Winvic tops out Birmingham BTR development

Winvic Construction and its client Edmond de Rothschild has celebrated the topping out of a 406-apartment build-to-rent project on Kent Street in the centre of Birmingham. To mark the occasion, one of the final sections of concrete was poured – an upstand to an automatic opening vent on the seventeenth-storey roof of Block A – and finished by the investment house’s leadership team and Winvic’s Director of Multi-room, Mark Jones. The project, which comprises 154 one-bedroom, 228 two-bedroom and 24 three-bedroom apartments is on the former site of the Kent Street Swimming Baths. Winvic began the enabling works in April 2021 and construction works commenced in August 2021. Contained by roads on all sides, the compact site has seen the reinforced concrete slip formed cores and frames rise to seven, eight, 10 and 18 storeys since then. The 10-storey tower is on the corner of Gooch Street and Kent Street and the tallest block – which also has a basement car park for 95 vehicles – is on the corner Bromsgrove Street and Henstead Street. Works to the roofs as well as the Steel Frame System and window installations are over halfway through their programmes across the whole project. The Winvic team is also focusing on the façade to Block D – where brick slip panels are being installed – and internal fit out to Blocks D, A and C including partitions, first fix mechanical and electrical works and the plant room. The scheme will also feature green roofs, a ground floor commercial space, shared resident amenity areas and a landscaped central courtyard with community hub. Winvic is scheduled to hand over the scheme in 2024. Stoford gets North West’s biggest warehouse scheme underway : Work is progressing on construction of a new 667,000 sq ft UK parts distribution centre at Ellesmere Port. Leading commercial property developer, Stoford is delivering the new state-of-the-art logistics development on a 38.7 acre site at West Road, Hooton Park Airfield. The building has been pre-let to Peugeot, a subsidiary of the global automaker Stellantis Group and is the biggest single cross-docked warehouse to be developed in the North West this year. Stoford is targeting the highest level of building sustainability certification for the new development, including BREEAM ‘Outstanding’ and an EPC ‘A’ rating. It will be certified as net zero carbon in operation for the base build works. The building will provide office accommodation and features including photovoltaic roof panels, rainwater harvesting, LED lighting and an energy monitoring system. Staff will also benefit from an external wellbeing area, bicycle storage and EV car charging points. Stoford has sympathetically designed the building to preserve the integrity of the existing listed structures on the former airfield, which will see the ground and building floor levels of the new facility recessed into the existing slope. Winvic Construction Ltd has been appointed as contractor to deliver the works. It is anticipated that the building’s steel frame will be in place by the end of 2022, with the development programmed for completion in the second half of 2023. Singapore Exchange listed Frasers Logistics & Commercial Trust (FLCT) is forward funding the new development and has acquired the freehold for a total consideration on a completed basis of £101 million. Jamie Craig, UK Director for Parts Distribution at Stellantis, said: “The incredible progress on the site is a credit to Stoford and Winvic. The sheer scale of the development is impressive in every way. I am looking forward to the day when we can move our UK parts distribution centre into the building.” Dan Gallagher, Joint Managing Director of Stoford said: “This is a modern, purpose-built distribution building that will create new jobs and deliver significant economic benefits. Sustainability has been a key factor throughout the design process, with consideration given to minimising embodied carbon and reducing the building’s energy consumption. The development forms part of the expansion of Ellesmere Port and will ensure the longevity of Hooton Park as a significant employment site.” Robert Wallace, Chief Executive Officer of the REIT Manager, said: “The forward funding acquisition presents an excellent opportunity to add a state-of-the-art logistics facility to FLCT’s growing UK logistics and industrial portfolio. With a committed 15-year lease term to Peugeot, a subsidiary of the global automaker Stellantis Group, the property will serve as its national distribution centre upon completion. The property will be developed to high building and sustainability specifications and will meet BREEAM5 ‘Outstanding’ and EPC6 A rating. “The property will mark FLCT’s fourth logistics and industrial investment in the UK and is strategically sited in a well-established logistics and industrial precinct in UK’s North West, which will enable us to deepen FLCT’s presence in the attractive UK logistics real estate space, while supporting our objectives of delivering sustainable long-term value to our unitholders.” Winvic’s Head of Industrial, Distribution and Logistics, Danny Nelson, added: “We’re thrilled to be working with Stoford once again and to add another low carbon industrial facility to our roster of live projects. Godwin signs forward funding deal with CBRE Investment Management for Milton Keynes development

Work already underway for first major residential scheme of affordable homes in central Bletchley UK property developer Godwin Developments has agreed a forward funding deal with CBRE UK Affordable Housing Fund (AHF) – a fund managed by CBRE Investment Management (CBRE IM) to deliver 184 affordable homes in central Bletchley, Milton Keynes. The four-acre scheme, named Bletchley View, will provide a mix of affordable and shared ownership properties, a combination of one and two bed flats as well as 12 three-bedroom houses. CBRE UK Affordable Housing Fund (AHF) invests in affordable housing with the aim to have a significant social impact across the United Kingdom. Bletchley View will cater to the growing demand for affordable homes in the area, especially from young people and families, seeking quality housing within commuting distance to employment opportunities. It will consist of two six and five-storey buildings, a row of townhouses as well as commercial spaces for the benefit of residents and the neighboring communities. Aligning with the sustainability ambitions of AHF and Godwin, air source heat pumps for hot water and a mechanical ventilated heat recovery system will be installed. The scheme is also located close to a train and bus station to help promote the use of public transport. Winvic Breaks Ground at St. Modwen Park Stoke Central Project                                                                    

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has won a contract with its longstanding customer, St. Modwen Logistics, to build a 253,000 sq ft warehouse at St. Modwen Park Stoke Central which will be home to Stoke-based National Veterinary Services (NVS). To celebrate, the three companies recently came together for a ground-breaking ceremony on site. St. Modwen Logistics recently signed a pre-let deal with NVS, meaning Winvic will be working closely with both companies to ensure the warehouse space meets the needs of NVS to supply and distribute products to animal health practices across the UK. The project comprises a 225,500 sq ft warehouse with a 15-metre clear haunch height, three-storey offices totalling 24,200 sq ft and a 3,300 sq ft two-storey transport office. Externally, Winvic will deliver the enabling civils and infrastructure works to create the development plateau and install all underground services, drainage and attenuation pond. Soft landscaping will also be undertaken and parking for 235 cars – with 20 per cent electric charging points – and 51 HGVs will be created. Scheduled to complete in November 2022, with early access-provision in October, the project has been designed with Winvic’s input to the St. Modwen Swan Standard which focuses on sustainability. The sustainability features include EPC Rating ‘A’, BREEAM ‘Excellent’, utilising a hybrid air source heat pump and carbon neutral envelope system. Winvic will also fit out the offices to Cat A standard, with a focus on health and wellbeing, sustainability and net carbon reductions; for example, low energy lifts and intelligent lighting. Danny Nelson, Winvic’s Head of Industrial, Logistics and Distribution, commented: “We’ve worked with St. Modwen Logistics for many years now and it’s motivating for our whole team to be appointed again, especially just a couple of months after we started on a significant four-warehouse scheme for the developer in Derby. As always, we will be delivering the scheme to the St. Modwen Swan Standard, which focusses on sustainability, while also driving the scheme safely, skilfully and swiftly in order to handover in November this year.” St. Modwen Park Stoke Central is located close to Hanley, 1km north of Stoke-on-Trent and is part of the wider 300-acre Festival Park development. The site boundaries with Festival Way Extension and Shelton Boulevard as well as the western side of the Trent and Mersey Canal; a 10-metre standoff zone between the tow-path and the industrial unit has been incorporated in the design. The significant investment in the area builds on the £56m Levelling Up commitment, announced by the Chancellor in his autumn Budget last year, to support restoration work and encourage employment within the region. Winvic Wins Contract to Deliver Two Industrial Warehouses for Clowes Developments

Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects has broken ground at Castlewood Business Park where the firm has been contracted by repeat client Clowes Developments to construct two industrial warehouses concurrently for NFU Mutual. Both facilities will be completed within a short timescale with handover scheduled for July 2022.  Over 1.5 million sq ft of distribution and manufacturing space is already occupied at the site – located at Sutton-in-Ashfield, close to junction 28 of the M1 at Nottingham – by household names such as Co-op, Parker Knoll and Bombardier. This next development phase that Winvic is delivering comprises two speculatively built modern warehouses. Plot 1 is 158,500 sq ft and 15m high with 18 docks and four level access doors; 10,300 sq ft of office space over two-storeys will be created inside the facility and a 2,700 sq ft external hub office will also be constructed. Plot 8 is 126,500 sq ft and 12.5m high with 12 docks, four level access doors and 7,700 sq ft office space, also over two-storeys. Winvic will begin by undertaking cut, fill and compaction works to create the plateaux before completing the foundations. The steel frame installation will begin before the end of January and cladding during February. Winvic and PATRIZIA Celebrate Topping Out of First Phase of BTR Project at Edgbaston Stadium

Councillor Ian Ward, Leader of Birmingham City Council, was invited to the celebratory ceremony at the site located adjacent to Edgbaston Stadium on Thursday, 9 December and had the honour of laying a brick on the fifth-floor roof. The 375-apartment scheme – which Winvic began constructing in February this year – comprises four concrete-framed stair and lift cores, with blocks reaching to five, six, seven, eight, 13 and 18 storeys. Furthermore, undercroft car parking and bicycle storage, a landscaped podium deck, a residents’ rooftop terrace, a gym and five commercial units on the ground floor, totalling approximately 15,000 sq ft, will be created as part of the project. Winvic’s contract also includes the full fit out of the development, which contains 189 one-bedroom, 169 two-bedroom and 17 three-bedroom apartments. The Winvic team is currently ahead of schedule and is almost halfway through the programme for pouring the concrete verticals and floor slabs. The façade installation programme comprising a steel framing system (SFS), masonry and windows has now commenced and will continue through to Q4 2023. Fit out to the entrance, ground floor plant, amenity and storage areas begins in the New Year and Winvic will be fitting out the apartments from Spring 2022. At the end of January 2022, the drainage and incoming utility services works will be complete. Lighting installation and landscaping works, with circa almost 3,000 trees and shrubs planted, will begin towards the end of 2022. Progress at PATRIZIA’s Edgbaston scheme can be viewed on Winvic Live on two on-site cameras. Winvic is scheduled to hand over the project in Q3 2023. Winvic Tops Out 23-Storey BTR Project in Cardiff’s Capital Quarter

IM Properties Development will be handed over for Grainger plc’s Operations in Summer 2022 Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects, has celebrated the topping out of a 23-storey, 307-home build-to-rent (BTR) scheme in Cardiff with its client, IM Properties (IMP) and Grainger plc, the residential landlord that will own and operate the building. The project – located in the heart of the city on Tyndall Street and close to Cardiff Central railway station within Cardiff’s Capital Quarter development – is being constructed on a compact site, with just 1500mm space between the façade and boundary. In addition to the 307 one-bed, two-bed and studio apartments, the scheme will also deliver a range of communal spaces for residents, including a double height rooftop sky-lounge and terrace, and comprise commercial units on the ground floor. To date, Winvic has undertaken the groundworks, piling operations, completed the reinforced concrete frame and are progressing with the two-tone grey and white Glass Reinforced Concrete Cladding panels, including windows to the eighteenth floor. The complementary copper façade – one of the features which makes the building aesthetically unusual and striking – will be one of the final programme elements to be completed. The mechanical and electrical installation and fit out works are also well underway, with the benchmark rooms completed. Winvic’s Director of Multi-room, Mark Jones, commented: “This RC frame project – as with any scheme being constructed on a very compact site – has presented a significant number of challenges for our team. But our years of experience combined with the drive and tenacity to succeed has illustrated anything can be achieved. Winvic Construction Ltd, a leading main contractor that specialises in the design and delivery of multi-sector construction and civil engineering projects has been appointed by Highways England (HE) to undertake widening and roundabout construction works on the A5 highway, as part of a S278 agreement. The £3.4 million scheme that will facilitate access to the new 18-acre industrial and manufacturing site, Hinckley Park, is located circa 1km east of Junction 1 of the M69. The Winvic team started on-site in July and the scheme will be completed and open for use in January 2021. The programme of works not only includes the construction of a new 50m diameter* roundabout, but also comprises resurfacing works where the trunk road will be widened on the south side. The broadening of the A5 will generate space for the creation a new pedestrian footway on the north side of the road. Additionally, an access off the A5 – 650m east of M69 J1 – will be constructed, which will be for the sole use of a new sub-station. Winvic is currently undertaking initial earthworks – engineering existing ground levels to correlate with the new works – has begun the drainage programme and is due to start the lane kerb works. The majority of the existing highway drainage will be amended to suit the new road configuration while up-to-date signage and white lining will be realised prior to the scheme’s handover to HE. The majority of the work to construct the roundabout will take place offline to reduce the impact on the road network, with short periods of overnight traffic signals and closures being effected to deliver the carriageway widening and final surfacing works.   Rob Cook, Winvic’s Director of Civils and Infrastructure, commented: “Winvic has worked extremely effectively with Highways England on numerous complex schemes, so liaison with the authority throughout the design process and construction works to date has been straightforward and efficient. Winvic secures £80m Luton warehouse assignment

Winvic is building two big warehouses for speculative logistics developer Panattoni at its Panattoni Park Luton site, next to the new junction 11A of the M1. The first shed, Luton 345 has a haunch height of 15 metres, and offers 345,000 sq ft of space and an additional 13,500 sq ft of offices over two floors. The second warehouse, Luton 69, is 13.1 metres high, has a 69,000 sq ft footprint and provides 7,700 sq ft of office space. Winvic will also be carrying out the associated civils and infrastructure work, including car and lorry parking. Both Luton 69 and Luton 345 are expected to be completed in December 2019. Winvic is also already working for Panattoni putting up warehouses at Derby Commercial Park and the East Midlands Distribution Centre. Post Office Redeveloped Into Apartments

A former post office building in Birmingham’s Jewellery Quarter will be redeveloped into a new state-of-the-art apartment complex. The Lionel House build-to-rent (BTR) scheme will comprise 156 one-bedroom, 90 two-bedroom and 13 three-bedroom apartments. Moreover, the 14-storey building will also include landscaped roof terraces, ground floor communal areas for residents, a 17-space car park and cycle storage for every apartment. Construction work will begin on the site in June 2019, with plans to have the development ready for occupation by summer 2021. “Another contract win in Birmingham’s Jewellery Quarter brings our total current multi-room projects to eight, and we always feel fortunate to work with new clients who have recognised our enthusiasm and expertise. We are looking forward to commencing this 14-storey, 259 apartment scheme later in the year,” said Mark Jones, Winvic Construction’s Director of Multi-room, the company that landed the contract.
