Stonewater celebrates 5000th home opening

A new development located in Newhaven, East Sussex, on the former Parker Pen factory site, has marked leading social housing provider, Stonewater’s 5000th new home completed since the association’s formation in 2015. Representatives from Stonewater, including Chairman Sheila Collins, CEO Nicholas Harris, as well as members of the development team that have been involved in the project, welcomed the Mayor of Newhaven, Councillor Paul Boswell to the site opening, which took place recently. The scheme, called Safford Park, incorporates 145 new homes being built on the former Parker Pen factory site and close to the River Ouse, which will provide a range of affordable housing options for residents. Developed by Hill Partnerships, an award-winning house builder that operates across London and the Southeast, the Safford Park scheme is the first collaboration between Stonewater and the construction firm. Each of the homes have been built to EPC B energy rating standards and offer electric vehicle charging points. The development will also incorporate a community garden and allotment space to encourage environmentally friendly living. Stonewater, which is renowned for its inclusion of public art at its developments has paid homage to the history of the site with the artistic display for Safford Park. The entranceway to the development will be home to two oversized fountain pen nibs, while further nods to the Parker Pen history will be seen in pen lid shaped bollards and nib shaped railings that will be installed across the site. Nicholas Harris, CEO at Stonewater said: “We’re hugely proud to have reached our 5000th home achievement and at such a fantastic development at Safford Park, which really showcases the quality of sustainable homes we have built over the last seven years. Achieving this significant milestone is a testament to the team and our partners that have worked with us across every project that Stonewater has delivered to get us to this point.” Jonathan Layzell, Executive Director – Development at Stonewater “The site in Newhaven is incredibly important, not only to the local area where affordable housing is needed, but also to our overall mission to delivering good quality homes to people who need them most. “While we take a moment to celebrate the work that has got us to this point, we also look forward, as a team, to the next milestone, and beyond.” Paul Boswell, Mayor of Newhaven said: “I was delighted to be asked to attend the ceremony to mark the construction of the Stonewater’s 5000th home. The development in Newhaven is an attractive mix of houses and apartments of various sizes. New homes in our town are in high demand and I’m sure it won’t be long before all these quality properties are fully occupied. These energy efficient homes will deliver much needed affordable housing for the local community at Newhaven and ensure current and future generations can enjoy living in a high-quality sustainable home.” The development also provided opportunities for engagement with the local community. Strong links were established with students studying construction at Sussex College, who were invited to attend regular site visits and meet staff working on site, while children at the local primary school were involved in a poster competition showcasing what they like about their local area, with the winning posters displayed on site. The Hill Group also employed a number of local students at the site and plumbing apprentice, Kai Sol was presented with a new tool bag as a sign of appreciation for his involvement in the project at the opening event.

Living Space Submits Plans for its Largest Scheme to Date – in Worcestershire

Living Space Housing – in conjunction with social housing provider Stonewater – has submitted a Full Planning Application to Malvern Hills District Council for 79 new homes on a 2.7Ha (6.7-acre) complex brownfield site located off Bath Road, south of Worcester. The proposal is for a mixed-tenure housing solution, to meet the needs for affordable housing within the burgeoning cathedral city. Located in Broomhill, on the outskirts of central Worcester, and north of the traditional village of Kempsey, the site – which is the former Aston Coaches depot – is positioned between an access road off Bath Road and the banks of the River Severn. Since the coach and minibus specialist’s move to a more suitable location in Earl’s Croome, the brownfield land is considered suitable for redevelopment. Living Space proposes to demolish a range of buildings to make way for a high-quality residential scheme. The site is within the Worcester South Urban Extension Area and was granted consent for residential use in April 2018. Living Space and Stonewater’s detailed development plans propose terraced and semi-detached two- three- and four-bedroom houses, two-bedroom bungalows, and one-bedroom apartments, catering for single occupancy, couples, and families of varying sizes. The plans also include provision for a minimum 30% of the available land to be dedicated to Public Open Space, creating net biodiversity gains. Chris Loizou, Land and Partnerships Director for Living Space Housing said: “We are very pleased to submit plans for this strategic site in conjunction with Stonewater. This scheme marks our third project with Stonewater in as many years, following on from our mutual successful developments in Malvern and Kidderminster. And, with 79 affordable homes, this project will become Living Space’s largest development to date.  “As can be the case with brownfield sites, there are a number of technical complexities to overcome with this type of redevelopment project, which our plans fully address. There is also a public right of way across the land, which will be safeguarded, while the scenic riverside setting will be significantly enhanced. Our project team is looking forward to working alongside Planning Officers, Councillors, and additional consultees while the planning application is being considered.” The site is enclosed to the east and south by established trees and vegetation. A bus stop with three routes to Upton upon Severn and Hanley Castle is located on Bath Road, opposite the site. Approximately 0.3 miles south of the site entrance – a five-minute walk away – is another bus stop, with regular services running to Worcester city centre, ensuring this is a highly sustainable location to develop new affordable housing. Matt Crucefix, Director of Development (West and South) for Stonewater said: “There is a chronic shortage of the range of homes that we are proposing, and so this scheme is important to enhance the provision of varying types of affordable housing in Worcester. Whilst working towards our vision of giving everyone the opportunity to have a place that they can call home, as with all our new developments, we’ll also be looking to enhance the public realm and convey a distinctive narrative of place, uncovering histories and nuances of the area, for the whole community to enjoy. “Upon completion, the homes at Bath Road will provide an affordable option for families and individuals looking to rent, or take their first step on the property ladder, helping to meet Worcester’s housing demands.” The public right of way across the site will be unchanged by the new residential development. A green corridor will be created, opening up the land for the enjoyment of the new residents and wider local community. Sustainable urban drainage and new attractive landscape features will have the potential to support a biodiversity of invertebrates, insects, amphibians, birds and small mammals. Designed by Worcester-based DJD Architects, the scheme design is tenure-blind, with local materials proposed to replicate nearby traditional dwellings. A contrast of varying red and buff bricks with grey and terracotta roof tiles defines the design principles. The houses are arranged into pairs of semi-detached homes and small terraces, addressing the new street layout, and creating secure rear gardens. There will also be continuous enclosed active street frontages with good natural surveillance. The house designs are all two storeys high, while the apartments will be situated in blocks of three-storeys. The bungalows are designed to be both accessible and adaptable, to cater for the future residents’ specific needs. A total of 152 parking spaces will be provided for across the scheme, to cater for residents’ use and for visitor parking.

Building work starts on new affordable homes near Willow Man

Work to build an entirely affordable development and repair a local landmark in Bridgwater is now underway. Leading housing provider Stonewater, in partnership with regeneration specialist Vistry Partnerships and supported by Macegreen Consulting and Sedgemoor District Council, is constructing 80 new homes on land owned by Homes England. To support housing need in Bridgwater, all the homes will be available for affordable rent, with the completed development set to comprise a mix of two, three and four-bedroom houses, as well as one and two-bedroom apartments. As part of the development, Vistry is contributing £20,000 towards the refurbishment of the Willow Man statue, which is located adjacent to the scheme, and will be providing a landscaped play area for residents. Alongside the remedial works, Stonewater will also be creating a nature trail, incorporating public art, leading up to the statue’s viewing platform. To support its sustainability commitments, Stonewater will also be planting a variety of fruit and native trees around the completed development and providing herb planters so residents can cultivate and grow their own produce. All the homes will be built with a ‘fabric first’ approach, using high performing materials and adapting the principles of air tightness and ventilation, minimising each home’s energy consumption.  The use of low-carbon and energy-efficient technology will be extended across the site to include the installation of air source heat pumps, solar panels and five electric car charging points. Partnerships have been vital to this development, and it’s a great example of what can be achieved by working together.” Marc Thompson, Managing Director of Vistry Partnerships West, said: “This 100% affordable housing scheme is exactly what partnership working is all about – working with Stonewater and Homes England we’ve been able to unlock a new site that will provide high-quality, energy efficient and affordable homes for local people.” A spokesman for Sedgemoor District Council said: “This is major investment commitment into new homes, new jobs and money into the local economy during a period of severe financial challenges and uncertainties. We are very happy to work with our partners to bring new affordable homes to Sedgemoor.”
