RECOM APPOINTED TO COMPLETE APARTMENTS SCHEME NEAR O2 APOLLO

A stalled multi-million pound development of 45 apartments has been revived after RECOM Solutions was appointed as the main contractor to complete the project. The six-storey SONA scheme, opposite the O2 Apollo in Ardwick, Manchester, is being delivered as a build-to-rent development comprising one, two and three-bedroomed apartments with extensive communal spaces for residents. It is aimed at key workers and young professionals. RECOM has been appointed by CERT Property, which acquired the partially-completed scheme in October 2020 from a consortium of private investors. Building work had stalled after the previous contractor suffered financial difficulties. RECOM, which is based in Trafford Park, Greater Manchester, has experience of taking over distressed building projects and successfully completing them on time and within budget. Director Jason McKnight said: “We are delighted to be working with CERT on this project. We have been undertaking a lot of due diligence on the original build and are collaboratively working with the design team to progress the project to completion. “It is located at a prime site near the O2 Apollo and Manchester Royal Infirmary, and will be a fantastic asset for Ardwick. “The project has been stalled for some time now and we are thrilled to be involved to bring it to completion.” Stephen Oster, head of acquisitions and development at CERT, said: “With our previous contractor entering administration earlier this year, we took the opportunity to review and enhance the design of the project while working to appoint a first-class contractor in RECOM. “The entire project team is working tirelessly to ensure SONA is delivered to its full potential, and we’re delighted to see this development firmly back on track. RECOM is initially undertaking external structural works and enabling works at the site, and is procuring works packages for other aspects of the development. Design Unveiled for Bolton’s Urban Village

The plans for the design of Bolton’s first purpose-built, multi-generational Build to Rent (BTR) urban village, have been unveiled. Developer Placefirst aims to transform Central Street car park in the town centre into the new £27.5 million development. “Bolton Council has set out an ambitious vision for the town centre and we are excited to be working with such a forward-thinking local authority. We have developed our plans for Central Street with the wider town centre framework in mind and are confident our proposals will reflect that ambition. Having cut our teeth delivering complex refurbishment projects in regeneration areas, Bolton represents an important new milestone for Placefirst as our first major town centre new-build BTR community,” commented David Smith-Milne, managing director of Placefirst. The village consists of four blocks that include a mix of circa 200 homes – family town houses, downsized apartments, and a choice of one and two-bedroom apartments. The properties will be joined by up to 15,000 sq ft of Grade A office space, and a range of ground floor commercial units. In addition, an outdoor art gallery is also being considered for the development. The overall scheme, designed with MCAU architects, will complement the historic fabric of Bolton centre through a mix of medium-rise buildings set out to create a network of people-friendly streets, squares and courtyards. This is the latest in a series of announcements as part of Bolton Council’s £1.2 billion masterplan to redevelop the town centre. “This project will show that town centre, urban living isn’t just for young people living in boring apartments. Through good design and excellent placemaking, schemes such as this will appeal to families, downsizers and the elderly, living together in a genuinely multi-generational community,” said David Smith-Milne. “As a build-to-rent developer and landlord, Placefirst put the end-user at the forefront of our designs, ensuring we deliver great homes complimented by attractive amenity spaces that bring communities together. Central Street embraces this thinking through the creation of a new residential neighbourhood characterised by human scale urban design and an engaging public realm strategy,” he added. A planning application will be submitted later this year and, subject to approval, Placefirst aims to start work on site by early 2020 with in-house contractor, Placefirst Construction.

Newby Submits Urban Village Planning Application

Newby, the North Yorkshire developer, has submitted an outline planning application to Newcastle City Council for a new £250 million sustainable urban village on the former Calders site, Skinnerburn Road, Newcastle, following extensive public consultation. The proposal is known as Quayside West and it includes up to 1,500 high-quality residential properties, along with a hotel and up to 10,605 sq m of commercial, community and leisure space. Access to the site will be provided by a new east/west spine road for vehicles, cyclists and pedestrians. Significant new landscaping and public realm, including public open spaces, viewpoints and walkways will also make Quayside West an attractive destination for visitors. Likely to be constructed over a ten-year period, this major regeneration project will create more than 600 construction and supply chain jobs in the process and once fully operational, Quayside West could support up to 575 full-time equivalent permanent jobs. “Our development team has worked hard to devise proposals which will make Quayside West an attractive place to live, work and visit. The site is well-located and our design will ensure that it connects to the city centre, the River Tyne and wider area. As a result, Quayside West could act as the catalyst for the Council’s exciting plans to redevelop the Forth Yards area,” said Nick Moody, Director at Newby. “We are delighted with the response we have had from the community since we announced the proposals in June. Our public exhibition event was well attended and the public consultation feedback has been really positive. It is clear that people want to see this derelict site brought back into use. An outline planning application has now been submitted to Newcastle City Council and we look forward to continuing our dialogue with the local authority,” Nick added. Quayside West has been identified for development within the planning policy and forms a major part of Newcastle City Council’s Forth Yards Opportunity Site, which has been earmarked for regeneration.
