, enhance transport connectivity and the customer experience, whilst making the most of its riverside location. Network Rail has recently appointed Cardiff-based developer Rightacres to deliver a new 695-space car park on the adjacent Central Quay development. Consolidating the car parking to its new site, unlocks the former surface car park land and other areas around the station to become part of the masterplan area and deliver a comprehensive vision for the station neighbourhood. Network Rail has selected a masterplanning team led by Hawkins Brown. The full masterplanning team has extensive experience working on both rail and regional projects. These include Tottenham Court Road, the Elizabeth Line and Over Station Development in London, alongside regional successes such as the sbarc/spark campus, Cardiff Central Square and many of its new buildings including BBC Wales. A period of stakeholder and community consultation, followed by an initial design phase will take place over the coming months with the ambition to submit an outline planning application during 2024. Alongside the masterplan creation, major improvements to the station are also underway. Transport for Wales is leading a £139m investment programme, funded by the Department for Transport, the Welsh Government and Cardiff Capital Region, which will improve the passenger experience at the station. To the south-side of the station, Rightacres has commenced initial phases of the 1.5m sq ft Central Quay development, a regeneration of the former Brain’s Brewery site which will see hotel, commercial and leisure space and up to 2,000 waterfront homes. The project is generously enabled through a substantial £201m investment from the UK Government as part of its priority to increase investment in science, research and development. By 2031, the centre will be operational, equipped with cutting edge laboratories, space for Museum scientists and purpose-built storage for 28 million specimens. Transporting these specimens to Shinfield will be as big as any move of natural history specimens globally. New radiotherapy facility complete and open in Leicester

Leicester Royal Infirmary’s radiotherapy department is celebrating the opening of a full extension and significant enhancement works which will ensure that more patients can receive new state-of-the-art treatments. The larger building can house the latest equipment, alongside comfortable waiting spaces, and pleasant office spaces for staff. Delivered by Midlands-based contractor, G F Tomlinson, on behalf of the University Hospitals of Leicester NHS Trust, works involved a significant extension to the existing Radiotherapy department in Leicester Royal’s Osborne Building to deliver a secure treatment facility as part of the improved health care provision for local people in the region. The £3.5m scheme commenced in the summer of 2022 and completed in August this year, with construction comprising two blocks – a radiotherapy bunker, control room and plant room, and an ancillary accommodation block, both of which connect to the existing Osborne Building via link corridors. The treatment area incorporates high security controls to prevent unauthorised access and provide a safe environment. A specialist force protection engineering consultant was appointed to review the structural design of the room and the building was also reviewed by the Counter Terrorism Security Advisers (CTSA), to ensure compliance. As part of the new building’s green credentials, 32 PV panels were installed on the roof to provide power to the facility, alongside air source heat pumps for efficient heating and cooling through the building, generating fewer carbon emissions. To safely deliver construction works within the fully operational hospital site, a site-specific traffic management plan was implemented to minimise disruption and provide safe access and egress to local residents, hospital visitors and staff. A full-time logistics manager was appointed onsite to assist with the running of the car park, deliveries and to maintain a safe environment. A web-based system was utilised to plan and monitor materials deliveries in order to avoid congestion on the surrounding road networks of the busy hospital site. Social value was incorporated into the project with the site team instigating several initiatives including over 20 hours of litter picking which took place in the surrounding area to improve the environment and help make for a better experience for hospital visitors. A local supply chain was utilised on site which resulted in 77% of local labour being sourced within a 40-mile radius and 94% of all construction waste was recycled locally. As part of G F Tomlinson’s other social value commitments, the contractor provided work experience for a local student studying at a nearby college to provide them with practical experience on site. Six apprentices were also allocated to the site for a combined total of 113 weeks. During their time at the radiotherapy facility, they had the opportunity to monitor the programme and plan works on site, manage quality assurance, supervise health and safety, and assist with the traffic management within the car park, as well as attending colleges and universities on day release programmes. Chris Flint, Managing Director at G F Tomlinson, said: “It was an honour to be part of the extension and improvement of the current [..] facilities at Leicester Royal Infirmary, to ensure that patients are getting the very best treatment and care possible. “We have extensive experience working in a live hospital environment and we implemented special measures during construction to ensure that the site always remained safe and accessible to patients and staff, working closely with the hospital team in achieving this. “We are very pleased that the client is happy with the quality of the build and that the enhanced, secure facility is in operation and open to the public.” Dr. Jenny Marsden, Head of Radiotherapy Physics, said: “We are extremely pleased with the new facility which meets the requirements of various external agencies to allow us to perform our work. It provides a lovely environment for patients and staff alike. The team are looking forward to welcoming patients and giving cancer care in a bespoke environment which meets their needs. Wates approves science-based emissions reduction targets

Wates Group has announced that it has approved near and long-term science-based emissions reduction targets with the Science Based Targets initiative (SBTi). The company has had its target for scope 1, 2 and 3 greenhouse gas emissions by 2045 validated by the SBTi. This puts Wates five years ahead of the UK 2050 national Net Zero target. Wates is prioritising direct emissions reduction, however currently, 98% of the company’s greenhouse gas emissions fall under scope 3, with 85% of these from the products and services the company purchases from its supply chain. Reducing these emissions will therefore play a major role in reducing total emissions, and Wates is working closely with its supply chain partners to identify and deliver the necessary carbon reductions. The science-based Net Zero target is in addition to Wates’ existing near-term target which includes: • reducing Wates’ absolute scope 1 and 2 emissions by almost half (46.2%) by the end of 2030 against a 2019 baseline (The target boundary includes land-related emissions and removals from bioenergy feedstocks). • a commitment that 89% of Wates’ suppliers (by emissions) covering purchased goods and services will have science-based targets by the end of 2027. Wates’ ambition is to exceed its near-term target, as part of the Race to Zero campaign, and the company plans to halve its scope 1, 2 and 3 emissions by 2030 against a 2019 baseline. Recruitment drive after inspiring construction career campaign

A month-long campaign to highlight the value of choosing construction as a profession has culminated in a new recruitment drive by a Northampton-based construction company. To celebrate Careers in Construction month during October, Bhangals Construction Consultants launched the Build A Career at Bhangals campaign, which showcased the variety of roles available in the sector and at the company itself. As part of the campaign, four Bhangals employees told their stories, which were covered in local and national press, via videos and on social media. Now the company is embarking on a recruitment drive to offer others the opportunity to progress a career in the construction industry. The job vacancies will see the company expand its workforce from 25 to 40 – a headcount growth of 60% by the end of next year. Available roles include Junior Estimator, Intermediate Estimator, Senior Estimator and Client Service positions. Operations Manager Katie Newman is one of the individuals who shared her story as part of the Build A Career at Bhangals campaign, said: “The campaign shone a spotlight on some of the opportunities available in the construction industry and gave a flavour of what you can expect working in this sector. “We hope this will now inspire more people to apply for the roles that we currently have available at Bhangals and encourage those who haven’t previously considered construction as an option to wider their horizons and maybe take that leap in to something new.” Managing Director Parm Bhangal added: “We are proud of the business we have built and have real ambitions to grow even more as we move into 2024.
