Quintain kicks off 30th anniversary year by breaking ground on next major phase of Wembley Park and prepares to award its biggest construction contract to date

Once complete the North East Lands neighbourhood will provide over 2,000 homes in addition to the 4,780 already complete across Wembley Park. Planning permission has been secured for the first phase of this district, which will provide 769 new homes, 201 of which will be affordable within a range of tenures including Shared Ownership, Affordable Rent and Discount Market Rent. Union Park, Wembley’s first new park in 150 years, will be a major part of this new development, providing seven acres of new green space for the community 3.5 of which are already complete. The construction contract for the first two plots will be the largest ever awarded in Quintain’s 30-year history – approximately £220 million. Quintain has recently announced it has broken ground on the next major phase of the 85-acre neighbourhood being created at Wembley Park. Named North East Lands, this 12-acre site will deliver over 2,000 new homes with 769 to be built in its first phase. The first two developments at North East Lands comprise of two buildings with blocks ranging from 10 to 27 storeys, centred around communal gardens, a public park and each block includes a roof terrace. North East Lands will provide almost a quarter of the 8,500 homes within Quintain’s Wembley Park overall masterplan and has been designed with high levels of sustainability in both construction and operation, in line with Quintain’s sustainability priorities.  The majority of the new Haworth Tompkins’ designed homes in this first phase will be for rent and managed by the award-winning Quintain Living team that already operates over 3,250 homes across Wembley Park within nine diverse Build-to-Rent communities. North East Lands will feature furnished apartments with best-in-class interior design and the lifestyle amenities that Quintain Living is famous for. The buildings will be designed and operated to recognised industry sustainability standards such as the WELL Building Standard. James Saunders, Chief Executive of Quintain said: “As we celebrate our 30th anniversary, it is fantastic to start work on this new significant phase of Wembley Park, a neighbourhood that we are extraordinarily proud to say is one of the most exciting new districts in London. Over the last 20 years, Quintain has built Wembley Park from the ground up and North East Lands will not only add to our flourishing Build-to-Rent portfolio, it will also bring a new seven-acre park and a home for the Royal Philharmonic Orchestra, who are relocating to this area. Union Park will open up new green space for all the residents of Brent and we are very proud to be able to deliver what will be the first new park in the area for 150 years.” All the buildings in North Eastern Lands have been designed around the new seven-acre Union Park, with local retail in mind, including new space for a community hall, corner shop and café on the park creating a relaxed place to live, work and visit. The first three acres are complete and open for the community to enjoy. Demolition and enabling works started in January 2022 and are being undertaken by John Sisk & Son, they mark the closure of the last of the surface carparks that historically surrounded the National Stadium. These historic car parks have been replaced by state-of-the -art car and coach facilities, delivered in 2020 and 2021. In addition, the development will embrace Modern Methods of Construction (MMC) helping to dramatically reduce vehicle and labour movements as well as improving the on site environment. To deliver North Eastern Lands, Quintain are in advanced discussions with John Sisk & Son over the largest construction contract ever to be awarded at Wembley Park at approximately £220m. Sisk have been a key delivery partner for Quintain for 17 years working on residential developments, the Hilton hotel and the refurbishment of the Grade 2 listed, OVO Arena Wembley.

Metropolitan awarded the concession to operate the district heating network for transformational Quintain development at Wembley Park

Metropolitan announces today the award of a 25-year contract to adopt and operate a large-scale district heating network for Quintain’s Wembley Park development: the major regeneration project that is transforming the area around the National Stadium.  The heat network will serve 5,200 new homes, developed by Quintain at the site, alongside a capability to serve 90,000 sq. ft of retail and Grade-A commercial buildings.  The flexibility of Metropolitan’s approach has enabled a new service framework for Quintain’s innovative heating solution to serve the majority of Wembley Park. Wembley Park is a landmark urban transformation, occupying an 85-acre site, which is a residential led, mixed-use development and when complete will consist of 8,500 homes, shops, leisure facilities, a seven-acre park, nursery, ‘super-gym’ and 0.7m sq. ft. of Grade-A offices. Wembley Park will be the largest Build to Rent (BtR) development on a single site in the UK with over 6,000 of the apartments managed by award-winning rental management platform, Quintain Living. The remaining homes are, and will be, a mixture of tenures including discount market rent, affordable rent and key worker homes from the London Borough of Brent, and for sale properties. The BtR model required a fresh solution.  Metropolitan will be on site seven days a week to deliver exceptional levels of customer service.  Metropolitan has a direct relationship with homeowners alongside a wholesale agreement with the landlord for the BtR customers.  This includes high service standards for individual residents and commercial tenants with enhanced response times. The large plant room at Wembley Park contains two 1.5MWe CHP engines and three 10MW gas boilers, which will be brought into use as the development grows. The heating design has no individual Heat Interface Units (HIUs) in any of the apartments, releasing much valued space for the occupier.  Andrew White, Managing Director of Metropolitan, commented: “We are delighted to be involved in such a prestigious, ground-breaking project. Developing the framework to serve Quintain’s mixed-use development at Wembley Park has required a very flexible approach and considerable attention to detail to ensure that the district heat service lives up to the high expectations of Quintain’s team. We are looking forward to a long-term relationship with Quintain and delivering the highest possible quality of service for all the residents at Wembley Park.” James Saunders, Chief Executive of Quintain commented: “The exceptional level of service offered by Metropolitan to all working and living in Wembley Park, mirrors that of our in-house Quintain Living team. After a competitive tender process, we chose Metropolitan because their team listened and understood what we needed and worked tirelessly to deliver to our brief.” www.metropolitan-uk.co.uk www.quintain.co.uk

Quintain Awards Wembley Park Project

Developer Quintain has awarded another construction project on the ongoing build-to-rent development at Wembley Park. John Sisk & Son has been appointed to deliver its tenth scheme, which will see 458 new homes built over three blocks on plot E05. “Sisk and Quintain have a great partnership at Wembley Park. As a business we are focused on building strong relationships with our partners. We are delighted to have agreed the contract for E05 while continuing our work to deliver the ‘Eastern Quarter’ as part of this iconic regeneration scheme,” said Stephen Bowcott, CEO of John Sisk & Son. The contract will see the largest number of ‘family units’ being delivered on a single development plot at Wembley Park to date, with a total of 115 three- and four-bed homes. With 25% of homes provided as family dwellings, the new apartments have been designed to ensure the project continues to develop as a vibrant, balanced and sustainable neighbourhood. The building reflects the growing demand for larger homes, as an increasing number of families are choosing to rent in a high-quality development rather than buy. The apartments and shared social spaces are designed to be as flexible as possible to allow multiple uses – living, working, playing, entertaining. Sisk has been working with Quintain to transform Wembley Park for 14 years. Amongst other projects, they are delivering Canada Gardens which was the largest construction contract ever awarded. During their tenure, Sisk has successfully delivered Emerald Gardens, London Designer Outlet, the Hilton London Wembley Hotel and the reconfiguration and refurbishment of the Grade 2 listed Wembley Arena now The SSE Arena, Wembley. “Our relentless focus on quality and safety means we can deliver projects of this scale, working closely with our supply chain partners. We have been part of the Quintain story at Wembley Park for over 14 years now and we feel part of the community that has been created. We are proud of the social value we have helped deliver in the area through engagement with local schools, community groups and charities, as well as the great homes and amenities we are delivering for the people who live at Wembley Park,” added Stephen.
