WILTON SECURES PLANNING FOR 2.26M SQ FT AT DONCASTER NORTH

Planning secured for Phase One with estimated Q4 start on site Wilton Developments has secured detailed planning consent for the first phase of Doncaster North, with works due to start on site later this year.  The first phase of detailed planning is for 2.26m sq ft of development immediately adjacent to J6 of the M18 at Thorne, this includes a unique opportunity in the UK to develop a single unit of 1.15M sq ft.  The scheme will create around 8,500 jobs for the region.  Doncaster Metropolitan Borough Council has approved the scheme which forms part of Wilton Developments’ wider 180 acre, 3.52M sq ft, industrial and logistics site, within one junction of the M62/M18 interchange.   The first phase of delivery will extend to more than 700,000 sq ft across 6 buildings, ranging in size between 21,750 sq ft to 284,000 sq ft. The site, which will be delivered to a BREEAM Excellent rating and high specification with market leading ESG credentials, will address the trend towards larger units, responding to supply and demand with first buildings due to be delivered by 2023. CBRE and Knight Frank are appointed agents to market the Doncaster North scheme. Jason Stowe, Managing Director of Wilton Developments, comments: “A huge effort between ourselves, DMBC and our wider stakeholder partners has ensured that we are able to bring forward the first phase of this regionally significant Northern Powerhouse Logistics and Employment site. We are looking forward to getting on-site, delivering much needed industrial and logistics space with all of the positive socio-economic benefits that the construction and occupation of new buildings bring. The site’s enviable location close to the axis of both the M62/M18 and M18/M180 means it is well positioned to serve large swathes of the UK via the east coast ports and the national motorway network. Glyn Jones, Doncaster Council Portfolio Holder for Business and Housing stated: ‘It is excellent that this exciting industrial scheme is coming to fruition with support from Doncaster Council. We look forward to the site bringing forward a range of new employment opportunities to the north of Doncaster Chris Dungworth, Head of Business Doncaster added: ‘We have been supporting Wilton Developments for a long time on this development and look forward to working with them and the retained property agents to help attract quality businesses into these units. Mike Baugh, Executive Director, CBRE Leeds said “This is splendid news for the region, which is currently suffering with a lack of good quality, well located stock.  Doncaster North is also hugely significant for the national logistics market as it is currently the only site in the UK with detailed consent for a single 1m sq ft + unit.  We are seeing a continued trends towards larger scale distribution units, particularly from the online retail and 3PL sectors, this is creating a lot of interest in Doncaster North, particularly the 1.15m sq ft opportunity.” Rebecca Schofield, Partner at Knight Frank added: “We are delighted to be advising Wilton Developments on this flagship new development for the region.  Doncaster North will offer a unique opportunity for occupiers looking for flexibility of scale, strategic connectivity, and best-in-class specification, coupled with the latest ESG credentials to satisfy occupiers’ growing need for sustainable buildings.    “Consecutive record-breaking industrial take-up figures achieved over the past two years have left the region with a dearth of available stock; Doncaster North will help to address this supply/demand imbalance by providing occupiers with desperately needed space”.

WILTON DEVELOPMENTS PROGRESSES PLANS FOR DONCASTER NORTH INDUSTRIAL & LOGISTICS SCHEME

Circa 8,500 Jobs Pipelined For 2.26M Sq Ft Phase One Wilton Developments has unveiled plans for the first 2.26m sq ft phase of its Doncaster North industrial and logistics scheme, which includes the region’s largest stand-alone new build industrial unit currently in the planning system. Phase 1 at Doncaster North could facilitate some 8,500 new jobs for the region. In January, Wilton Developments received Outline Planning consent from Doncaster Metropolitan Borough Council to transform 180 acres adjacent to Junction 6 of the M18 at Thorne, Doncaster into a 3.52 million sq ft logistics and industrial scheme. A Reserved Matters planning application for the delivery of the first 2.26m sq ft phase of development has now been submitted and this will incorporate a 1m sq ft stand-alone distribution building, the only unit of its scale in the region to progress to that planning stage. The remaining 1m sq ft in Phase 1 will primarily be made up of units ranging from 100,000 to 375,000 sq ft and the first phase can facilitate up to 8,500 jobs for the region including on-site jobs, construction roles and wider regional jobs following completion. A start on-site is scheduled for later this year with the first buildings due to be delivered in 2023. Wilton Developments has appointed agents CBRE and Knight Frank to market the scheme, now named Doncaster North. Jason Stowe, Managing Director of Wilton Developments, comments: “We are progressing plans for this major employment site and subject to successful consent, Doncaster North will be the only scheme to bring forwards a 1m sq ft stand-alone unit in the region. A key feature of the site is that whilst sitting beside Junction 6 of the M18 and having that visibility, it is only a 5-minute drive to Junction 35 of the M62 which makes it appealing to a host of occupiers seeking both east west as well as north south  connectivity. We are looking forward to continuing our investment into South Yorkshire and delivering much needed industrial accommodation and jobs to the region.”

BARMSTON TO DEVELOP FINAL PLOT ON SUCCESSFUL ENTERPRISE 36 SCHEME IN TANKERSLEY, J36 M1

Stainforth Construction Ltd have been appointed by Barmston Developments a subsidiary of Leeds based Wilton Developments to deliver the final plot on the successful Enterprise 36 industrial park in Tankersley, South Yorkshire. The contractor will start on-site later this month to deliver an 80,500 sq ft HQ building for an undisclosed occupier. Enterprise 36 is a four-unit development located just 1 mile from J36 of the M1. Last year Barmston Developments, advised by CBRE & CPP, completed deals on Unit 4 to William Rowland and Unit 3 to label printing specialists Dura ID Solutions Ltd.  Following the letting of Unit 1, just one unit remains available. The available 77,804 sq ft Unit 2 has been speculatively developed to a high specification and is ready for immediate occupation having recently achieved practical completion. The successful development of Enterprise 36 is being supported by Barnsley Council’s Enterprising Barnsley investment team and their nationally recognised BMBC Property Investment Fund. Jason Stowe Managing Director of Wilton Developments said; “Enterprise 36 has proven to be an attractive proposition for occupiers seeking high quality, well-connected accommodation with a range of design and build options. We are delighted to have now secured occupiers for three out of the four units and our agents are handling interest in the remaining unit which is ready for immediate occupation. The creation of new jobs is important more now than ever and we are pleased to be adding more roles to the regional offering.” Mike Baugh, Senior Director at CBRE Leeds, said; “Occupiers have been quick to secure deals at Enterprise 36, recognising the benefits of the scheme’s strategic M1 positioning and attracted by the delivery solutions provided by the developer. The regional logistics sector continues to flourish and we are pleased to have Unit 2 available in an increasingly diminishing supply of high quality well located units in Motorway locations.” Cllr Tim Cheetham, Cabinet Spokesperson for Regeneration and Culture, said: “We are delighted that yet another business will be moving to Enterprise 36, assisted by our Enterprising Barnsley investment team. Enterprise 36 has been a real success story and demonstrates that by working in partnership with Barmston Developments, with the support of our Property Investment Fund, they have been able to deliver first class industrial premises in an excellent location”. CBRE are acting as joint agents on the scheme with CPP.
