Hampshire Based Architects Sees £50 million, 244 Acre Rushden Lakes Project Through Planning Stage

Hampshire based Architects HPW are celebrating the latest stage of planning for a £50m leisure project on a 244 acre brownfield site at Rushden in Northamptonshire.  It will be the biggest project assigned to the team based at Ower in the company’s 29 year history.  Gary Wilburn, Director of Design and Sustainability at HPW says that although “only” 30 acres are to be developed on the site within a Special Protection Area, a Site of Special Scientific Interest and the Nene Valley Nature Improvement Area, meetings with a multitude of national environmental organisations have demonstrated that the developer, LXB Retail Properties Plc, can enhance the brownfield site that has been vacant for 25 years, having been announced by the Secretary of State. “It’s been an amazing project so far that has required various degrees of foresight, patience and determination, not to mention thousands of drawings to help meet the requirements, not just for the natural environment, but also for the changing commercial environment and demands from the retail and leisure sector,” said Gary Wilburn at the recent public consultation which was attended by a staggering 750 plus residents where 98% of the written comments were positive. Construction on the 380,000 sq ft of shops, anchored by House of Fraser, M & S and Primark Store, a total seven restaurants with a café in a Wildlife Trust visitors centre, and a boathouse to be operated by a local company, is expected to commence in the summer of 2017 with McLaren as the main contractor. Jon McCarthy, Principal at LXB Retail Properties says that working with HPW on a major award winning Garden Centre project in 2007 at Bicester, proved that the team could deliver the Rushden Lakes project: “We wanted a team that could mirror and improve the success at Bicester and include their flair for contemporary architecture and a natural sympathy to the environment.” HPW, founded in 1986 currently employs a team of 18 qualified and experienced personnel to cover demand from the retail, leisure and high quality residential developments.  Full information on the Rushden Lakes project can be views by visiting www.hpw.co.uk

Hueck Aluminium Systems gets involved in £3.7billion redevelopment project in London

Global supplier of aluminium building systems, Hueck, has helped deliver 165 new homes within Europe’s largest regeneration scheme. Hueck’s high-performance Lambda 77 L windows and doors were extensively specified in the second phase of the £180million Rathbone Market project, part of the £3.7 billion Canning Town and Custom House Regeneration Programme, within the Thames Gateway. Aside from 123 private homes, and 42 shared ownership properties, phase two of Rathbone Market, known as Aurora, also included the provision of a 10,000 sq. ft. public library and community centre, and 12,000 sq. ft. of ground floor retail space in the previously rundown Canning Town district in East London. Working closely with the London-based architecture firm, CZWG Architects, the façade manager, and the acoustic consultant, Hueck has provided an excellent solution for the specific requirements of the project with its Lambda 77mm L inward and outward opening doors and casement windows in different configurations. Handles height on windows is below 900mm from finished floor level, in line with the lifetime homes requirements, which support the changing needs of individuals and families at different stages of life. Due to its location, in close proximity to the busy A13 road, Aurora raised a few challenges in terms of effective noise reduction, as Leon Friend, project development director at Hueck, explains: “The noise pollution from the nearby transport artery has created the need for extra sound protection. We met the architects’ demanding acoustic requirements within the commercial aspirations of the project with our Lambda 77 L windows, which provide a sound insulation level of 46 dB, ensuring excellent comfort for those living in the new apartment blocks. Hueck’s Lambda French Balcony system has also been specified for guard rails to protect window openings on all residential units. The transparent Lambda FB is an elegant alternative to the traditional crash-safe features, providing a technically sophisticated solution for a uniform, well-balanced and aesthetically pleasing façade. Leon said: “Creating large areas of glazing while maintaining accessibility and practicality was a key requirement, as a high degree of versatility was necessary in order to accommodate the varied needs of the occupants. Our products also had to be very secure and compliment the façade of the buildings, and our Lambda 77 L series and Lambda FB proved a perfect fit. “The breadth of our product range, as well as our bespoke design service enable us to deliver the perfect solution for any project, regardless of requirements.” Hueck’s high performance Lambda window and door systems offer an extremely wide range of design possibilities, while ensuring excellent thermal insulation. The Lambda 77 L windows can achieve u-values as low as 1.0 W/m2K, while the equivalent door system offers burglar resistance up to RC3.

MPs Call for Removal of Asbestos from ALL Buildings

A report from the all-parliamentary group on Occupational Safety and Health have called for the eradication of all the remaining asbestos in ALL of the buildings in Britain, from houses and flats to offices and schools. A group of MPs are calling for the elimination of asbestos by 2035. MPs want to see a new asbestos eradication law put in place, and are asking for all rented domestic, commercial and public premises built or refurbished before 2000 to have a full survey carried out by 2022. As per Constructionenquirer.com the parliamentary group found asbestos as a serious threat, and Brian Rye, National Secretary of UCATT, stresses: “This report demonstrates that new regulations are urgently needed in order to ensure that construction workers undertaking maintenance and refurbishment work are properly protected.” “Workers should not be expected to play Russian roulette with their health.” Ian Lavery, chair of the all-party group also spoke about this matter: “There is far too much complacency about the asbestos which we can still find in hundreds of thousands of workplaces as well as a majority of schools where children face exposure to this killer dust.” “We believe that the Government needs to start now on developing a programme to ensure that asbestos is safely removed from every workplace and public place so that we can end, once and for all this dreadful legacy which has killed so many people, and will continue to kill until asbestos is eradicated.” Where Is Asbestos Found?
