Stoford starts work on BBC’s new Digbeth home

Work has started on transforming the former Typhoo Tea factory in Digbeth into the new BBC’s new Birmingham home. Stoford, the leading developer behind the new landmark 84,001 sq ft custom-built broadcast centre to be called The Tea Factory, located on Bordesley Street, marked the occasion with a start on site launch event, which was attended by Tim Davie, Director General of the BBC, as well as Hayley Valentine, BBC Head of Midlands; Councillor John Cotton, Leader of Birmingham City Council; Neil Dobson, Director, Aviva Investors; Andy Street, the West Midlands Mayor; Dave Hartley and Alan Bell of BAM Construction. Gerard Ludlow, Stoford Director, said: “After months of planning and preparing the site, it’s exciting to start work on revitalising this historic building and, in time, working with our partner The Gooch Estate, we will bring forward a much larger mixed-use scheme known as Typhoo Wharf which sits around the wider area adjacent to the Bordesley Street landmark. “With our strategic partners, we have created an exciting blueprint that will provide a stunning home for the BBC, which will be the corporation’s most sustainable and flexible centre yet. Over the next three years, as work progresses, anyone visiting Digbeth will be able to see the scheme unfolding.” When it completes in 2026, the custom-built scheme, which is located next to Digbeth Loc Studios, will house several BBC editorial teams, including The Archers, BBC Asian Network, BBC Newsbeat, BBC Radio WM and Midlands Today. Stoford is committed to retaining the historic legacy of the almost 100-year-old factory but also delivering a pioneering scheme using low carbon principles. The reuse of the original iconic 1930s building will be the heart of the Typhoo Wharf scheme and is on target to achieve a BREEAM ‘Outstanding’ and EPC ‘A’ rating. BAM Construction is the appointed contractor to deliver the scheme, which is majority-funded by Aviva Investors on behalf of its Lime Property Fund, with a grant from Birmingham City Council. Neil Dobson, Director, Real Estate, at Aviva Investors, said: “As one of the largest investors in UK real estate, we are really pleased to contribute towards the development of this scheme, revitalising an area of underutilised land in the city and with the potential to add significant social value to the local economy through job creation and local business opportunities. We look forward to working with our partners in bringing the project to life as an enviable flagship site, whilst reflecting our focus on high-quality, sustainable and low carbon real estate.” Tim Davie, BBC Director-General, said: “This is a significant step, not just for the BBC, but for invigorating the wider creative industries in the Midlands. We are transforming The Tea Factory into a world-class state of the art production facility which will benefit the region for generations to come. “Digbeth will deliver world-class programmes, be a centre for excellence and bring investment and new opportunities to one of the most vibrant parts of the country.” Birmingham City Council leader Cllr John Cotton said: “The council has worked closely with the BBC, Stoford and The Gooch Estate, providing vital funding through the Enterprise Zone, to get this exciting project to this stage and I’m delighted that building work is now underway. “The Tea Factory will further cement Digbeth’s growing reputation as a hub for media and creativity and the rebirth of this historic site will be a catalyst for the wider regeneration and development, creating jobs and opportunities for the people of Birmingham.” Andy Street, Mayor of the West Midlands, said: “This latest announcement marks a major step forward in the wider story of the resurgence of the creative industries in the West Midlands. The Tea Factory – set to be the BBC’s new home in Birmingham – has been years in the making and the spades now in the ground will help supercharge the regeneration already underway in Digbeth.” Over the next decade, Stoford plans to deliver up to 800,000 sq ft of new residential, office and hospitality accommodation around the new BBC building. The wider scheme will see more than 10 acres of underutilised land around Typhoo Wharf and the adjoining canal basin transformed into a new mixed-use neighbourhood characterised by attractive public spaces and open thoroughfares.  The scheme will also benefit from a new tram stop and is just a couple of hundred metres from the planned HS2 Curzon Street terminus. For more information about Typhoo Wharf, visit: www.typhoowharf.co.uk Building, Design & Construction Magazine | The Choice of Industry Professionals

Stoford set to develop 16 hectares of Employment Land in Shropshire

Stoford has been appointed to deliver 16 hectares of commercial space in Shropshire. A development agreement has been signed with the landowner, Ruckley Estate, and Harrow Estates to bring forward the 39-hectare site on the edge of Shifnal. The scheme will adjoin the existing Shifnal Industrial Estate to the nearby Jct 3 of the M54 and forms part of the Shropshire Local Plan. More than 2.5 million sq ft of industrial/logistics accommodation has been delivered by Stoford in the last twelve months alone. Recent schemes include a 667,000 sq ft UK parts distribution centre for Stellantis at Ellesmere Port and a £93 million distribution centre in Staffordshire on behalf of Pets at Home. Andy Hartwright, land director at Stoford, said: “We look forward to working with Ruckley Estate and one of the UK’s best-in-class land promoters, Harrow Estates, to deliver this much-needed commercial development scheme. There are already several interested parties in the site given its accessible location near Telford and Wolverhampton, in a region starved of quality development opportunities.” Keith Ashbourne of Ruckley Estate, said: “This exciting development will mean jobs on the doorstep for the people of Shifnal. Having seen first hand the high quality build standards achieved by Stoford, we had no hesitation in joining forces with them.” Guy Vernon, head of land at Harrow Estates, said: “This development agreement with Stoford, a UK leading occupier-led developer, demonstrates our commitment to delivering this employment allocation. Stoford’s reputation for high-quality development, at national scale, will give further confidence to occupiers to invest in Shifnal and contribute towards its long-term prosperity east of the county.” The site is currently being marketed by Fisher German. Stoford submits plans for enabling works on Worcester Six extension

Stoford submits plans for enabling works on Worcester Six extension

Leading developer Stoford has submitted a planning application for works at Worcester Six Business Park on the southern side of the site. If Wychavon District Council’s planning committee approves the application, it will mean Stoford can begin extending the estate road from the existing business park through to a new access point onto the B4636 Newtown Road. Edward Peel, Stoford Director, said: “Following the outline planning application approval for the extension to Worcester Six which was granted in December 2021, we are delighted to announce that a detailed application has now been submitted for the road and infrastructure works. “We are in the process of discussing the works with contractors, which will enable us to start the works immediately upon approval. “Extending the business park has always been part of the long-term strategy. It promises to be another important milestone as we attract new occupiers who want to join other successful national and international businesses that are making a critical contribution to the local economy. “Our strategy to submit planning and start the works is due to the continued occupier interest in the site and we look forward to making further announcements in due course.” An extension has always been part of the Worcester Six Business Park plans, which is included in the South Worcestershire Development Plan. When phase two is complete, it will provide up to a further 680,000 sq ft of floorspace on 61.18 acres of land, adjacent to Newtown Road. The developer is also safeguarding and improving the green space at Worcester Six. It has worked with Worcestershire’s Green Infrastructure (GI) Partnership to create a long-term GI Concept Plan, which will see Stoford putting aside 40% of the site for natural habitats and landscaping, in addition to on-plot landscaping. Worcester Six Business Park is home to a number of major national and international companies, including Siemens, Spire Healthcare, Kimal, Kohler Mira, ZwickRoell, Alliance Flooring Distribution and IONOS. Once fully developed, it will provide about 2.1 million sq ft of accommodation. Work begins on British Salt’s state-of-the-art warehouse

Building has started for a new warehouse for British Salt, the UK’s leading salt manufacturer and part of Tata Chemicals Europe. Leading developer Stoford is delivering the 184,493 sq ft state-of-the-art warehouse in Middlewich, Cheshire, which will enable British Salt and Tata Chemicals Europe to store the high purity salt and sodium bicarbonate products manufactured at its three sites in the county. A&H Construction has been appointed contractor to deliver the new warehouse, which is expected to be completed in August. It is being built at British Salt’s existing manufacturing site and will support Tata Chemicals Europe’s existing operations, store products destined for the food and pharmaceutical markets and support its future business plans. It will also enable the business to streamline its packaging and supply chain operations. Last year, Stoford signed a funding agreement with global alternative asset manager ICG to build the warehouse. Edward Peel, Stoford director, said: “We’re pleased to have started work on this new facility for British Salt. It’s strategically important for the business, which has outlined its ambitious plans to invest in the region. It provides a key example of our ability to deliver occupier-led development and we’re looking forward to seeing the warehouse take shape over the next few months.” Angus Vause, sales & marketing director of Tata Chemicals Europe, said:  We are delighted that works have commenced on our new warehouse, which is a key part in the delivery of our future growth plans for the business in Cheshire and will enable British Salt and Tata Chemicals Europe to deliver enhanced customer service and supply chain excellence.” Rachael Pittaway, from ICG, the global alternative asset manager that has signed a funding agreement with Stoford to construct the facility, added: “We are excited to work with Stoford and the iconic British Salt to build this best-in-class facility, and we look forward to collaborating together to find innovative solutions to further optimise and enhance the ESG credentials of the project. “The crucial location of this site represents mission-critical investing at its purest, a strategic addition to our sale and leaseback fund.” Stoford and British Salt were both advised by DTRE on the sale and Avison Young was the appointed planning consultant. Stoford gets North West’s biggest warehouse scheme underway

Stoford gets North West’s biggest warehouse scheme underway : Work is progressing on construction of a new 667,000 sq ft UK parts distribution centre at Ellesmere Port. Leading commercial property developer, Stoford is delivering the new state-of-the-art logistics development on a 38.7 acre site at West Road, Hooton Park Airfield. The building has been pre-let to Peugeot, a subsidiary of the global automaker Stellantis Group and is the biggest single cross-docked warehouse to be developed in the North West this year. Stoford is targeting the highest level of building sustainability certification for the new development, including BREEAM ‘Outstanding’ and an EPC ‘A’ rating. It will be certified as net zero carbon in operation for the base build works. The building will provide office accommodation and features including photovoltaic roof panels, rainwater harvesting, LED lighting and an energy monitoring system. Staff will also benefit from an external wellbeing area, bicycle storage and EV car charging points. Stoford has sympathetically designed the building to preserve the integrity of the existing listed structures on the former airfield, which will see the ground and building floor levels of the new facility recessed into the existing slope. Winvic Construction Ltd has been appointed as contractor to deliver the works. It is anticipated that the building’s steel frame will be in place by the end of 2022, with the development programmed for completion in the second half of 2023. Singapore Exchange listed Frasers Logistics & Commercial Trust (FLCT) is forward funding the new development and has acquired the freehold for a total consideration on a completed basis of £101 million. Jamie Craig, UK Director for Parts Distribution at Stellantis, said: “The incredible progress on the site is a credit to Stoford and Winvic. The sheer scale of the development is impressive in every way. I am looking forward to the day when we can move our UK parts distribution centre into the building.” Dan Gallagher, Joint Managing Director of Stoford said: “This is a modern, purpose-built distribution building that will create new jobs and deliver significant economic benefits. Sustainability has been a key factor throughout the design process, with consideration given to minimising embodied carbon and reducing the building’s energy consumption. The development forms part of the expansion of Ellesmere Port and will ensure the longevity of Hooton Park as a significant employment site.” Robert Wallace, Chief Executive Officer of the REIT Manager, said: “The forward funding acquisition presents an excellent opportunity to add a state-of-the-art logistics facility to FLCT’s growing UK logistics and industrial portfolio. With a committed 15-year lease term to Peugeot, a subsidiary of the global automaker Stellantis Group, the property will serve as its national distribution centre upon completion. The property will be developed to high building and sustainability specifications and will meet BREEAM5 ‘Outstanding’ and EPC6 A rating. “The property will mark FLCT’s fourth logistics and industrial investment in the UK and is strategically sited in a well-established logistics and industrial precinct in UK’s North West, which will enable us to deepen FLCT’s presence in the attractive UK logistics real estate space, while supporting our objectives of delivering sustainable long-term value to our unitholders.” Winvic’s Head of Industrial, Distribution and Logistics, Danny Nelson, added: “We’re thrilled to be working with Stoford once again and to add another low carbon industrial facility to our roster of live projects. The relationships already built with the Stellantis team are driving the facility forward and we look forward to exceeding their expectations all the way to delivery in the second half of 2023.” Gemma Davies, Director of Economy and Housing at Cheshire West and Chester Council, said: “This is another significant investment in Ellesmere Port, not only does the new building contribute to the green credentials we are striving for, it continues the historic association Ellesmere Port has with the motor industry and creates a new modern workplace.” Building, Design & Construction Magazine | The Choice of Industry Professionals

Stoford secures funding for British Salt warehouse

Commercial property developer Stoford has secured funding for the construction of a new warehouse for British Salt, the UK’s leading salt manufacturer and part of Tata Chemicals Europe. It has signed a funding agreement with ICG, the global alternative asset manager, for the 184,493 sq ft state-of-the-art warehouse in Middlewich, Cheshire, which will enable British Salt and Tata Chemicals Europe to store the high purity salt and sodium bicarbonate products manufactured at its three sites in Cheshire and streamline its packaging and supply chain operations. The funding agreement, the first between Stoford and ICG, comes as Cheshire East Borough Council granted planning permission for the unit, which will be built at the British Salt manufacturing site on Faulkner Drive, Middlewich.  The new warehouse will support Tata Chemicals Europe’s existing operations, storing products destined for the food and pharmaceutical markets and support its future business plans in Cheshire. Edward Peel, Stoford’s Development Manager, said: “Securing funding for this strategically important warehouse for British Salt is great news. The business has ambitious plans to invest in the region it has called home for more than 50 years. Now that funding and planning approval have been agreed, we’re putting plans in place to start construction work as soon as possible and are looking forward to delivering this warehouse.” Building begins in August with a projected completion date by July 2023.  Angus Vause, Sales & Marketing Director of Tata Chemicals Europe, said: “We are delighted that Cheshire East Borough Council has granted planning permission for our new warehouse, which is a key part in the delivery of our future growth plans for the business in Cheshire and will enable British Salt to deliver enhanced customer service and supply chain excellence.” Chad Brown, Managing Director at ICG Real Estate, added:  “We’re pleased to be partnering with Stoford on the forward funding of this well located and mission critical asset. Stoford completes new double development at Exeter Logistics Park

Stoford has delivered more than 83,500 sq ft of new industrial/logistics accommodation at a job-creating logistics location in East Devon. The leading commercial property developer has completed construction of two new sustainable developments at Exeter Logistics Park, a 55-acre site in Clyst Honiton owned by the Church Commissioners for England. They include a new 55,000 sq ft parcel distribution service centre on behalf of DHL and a high specification unit of c.28,500 sq ft which has been developed speculatively in partnership with Urban Logistics REIT. The developments have the potential to create more than 100 new jobs. DHL’s new bespoke facility will deliver the same employment level as a typically larger scale unit but has been designed to minimise the number of vehicles required on site, to reduce its environmental footprint. The building benefits from several sustainability features including PV solar panels, EV charging points, a sustainable urban drainage system and a green roof atop integral office areas. The new speculative development is a flexible industrial/warehouse space with integral first floor fitted offices and is expected to operate as a conventional facility. It includes 8m clear haunch height, 35m yard depth, three level access doors, cycle storage and 38 car parking spaces. Both new developments are EPC A rated and meet BREEAM ‘very good’ standards, and will benefit from onsite trim trail and outdoor gym areas, including bodyweight exercise equipment. Stoford is lead developer for Exeter Logistics Park and has recently signed a new long-term site wide agreement with the Church Commissioners for England that will unlock future phases of development at the former Hayes Farm. The agreement paves the way for an additional c.500,000 sq ft of industrial/logistics accommodation that will be developed on a design and build basis, with new units made available on freehold or leasehold terms. Dan Gallagher, Joint Managing Director, Stoford said: “Exeter Logistics Park is already one of the region’s leading business parks and is enabling distribution and logistics businesses to thrive in purpose-built buildings. We have placed a large emphasis on the sustainability credentials of the scheme, as well as promoting employee health and wellbeing, which is attracting occupiers of the calibre of DHL. Speculative development underlines our confidence in the quality and location of the scheme and we expect the building to let quickly.” John Barker, Development Director at investor, Urban Logistics REIT, said: “We were delighted to work with Stoford and the Church Commissioners in delivering these two units. Pre-letting and speculative development demonstrates the strength of the location, quality of the product and the demand in the market.” Exeter Logistics Park is part of the Exeter and East Devon Growth Point economic development zone near Exeter Airport. The scheme includes improvements to the local transport infrastructure, with a new access road and signalised traffic junction off the B3174 London Road and excellent access to junction 29 of M5 motorway. It is estimated that Exeter Logistics Park could contribute between £90 million – £105 million to the regional economy when fully complete. All enquiries regarding Exeter Logistics Park should be directed to the scheme’s retained agents, JLL and Cushman & Wakefield.
