TODD Architects design to turn Waltham Cross shopping centre car park into apartments

TODD Architects has submitted plans to redevelop an underused car park above a shopping centre in Waltham Cross, Hertfordshire, into 119 apartments.Totaling approximately 8,800 sqm, the mix of one and two bed units, alongside a number of three bed family homes, will sit above The Pavilions Shopping Centre in the heart of the town. The homes will be contained in two blocks connected by exterior walkways, with internal amenity space and a landscaped roof terrace and garden, accessible to all residents. Explains John Chapman at TODD: “We have worked closely with our client, Killultagh Estates Ltd, as well as Broxbourne Borough Council, to seize the opportunity and create a contemporary design that will turn underutilised car parking decks into a desirable and viable residential development. By bringing residents into the heart of the town, this development has the potential to boost the high street and its hard-pressed retailers.”TODD’s design replaces the dated and visually cluttered façade, removing the brooding red brick and establishing a light, clean palette with a gradation of tonal colour easing the structure into its surroundings and improving the backdrop for the nearby listed sculpture of Alexander of Abingdon, colloquially known as ‘Eleanor Cross’. Glass balustrades and glass clad panels on the upper levels will play with the natural light and help articulate the building. Expanded aluminium mesh will enliven the parking structure whilst a reconfigured retail area will include uniform shop fronts and an airy, welcoming glazed entrance to the shopping centre.External green spaces are a core element of the design, with landscaped areas and green roofs aiming to improve local bio-diversity as well as residents’ well-being. The main roof garden is interspersed with semi-circular and irregular rounded ‘planters’ which act as benches and create a meandering walk, whilst the roof terrace is designed with a mix of hard and soft landscaping, together with seating area, pergola, artificial lawn, games area and BBQ space.Concludes Chapman: “This is an important and exciting development, part of an emerging trend to add residential – and other – elements to shopping centres to improve their viability by creating a critical mass of people and attractions in one place. We’ve been able to use our experience of residential and retail design to ‘rightsize’ the underused car parking decks, replacing them with a dynamic and distinctive addition to the town’s architectural portfolio. The new apartments are in an ideally sustainable location, and its proximity to the local rail station will offer a unique opportunity for commuters when the town’s Crossrail 2 station opens, by 2030.”

TODD Architects celebrates official opening of new Omagh IPS, the first Integrated Education Campus in Tyrone

TODD Architects is pleased to announce that its recently completed Omagh Integrated Primary & Nursery School (Omagh IPS) has officially opened. The £7million newbuild Omagh IPS, which combined with the adjacent existing Drumragh College, forms the first Integrated Education Campus serving the Tyrone region. This new addition marks a major milestone for the school and local community, as they have been campaigning for this new building for thirty years. TODD Architects engaged with the school’s principal, teachers and parents to create the most effective, efficient, sustainable design to facilitate flexible teaching needs and to suit its rural context. TODD Architects Associate and Project Architect Bobby Moore presented the school’s Principal Anthony Bradley with a framed aerial print taken by local photographer Conor O’Doherty to mark the occasion. Speaking at the official opening, Fiona Hepper, Deputy Secretary at the Department of Education said: “Working in the Department of Education, I always welcome the opportunity to see at first hand the significant benefits of capital investment in our school estate. The opening of any new school is something to be enjoyed, especially when you see the positive changes it can bring to the daily life of a school, not just for the pupils and staff- but also for the wider community. The Department has invested over £7 million in this wonderful new school. I want to wish you every success as you embark on this new chapter.” The school comprises of fourteen classrooms for over 330 students. Located on a greenfield site on the outskirts of Omagh town, both Primary and Nursery school benefit from a new access road, cycle path, car and bus parking with dedicated drop-off provision. Teaching areas are complemented by generous hard and soft play areas with a central sheltered courtyard & associated landscaping. Internally a resource area provides a key node point to each corner of the courtyard with through access to accompanying multipurpose hall and dining facilities. Omagh IPS was initially established in 1989 and up until the new build was complete was previously housed in temporary portacabin accommodation. During this time the school has grown from strength to strength building on its already renowned reputation for being a child-centred, progressive and parent friendly school, promoting diversity, dignity and respect for all, regardless of race, religion, politics, culture or background.  The school also offers a 24 child Nursery class and wrap around extra care services including Parent & Toddler classes, Omagh IPS Friends Pre-School and After School homework club. TODD Architects conducted an extensive feasibility study examining the available options for the location of the new building, while focusing on environmental and sustainability factors both in construction and in use. Architecturally the main influences were based on the Classroom configuration developed to follow the progress of pupil’s transitionary cycle from P1 to P7 around the building in an anticlockwise arrangement. Central resource areas grouped around classroom key stages were directly linked to the central courtyard and external learning environment. The continuous circulation loop provided glimpses into the central space and aided orientation for younger pupils. The central courtyard in addition offers sheltered protection from the adverse weather extending the resource area outside. A new entrance was constructed in the first phase of works with site levels extensively remodelled. The material palette was focused on a simple low maintenance and robust elements of Staffordshire blue brick with crisp white painted render both appropriate to the rural context. Internally, the interiors and colour scheme were developed in collaboration with the school, incorporating the seven distinctive colours used as a year group reference and navigational guide for pupils. This was carried through on the exterior with the use of super graphics.  The newbuild comprises of a single storey pitched roof design which provides cross ventilation and dual aspect natural daylighting to classrooms, with the multipurpose hall and preschool resource rooms expressed as higher volumes, given their variable purposes. The inner landscaped courtyard offers a multiuse flexible space with low maintenance landscape features which can offer class groups a sheltered external resource and learning area. In terms of sustainability and future proofing the new build has been equipped with high levels of thermal insulation, solar control glazing on south facing facades and enhanced roof structure to permit PV panel provision in the future. These systems are combined with a rain water harvesting tank to flush toilets and an attenuation tank to slow down surface water runoff. Internally daylight lighting sensors and motion sensor switching controls are optimised. These elements reduce running costs and contribute to the BREEAM rating of very good with an air permeability rating of less than 3m3 /m2 achieved. The buildings energy rating (at design stage) is a 25% improvement on notional new building standards. The school has fully embraced this aspect by introducing recycling bins and have been awarded silver Eco status through their own efforts in reducing waste. The new campus has generated a lot of public interest since opening and will provide a destination campus for future generations of children through the learning key stages and life cycle of education. TODD Architects Completes Santander Offices

TODD Architects has successfully completed the interior planning and configuration of CNP Santander Insurance’s newly constructed offices at Three Park Place, Hatch Street Upper, Dublin 2. After an in-depth staff consultation process, TODD Architects created a concept which considered and delivered a consciously ergonomic, contemporary workplace which meets the current needs of the staff, while also allowing for future expansion with the addition of a purpose-built sublet area. “This new space presented a fantastic opportunity to highlight structural in-situ features, such as the pristine cast concrete shell, which forms a strong component of the overall design. Given the large floor plate, the main conceptual objective was to ensure that the office felt unified with a single democratic design in mind, whilst providing a range of spaces adaptable for various activities,” said Nilfa Burke, Project Designer at TODD Architects. Meeting rooms are located to the periphery of the plan with workstations positioned centrally, promoting multidisciplinary interaction between teams, while informal breakout and meeting spaces, including glazed pods, are interspersed for formal and informal meetings and interactions. The plan for the second floor fit-out uses the overhead finishes and varying ceiling heights to define space, while maintaining a unified free flowing open-plan office layout. Acoustic considerations are addressed using suspended acoustic ceiling panels clad in perforated oak veneer acoustic timber panelling. These also create a clean, aesthetic finish in concealing the large overhead ventilation ducts as well as providing a mount for other ceiling services such as the fire detectors, voice evacuation speakers and sprinkler heads. The material palette and specified furniture were key components in the workspace design. All task chairs were pre-tested by employees to find the right fit for each specific need, with all workstations also offering the flexibility of electronic sit-stand. The kitchenette and canteen offer employees essential facilities and an open plan social dining space which can also be used for formal and informal meetings. It is currently facilitating townhall forums. “Feedback provided throughout the various stages, helped direct us and overcome challenges which contributed to a more tailored design. The client embraced our ideas, which positively impacted on the delivery. We are incredibly proud of the resulting bespoke and progressive fit out, it is a true reflection of the success of our consultation process,” Nilfa added. Completed in June 2018, the scheme has already received an overwhelmingly positive response and was shortlisted in 2018 Fit Out Awards.

Michael Burns has over 20 years’ experience and has completed some of TODD’s most acclaimed buildings, including INI Belfast HQ and Queens University’s library tower. He is currently leading the delivery of major office developments in Belfast and Brighton. Martin Wylie has been working at TODD since 2015, with extensive experience in the design and construction of offices, apartments, educational, and healthcare buildings. He is currently engaged in a number of high profile schemes including the Gate, a 20 storey student residential development in Sheffield. John Palmer is based at TODD’s Dublin office, and is responsible for all aspects of project delivery spanning a range of sectors including residential, healthcare, education and commercial and custodial. John has a specialist interest in Passivhaus standards, energy conservation and green building technologies. Brona Marshall has over 20 years’ experience working on projects in sectors including commercial, aviation, media, sports and particularly education. Brona has recently been involved in a master planning development project for Bristol Airport that will facilitate the anticipated capacity increase in passenger numbers initially to 12 million passengers per annum. With over 13 years’ experience across multiple sectors including healthcare, education, commercial and residential, Jonathan Thompson has a wide experience working with clients, contractors, sub-contractors and regulating authorities across the UK, Ireland and the Middle East. Jonathon is leading the design of Queens University’s prestigious new School of Management building. Having joined TODD’s in 2012, Bobby Moore has become an integral part of the practice’s education team, regularly working on feasibility studies, competitions and tender submissions. Currently Bobby is working on Holy Family Special needs school in Cootehill, County Cavan where the Taoiseach, Leo Varadkar has just cut the first sod. Heading the residential housing team, Shaun Hegarty has more than 17 years of experience in the area and has completed a multiplicity of schemes for both private sector and Housing Association clients. Shaun also fronts TODD’s involvement in the RNLI framework, supporting RPS on the delivery of works to the RNLI’s coastal and inland lifeboat stations throughout Ireland and Scotland.
