Volvo Cars UK the latest occupier coming to Horizon-38 in Bristol

The pre-let is the latest deal to be signed on the popular and successful development in Bristol, the region’s largest regeneration project on the site of the former Rolls-Royce East Works site in Filton. St Francis Group together with its development partners iSec have today announced that it has exchanged on the latest pre-let deal at Horizon-38 in North Bristol, the region’s largest regeneration project on the site of the former Rolls-Royce East Works site in Filton. Work is due to start within weeks on a new 17,000 sq. ft flagship car dealership for Volvo Cars UK to be situated on one of the last remaining plots with frontage directly onto the A38.   Volvo will join other established names at Horizon-38 including Sytner’s Car Shop, Selco Trade Centre, Village Urban Resorts and GKN Aerospace alongside nearly 400,000 sq. ft of speculative industrial warehouse development. Speaking about the deal Gareth Williams at St Francis Group said: “In these unprecedented times it is very pleasing so be able to make an announcement like this. Volvo and all other project stakeholders have shown a huge can-do attitude to ensure that this deal was done and we’ll be starting on site very shortly”. Speaking for the project itself and Horizon-38 scheme in general, this deal represents another piece of the jigsaw on this hugely popular and successful 60 acre site which continues to deliver. We are looking to continue with this momentum through the last two remaining plots where commercial discussions are underway with interested parties.” Avison Young advised the joint venture on the letting and will be retained on the investment sale. Horizon38 was acquired by a joint venture between St Francis Group and iSec late in 2015 and since then nearly 500,000 sq. ft of new high-quality warehouse space has been built in addition to a new Village hotel and trade counters. A new Sytner Car Shop is under construction as is a state-of-the-art Global Technology Centre for GKN Aerospace. For further information visit : https://horizon38.com/

Plans unveiled for major new industrial development at Radway Green in Crewe

40-acre former BAE site when developed will accommodate 803,000 sq. ft of new industrial warehouse space. St Francis Group, a leading UK-based property development and investment group and an expert in brownfield development and regeneration has today announced that a planning application has been submitted for the redevelopment of a former BAE site at Radway Green in Crewe. Working in conjunction with the current landowners, plans have been submitted for 803,000 sq. ft of new industrial warehouse space on the 40-acre site part of which has already been demolished and cleared. Working collaboratively with Tilstone Industrial Limited, the proposals will see the creation of a high-quality multi-unit estate replacing the existing old, outdated stock as well as significant infrastructure improvements. Talking about the announcement Gareth Williams, Development Director at St Francis Group said “We are delighted to be working with our partners at Tilstone Industrial and Radway 16 will be a regionally significant industrial warehouse scheme. With quick and easy access off junction 16 of the M6 it will attract a broad range of occupiers looking for a quality of space currently lacking in the area”. Andrew Bird of Tilstone added “As we build the portfolio of well located estates across the UK, there are a number of opportunities to regenerate buildings which, on this occasion, will replace many of the existing warehouses.  We will work with existing occupiers to phase the scheme, respecting the interests of all stakeholders.” The planning application will seek detailed consent for two units of 208,000 sq. ft and 143,000 sq. ft and outline consent for an additional 452,000 sq. ft. Infrastructure improvements will include work around the sites access off Radway Green Road.  Units could be made available for occupation by the end of 2021. Joint sole letting agents are Gerald Eve, DTRE and Savills.

St Francis Group announces further land sale in Kidderminster

Latest transaction at premier 74-acre Silverwood’s Business Park now brings the development to 90% occupancy. St Francis Group, a leading UK-based property development and investment group and an expert in brownfield development and regeneration has announced the sale of 3.6 acres of land at its premier 74-acre Silverwood’s Business Park mixed use development in Kidderminster. The land is to be utilised to build new manufacturing, testing, warehouse and office facilities for Barton Firtop, a world leading manufacturer of filtration products, that will enable three existing sites to merge into a purpose built, ‘state of the art’ plant.   It is anticipated that the Phase 1 development shall provide 40,000 sq. ft. of facilities and employment for up to 100 people with a Phase 2 expansion planned to follow to increase this to 60,000 sq. ft. and potentially an additional 50 employees. Commenting on the deal St Francis Development Director Gareth Williams said: “We are very happy to welcome Barton Firtop to our premier Silverwood’s Business Park development and to support their next phase of growth and expansion needs   This deal follows several other land-sales during 2018 which now brings the park to practically 90% occupancy with only a few plots remaining. Silverwood’s is a real success story locally, creating much needed new housing, community facilities, leisure attractions and retail space in the process creating several hundred new jobs from the local community” Kevin Troughton, Managing Director at Barton Firtop said “This is a really exciting time for the Company enabling our current level of growth to progress to the next stage. Our company currently has space limitations and this problem is compounded by operating between three separate sites, so this new-build will enhance our capabilities and enable us to meet ever increasing capacity requirements, ultimately resulting in further increases in turnover and staffing levels. Over the last decade the company has more than doubled its staff base and with this acquisition it remains on course to expand further, based on the increasing demand for our World Leading Filtration® products that are supplied to prestigious clients around the globe.” John Dillon of GJS Dillon Commercial Property Consultants advised Barton Firtop on their acquisition. John Dillon explained that “Finding sites and existing warehouse / industrial facilities in Worcestershire is practically impossible at the moment without the help of an experienced Chartered Surveyor with local connections with Landowners, Property Owners, Pension Funds and Commercial agents. Working with Kevin Troughton at Barton Firtop and the professional team made up of Gavin Vickers from One Creative and Clare Regan at Whatley Weston & Fox was an absolute pleasure”.
